Contracted for new home 09/2019. Watched the home being built and had numerous conversations with subdivision foreman about code violations as well as deviations from the options we purchased. We closed 04/06/2020 with the understanding that issues would be fixed. Nearly 4 years later and after spending many thousands of dollars to fix drainage and flooding issues ourselves we are still faced with a major code violation that endangers us as well as guests.
Problem: The front porch steps violate the IBC. The required rise cannot exceed 7 inches. Our top step is 10 inches. A definite hazard when descending and expecting a normal step height. I stand on the porch and assist guest when they are leaving our house so that no one falls.
Problem: The stone work is loose and falling off the steps. There is no cap stone on the steps. This allows rain to soak into the mortar joint and subsequent freezing breaks the bond. This is also a fall hazard.
The local office has gotten to the point they will not even respond to my complaints. While we like the house design, the materials and workmanship leave a lot to be desired.
Desired outcome: The front porch, steps and sidewalk need to be removed and rebuilt according to code.
