Saxon Mortgage Waiting 9 Months for Loan Modification

We have been waiting 9 months for a Loan Modification from Saxon Mortgage but Saxon fails
to return our phone calls. Our loan is a subprime loan which has been increasing every 6 months
since 4/1/08 and we are unable to refinance as we owe more than our home is worth. Our only
option is to get a loan modification. We have been trying to contact Saxon Mortgage since 1/8/08
to get this Loan Modification done, but Saxon has FAILED TO RETURN OUR PHONE CALLS
or DO A LOAN MODIFICATION. It has been 9 months. On 12-30-07 Saxon Mortgage agreed
to look over our Sub-Prime Mortgage to do a Loan Modification to freeze our interest rates and
possibly lower our monthly payment by decreasing the interest rate. Saxon mailed the paperwork
for us to fill out regarding our income, banking info, bills, etc. We faxed this information back
on January 8, 2008. My wife and I telephoned Saxon about every other day for the status of this
loan modification. We did not receive a phone call back until March, 2008 wherein the case
worker, Sandra Vasquez advised us to NOT make the April and May, 2008 payments since we
were doing a loan modification and making a payment would "mess up" Saxon's numbers. Ms
Vasquez stated the 2 payments will go to the end of the loan and will NOT BE REPORTED ON
OUR CREDIT. She stated she will call us back in 2 weeks to provide the completed Loan
Modification. She never called back, nor did any other Saxon Representative. My wife or I
continued to Telephone & Email the Saxon Loss Mitigation section and continuously left
telephone messages, which went unanswered. In June 2008 we check our credit report and
Saxon DID REPORT the 2 payments that we were told to not make. We continued to call Saxon
Loss Migigation and they said they would expedite our message and make it top priority. We
NEVER received a call. On September 18, 2008 (8 MONTHS SINCE WE HAVE TRIED TO
OBTAIN A LOAN MODIFICATION) the Saxon representative LaKisha said that Saxon did
received our fax 8 months ago, but they could not read it. She asked to refax it - which I did do.
Saxon did lie about this as they were working on the loan modification in April 2008. I have left
messages EVERY OTHER DAY for the new case worker, Ronald Hanes at ext. 204768 - which
were not returned. TODAY, OCTOBER 4, 2008, SAXON MAILED US A LETTER STATING
THAT THEY CLOSED OUR CASE FOR A LOAN MODIFICATION DUE TO THEY COULD
NOT CONTACT US when we have been calling EVERY OTHER DAY for 9 months. My wife
is a stay at home mother and is home EVERY day and we also have caller ID - SAXON NEVER
CALLED. They have closed the case since they say THEY cannot get a hold of US!

We were move into our house in 2006 everything was good i mean saxon is just a terrible company i have ever know we was a couple a months behind but that will happen sometime because of bad times we tried to get them to get them to give us a fix rate so that we will be able to pay but no it didn't happen i have kids and i love them very much we lost our home because of saxon not helping no one out i pray every night for a home it seem like we paid more than what we owe if this was them in a mess like this i wonder what will they do they don't care all they do is want your money and that's not right we helping them out and they getting all our money which may be going in they pocket when we don't have no where to stay this just sad but i am going to put god in my hands cause i have a wonderful family i cry and pray every night that either i get my house back or get another but if some one reading plz i really want someone to help us out.

Saxon during my modification or my mortgage, Saxon withheld three months payments, not applyingthem to my account, thus holding and using them to establish an escrow, making it look like I was three months behind on my mortgage. I even got a foreclosuer notice when in fact I had paid what was required. Saxon even reported to the credit bureaus I was 90 day behind on my mortgage, which was a lie and destroying my credit rating an ability ot even get a credit card. To top that off over this past winter I had major storm damage, Saxon is demanding I send them the insurance check, however they will not endorse and release it because they still say I am the months behind in payments, and will only release funds as he work is completed causing more damage to my home with each rain. Saxon is incompentent, the lie, late getting papers to you. poorly trained if that and no one knows whats going on at that company other than scripted call takers whom give you the run around. Think it is time for a class action suit and that the Federal govt take a good hard look at Saxons practices as well as the Attorney Generals of every state Saxon has mortages in and does business in.

I join the hundreds of people that have had no luck with Saxon. Since October 2008, I was told that I was excepted in a loan modification program. They have lost my papers twice, and then even said they put me on a payment plan, not a loan modification program. They have not responded to any of my calls. I have been assigned to a specialist and she has never returned any of my calls. They recently sent me foreclousure papers and I am to lose my homeFeb 3, 2009.I have 5 children and a grandchild (1) living in our home. We will be on the streets. Can anyone help. I went through Hope Now but after that there has been nothing.

Here is the link which will be very helpful! You probably remember that I wrote a complaint on 8/12/08 on this web site and now I see more and more people joining against this company. Lets join together and send our complaints to the GOVERNMENT together. Again Saxon Mortgage do not have my papers and they said they have closed the file without my knowledge. I have faxed them the papers again on 9/30/08. Good luck everybody

I thought I was working towards a mortgage modification, I waited 5 months to find out I never would have been approved due to my very low interest rate. While waiting for approval, I have been slammed with attorney fees, court filing fees, and inspection fees, totaling over $4, 200.00 which I am expected to pay back. I have been told my every rep at Saxon not to worry, as I'm now in a very high repayment plan, but the fees are a huge strain and complete robbery. I waited to be approved for a modifation that I could never be qualified for. I have been threatened with a foreclosure many times, notices on my door and nasty letters in the mail, even though I've been making payments. Nobody appears to know whats going on, the left hand doesnt know what the right hand is doing! I want to save my home, but Saxon is making it very difficult to do so!

This last July my wife and I sold our house in Tx that we had been making on time payments of 2400.oo a month and not late at any time. We started of with Novastar but soon after Saxon bought our mortgage, not good. Our mortgage was going to go up to over 3000.oo a month at this time we decided to sell the house as to not default on our mortgage. We knew that a prepayment was on the mortgage but we were told we could not refinance for that period of time, not sell our house. In thirteen months we paid them over 31000.00 but when it came time to close, they took more. What we had paid out to them was not enough. we walked away 1500.00 not even enough to start over. They sent a letter saying that they had a financial and compliance obligation to its investors, oh please. I do not remember asking them to ever buy my mortgage. I am not going to stop until I get satisfaction.cc fox news, cnn, billoriely, and so on.

I have been trying since July to ask Saxon to help me with my ARM and lock me into my current rate of 8.5% but all I get is another letter saying they need the information again and it can only be faxed. I have sent paystubs, bank statments and even tax information to them and still no response. Its funny how they expect payment at a certain time but have no intention of helping you out. they can foreclose and keep my house if they want its not worth what i owe at this point! I am trying to work with them and they are not cooperating!

I have been trying to get a loan modification since oct.2008. I have faxed my financial packet four times. In Nov. I was told it was assigned but I could never speak with the person taking care of it. In dec. I was told it was lost. Now we are in Feb of 2009 and nothing has happened. I guess they would rather have my home back, then receive lower payments and all their money back that was borrowed. Every time I call, I'm given a new story half of the homes in my city are for sale. Good luck selling mine.

I am attempting to short sell a home on which Saxon is the mortgage servicer. I have to call them half a dozen times before I reach a person who speaks and understands english. I'm not sure where they're hiring from but the accents are terribly thick and they do not understand me even when I'm giving them the account number very slowly. We have apparently been assigned to a negotiator but his phone rings without being picked up even by a voice mail. I have let it ring for a full 30 minutes on one occaison and 15 minutes on two others. I have spoken to him only once and he stated that he had 180 files assigned to him and that he would get to ours "when he could". I predict that the buyer will walk, the home will foreclose and that the bank will get about 75% of our current offer when it finally sells in 2013! Great business model.

My original mortgage company was Novastar. I never got a letter from either them or Saxon telling me that the mortgage was 'sold'. Instead, I had bills from 4 different entities telling me where to send payments.
I have tried for 6 months to talk to someone at Saxon. The most I have ever gotten (if and when they answer the phone) is a reply that "I will have a supervisor call you" but none ever have. I have held all payments in an escrow account awaiting some response. Now Saxon wants to sell the house on me.

I STILL cannot get anyone to answer me there. How can they do this? I was only late twice with NovaStar and have had the mortgage for about 6 years. (30 yr fixed).

Does anyone have any ideas?

Saxon Mortgage wrongful foreclosure

Misappropriation of escrow funds by non-payment of taxes, causing my tax payment not only to be late but not paid until last possible day of the year. consequently resulting in the transfer to another bank and another, etc. etc.(six or seven total) Tried to trace papers to find out who to pay, but found nothing, nobody, including saxon representatives can not tell me who to pay. In my research, low and behold, saxon owns all of the companies that had passed the documentation along the way. so in a matter of three years they will own all of the equity regardless. So my challenge to saxon is reveal the secret entities in which i am to pay, and above and beyond this, an explanation as to how you plan on justifying any of this to anybody, especially me. thank you for your time and consideration, i am looking forward to hearing from someone that knows something in regards to this matter.

We were left to vacat our primamry residence in August of 2009. We applied for loan modifacation and worked with Saxon Mortgage and even sent them $8, 000 in a cashiers check via FedEx to save our home. Then to find out that the packsge did not make it there on time and even though it was in the building by 5 pm. They claim they did not receive it until 9 am the next day. They kept our monies and told us we had to leave. Even though I have tried to move on I am reminded every day that I should never have tried to save the home or sent monies.

Perhaps our new cabinet and President should be made aware of Saxon's, (and other companies alike), shady
"business" practices. While some folks homes/houses do not really mean too much to them, either through
lack of interest in your domicile or lack of enough time spent within the home's walls in order to gain
emotional attachment, others have invested decades of love and care, and respect should be given to
anyone trying to work out a more affordable payment. I believe all interest rates should be automatically
locked at lowest legal rate current and I also believe all interest rates on credit cards of every sort, should
be legally locked at a low rate, across the board, no matter who you are - rich or poor. This would most
definitely be a boost to the economy, because instead of the majority of my payment going into the
bottomless pit of interest to the company, (legal loan sharks), a bigger portion would go to principal, thereby
paying down debt and thereby allowing more cash flow to be freed.

Saxon Mortgage Fraud and cheating

Saxon suxs.worst customer service. even in chapter13 they are causing problems. stating not received payments. They are sending court papers to me again. Thats against the law. They changed my interest rate three times. I don't need 100 words to tell you they suck. I never asked for these ###. The trouble began 3 months after they took over my account.these people are trained to be ***-holes. I have been on hold as long as one hour. Don't ever have any dealings with saxon. You will be sorry. Pray to god you never get assigned to there work out dept. God help them.

I have a mortgage with Saxon I have been trying to obtain a modification since 2009, When I finally thought I had gotten some help. I Received a letter I didn't qualify for the HAMP because I didn't submit my payments on time. I send Money Orders 10 days before the due date as they explained for the amount they said. Confirmed it was recevied, even then I was rejected. I try again this year and send three check 15 days in advance to avoid any delays, check all came back. Then twice I received letters that the loan was sold to Quicken Loan to send them the pay again it came back. They are a complete joke, they don't care if you are trying to do right. They are trying all ways to foreclose regardless. The goverment waste there money on them... They are out right a miserable organization!

I was a former saxon mortgage client and my loan was also transferred over to saxon from another mortgage company. Unfortunately my property went into foreclosure and i got locked out while I was still occupying the property. I was not informed of the lockout and how to go about removing my belongings. For months i went without word and finally in Sept. 09 was officially thrown out, meaning all my belongings had been trashed and still no one called to inform me to get my things...no consideration and they dont care about anything or anybody as long as they get their money...saxon sucks!

My mortgage was also transferred to SAxon Mortgages after my old mortgages company bankrupt. My complaint with Saxon are:
-I applied for modification, because we are under ARMM, and our interest rate keeps going up. We havent heard anything from them after 6 weeks (which other bank can finish process with that period of time) to tell me that how can they approve us, IF WE WE'RE NEVER BEEN LATE WITH OUR PAYMENT.
-They keep telling me everytime I called that my papers is in, and just ready to be assigned to certain people in charge. And I keep caling for 4 weeks before it was been assigned and denied.
-There customer service SUCKS, that they pretend that they don't know anything about your application, and who you talked with, the last time you called them. SORRY but I know that they can see it on there computer once they check you, who you talked with and what have been done.
-Oh, they loss my first application for Modification. (HOW CAN YOU LOSS A PAPERWORKS THAT MEANS TO MUCH TO YOUR CUSTOMER).
-They have one goal "DON'T GET YOUR CLIENT/CUSTOMER APPROVE FOR ANY APPLICATION".
THE SAD THING IS, WE DID NOT CHOOSE THIS MORTGAGE COMPANY.

Saxon Mortgage Professional Misconduct

Have a Mortgage with Saxon - applied or a loan modification in April 2008 - not processed and it is August 1, 2008 - they will not accept a payment to keep me current on my mortgage - and now i have received a foreclosure notice - Now doesn't a company know what each of their departments are working on? I can not reach anyone on the phone -, I have faxed my paper booklet THREE times to them and still can not get an answer from anyone - as of today 7/30/08 - my application has not been approved or denied - however i did go to a hearing for the foreclosure of my home? Is the a lawyer out there that can help me sue them?

I have been dealing with Saxon since November because I received an escrow statement that practically trippled my taxes and thus increased my escrow payment. Even after sending them a simple math layout of what my tax obligation is and what they collected in 2010, I still can't get them to reinstate my payment as it was before the problem started, they keep adding late fees although they are receiving a payment and the call at least three times a day. I have stopped taking their calls and and turned over the information to an attorney.

Hey you all better watch out for people like Mr Lewis, those a-holes, just pretend to help you with the mortgage companies by charging you hundreds if not thousands of dollars to "negotiate" with your lender, when you could do this directly with them at NO CHARGE. and when he gets your number removed from the "system" as he claims and the company is trying to reach out to you for assistance or to confirmed possible modifications you wont be able to confirmed and the company ends up closing your file or continues with the foreclosure. Mr. Lewis shame on you...you are the real predatory lender.

I agree with everyone on this comment board and I am so sorry to hear about all the trouble that you are all having. This is the reason I started my company. I have helped several people that have mortgages with ASC, Countrywide, and other mortgage companies that don't seem to care if they harass people or suck them dry. The comments I have heard are along the lines of trying to get blood from a stone or turnip, or something like that.

Contrary to what some people have said on here, I am not trying to be one of those people I mentioned above. My company is a nationwide company that provides services for people that are at the end of their rope. One of the helpful things that we provide is letting you know, before payment for service, if we can assist you and if we can not. If we can not, we tell you why not and what can be done to allow our company to assist you. Most companies won't do that, but we will also give you the reasons why exactly so that, if you should choose a different service, they will not be able to scam you. Now that's a way of saving money too.

I have a service that actually will take you out of the loop of contact with ASC, or Countrywide or whomever you have servicing your loan. All you have to do is tell me how we can help you. By that I mean, tell us what you are looking for us to do for you and we will pursue the help that you want, no matter what. We have all aspects of the mortgage business covered from being a mortgage mediation company, a title company, a real estate company, all the way to having access to attorneys for litigation or help to avoid foreclosure. No aspect of help is turned away.

Let me tell you, most of the customers that I deal with have told me about the fear and the frustration of working with mortgage companies that don't seem to care or give them the runaround. To be totally fair, mortgage companies have their ways of dealing with people. Some are good, some are horrible. But one thing all mortgage companies love is being vague. When they are vague, they don't have to give you information until you ASK for it. How does that help you? How can you try to save your home if you don't know how to ask the right questions?

That’s another reason why I created this company. I take your number out of their "system". When they mail you something, it goes to me. I take the burden away from you so you can live your life without the phone calls and the letters. And the rudeness! Oh, man, if I told you some of the stories I have heard...let's just say, it’s not pretty.

I know that some people are going to look at this comment and go, this guy is trying to drum up business. Well, you're right. But here's the kicker. I used to work in mortgage collections. I used to make the phone calls and send the letters. I used to work around the people that make your lives hell. And I kept asking myself, why? Why are these people not being told about the help that’s readily available? Why are these people not being helped to make payment arrangements that are realistic? Why does this company care more about the money than about customer service when that is supposed to be their primary objective?

That's why I got out. I can not stand collections. Just because they are hiding behind a company name they think that they can say anything or act anyway they like with the customers, being friendly with one and the next 40-50 they can treat like crap. Where is the customer service?

I take all that frustration away from you and create solutions that work. I know that it may be hard to swallow, but I do. I have done it for several people. And I can do it for you too. My mortgage was sold to saxon almost a year ago by Novastar. They could not find my file for 4 months, and when they did it was hell trying to restructure the loan. Once everything was in place they told me they could not move forward because my estranged spouse is in BK. So here we are 7 months later and I get papers from the NOVASTAR attorney pursuing foreclosure?

I'm confused as to how NOVASTAR can foreclose on a mortgage that was SOLD TO SAXON, unless they are one in the same just by proxy they have a different name to collect the debts owed by "tranferred" mortgages?

I call stinky turds on this!

Saxon Mortgage Fraud

I am with Saxon mortgage Services. For the past two months I've submitted 3 time my own hardship application for a modification of my adjustable monthly mortgage interest rate which is currently at 10.9%. Every time I follow up they claim they have misplaced the application or never received the fax. There giving me the run around and are not being cooperative or supportive. Who can we complain to that can do something about this. Are we all doomed to have to deal with this?

I'm heartened to hear that the law is cracking down on Saxon Mortgage. But will relief come to the regular homeowner before a foreclosure sale? My mortgage was bought by this company and for two years I had a perfect payment record. In August 2008 they solicited me for a "fast track" loan modification in advance of a scheduled December 2008 ARM increase. And then disaster struck. I was hospitalized in September and again in October. I've talked with Saxon many many many times, completed reams of paperwork which they mysteriously have "no record of receipt". At least I Fed-ex'ed one set and have proof they did receive. From October to now, Saxon representatives have repeatedly told me to wait to send in payments because I would need the money for closing costs for the loan modification. As I became increasingly nervous with the situation I did send payments but last month when I went to submit a monthly payment, they WOULD NOT ACCEPT PARTIAL PAYMENT and the full payment was the full delinquency. I've spoken with other mortgage companies and discovered that by following Saxon's instructions, the result is that I am effectively locked out of the mortgage market and will find it near impossible to secure any refinancing.
I'll be spending my week contacting HUD, [protected]-HOPE, Missouri and Texas Attorney General's and every other legal avenue I can think of. I'm hoping a class action suit will be filed promptly against Saxon Mortgage as perpetrators of LOAN MODIFICATION SCAMS and FRAUD so I can participate. I did everything Saxon Mortgage instructed me to do, but it seems their intent was to force the property into foreclosure. I just bet they have some other company waiting to scoot in and scoop up properties at the expense of Main Street Americans.

I am Tammie E. Shelton, I am writing this letter in regards to a very serious problem I am having with my Mortgage company. Saxon Mortgage of Dallas, Texas holds the mortgage on my home located at 2834 Sidney Street, St. Louis, Mo. 63104. Three months ago I was contacted by Saxon Mortgage and told I could qualify for the HAMP PROGRAM. I was told by Saxon that I was going to be sent a application package. The first package arrived and I filled out the package and sent back the necessary documentation which included my 2007/2008 tax returns, pay check stubs. 3 months recent bank statements, a hardship letter, and a letter explaining that my property is not rental property and that I live on the property.
The first time Saxon called me they said I did not return a document named a 4506T. Saxon advised me to download the document off of the irs.gov website. When I was unable to access it I called Saxon back and they suggested I go to the local library to get help to get the form.. I called Saxon back and they sent me another package out I signed all the documents and sent the package back via UPS. I received a call from Saxon a few days later and again I was told that all of my documents were not there I requested a third package be sent to me. The third package arrived and I zeroxed each of the copies and sent back the 4506T's . I was told by Saxon that all other documents were accounted for and they did not need anything else. I sent by UPS the third package back on October 30, 2009. I also sent in my third payment of $580.00. Then on November the 4, 2009 I received a call from Saxon Mortgage in the morning and I spoke with a Mr. George Rodridquez who informed me that I did not return bank statements. Then, the second call I spoke to a lady named Teresa, then I spoke with a man I asked to speak with the supervisor, they transferred my call back to Mr Rodridquez who informed me he was a supervisor. I asked him why I was continueing to get the run around and why all of my documents are getting lost. On each page of each of my documents I put my name and loan number because I was told by Mr. Rodridquez that when the documents were logged in that is where they were getting lost. At first it was only the 4506 T then it was the tax returns and the property letter and bank statements. I AM ASKING that a investigation be launched to find out where my documents are and to see if Saxon Mortgage is doing something fradulent. I THINK THAT SAXON is trying to take my home. I have called the HAMP HOTLINE to report this issue and have not received any help from any one. I have had issues with Saxon before and have fought hard to keep my home I have done all things that Saxon has asked of me and to day I was told by Mr. Rodridquez that my loan would be revoked. Mr. Rodridquez was very unprofessional and I feel that he is trying to take my home by some fradulent means.
I would like to have investigation launched in regards to Saxon Mortgage. I do not want to lose my home and I intend to do all that I can to prevent this from happening.

omg...i'm so not happy with saxton... everything i'm reading here is me...my home had a sheriff sale date 3 times and saxton stopped it ...why i called there bluf... but now cant even talk to then...they are up to more illegal things...like sending real estate persons in...

Hello, I read your story. There is a lot of fraud associated with theses mortgagee and servicers.
I have Saxon as my servicer, it's possible that Saxon is not the owner of your mortgage just the servicer.
I can help you identify all the important details with regards to protecting your home from fraudulent activity.

We too have been submitting paperwork for home modification since April. Every month we get a notice stating we never paid our mortgage nor did they receive our documentation. Everytime we call they never seem to have our paperwork even though it has been faxed, fed ex, ups, and mailed to them. When we call we also have our bank statements that show our checks have been cleared. We also sent letters stating that two other people can call to talk about our account and they NEVER have that in the system. Today (after speaking to a supervisor yesterday) I had a server come to my door and hand me a paper stating we have not made a mortgage payment in months nor have sent in documentation. So my husband called them again (after the letter stated they are open on Saturdays till 5) yeap they were closed at 2. So I went downstairs to our fax machine and faxed the documentation and bank statements to them 3 times right in a row. This company needs to be put out of business. I am going to contact the states attorney on them. Enough is enough. I hope enough people do the same so maybe they get enough complaints and you know that one last complaint just might make them go under or get investigated. Please do your help and maybe your letter could be the one to make someone notice what ### they are

I have also been filing a hardship since February. I did it 3 times because they kept losing my papers and then they finally got them to me in June - 5 months after my first application. They set me up on payments to come out of my bank account on the 3rd of July, August and September. They said that if one payment is late then I will be in default and my modification will be overturned. I overnighted my papers back in June and my first payment came out on July 3rd. My August payment has not come out as of today, the 5th, so I called them. They don't have my payment set up! They said they can't set up 3 months in advance and therefore no payment went out on the 3rd putting me in default! Furthermore, they can't find my paperwork that I overnighted to them (which was due July 1st) so I can guarantee they are going to try to do everythng they can to take my house. Although they would resend the paperwork today...I am SOOOOO mad at them I want to spit!

I don't know how this stephan person is but it looks like he is working for a company that makes a lot of money off of peoples hardships. I am an ex employee of Saxon and i worked in the Loss Mitigation Dept. doing modifications and I terminated my employment with them because of thier unethical practices. I created a new group on here "Saxon Mortgage Help" and I have sent you an invite. I am here trying to help homeowners and will do what ever i can. I know all about thier practices and may be able to help you. I am not asking for any money for my help. I want Saxon to be held accountable for all of the misfortune that they have caused to homeowners.

That is outragious, you should try and get a mortgage audit to see how they really srcewed up. That sure will get their attention.

I too have submitted a hardship letter several times in the last 4 months or so to saxon. I had faxed it originally to the fax# on the letter then once to an officer in the mitigation dept then again to the # on the letter... unbelievable... My interest rate is at 11.5%, basically they are loan sharks!
