I would rate this company a ZERO if I could. Our HOA has been dealing with this property manager for a few years now and all of our interactions have been less than professional - with issues ranging from shady vendors and a call center in the *** to a lack of communication and honesty. I wouldn't recommend them to anyone and would personally NEVER deal with them again.

I would give them zero stars if I could. I live next door to two of their properties in a newly remodeled home. They rented the property directly next door to us to drug dealers for over 2 years. There were people coming and going in all hours of the day and night. They sold weed and crack and kept guns in the house. Sometimes people would even come to our door mistakenly to buy drugs. After the SWAT team ran the drug dealers off, someone from the management company came to the house and took everything left in the house out of the house and put it in the front yard and on the porch of the abandoned house next door. There is trash, clothes, personal belongings, etc all over in front of the houses. We have called the management company asking them to clean it up and nothing has been done. It has been over a month! This would not be OK in Buckhead and it is not OK in my neighborhood. Next step is calling the police, news, and ComplaintsBoard.com.

I need help with getting them to bring this house up to code. I got little kids here and no one seems to want to help get the issue done.

My landlord was told that both toilets ain't flushing and that trash is coming up the toilet on August 3rd. A contractor did come out and we're waiting for the owners' approval. In the meantime, the place can't be occupied. I was told to deal with it. It's currently a health hazard.

They use to respond. Now I am receiving no response! I've had to contact Cobb county code enforcement and I'm looking for a repairman to pay for myself to have this issue fixed! BEWARE: they will get you into a place.. but they will drag their feet getting repairs done in their homes! Everything is always via email or through their portal.. rarely get phone calls! Follow up SUCKS! 7/16... still no update or follow up! I call, no answer. I send messages through the chat. They have a bunch of excuses as to why the issue still isn't fixed. They've sent out 4 vendors! All who have denied their request because of the mold! They are trying to send vendors who will go against their license to cover up an issue! I've been sick and my daughter is now sick due to this mold issue! We have to stay in a hotel.

I started renting from Sapir on April 1, 2022. My air conditioner broke down for the first time on April 24. I reported it to Sapir on April 26. The person they sent to fix it canceled, avoided phone calls, and didn't manage to get it working properly (my thermostat never went below 72) until May 4. I had to constantly bother the person until they finally showed up. On May 14, I came home and my air conditioner was broken again. I immediately placed a work order. They assigned it to the same person and once again they scheduled appointments that I had to leave or miss work for, but they never showed up. I have called the office multiple times, but I can't reach anyone on the phone. I have left voicemails and begged for a supervisor to call me, but that hasn't happened. I asked for a different person to handle the issue, and they did assign a new person. However, this person only came on Friday at 6 PM, which was too late to resolve anything before the weekend. They told me that the entire unit needs to be replaced. It was 90 degrees in my home all weekend, even with fans and windows open. It was too hot for my husky and for me. I can't find anyone to take responsibility for this and actually get it fixed. At this point, I am having outpatient surgery on Friday 5/27 and it seems like I will have to come home to a boiling house. As a paying tenant, I have the right to have maintenance work done properly and promptly, which they have failed to do. This is not acceptable.

I've been livin' in one of your properties for 'bout five years now. Gotta say, this year has been a real nightmare. I wouldn't recommend this company to anyone 'cause of the terrible experiences I've had with the maintenance department. Almost every problem I've had this year has been an emergency, but I'm stuck dealin' with 'em or havin' to leave 'cause the place ain't livable.
This past week was the last straw for me. This place is supposed to have three bedrooms and one bathroom, but I couldn't even flush the toilet without water comin' up through the tub. And when I tried to run water in the kitchen, it got all clogged up too. Turns out the drain near the washing machine was clogged, and I found out 'bout it late Friday night when the whole kitchen flooded.
I've been talkin' to the maintenance department 'bout this issue, but it seems like they don't even care. They keep sayin' they're waitin' for approval from the vendor, but really they're waitin' for approval from the owner. Once the vendor finally accepted the work order, they updated me sayin' they need more availability. Well, I'm available all day and tomorrow, but it seems like they just wanna schedule it durin' the week so they don't have to pay any extra fees.
I had to throw away two bags of towels 'cause of this mess, and I think I should be reimbursed for my property. What I want is for this issue to be fixed today. I'm available and I don't wanna deal with this durin' the holidays, 'cause my kids are outta school.

I visited Sapir Realty's website a couple of weeks ago in November. I applied to view a house and went to see it. The next day, a lady named Bella BEA contacted me and said the house was no longer available. I had already paid a $70 application fee for each person who would live in the house. Despite this, she approved me for a different home, but it wouldn't be ready until November 28. She asked for $500 to take the house off the website. Once the money was deducted from my account, she gave me a card. She mentioned that the current tenants were not moving out and offered to show me another house on their website. I didn't like it and requested a refund. She acted as if I hadn't paid the $500 and claimed the person who handles refunds wasn't available. Later, she called me back and said the young lady wouldn't be at work, but I should expect a refund on the next business day, which would have been Tuesday. I'm worried about the personal information I shared with her to get approved for the house, such as my social security number, driver's ID, and photos. I want that information to be disposed of properly. I also want to warn others about this company because it seems like a complete scam. I have all the emails and a recording of her saying the lady wouldn't be in the office. I've already disputed the charges with my bank.

These guys aren't the best to rent from. My lease doesn't say anything about paying for repairs that I can't control. Sapir Realty charged me for fixing a kitchen sink that wasn't draining properly. I specifically asked them not to send a maintenance guy named *** because he did a bad job before in my rented home. But they sent him anyway. He couldn't fix the problem, so they called a plumber named Mr. to fix it. This was the first time I had a kitchen drain issue. I asked Mr. if I did something wrong, and he said no, it was the way the house was built. He explained that the pipes didn't have a good flow, so it caused a gradual buildup over time. He said it would have happened to any tenant. Mr. fixed the problem that Mr. couldn't, even though I didn't want him to come in the first place. Days later, Sapir Realty charged me over $300 for the repair, claiming I caused the sink issue. I immediately called Mr., and he said I wasn't at fault. He said Mr. threw me under the bus and falsely claimed I poured a lot of grease down the drains. I had a witness who heard this because I had Mr. on speakerphone. We argued a lot about this charge that isn't my fault. *** told me that vendors aren't supposed to tell me that kind of information. I told her it doesn't matter if they do or don't, the plumber was looking out for me and said it wasn't my fault. Sapir Realty knew I wasn't to blame.
