This company is a bunch of demons and racist Nazis. Don't rent from these people. They will take your money and when you least expect it, they will put you out on the street.
These guys are terrible
These guys are terrible. The previous owners were good! We already paid our rent to the old owners before they left, and now these guys want us to pay them too? No way! I keep complaining about our leaky roof. It doesn't even have to rain for water to come in here! And don't get me started on the roaches! Now they're saying we didn't pay rent. I'm not responsible for paying double rent. This place is horrible. There are junkies here every day and night. These guys are terrible! The only two good workers I know are John, the maintenance guy, and Andy, who works in the front office.

This company bought the property I was renting, and the owner had the nerve to touch my 3-year-old son, knowing they were going to kick us out soon. Heartless and cold, these people are. It's been 5 months now, and they promised I would get my deposit after 30 days, but I still haven't received it. The accountant, Adam F., is a joke. He never picks up his phone, and his voicemail is always full, so I can't even leave a message. All I want is my measly $400 deposit. I wouldn't even give them one star. They deserve zero stars. Please, do yourself a favor and don't rent from them.

I moved and gave notice but I'm still being charged for rent. It's really frustrating and unfair. I don't understand why they're doing this to me. I've tried contacting Phillip Scott Management and Investments, LLC but they haven't been helpful at all. They keep giving me the runaround and it's just making things worse. I'm really disappointed with their lack of professionalism and customer service. I would not recommend renting from them.

Black mold in the bathroom above the ceiling, leakin in ceiling in shower. Big slippery moldy dangerous puddles in every exit & walkway. Windows shut. Slipped twisted my ankle, multiple tenants have slipped. Maintenance is VERY rude and landlord ignores me. Says his boss is aware but won't do anything.

The AC has been leaking water in the walls constantly since March. I have filed several work orders for them to stop the leak, which is causing bubbles inside the house behind the paint. Water is also leaking from under the paint, along with moldy water in the wall and the smell it's giving off. There is a bullet hole in my window that they haven't responded to either. Neither I nor the Tampa police department have been able to get them on the phone. You can't leave management any messages and they never answer or respond. The only person I can see to get on the phone is a Miss Kayla, and she only runs the maintenance department. They can't send anybody out without ***'s approval. So please help me, I'm living under a slum Lord.

The Plantation Apts. got new owners in May. The mail is in the office, but nobody's there to get it. Maintenance problems ain't getting fixed. They haven't come to sign new leases with us tenants. They left a flyer on our doors telling us to mail the rent to a PO BOX in Indian Rocks beach. They also mentioned an online portal for payments. We called the local police and they said to contact you 'cause they're listed with you and you'll check it out. I used the portal to pay my rent this month, but I was told not to pay anything else until Management talks to me and signs a new contract. The Lakeland Police Dept. is advising a complaint. I moved in October
I moved in October . The owners, Mr. and Mrs. Smith, owned property at 123 Main Street. They sold the property to the new owners. I was told in June that the property was sold. I got a letter in the mail telling me where to send my rent. They gave us three months to move out. I told them I was leaving at the end of July. They never gave me a key box to leave my keys. I had to go to their office to give them back. I filled out all the forms on July 29. I've called them many times asking for my security deposit. They keep avoiding my calls. I haven't heard anything or been given a date. This goes against the laws in Pinellas County, Florida. From what I've read, if the owners don't send a letter explaining why I haven't received my deposit within 15 days, they lose any right to keep it. It's been a week past that deadline.

SCAMMERS! The employee *** was super responsive via text before showing us the available unit. Once we saw the unit, she said texting is better for a response, don't call, which I thought was strange, but she made it seem like she's really busy. That same night, after seeing the unit, we hadn't submitted our applications yet, and *** texted us to say that no applications from today's tour have come in yet. Just wanted to update you. It was a sneaky way to make us hopeful so we would apply. We told her the next day that we applied and haven't heard from her SINCE. Not even a rejection of our applications. We've called, emailed, and texted her number and the business number for this company. NO RESPONSE! They took our money and went silent. We don't trust this company. We should've checked their *** reviews! They've been scamming people for years! We're so worried because we gave them all our personal information! Legal documents! They're taking application money and leaving people in a tough spot! Scary!

I was talkin' to this lady named Adriana S. who handles showin' rental properties. I met her at one of the places available on the week of 12/6. She talked a good game, but in the end, I got denied the property 'cause the owner of Phillip Scott Mgmt and Investment said I had an eviction on my background report. Funny thing is, that eviction wasn't on the copy of the background report I got. I reached out to Adriana three times askin' for the copy of the report, but she never got back to me. She said she'd send it once she was back in the office, but I still haven't gotten it. She also mentioned that the owner does his own little background check. If that's the case, why did I have to pay for a background check? And why didn't I get a refund for my application fees since I got disapproved for the property? I want the company to explain why they got an eviction listed on my background report that I never saw. I also wanna warn others 'bout their shady business practices 'cause it seems like they're just tryin' to make money off application fees. I assume there's more to it based on my experience. And I want my application fees back 'cause Adriana said there was already a background check done.

I got a new lease agreement to sign from Phillip Scott Management and Investments, LLC. They wanted me to sign it from June 1, 2022, to May 31, 2023. Before signing it on May 14th, I reached out to the landlord to discuss possible upgrades with the new lease. On May 16th, they canceled the year lease offer and gave me a month-to-month lease offer instead. They wanted me to sign it by May 20th. So, on the morning of the 17th, I signed the month-to-month lease online through the tenant portal. But in the afternoon, I received an email saying that my lease agreement was canceled. Unfortunately, I didn't notice this cancellation until the 18th when I logged into the tenant portal. There was no information about the lease there. However, I saw that I had a balance for June's rent (2022) which I paid on May 18, 2022.
Today, when I came home, I found a vacate order on my door. It said that I had to move out by May 31, 2022. The date on the order was May 17, 2022, which is incorrect because today is May 23, 2022. I tried contacting the landlord, property manager, and assistant property manager regarding my signed lease, the rent I paid, and the reimbursement of my deposit if I were to move out. Unfortunately, I haven't heard back from them. It seems like asking for upgrades to my apartment caused all these problems. Now, I'm facing eviction and legal issues that are not my fault. I signed a month-to-month lease and paid rent for June 2022, but they are trying to make me move out in just 8 days, by May 31, 2022, which is against the law.

I've been a good Tenant since I moved into this mobile home. I pay my rent on time and early at times except the last 2 months. I have withheld the Rent and will continue to do so as I have been patient and asked multiple times for all of the structural issues inside the home to be fixed and my requests have fallen on deaf ears. I have involved code enforcement and will continue to report it to every company I can file a complaint with. I have my own copies plus I sent Phillip Scott a certified letter along with 60 printed photos of the damage which was signed for yesterday Mon 11/15. All of the walls are boeing out due to water damage. The floor is uneven. There are cracks in the foundation along with a hole under my bed that is getting worse. The ac window unit in my room has leaked onto my brand new mattress several times. At one of the entrances water leaks through the door i have to put a towel down and the wall is now separating and peeling. Several months ago a neighbor had a visitor who was drink and backed up into the front of my mobile home snd has caused significant damage. The driver was arrested snd I was provided with the drivers information including insurance and i provided it to the current manager of the property along with the newest maintenance man along with both of them taking pictures i also submitted the pictures to the maintenance line and i have the conversations where i was told it would be handled. The inside of the home is cracked where the driver backed into it which has caused the electrical outlet to pop out of the wall and i expressed i dont feel that it is safe. No one has done anything. I am always told give the "New Management and New Maintenance" staff a chance and it is the same outcome every time. NOTHING. On 11/12 i got an email of a 3 day notice with a signature saying no one was home and a letter was left. In fact no one came someone is here all day everyday plus i have a dog that would have barked.
