I have lived at The Preserve since 2019. I love it here and love all the amenities! The apartments are very nice and it's pet friendly. Also, all I'm responsible for is my electric. Everything else is paid and that's a plus for me! The staff is amazing! The manager is very friendly. I like that The Preserve is very close to 76 strip and close to all restaurants and attractions. I highly recommend The Preserve.
I think that willow creek needs to be more specific on what and where they expect the reviews to go for a discount on the rent when you sign a new lease with them! Thanks

I live in Cobblestone Village and the manager and general will not put up umbrellas in the pool area. The manager and general manager say they do not have to put up umbrellas and there is no law that says they have too. I said i would buy( and i did ) my own umbrella and when i took it to the pool the manager and general manager said it violated my lease and the general manager said she was going to write a breach of lease and i would be evicted. I told them to go ahead because i would go to court. their ruling affects 150+ people here in Cobblestone Village. I called the governors office emailed hud section 8,i\I am calling ky3 monday 6/16 and 6-7 other agencys. Will call Attorney general's office Monday 6/15. Their handbook says pool umbrellas ARE PROVIDED, A LIE.

We have been living in the Quail Ridge townhomes for a year and absolutely love it
We have been living in the Quail Ridge townhomes for a year and absolutely love it. Even though our house is right beside a major highway, it is well insulated and the outside noise is undetectable. They are pet friendly and our townhouse is the perfect size for two adults and two cats. The office staff is always kind and helpful with any issues we may have, and maintenance is quick and efficient with any repairs we may need. The groundkeepers do a great job with landscaping and keeping the complex looking nice. We love swimming at one of the three pools and the kids in our family enjoy the playground.

I have been complaining about the bugs in our apartment for almost a full year now
I have been complaining about the bugs in our apartment for almost a full year now. A company has been sent once to spray for them even after my apartment manager said that the spray doesn't deter them. Guess what? The bugs are still here. When I called corporate they said there was nobody there who could help me. If I find one of these bugs on or around my newborn baby I will lose it! FIX IT NOW.

Maintenance pulled up the carpet and there is a crack in the floor. They just want to clean the carpet but that doesn't solve the issue. When I moved into this apartment, there was a stain on the carpet. I was given no estimate on what it was going to cost to get rid of the bedbugs. I told them that the bed bugs could've come from before I moved in. They are making me pay for it. The cabinet door is loose and I showed it to them two months ago and they won't do anything about it. The business told me I have to pay for the bed bugs to be removed.

I moved moved into the apartment in June. I had broken blinds, refrigerator, toilet, shower head, fan in bathroom, outlets and kitchen drawers. They only fixed my toilet and got me a used refrigerator. They said it was a new refrigerator, but it wasn't. They ended up moving me to a new apartment. They said they were freshly renovated. I did a walk through, and noticed some outlets weren't working. The heater is working on and off and they gave me a space heater instead of fixing it. The microwave is not working. They have never replaced it. I tried putting in work orders and they refuse to take care of it. I have left voicemails for them to call me back, but they never do.

I lived at Grandview for 6 months. The property manager messed paperwork when I moved out. He tried to get me to leave early and he did not file my actual exit paperwork, causing my deposit to be delayed. I have been out of the apartment over a month and still have not gotten my deposit. In addition, someone attempted to break into my apartment. I contacted him several times to have someone come and change my locks. Nothing was happening so I found the maintenance guy myself. He went to the office and asked if it was ok to do it and the property manager just shrugged and said he didn't think it was necessary to return my call. Within 20 minutes my lock was changed, but I shouldn't have to continually remind someone to do something like that.

For almost a year my wife and I have had to live with what appeared to be a live wire hanging from our kitchen cabinet. It was suppose to connect to a light that should had been over the sink. We've sent many complaints and called the apartment complex manager many times about it. We were told that their maintenance staff was short handed, but it would be dealt with. We were told this for duration that we lived there. There were also many holes in the walls that were contributing to an on going pest problem that we weren't aware of until after we moved in. Even after pest control told them the apartment manger to plug the walls, nothing had happened. We paid 100 dollars for a maintenance fee when we moved in, we also paid for a 190 dollar restoration fee when moved in. I feel like we paid almost 300 dollars for nothing. Also in some of the pictures I'm uploading you can see mouse droppings and shavings in the holes on the wall.

My husband and I lived at Polo club apartments for 3 years. We recieved a notice that there had been issues with the carpet in the apartment due to pet stains. We spoke with the manager and she stated that if we use this specific company and have it cleaned we should be good for renewal. We were charged $170 for this we paid and also then a month later received a notice saying they were not renewing the lease due to the carpet was not cleaned. We moved during the start of the pandemic we received a itemized listing stating carpet damage due to pets which we were not disputing but they are asking we pay for basically restoring the whole apartment including paint dry wall stuff that was not damaged by the pet or had any damage. Per the lease we knew we were able to dispute these but we tried multiple times to communicate over the phone and left multiple messages to resolve this. We could not do a in person dispute due to the pandemic.

Initially we got a notice that we could renew our lease or go month-to-month and that if no action was taken we would go month-to-month by default. (PDF attached) This was in April and our lease expires June 30rd. After a few weeks my wife and I got several e-mails from management asking us to sign the lease. Anyway, some time passed and my wife finally replied and said that we are just going to go with month-to-month. She received a number of very unprofessional responses saying that they don't do month-to-month. After some more time she wanted us to sign a document on that did not give any specifics on the amount of money that we would be charged if things weren't "clean enough" following move out so we are worried. None of this would have ever happened if they simply honored their offer.

My husband and I agreed to be a cosigner for an apartment for my sister. The Quail Ridge apartments ran by the Wooten Company sent cosigner paperwork that listed all the requirements needed to be submitted by the cosigner which we completed and turned in. The requirements included sending in the past 3 paystubs OR 3 bank statements and sign the paperwork and have it notarized. We chose to send in the last 3 bank statements. Afterwards, they informed my sister that they ran a hard inquiry our credit but they wouldn't approve her application unless we sent in the last paystub from 2020 and the most recent paystub. The next day they changed it to needing our last 6 months worth of paystubs. No where on their paperwork does it say they need both paystubs and bank statement nor does it say they may need additional information after running a hard inquiry on your credit. I also spoke with Jessica from the apartments on the phone BEFORE submitting the paperwork and she confirmed that all we needed to do was fill out the paperwork and send in 3 paystubs OR 3 bank statements. If the information had been disclosed we would never had agreed. This company keeps asking for more and more personal information which is not mentioned anywhere in their paperwork. We met all the requirements the asked for in their paperwork but they are refusing to approve my sisters application unless we send them more information which they keep changing. This is extremely unprofessional and misleading. They need to disclose in their paperwork ALL the requirements so cosigners can fully understand what personal information they need to give. Not run a hard inquiry on their credit and then disclosing the rest of the requirements.

After being a resident at briarwood village for 2 years, my husband and I decided to go month to month as per the first section of our lease. It states that if we do not give sufficient written notice by the first of the month that we wish to move out and before our lease end date (July 31) we will go month to month until proper written notice is submitted by either the landlord or tenant. In our renewal offer that was sent, it also listed a month to month option. When arriving at the office to discuss our pending move with management on 7.22, they told us that they do not offer month to month which directly violates our lease agreement. To further complicate things, she stated that they have already placed our apartment on notice. Our manager claims that when we had talked to them previously we stayed we were looking for other apartments. Our manager claims that this was sufficient notice. Our lease states outright that verbal notice is absolutely, under no circumstances, not valid and it must be in writing. We have received no written notice and have signed no documents stating we wish to move out. We simply wish to fulfill our lease agreement and go month to month. I have tried contacting the corporate office multiple times throughout the day and each time have been left with a voicemail left on their machine and no response. We are now possibly without a home. We also have had issues with our maintenance being done on our apartment. We had mold growing on the walls in the bathroom that we had to call after weeks to get taken care of. We submitted work orders over a month ago for our ac that doesn't work. We are now in the hottest months of the year with no AC and a high electric bill as it tries to run but cannot.

For the price of the complex you cant complain much neighbors are quiet the complex I'm in needs to be updated to match the other ones. If I was a college student this is definitely worth the money. Been here 2 years and went through a few changes but one thing that stays the same is rent.
