My house is falling apart!
I bought my house in November 2021 brand new. Less than 3 years later, every frame around an opening has the lines of the frame. Walls literally cracking open. My laminate/vinyl floors are coming up because the glue has worn off. Major erosion on the side of my home. It's terrible. I was so proud to buy this home for myself and my 3 children during my divorce, but I wish I would have done my homework. They didn't even come out to complete the 1st year checklist. I emailed all my issues, someone from their office came to check it out, and said they would send workers. No one ever came or called. Extremely disappointed in how they value their customers.
Recommendation: Stay away from this company!!
Undersized HVAC BEWARE
I purchased a new home construction in Sanford NC in June 2021 from Smith Douglas Homes. They installed a 3.5 ton unit in a 3000 sq/ft home. The summer temperatures get to the mid 90s. My HVAC cannot cool my home below 76 degrees. When we have guests over, the home gets to 80 degrees. I never thought I would have this issue in a brand new home and no one should ever have to deal with this.
Smith Douglas claims the unit is the correct size, but I have written confirmation from HVAC pros who adamantly disagree.
I contacted 3 other local Sanford HVAC companies with great reviews who told me the unit should be 5 tons. If you are buying a Smith Douglas Home, beware of this. Be sure you ask for the Manual J and get an independent HVAC to double check.

Moved in June *** late November . The entire process was transparent and easy to follow. I made the decision to go with Smith Douglas after having toured sites of other home builders (mostly the publicly listed ones) in the area. I walked the homes of these other builders during framing and rough-ins and, although in some cases, competitors had better architecturally designed interior and exterior options, the quality behind the walls with respect to everything you don't see once its built, was a complete mess. Another observation was the general cleanliness of the site during construction. The Smith Douglas sites were always clean, no matter what stage of construction a given house is in. A clean site is a safe site. Additionally, prior to closing, I had an independent home inspection performed which was extremely thorough and far more detailed than I had anticipated. I forwarded the inspection report to Smith Douglas the night prior to my morning closing walk and found the team was already addressing every page of the inspection report ahead of my arrival. That was extremely proactive and decent of them because they could have just as easily not addressed these relatively minor issues and started negotiating the handful of items I wanted addressed.
Prior to choosing Smith Douglas Homes we walked through countless new construction homes in ***, . After seeing a Smith Douglas Home it was clear that the quality and attention to detail was next level! It was phenomenal and a blessing working with ***, *** and *** throughout the building process. They were easy to communicate with and quick to respond to any questions or concerns that my husband and I may have had. Smith Douglas Homes provided the home building experience with honesty, integrity and professional from start to finish. My husband and I have experienced a wonderful working relationship with ***, *** and ***. They not only cared about our home but you as an individual. They were very organized, committed and consistent. They were also very knowledgable and knew what was happening with the building of our new home from day to day. Our experience with Smith Douglas Homes was amazing! Smith Douglas is a terrible company to work with
Smith Douglas is a terrible company to work with. Our subdivision has a cow pasture behind half of the neighborhood. All the people who bought houses on that side were charged an extra $10,000 just for the pasture lots. We were reassured that the farm wasn't going anywhere and that the farm was just passed down to the grandkids. SD bought that land and now plans to build a neighborhood there. Goodbye beautiful pasture view. The neighborhood has unfinished sidewalks and dangerous uncovered utility boxes with exposed metal rods and holes in the sidewalk. Not to mention a retention pond that they marketed as an actual water amenity, has no fence around it. Also, right after we bought our house, we caught the builder stealing power from our house to power tools for construction of the house two lots down that they were building. We've been in our house for only two years and we've already had our shower leak twice, and we have a potential structural issue that they are not responsible for because they use a separate company for the warranty. Guess what that company charges just to come look at the issue. $250 just to come look at it. Did SD advise us of how crappy their warranty was? Nope! Smith Douglas doesn't care about you, they just care about selling you their poorly built and rushed houses.
I've not yet to move into my home, and I'm already encountering several problems. All ARE QUALITY ISSUE.The front door right side water pooling next to the walkway after rain wasted all ground soil away. I have been fixed several times and still caused some problems. The front enters door and the door on the bonus room still did not close smoothly when we tried to close door. I spoke with their staff *** in the month warranty meeting. HE FINALLY AGREE WILL SEND SOMEONE TO CHECKING FOR ME ON 11/07/2022. The garage floor has a lip greater than one inch. Which presents trip/fail to all occupants and visitor. This trip hazards should be repair and eliminate trip hazards. BUT the staff disagree and wouldn't take any action for this safety issue.Their builder worker didn't handle the quality work. The garage and bonus room drywall surface still not smooth. Even they tried repair several times before closed day. The electric switch panels on kitchen and wash machine room used the poor material every can saw defected very easy after open the power switch cover. I feel The Smith Douglas Homes need to be improve their quality and pay more attention to handle their quality work to earn customer trust and satisfaction. Finally! Overall a good experience with the company. In the beginning SDH gave us our prices for the home we were looking to build and then wouldnt send the sheet to sign and finalize. We then got notification that the base prices were 5k more than what we were quoted (something to do with prices not being updated in the sales office) and SDH did not honor what we were told when we signed up, which is very poor business on their part and almost lost us as a client. The building process went smoothly and they overall did good work. Their warranty guy makes a lot of excuses of why he wont fix something for us, which is alarming, so be prepared to get the short end of the stick once you close on your home and need repairs done. They will make excuses to not fix stuff.
Over all- its a good home. We had some issues with the plumbing- but thats not a builder issue considering they out source for certain trades. Im happy with our home and with the hospitality of the sales and building team.
Miserable experience! Quality issues, Two of the three appliances furnished do not work. Smith Douglas pass D me off to the manufacturer. No garbage service available at this time. No internet or cable service available at this location yet. No mail delivery available at this location yet. Address is not registered with enhanced 911 so the address does not show up on anyones GPS, so no deliveries get here. Smith Douglas has lots of excuses but no support or solutions.

Smith Douglas is a complete disgrace as a home builder. We are happy with our home as of right now but not without some buyers remorse. We have had to spend quite a bit of money to fix problems that were 100% Smith Douglass problem. We still have issues with erosion and landscaping problems due to poor craftsmanship. There is a large washed out area behind our home that has been there since our move in date. Numerous calls and e-mails later and we are no better off than we were a year ago. This erosion is dangerous for kids and animals. We have small kids that live next door and we are always worried they are going to fall in this washed out area. This would be unfortunate and possible means for legal action for negligence. We had to replace all of our shrubs because they died within 6 months. We watered properly and still do to this day. We found the plants to be improperly planted. We also found quite a bit of building materials buried under the soil where the shrubs were planted. These materials included metal strips, erosion fence materials, PVC Glue and primer bottles, water bottles, bricks, siding pieces and a ton of rock and concrete. Theres no wonder the plants didnt grow properly. Hundreds of dollars later and hours of our personal time gone due to a sub par job that we have complained about to Smith Douglas and the management company. We can strongly say that we will never purchase another Smith Douglas home and will never recommend anyone we know to purchase either.
We moved into our home officially maybe a week, its been almost a month since we closed! Been moving in slowly because of my wife work situation! So we started living in the house, the downstairs living bathroom would clog up, first time it did it we thought something was in the toilet, it unclogged a couple days later! Then second time he clogged again and started over flowing all over the house, it was a big mess! Had to turn off all the water and called a plumber cause we told the builder and they didnt do anything about it! Plumber came and checked the pipe outside to find out that they didnt remove the water pressure plug tester from the sewage pipe! It was blocking everything that was coming from the house and forcing it back out into the living room toilet! What a nightmare it has been!

This was a great company to deal with and I am so so pleased with my new home it is beautiful and well made. They were very good about communicating with me and the builder was so friendly and transparent. I would definitely buy another home with them again!
Overall the house turned out ok. There are no major issues this far (3 weeks in). We are happy with the options we chose. Everything at the end before closing was very rushed and made us feel like our house was not cared for. Proper care to cover the flooring was not taken when finishing paint and dry wall. We are still finding random spot on our carpets where paint was dropped and still pulling up sheet rock dust every time we vacuum. Their were what looked like bleach stains on the master bedroom carpet, which they did patch but now you can see 2 big square patches in the carpet. We paid for 2 cat5e ports and wiring in separate rooms and did not receive these, phone jacks were put in their place. In the guest bathroom every wall and the vanity are at different angles and the toilet is not level at all. Again, the house is beautiful and generally we are happy and no major issues this far, there are just several little things that could have been done better if time and care were taken. Oh, and we have been without internet for 3 weeks as there were no lines run to the street, that is the one major thing.
First off I am a first time home buyer
First off I am a first time home buyer. I have never experienced this whole process. The first thing that was alarming was the home I selected online on quote a different website other then theirs. They could not honor the price. Then after we talked over and negotiated a few things I was happy.. Then here comes the problems.. the granite was wrong... the window sills are not straight... almost all of the drywall in the home is not sanded properly..I had to come up here almost once a week to find something they left out.. from my custom wiring to the simple things as my home office didn't even have doors. This was the worst experience for me and honestly I'm so nervous to buy another home NEW. There are tons of short cuts on the flooring and also the door frames on the bottom are cut just too much where there is a huge gap under all the door frames. I just don't know how all of these things could go wrong. I can say my house is beautiful and these problems will be fixed by them as my home is under warranty. I just personally don't think I should have to flip my entire world upside down to have my home fixed after being finished built maybe 3 weeks ago.. Oh to top everything off the custom wiring I paid for wasn't even done until after I closed and had my internet installer come out and tell me NO wires I paid for was ran. I am totally not the person to complain. This is just the honest truth about what happened to me when buying from Smith and Douglas. Still waiting for my mailbox to be put up too
The *** does not communicate efficiently or effectively. We submitted multiple claims only to be emailed several days later or to receive no response at all until we called. We have asked multiple times for the *** of Regional managers information and have not received it yet! We had to take it upon ourselves to leave multiple messages, calls and emails before anyone would even respond to our claims. With this being said, our home is a year and half and we have had to submit 5 claims. We have had roofing leaks, toilet leaks (which leaked from upstairs to downstairs), condensation leaks (walls had to be torn out), nail pops and siding nails that caused other leaks in our home as well as lose shingles. Now that it is summer and we have turned on our air, we have had another issue. Once again it is with the faulty air conditioning system. If we would have turned on our air in the winter, we would have known of the faulty system and could have submitted a claim in the dead of winter for our air conditioning unit to be covered under warranty. Our air conditioner was only ran one summer and broke. Smith and Douglas should be held responsible for their faulty systems that they put into their houses as well as the shotty workmanship. This many issues in a brand new house is completely unacceptable. Spending this much money for a home that is less than 2 years old and having to put over $1500 in it is absurd, especially in times like today. My 3 kids had to go 3 weeks with no air because a Smith and Douglas supervisor went out of town and left the project unfinished. On top of that, they did NOT communicate any of this to us, and we had to figure things out for ourselves. We received a text saying that he would be out of town until Labor Day. This put us in a predicament due to the heat. Lastly, *** in warranty thought it was kind to wish us Well wishes. Who does that knowing that a family with small kids has been living in a home at *** degrees?
Love the *** plan at *** Farms they recently finished for me. ***, the building manager for the development, has been personally and actively ensuring that warranty issues were being addressed in a timely fashion.
We moved into our new home last month, and we have been very happy with our new home so far. The entire process was managed extremely well by the sales agent, ***, and the construction manager, ***. I would highly recommend Smith Douglas Homes to buyers interested in new homes in the north Atlanta area! Their recommended lender was also very instrumental. Overall, great jobs!
Poor job on landscape around the property.Left back yard and side yard in distress with lots of debris. Standing water around property due to poor leveling. Tree stumps left behind. Over all not satisfied.Looks like a tornado went through the side and back yard.

We chose a construction company to build our home in the Villages of Cramerton Mills
We chose a construction company to build our home in the Villages of Cramerton Mills. Their vendors deliver subpar workmanship. There's evident damage to the drywall, shoddy installation of lights and handrails, and some areas lack proper sanding and painting. They installed incorrect countertops and pressured us to accept them due to supply issues. They even canceled our pre-move-in inspection because they laid the wrong flooring. Repeated final inspections revealed persistent or new issues. The situation reached corporate, where they accused me of being overly critical. Even a casual observer could notice these flaws. The yard's grading is inadequate, causing water retention for days after rain. Despite assurances to the contrary, a sidewalk was installed through our yard, leading to water runoff issues and potential sinkhole formation. Contractors speed through the neighborhood, leaving litter that ends up in our yard. Neighbors face similar problems, with inconsistencies in available upgrades. The stress of resolving these issues with the company surpasses that of my overseas deployment. A group of us is contemplating legal action to address the myriad of construction faults.

Overall our experience with Smith Douglas was poor at best. The person who sold us the home gave misinformation about products used in the home and did not have the knowledge to explain what some of the upgrades and features actually were. She was also rude and hid behind a contract. When it came to walking through our home we let the builders know about multiple issues that came up along the way and we were told repeatedly that if we didnt like something we could walk away. They were not upfront with us about construction delays and then rushed to finish the home doing a poor job. The day of our signing we walked in to lol the carpeting tore up, missing door locks, paint all over the floors and holes still in the drywall. When we signed and got home the keys to our home didnt work, and they ended up losing our keys that took over a week to find. The stove didnt work and neither did the air conditioning. It took several days but these things were eventually remedied once they got contractors available. The finish work on our home particularly the drywall work is down right embarrassing. Now that we are in the home we are still waiting for them to come and fix the cracking ceilings in our home. Mind you we had told them about the ceilings months in advance and they fixed them so poorly they continued to crack. They also still have to come out and repair carpeting and padding in the upstairs of our home. Overall its been a nightmare from poor customer service, poor workmanship, and a company that is doing the bare minimum and hoping a homeowner isnt knowledgeable enough to call them out on their poor quality.

I will start this off by saying, this is my first time dealing with a model home builder. Not my first home purchase, though. I thought the builder that worked for Smith and Douglas was good. The people behind the scene, their attitude, and communication was poor. Their behavior showed that they were too proud to realize that changes needed to be made that were identified early in the process. The thing that bothered me the most as an under contract home buyer was their attitude; we don't care if you like it attitude. We can find somebody to replace you instead of doing the appropriate/correct thing before it was too late in the process to prevent rework. Also, S&D overcharged for any small changes/add-ons, and floor plans consistently changed while going through the process. The floor plan that I selected, for example, had a fan and light switch on the back patio, and then midway through the building, I was informed that it was not part of the plans anymore. It was something that S&D wanted me to purchase now, although I had agreed/signed a floor plan that had that listed within it. The other example that was identified before the slab was poured was the drainage issue that the lot was going to have. The drainage issue was identified throughout every stage to S&D. Instead of resolving the problem before pouring the driveway or putting down the sod by putting in a French drain. S&D continued to stick with their plan. Not even before closing, they had to agree to rectify the matter since there was a drainage issue on the lot in the exact places identified before the slab was poured. Their overall attitude towards me showed me that I was a number instead of a person who wanted a lovely NEW house.
Issue not with Smith Douglas but with Hoa Ahi properties representative
My complaint is not directed at Smith Douglas but at a representative from Hoa Ahi properties. When I called to inquire about renting the clubhouse, the representative was very rude. I spoke with a Smith and Douglas representative who connected me with the Hoa Ahi properties contact. After leaving a message and an email about renting the clubhouse for 3/5/23, I finally got the rental paperwork but received no further responses to my calls or emails. I reached out again to the Smith and Douglas representative, who then informed the Hoa Ahi properties employee about the situation. She texted me the address to deliver the rental check. Upon arriving at Ahi properties, I was made to wait for the representative, who confronted me with a poor attitude, claiming she didn't instruct me to come and that my visit was a waste. Despite her rudeness, she accepted my check but refused to cash it. I showed her the text with her name and address as proof of instruction. It was then I learned they were under new management and she was the manager, which should have been communicated to homeowners and renters. The rental fee was $50 with additional charges per hour and a $200 deposit. I followed up with her about the deposit return, and she rudely informed me it would be delayed due to their check issuing process, which she had not previously explained. I requested her supervisor's contact information, but was told he was out of town and unreachable.

Ive yet to move into my home, and Im already encountering several problems. I have had 3 different closing dates and as of now, the most recent closing date was canceled at the last minute, the evening before closing. So now I will have a 4th closing date and Im unaware of when that date will even be according to the sales specialist on yesterday. I was rushed to get an inspection 3 days before closing because the permanent power was not working for the original day the inspector was going to come out. I was scheduled to have a re-inspection only 2.5 hrs before closing, due to the builders lack of work ethic, careless craftsmanship, and time management. Friday afternoon, after the inspection, there was no way all of those repairs would be fixed by Monday at 1pm. The sales representative assured that everything would be ready for Monday(8/22) for my closing time and I proceeded to not cancel prior made arrangements. I am a full time travel nurse, and the builders are aware of this, as it has been expressed on numerous occasions. I had a flight scheduled to fly in on Sunday evening. On Sunday evening, as I have driven 3 hrs to the airport, I am told that the closing day has been canceled due to a personal emergency with the construction manager. I was told they are unaware of what my new closing date will be until further notice. There has been an extreme volume with lack of transparency, professionalism and communication during this entire process. Its very rare that any realtor has ever seen a closing date get changed 3 different times on a new construction. There are several major issues that were notified during the inspection that should have not been problematic on a newly built home: not working HVAC system, leaking valves, damaged HVAC lines, small pools of stand still water indicating grading adjustments or installing a drain and the list goes on. The builders need to take time to make sure all repairs are done correctly, instead of ***.

Well in the beginning when I wasn't completely satisfied the answer I received was, well in your contract under amendment such and such it state... So first suggestion if you use this builder is to read the contract and make sure you understand everything. If you ever ask a question and you get a response stating well I believe that... Read the contract! My experience. My biggest complaint is placement of house and land. I feel I paid a pretty high lot premium. When I talked about the yard I was told that They believe it will be hydro seeded. So I was like great. I was thinking it would be leveled out and hydro seeded. Hydro seed I am most familiar with is like on the highway work you see getting done where they spray on ditches and hills and grass grows pretty quickly and never runs. Well first this definitely was not that high quality of hydro seed. first rain fall color went away seed pooled in different areas of the yard like it ran off with the rain water. secondly they didn't do the whole yard. My site manager stated to me if anything was undisturbed by them they leave it undisturbed so it was old farm land and I had tall weeds and farm plow ruts all in my back yard. Even a make shift road though my property which I concider disturbed was left packed down and some regular grass seed thrown on it. Of course no grass in this area yet. The placement of the house. most builders do want to be most cost effective way to do things I get that. Well mine and my across the street neighbor easement was a lot closer to the private road then everyone else's. it looks pretty dumb. So at first I was told I was actually the lucky one because my concrete driveway will go all the way to the private road. so at first the houses that were father away from the road only had about 25 feet of driveway I had 16feet and it didn't go all there way to the road. so think
Purchased a Smith Douglas home in April
Purchased a Smith Douglas home in April. We had a one year warranty that expired on April 29. We submitted our warranty work request as instructed by Smith Douglas, on April 20,2020. Due to the shelter-in-place order from the Governor of Georgia, I requested that all inside work be done in May after the restrictions had been lifted. On the very next day, April 21 I get a call from the plumbing contractor asking about my problem. After the explanation, he wanted to tell me how to repair HIS warranty problem. After explaining that I was not a contractor that he was, he hung up the phone on me. THAT WAS STRIKE ONE. Several days go by and Smith Douglas sends one of their warranty reps to fix another problem listed on my warranty request. He make the repair, drives off and returns 5 minutes later telling me he had been asked to check and repair my plumbing problem. By his on admission, he tells me he is not a plumber and can not fix my problem. THAT IS STRIKE TWO. One week later the plumbing contractor comes too my house and makes the repair. Remind you all of this takes place before May when I asked for repairs to be made. My final problem was faulty hardwood installation. I had floating spaces all through my hallway and living area. On May 18 I sent a email to the warranty department and was told the flooring contractor was running behind because of the Covid 19 problem. On June 9 a representative from the flooring contractor came to my house, looks at the problem and agrees it was faulty workmanship and informs me he will pass this to his superior who will then contact Smith Douglas. On June 10 I send another email to Smith Douglas warranty and get the response that Calvin has not made a determination as to what needs to be done. On June 26, July 10, August 13, I sent follow up emails to Smith Douglas warranty people and get no response. On August 19, I send a email along with all back up correspondence to Mr. Shrewsbury asking for his help in solving this problem. Today is September 7 and I have not heard any word from Smith Douglas. THAT IS STRIKE THREE. This is absolutely not a way to treat a homeowner. At this point I will be seeking legal representation to get this matter resolved.

I meant to write the review long time ago, yet never had the time to do so.
We closed my *** home of *** in 2018. Right after it was closed, I was asked to write a review. For the builder and the company were both responsive to the corrections they needed to make, I wrote a fantastic good review about them back then.
However, a lot of more problem come to the surface after my husband and I moved in, such as:
entire bathroom window leaking which damaging the wall round it,
backflow of rain water wetting front entrance,
imperfections/dents/small holes being found for bathtub, as well as countertops,
title grout keeping shedding,
breaker tripping often,
hot water heater leaking, and etc
We did contact the warranty department for merely "severe problems" like big window leaking and hot water heater leakage within a year. The company did take care of these two problems.
Unfortunately, there has been more problems developed within the first year WITHOUT our awareness. Only after a few months passed the one-year warranty period, I "happened to" look up standing in front of the driveway onto roof, sighting a bird. I was in awe to find out the paint on the borders of all the gables were all badly shedding and pealing. Brown has been the paint color, so 30-40% of the brown paint was gone, leaving the bare surface.
I took pictures of them and sent them to the company, asking for the solution. 30-40% paint shedding would NOT have occurred right after a year. I am a painter myself, and I know the proper procedures to prepare for painting. The paint job was OBVIOUSLY not done correctly, which resulted in the pealing within such a short time.
Nevertheless, did the company try to do anything about it? NOPE! It's all because the warranty period ended!
Even though breaker tripping seems to be a small problem, the company probably used the least quality "small" wires to wire the house. The laundry room, for example, trips the breaker quite often when the washer and dehumidifier are both running, while I am also using the vacuum cleaner. I have to clarify that all the appliances we have in the house are the smallest sizes for their types, and our electricity never goes up above $73/month. Our usage of electricity is very minimum but still tripping the breaker often. Does that make any sense?

I feel that the Smith Douglas entire region is poorly run and completely mismanaged. We went under contract with this company in May and have been told that we may not close until the end of March, but that March was optimistic and it was more likely to be April or May 2022. Almost a year later! My complaint is that we were misled multiple times. This region is poorly run and mismanaged in many ways. They lack skilled laborers, and there are endless complaints about customer service and work quality. I've spoken with the Smith Douglas builder's agent in our community repeatedly, to no avail. The agent is often uninformed or provides false information. Delays are understandable, but my build site is usually deserted, except for those preparing the model home. It's rumored that workers are spread thin across communities due to staffing shortages, which explains the poor work quality. Meanwhile, Smith Douglas is opening more communities in the South and Athens region, despite claiming they can't finish our homes on time due to labor and supply shortages. This doesn't add up. Why open three new communities when others are waiting to close? I'm also frustrated that homes opposite ours are progressing faster, despite us being under contract earlier. They've moved from framing to installing windows, tubs, and showers, while we've seen no progress. The builder's portal, which should provide specific and accurate updates, is unreliable and vague about progress. For example, it jumped from 50% to 65% completion without any visible changes or updates, and previously it had decreased from 50% back to 40%. This uncertainty makes it difficult to lock in a mortgage rate. I don't understand why a single issue in one home can halt progress for the entire community. A Smith Douglas Construction Manager said this is their standard procedure, but it's inefficient as they don't work sequentially by lot number. It feels like they're making excuses, possibly to pressure clients into canceling so they can keep deposits and sell at higher prices. Changing closing dates force families to make difficult decisions about leases and school enrollments, adding stress and expense. With three new communities, their excuses seem less credible, and it appears that the regions are simply poorly managed and lack effective leadership.

My husband and I moved in 8/24/2023. At our close walkthrough we noticed that the sidewalk was poured crooked. We were told that the water main was not installed where it was supposed to be. A few days after we moved in the water department dug up our water box and main to fix it, and was told by the builder not to proceed. The box was cracked at that point, and the water main is not even 12" in the ground. The box now sits on top of the meter. This could potentially freeze. The box is also set crooked.
Around the same time we woke up one morning to find maggots crawling on the floors all around the inside of the house. On 10/18/2023 we had a cockroach in the owner bath, and one in the owner closet. There also have been grubs on the floors. We suspect these insects falling out of the HVAC vents in the ceilings since they are found all around the house.
We have notified the builder, however nothing has been done about these issues.
Desired outcome: We would like these issues addressed, and resolved.
Customer dissatisfaction on new home purchase.
I am writing regarding the construction of our new home we purchased at Lantern Pointe in Harvest AL and to bring to your attention the following issues.
1. Front an back yard was not graded properly to drain the water. Our yard stays wet in certain places causing water to sit on top of the soil. Bare patches of grass are noticeable and on both sides of our house the lawn feels spongy and squishy when you step on it.
2. The space under our bar is bowed out
3. The back door is crooked.
4. All the light switches in the house were mounted crooked.
5. Rocks are felt under the carpet upstairs and in the master bedroom
6 Red dirt is seeping from under the carpet in the master bedroom and upstairs by the bathroom entrance.
7. The door knobs on some of the doors are slipping down showing unpainted parts of the door. The pain used on the door itself is peeling off the door.
I have tried numerous times to speak with a relevant person to have these issues resolved. I have emails and I have left concerns on the home portal.

Home quality - not standing behind their work
We purchased a home in Sanford NC in November 2022. Since we have closed we have had every contractor (except roofing and siding) back to our house to resolve some kind of issue. Warranty had to replace EVERY doorknob in the house because EVERY one of them was scratched from installation. The cabinet contractor had to come back because EVERY cabinet door was crooked. The flooring contractor had to come because the flooring in the master bath was coming up. The trim and painter had to come because one of the pieces of trim was never installed. The electrician had to come back because one of the lights in the garage didn't work. We were without heat for 5 days because the HVAC tech couldn't figure out why we had no heat. None of this includes the things we marked at closing that WERE NOT resolved (like dings in the water closet wall and paint splatter on our rocks out front). And our house looks like it was painted by a blind man. NONE of the lines at the ceiling are straight. We have sides of trim that weren't painted. Walls and ceilings that weren't skimmed before they were painted (the guest bath has a place were the paper on the drywall was ripped off and was never skimmed with mud). Every room has paint on the carpet. Two of the three external door seals have failed (we were told they would be replaced as a courtesy, but it's been 3 months). All of these paint issues were ignored because 1) we were told we should have caught them at closing 2) because they were cosmetic and not covered by the warranty. Now, I get the premise of the cosmetic exclusion, but when the cosmetic issues are because the painting was done by Stevie Wonder...that's not the intent of the exclusion. At the same time, we had one of the warranty VPs at the house and accused me of taking a chunk out of the sidewalk with a shovel (when it was covered by pine straw when we closed). When we closed we were pressured by the construction manager to fill out the survey ASAP and give all 5's. This is because they don't want you to get into the house and answer honestly once you've gotten over the excitement of your new home and you see all the shortcuts that were taken and overlooked. Not only would I not recommend Smith Douglas but I would advise people to not buy from them.
Desired outcome: Repaint my house.
Hardi plank on side of a 5 year old home
Smith Douglas built my home and was completed in October of 2018. Since then, there has been some settling of the house however, I have been noticing large cracks in the Hardi plank on the side of the house. Two of the cracks are through the entire plank and are approximately 1/16 of an inch wide. The other one is much thinner but also goes through the entire plank.
Desired outcome: I would like for Smith Douglas to replace the cracked pieces of Hardi plank and repaint them too match the existing house color.
Poor construction / warranty denial
A list of things that were done incorrectly and as a first time home buyer we were told they couldn’t be fixed according to the building managers that oversaw my homes construction.
• side yards always flooded and holding water after every rain due to improper grading, pictures taken early in construction and was told it would be fixed and never was.
• severely bubbled areas in luxury wood floors, was told nothing can be done, now floors have started to crack
• warped dining room wall due to framing, notified smith&douglas early on, said nothing can be done even with early notice.
• paint spots throughout the home showing blue through the paint that were never followed up on
Desired outcome: •Drainage to be installed on side yards to fix flooding•flooring to be fixed / done properly •proper paint either supplied or painter to be sent out and fix blue spots •wall to be inspected and solution acquired
I contacted the warranty *** in early June
I contacted the warranty *** in early June. I told them that my grout has cracked again for the 3rd. time in master shower. each time the cracks get larger and more, and now the tiles are cracking. My warranty is beyond 1 year, but this has been on going and getting worse since the beginning. I was turned down. I checked around with some neighbors and found a few with the same exact problem. Two that I know of had the tile removed and the cause was the drywall joints were NOT taped, and missing 2x4 framing to make for a weaker structure in which to fasten the tile, which will cause grout and tile cracking. There can't be a valid warranty if the tile is laid on a flawed structure. I have notified *** in the warranty *** with no answer and that was about 10 days ago. and now I have lights in my kitchen and master bath flickering on and off, as I did on front porch Lites (I fixed myself). I have made many other complaints in the past, and they were taken care of. I really hate to complain, but the problems were nothing that I have created. I want a response from the builder so that I can move forward with the necessary step depending on their decision. Regards;

I am to close on my brand new house on Monday, October 17. My realtor and I did the walkthrough yesterday and I was extremely disappointed with some of the finish work. Several places on the wainscoting were rough and some had splinters sticking out. The pain job was cheap and looked as though the paint had been watered down. It needs two coats if what I saw is the finished product. If you make your decision to buy on the beauty of the model, which I did, you can be sorely disappointed. Just beware.
During our home buying process, we dealt with *** in the Alabama *** Our total experience has been less than satisfactory. We have had nothing but problems due to poor communication, bad customer service and constant push back resulting in financial burden well over $12,000. We originally we're supposed to close in August, which was pushed back twice, resulting in a October closing date. Mr. has been unprofessional, not providing us an option, but forcing us (time/date) to conduct final walk-through with minimal notice, and has not responding to us, our realtor and lender in a timely manner. We feel this has been a horrible experience and has made us completely untrustworthy of this company to deliver quality service and home. This is a major life purchase and we deserve people to care about helping people through what is already a difficult process.

I purchased a home from Smith Douglas at the end of 2020. Most everything has been great about it, except a few small things. I reported the bathroom exhaust vents were allowing wasps to enter my home and they came and fixed hit - or so I thought. I started getting wasps inside the home again a few months later and eventually went and looked at the vents myself. All of the vents had wasps nests around them where they were able to enter the house. They were not fixed as the hole the builder made for the vents in the side of the house is far larger than the hole is for the vent itself - the screws from the exhaust vents are not even in the siding/wood, only the hoses are holding them on. Additionally, a few months ago the roof in my bathroom started leaking. This seemed like a small issue, it is likely a bad nail somewhere, but it appears the roof is only covered under the one year warranty - despite being 20/30 year shingles. I don't think it is unreasonable to expect a roof to not leak for as short a duration as the home has existed. I attempted to figure out who installed the roof for the builder to see if an additional warranty was available, but have not been able to find any information on this.

Paid to have garage insulated. Smith Douglas (builder) did not insulate above garage. Never gets back to me about insulating it. All the heat in the attic goes into my garage. Temperature in garage is hotter then outside temperature.
My wife and I have purchased this home in Carters Station built by Smith Douglas. The back of the property has inadequate drainage as well as erosion from the hill above. It clearly needs an engineered retention wall as well as grading for the drainage away from the property. Would like for SD to fix this issue as it is still under the 10 year warranty.

I closed on my house December 27. It is a brand new home (the 1stone built in my subdivision) from Smith Douglas. My siding has started popping loose and the boards are cracking. I reached out to *** with smith Douglas. He sent me to the Allure Siding. Ray with Allure siding said he would pay $594.00 for the 36 boards that are broken. *** W/smith Douglas said that he knew who could install the boards and will do them for around $600.00. I Called a siding Company to get an estimate to replace all of the siding including painting. The company saw the pictures of the siding of my house and advised that they could not insure their work because the siding was improperly installed causing the boards to crack and pop. It would all have to be redone. Many of my neighbors homes also have cracked broken and loose siding. Smith Douglas will not fix the siding because it was not reported during the first year. I did not accept their offer of $600 to replace the 36 boards because this will not fix the problem of improperly installed the boards. Smith Douglas should correct their mistake of incorrectly installing my siding causing it to break. This is Hardy Plank Siding which should last 30 to 50.years. There should be no broken boards.

Bought a home in Legacy Farms. PAID to upgrade appliances in kitchen from Tier 1 to Tier 3. First day - dishwasher exploded and flooded kitchen. Warranty guy came out - said they would replace it - then we realized we the builder cheated us and gave us Tier 1 appliances -- oven not self-cleaning, dishwasher washes at 60db and we ordered the 49 db due to two of being partially deaf and cannot hear over the noisy one, microwave is just plain basic. All were supposed to be smudgeproof.Smith Douglas is refusing to honor our contract and give us the appliances in the contract! I am seriously ill yet been forced to wash dishes for 7 weeks. They had a dishwasher delivered to replace the exploding one -- but it is the wrong dishwasher.Can't someone help me get what I contract for? I don't want the money difference -- I cannot get on the floor and manually clean an oven - nor can I hear over the 60 db of the dishwasher. I want the correct appliances. I was even given a picture when I signed the contract of what I should get -- not even close to what there is!
I moved into my Smith Douglas home under 2 weeks ago. Since then the construction team has repeatedly used my power and water. I reported this many times and they did not stop until I put locks on all my exterior outlets. They then have me a $50 gift card for my electricity *** that they have been using to power industrial, construction tools. I assumed this meant they would stop using my home to fund the construction of other home since I have already paid. Yet Smith Douglas builders are once again using my water. When I asked why they keep doing this they said its not that much water. This is illegal. You should not be using my power or water, let alone trespassing on my property. (I have videos of the incidents that I have witnessed but I cannot upload videos to this complaint.)
While viewing potential homes, an employee of Smith Douglas Homes approached a friend of mine offering him some.material that was going to be disposed of, and said he could have as much as he wanted but had to get it that day. My friend called me to help load and a little while later we were arrested for theft. Tried to speak to the vp, and explain we had permission but her was rude. I met with the employee the following day, and had a 12 minute video recording of him saying he would go to court and clear the issue up, and worked there 7 years. When the court contacted him, he pretended to not speak English. I sat in jail for 4 and a half months, before the case was dismissed. I have terminal heart failure, and simply wanted to show the company the video of their employee confirming he had given my friend the materials. I lost my vehicles, my home, wife and time in jail just about took me out. This company is a poor example of a business and has ruined my life

I closed on this house and during my walk through and final inspections I was told by the Construction manager *** that the crack in the garage will be repaired Not understanding why in a newly built construction the crack is running from the beginning of the garage to the end. I have sent multiple emails to the companies requesting someone to repair the crack. Unfortunately *** and the new construction Manager had a difference of opinion regarding repairing the crack or making the promise good from ***. I have emails between myself and *** stating he had contacted the concrete guy. It appears the new staff is not interested in making a wrong right. No one has been out to look at the crack. I have forwarded pictures which is not the same. My request for repair of the cracks started prior to my move in. This company has not tried to solve the problem. Just responses why they are not correcting the problem, I am very disappointed and dissatisfied with Smith Homes, this was mishandled and never should escalated to this and down through a year. I have communicated with *** Area Construction Manager and *** Warranty Representative. If *** was still with the company my garage would be repaired and the concrete guy that left my garage unfinished would be addressed.

I purchased my home from Smith Douglas Homes 2 years ago in May. They gave me a 1 year warranty on maintenance. I had 2 closets that fell the day before the 1 year exp. I called and the receptionist answered the phone and they were going to send a person out to repair the closets. Noone came out and when I called the person that was supposed to come out, they stated they no longer work with Smith and Douglas. I emailed Smith and Douglas and someone responded they did not have the email stating my repair request and I told them that I didn't email them that I called and the lady said that it was past the one year so they are not coming out. I emailed her back saying that is the company's go to line because. that is what they tell me when I have a repair request. My heat went out this past winter, I sent an email and the only resolution that they had for me was to flip the breaker. Now my a/c is not working and I emailed them because my units have a 5 year warranty and I have not heard from anyone. I emailed them and the reply says they will contact me within 3 days and it is passed the 3 days. It is 94 degrees in my house.
I purchased the house 9/24. At that time, I had taken pictures and pointed out that the landscaping in two spots was put in dead. Through texts (which I will upload), I was told that it was dead but we would wait until the spring and then if it hadnt come back, it would be replaced. Now that we are in the spring, they are saying that they will not replace it and if I water it, it should come back? How will DEAD grass come back? I know they dont warranty landscaping, but I just want want living grass to be put in my yard in the first place. Please help.

Then we had to wait for more material to frame. As of Oct 27 all that's done is framing, roofing, doors put in. They put windows in but left two out. Those two windows have been sitting in the garage for 5 weeks. Now a broker has told me be prepared to wait til next year. HVAC parts are delayed right now but nothing else can be done as we wait? I keep asking questions and nothing is answered. I enrolled my children in school in the area based off yalls estimated closing date. Just for me to drive 2 hours a day and it be delayed atleast four months past date. I sold my house based off yalls date. We have no where solid to live. Y'all are the biggest inconvenience I've experienced in my life. Y'all have ruined this whole year. I even have family members getting a home in the neighborhood and I'm having to help them with upgrades and contracts cause sales reps won't. Y'all have no respect for your customers. All I wanted was communication and I can't even get that. Just imagine what it's like to tell your kids your not having Christmas in your new home. There is no Christmas cause this company has ruined it. I want my home complete. Before Christmas!
The quality of this home is awful
The quality of this home is awful. We got someone name *** to come out for 30 days follow up and she was awful, keep telling us this is not her community and dont know why its done this way. Ray the project manager seem like he care at first and after a month he never follow through with anything. We moved in and had to do extra cleaning on a brand new home. Paint on new carpet. Caulking and grouting seem like a 12 year old did it or a drunk person. Trim and tile are cut pretty awful. Our first day our a/c broke down. Electrical work was a concerning because we was down with electricity in our master bedroom and bathroom for a week because it wasnt an emergency. The kitchen island and kitchen outlet didnt work. They had plumbing issues a few days before we closed. *** the sales agent told us it was normal to cut through the house drywall to look for a clog with the plumbing. The front of the house elevation was disgusting looking. We upgraded to stone and it is wasnt flush because they was being cheap or whatever. I told them I didnt like that it has a gap in between and they slap it with some concrete. What a way to solve a problem. I hope whoever work on this house have explosive diarrhea for weeks for selling such an awful quality home. We try to get in contact with them to come fix a few thing and nothing. Once you closed, forget hearing back from Smith Douglas home.

We purchased a new build home from Smith douglas we paid a extra 6k for a " premium lot". Shortly after moving in we realized our backyard floods with any amount of rain. Its to the point that the water will cover our patio and up to our door frame which is about 5-6 inches off the ground. In an attempt to be proactive before this issue worsens or causing damage to the home I ave reached out to Smith douglas multiple times. The first time they came out they blamed the issue on the neighbor above ours gutters running off into out yard. The next time the came they blamed it on the neighbor above ours pool... the neighbor doesn't have a pool. When I reached back out with video and pictures showing the water running into our yard then puddling up in our lot and running towards our home instead of away from our home and down the block. I got no reply I followed up 2 more times to get the reply with " the man that came out doesn't work here anymore" then when I asked when they would take a look. The new rep got extremely rude and told me he had already been put here "several times" which is false as I have a fence and it stays looked unless I know someone is coming. It has now been 2 more weeks and I can not get any reply from Smith douglas about this major water issue and am afraid of further damage from water and that the water will soon come into our home via the back door. 10/29 My wife and I were excited to build our dream home from Smith Douglous Home's on ***. We had our realtor with us and went to talk to the agent. He began stating that changes could be made to the home and this is also stated in the original MLS listing. When we got to the home he started making changes to the story. He first said we could make changes when we walked through the house. He then went on to say that this home did not go through in contract and changes could not be made. He then went on to say later that changes could be made to the flooring only.We got back to the office and he said that we would have to prequalify with there lender to even be able to buy the home and that another person was dragging there feet. We had a check in hand ready to hold the home and begin construction. My realtor and my wife confronted him about this and about him running our chance to build our dream homes by the lies he told from the beginning. He wasted 2 hours of our time we could have been looking at other builders and also 8 hours of time I can not get back by taking off from my job now. We want to warn others not to do business with them because they will manipulate and change stories with you. What is worst he kept walking off during our tour of the home and saying that he had to find things out from his colleague and that the person dragging there feet would come before us when we were their and had an appointment. Please buyer beware.

My wife and I purchased our SmithDouglas Home in October. (less than 3 years ago!) On 09/24/2022 our septic pump stopped working. When the septic contractor came out to repair/replace the pump, he discovered several other issues that were improperly completed as it pertains to our septic system. The contractor discovered that the piping coming from the house to the septic tank was placed incorrectly. According to the SmithDouglas *** (***), the septic tank passed all inspections and will not be responsible for repairs required after the warranty period.After purchasing our house and spending time inside, it became obvious to my wife and I that the workmanship throughout the house was really, really bad. The crown molding was separating from the wall in almost every room, there was wall paint spots in several areas that the painters neglected to clean, the toilets were mismatched, the painting was very, very poor, etc., etc. When we contacted *** from the SmithDouglas ***, all he said was that it wasn't covered as a warranty item to every complaint we made. I have spoken to several of my neighbors and they have basically the same complaints as my wife and I. It is obvious, at least to us and the neighbors we have spoken to, that SmithDouglas Homes does very shoddy work and hires the cheapest workers as well as uses the cheapest material. Our septic pump should not have gone out after less than 3 years of usage! The total amount paid for the repairs was $5, ***.

I am writing this complaint to Smith Douglas builder *** who is actually the builder of my house. I have closed on my house on December 2nd, and I was unhappy that day cause the refrigerator they installed in my house had some scratches inside, and outside, and the builder has promised to exchange the door involved, and I have filed already a complaint for that issue, and next I just noticed in my laundry room that while they were setting up the plastic to prevent the washer from leaking on the vinyl, they messed up my floor underneath and for sure this was visible, and I am 100% sure they noticed it, and still screwed the plastic so its not visible. I havent even moved to my house yet, so there is no way I could have done that. The laundry room is still empty. When spending a lot of money to buy a new construction I expect that things are done right, and fairly which I feel that the builder wasnt fair to me in a lot of way maybe because I am a woman that they can intimidate. In life I know what karma is, and I treat people the way I want to be treated, and I expect the same from others cause it will definitely backfire you. I am definitely unhappy with a lot of things in that house, and my wish is that they fix them to make me happy, and comfortable. You know those builder try to rush the first walk through, then one week after we did closing, so they didnt fix all they need it before closing cause that day the builder still fixing things. Also all the blue tape I have put for the first walk he took some away, and never fix them. I really appreciate the work he did overall, but everything wasnt done right. All I want is that they fix any issues.Thanks for your understanding.

Regarding the damaged finish on several kitchen cabinet doors after closing Jan 28 on a new build home. During the 30 min. walk through we noticed smudges and marks on the cabinet doors. We thought it was dust and/or dirt the house maid did not remove, as Smith Douglas Homes fails to employ a professional cleaning service to thoroughly clean new homes. After closing, we sent photos and discussed the issue with the *** "warranty" department, who denied damage was caused by products used by their maid on the cabinets. The said, "this issue has ever come up in the past," and "*** will not be able to replace the cabinet doors, as it's not warranted under *** guidelines" and "replacement will have to be done at homeowners expense." We contacted the cabinet company, who confirmed a harsh cleaning solution or chemical was used on the cabinet surfaces, which damaged the finish. These cabinets were already damaged when we took possession of the home, not afterwards. We should not have to bear the expense of negligence caused by *** employees. In addition, I'd like to say that throughout the home build process, protective measures were not taken by the builder to prevent damages to finishes in the home, i.e. tubs, sinks, countertop, cabinets, appliances. All were left exposed and uncovered during several building stages. We discussed this lack of care and attention several times with the *** and were told this was how *** does things, but then we were assured that all issues would be taken care of at the finish. What they don't mention is that unless you point out every single issue for them to mend before closing, it will be considered "cosmetic" and they will not make repairs. This policy is unfair and needs to be remedied, as it is improbable, as well as impossible, that every issue can be addressed by the buyer during a 30 minute walk-through.
