Buyer/Renter Beware! I was hired to be the General Manager and left in utter disgust! I have never seen such shoddy management, whose only goal is to line their pockets. I could not put myself in the position of subjecting paying owners and guests to the completely substandard and unhealthy accommodations the management company is providing. They are...

Initial: 09/15/22 Contacted by TSBO and told that they had a buyer for my timeshare and I needed to only pay $1800. to get the sale underway. Actually I paid for a Platinum Rental Program $1,000 and Marketing $796.00. Then not hearing from them for week or two contacted them and they said still in the selling mode. Two months later after numerous calls and texts I finally reached the agent and was told there were more fees to complete the sale but that when the sale was completed I would get it (the money spent) all back. I was charged another $1,729 and $1849 on 11/10/22 for Elite Plus Timeshare Marketing.. On 02/03/2023, I was charged an additional $1,749.00 and $1,849.00 for inclusion in a Winter Showcase.. Since, I have called and been told the agent was in meetings, had a plumbing emergency at home and a number of other stories, I texted and was told nothing then just stopped getting any responses until yesterday when? Steve the VP called to discuss my issues as he had been sent my messages in which I threatened to contact the BBB. He had no acceptable explanations and told me all I had been paying for was advertisements for the sale... I have been waiting at my computer for the last 1/2 hour for the call back to discuss my situation and no one has contacted me. Since this last date I have received timeshare exchange requests that I have no idea how I can possibly complete and Nothing else in regard to my sale. I feel that I have been scammed, as every time I call they request more money for? advertising? Total at this point $ 7,176 All I have is a number of booklets and legal looking papers to show for all this $ and a promise to get all the fees back when the sale is done!
Desired outcome: I should be refunded all of my fees as based on the assumption that they had a buyer. I'm on a fixed budget as I am retired and disabled. Please help me !.
very rude associates both Taylor (today) and (previously)
They have both called and very rude. Insinuating I am not nice because I don't want to put any additional money into a product which is non-compliant.
When I signed up with Timeshares by Owner and paid a fee, they were supposed to find me a buyer (or renter) for the timeshares but haven't done that yet.
Then harassing phone calls began from Jennifer, and today from Taylor.
They should refund the moneys already sent in from folks when they can't perform their duties of selling/renting instead of harassing the clients who have already paid them for a service to get more money from them.
Shame on them! Awful company and customer service.
Desired outcome: I want my initial funds returned as I didn't get what I paid for
Timeshare resale scam!
RUN! SCAM! Harold Blue will call and act like your best friend, give you his license number, make you feel crazy for doubting them, tell you the complaints are about “old programs” they used to do, blah blah blah. You’ll pay your initial amount for your timeshare property because he’s going make it sound amazing, “guaranteeing” they’ll sell your property quickly because the market is so hot, and you’ll be making money on rentals in the meantime. I specifically asked him if I was going to be bugged in the future for more money, and was guaranteed it wouldn’t be necessary.
NOPE! I (stupidly) went against my gut and paid the initial amount (I want to say around $800) and NEVER received ANY offer. I did receive 1 call asking for more money ($1100+) to be put into a more exclusive marketing program, but I declined and he quickly got upset. I would periodically receive calls saying they are still working on it, but no one had any answers. I knew what I signed and admit I stupidly paid the fee, but I am determined to not let anyone else fall for this scam! RUN! Read the other reviews and see the pattern. They claim to have an A+ rating with the BBB, but that’s only because of the responsiveness (and honestly ridiculousness) of their VP. They are NOT BBB accredited.
Desired outcome: I’d love my money back but seeing as how they’ll claim to have done some-sort of [censored] marketing in house, I doubt it will happen.

Fee to put my timeshare on website to sell
August 28th, 2021 I received a call from Ashley Keating at timeshares by owner. She told me she could sell my timeshare and stated a figure. It was too much money for me so she passed me on to Eric Rosenberg who was higher up in the company at the Daytona office. Eric told me about the company and it's A plus BBB rating (which the BBB says they're not accredited). He promised me a miracle and reduced the fee to $867. The only catch was I had to write a positive review about the services I received selling my timeshare.
On September 9th I received a card with my name and a CID number 829-9044. On November 9th I received another elite card with my name and number on it. I received a call from Michael Buckingham stating the three phone numbers that would be my contacts. Around once a month I would receive a phone call from Brandy, Chris , Allison and the last call was from Gigi. When I asked what was happening she said people want Orlando. On November 15th I received a call saying they wanted to showcase my Hollywood Beach Tower timeshare which would be an additional $800. I objected because I wasn't aware or told that there will be an additional charge if I had I wouldn't have done it. I'm on social security and my income is limited. They started at $24,000 which sounded exorbitant but they said that's what I should put it up for and the rental fee I thought was high also. In one of my phone calls from the people I named before I dropped the price to $13,999, then on March 31 2022 I dropped the price to $9,999, then on 4/12/22 I dropped the price to $6,999. The occasional phone calls I received was lip service about what they were doing, but nothing was happening. I asked to speak to Eric Rosenberg who promised me a miracle but a Christian Broughton who was the manager said he was gone that the office closed at 3:00 p.m. in Daytona. He listened to what I had to say and promised that he would gather all my information and highlight and showcase my timeshare. He said he would get back to me on April 19th 2022 and we would discuss what he was going to do to accelerate the sale of my timeshare. He never called on the 19th and I called and left a message with no response. I have spent $1,667 for nothing.

Desired outcome: I'm asking for a refund of $1, 667.00. I have taken the matters into my own hands to resolve this issue since I haven't received any help from Timeshares By Owner
WOW, just an ongoing story fraud and scams. Hard to find the company that wears the white hat.
We all just looking for the truth good or bad just the truth. I can tell you from experience getting out of my timeshare was a learning experience. When I realized there was no secondary market for resale, I then looked for legal way out. I found vacation owners consulting group. They are A+ Accredited with BBB. They were very upfront and honest on my options. All their work is done by ABA attorneys. This is when I learned selling a timeshare was next to impossible, They explained how I could terminate my ownership and get out from under ongoing increases in fees. There was a cost, but was cheaper than keeping my ownership I was not using and couldn't give it away. I went with them, and now I'm free and clear. They did 100% of what I was told they would do. If you need out and want the truth get a hold of them. vacationocg.com spoke with Dan and he was there through the whole process. Really good people.
Too many calls asking for more money while no action on my account
I have been paying thousands to this company every year since 2019. I have not had one offer to buy or rent since that time, though when I complain they say that they have sent me offers. I have checked and rechecked emails and no joy. Also no phone calls. However the last 3 months I have been receiving phone calls trying to convince me to pay more money to them to improve my chances to sell. I am being subjected to high pressure sales. Meanwhile, no action on my properties being sold! Is this a scam?
Desired outcome: My properties sold or phone calls for me to pay more stopped

Marketing to sell my timeshare
I was charged $2,000 to market my timeshare (see attached contract), but nothing has happened in all that time. I have been contacted for more money to continue their efforts, but nothing has been done on my behalf to sell my property as of this date september 9, 2020. My property is not even listed on their website, as promised. I realize that there was no...

First I was told my "high in demand" timeshare will be sold easily and I made them the payment for $800, after asking for their lowest price. Then weeks went by no response, after time I get a call asking for more money for them to list my timeshare more places I assume. So they never actually had a buyer although I was willing to bring my asking price much lower. Timeshare by owners keep calling and asking for more money to market? I am unclear on their process and if it works. I lost $800 and don't want to put another penny into this fraud program.

timeshares by owner / timeshares direct inc is a scam.
I got caught in a scam by Timeshares By Owner/Timeshares Direct Inc. I gave TSBO $2000 to sell my timeshares. I was told my timeshares were worth $40000 and it was all a lie. In a short while later another agent named Amanda called and wanted $1300 more to move my account into the "elite" program to sell my timeshares. A few weeks later Tyler called and asked for another $2000. Do not give these people any money, you will lose it with no results. If you have been caught up with TSBO contact the Attorney General and the State Fraud Unit and the BBB and dispute any credit cards. When complaints are filed the VP Kevin will come along and make excuses. TSBO needs to be shutdown before they damage more people. They call themselves marketing specialists, however they lie about the price of the timeshare and how quickly they will sell.
fraudulent activity
Time Shares By Owners is a scam! Don't get sucked in! I am in the process of selling my time share with this co. My payment was guaranteed to me no later than Friday morning on 1/11/19. It is now Sat. morning 1/20/19 and there is still no money in my account and as of Fri. they are Not returning my calls. They were quick to take my call when it came to handing over money, but now I am unable to reach Any one! It took this company 2 years and over $3000.00 to get this sold and now im wondering if I got totally scammed! They will direct you time and again to other reps and each time, tell you"I won't ask for any more money from you" . Well that's true. THAT Person Won't! HOWEVER, the next 4 people you speak to WILL! EACH one giving you the same pitch!
timeshare rental
Led me to believe they were affiliated with Marriott and even said my sales executive at Marriott didn't do her job because she didn't tell me about TSBO and how wonderful they were. Told me it was free - it was NOT. They (Amie Smith) act like they are helping you out with maintenance fees by renting your unused points. Wanted to charge me $6, 000 at the last minute and then "negotiated" it down to $2, 000. Caught me at a vulnerable time and took advantage. So glad I had a bad feeling about it, contacted my vacation club sales executive and cancelled right away!
listed marriott points for sale
We just received an offer for rent on what I think is the points for sale listing we gave TSBO.
It lists week nineteen- points float.
We do not have anything for rent with timeshares by owner. We do have a week from May 6 thru 13 2016 we are willing to rent but it is not posted on TSBO.
After we listed with TSBO I could not find our points posting and have been calling and messaging thru the site to see what was posted.
Someone from TSBO called and gave us an ad number finally.
Now that I have seen the posting, it appears to have any number of inaccuracies.
We are selling points at OceanWatch which float.
Marriott OceanWatch is not listed on the list of Marriott resorts when you pull it up by resort name.
We asked to be released and refunded and were denied. to be released from this agreement and refunded our thousand dollars.
Timeshares by owner has contacted us and satisfied our complaint by refunding fees paid. They contacted us by phone by reason of posting on the Complaints Board.
wanted personal info. on our timeshare.
Man called 13 times in 20 min. When we refused to give any info. he called back soon as we hung up!We told him we have a condo, don't want to sell or buy another. He said he HAD to give info. about us to his boss. He became very loud and belligerent to my husband and me, even calling him a liar. Happened on 1/28/2016. We just want them to not be able to harass people or get him fired. the phone no. he used called from was [protected]. We had AT&T block the no. Hopefully they won't use a different phone. This was extreme harassment.
fraud
I have been promised by two different people that they could sell my timeshare. Their names are Pat Hamel and Wayne Levy. Dont believe anything they say. This company just takes your money and then they dont sell it. They make all kind of promises and tell you that they will sell your timeshare. I dont know how this company can live with themselves after they take your hard earned money and have on conscience about it.
this comp. called me, offered to rent my timeshare which i excepted. the very next day i called them to cancel there was no response. i continued to call from that day onwards with no success. during the original phone conversation i was told i had the option to cancel within seven days. this comp. took an upfront fee of 3294.00 . Stay away from this company.
I signed up with timeshares by owner in early 2009 and after 3 months I started getting calls for rental offers on my Silverleaf timeshare. I have continuously received offers since then. It was definitely worth the service fee i paid of 1, 298.00, only because i ended up receiving some offers that have helped me get something out of my timeshare when i needed. Timeshares by owner ended up putting me in there Timeshare Trader, which i think is the only reason i got offers. It is a bit hard to reach the main lines sometimes, but by what i am told they are still working hard for me, which seems true with our outcome. Do research before signing up with other companies because Timeshare by owner has been in business for quite some time now and are very diligent.
I am so sorry to learn of your recent misfortune. They seem to be very busy there as I frequently have gotten voice mailboxes when I call. I also am curious where they come up with the fees they charge. Anyhow this the Customer Service # I always get an answer on [protected]. You may be able to make a little headway with them by checking their website for your ad ( it seems they really do put your property there). Get your ad # and give it when you call.
none
All of the complaints here are absolutely not the case from my experiences. The rentals have been an aid in my yearly maintenance at mt RCI property and the customer service department is always helpful during bookings. My rental price was 2, 200 per week and I received several offers for 2, 000 withing 30 days! In short... If i works for me whats the problem for all of you?
ripoff - scam
If you do not feel like reading this whole letter, please at least read this: DO NOT DO BUSINESS WITH TIME SHARES BY OWNER!!! I am a very honest person and have nothing to gain by writing this letter. I have already been ripped off and I do not want anyone else to be harmed or lose their hard earned money. My husband and I were contacted by Timeshares-by-Owner [protected]) asking us if want to rent our point out and promising $3, 100.00 for 1, 500 point (total for $9, 300), but I would have to pay them 1, 999.00. It sounds like a sweet deal at first, but we told the guy (David) to call us next day to discuss the details. When we had a conversation the next day he stated that he will rent our points within a week and we get a check in the mail. I am working in acquisition/contracting field, so I told him that I would like to see a contract first. He pushed the credit card info to be given first. I give him my credit card info stating that I will dispute any charge that was not authorized by me and I am not authorizing any charges until I see the contract and then sign it. When I read all fine prints of the contract I realized what was stated to us over the phone and what was actually written in the contract are two different things, so I stated to the secretary who want to go over the contract with me (and I had to tell her "no, I will read it on my own, I don't need an assistance on that matter"). I was contacted by David again and he started to tell me that I had to trust him over what is written in the contract. Then, I directly asked him why would I want to do so when I have no idea whom you really are and now that I see that you are dishonest and, moreover, when I went on your company' site, time share do not rent for that amount of money. He hanged up the phone. People PLEASE READ the CONTRACT! Take your time and read it slowly, so you can understand what is stated there. Do not listed what they tell you over the phone! Please READ!

asking for more money
about two years ago timeshare by owner contacted me about selling my timeshare. they stated how it was in high demand and they had customers lined up to purchase it, but after two years I have gotten two phone calls from them both were to ask for more money so they can put the timeshare in there exclusive magazine. They also stated the same, story that they have buyers lined up, so when I asked them if you have buyers lined up why haven't you sold my timeshare they said, well it takes time. well if you have all the time in the world and a lot of money you don't need then timesharebyowner is the company for you
I have been dealing with Valentin from Timesharesbyowner for over 5 years he as rented my property over 4 times in the last five years there is absolutely no scam involved you will always get a hold of him when you call i vouch for timesharesbyowner services
told me they could sell within 3 months
I paid money for them to sell my timeshare at Summer Bay close to Disney World in Florida. I told them I would sell a one bedroom for $10, 000 and they told me they would have not problem selling it. It has been at least 5 months and nothing. I can and they do not return my phone calls. They change personnel like i change clothes. I have odd years and I have one week in reserve. I have an elderly mother and can not travel with her so we can not use our timeshare. You would think that it is so close to Disney that everyone would want it. But he spend a lot of time selling everyone else's. He told me if he didn't sell it in 3 weeks he would to an auction but that didn't happen either. Don't trust them to do what they say. You would be better to put it on a bulletin board at work and sell it then paying them to sell it for you. Foreign people come all the time and buy timeshares but they only sell the ones they want and not the ones they say they will sell. Good luck on getting they to sell your.
The complaint has been investigated and resolved to the customer’s satisfaction.
Well duh...Have you watched the news...Economy is bad now nobody is buying anything...HELLO...Wake up your stuck with it...Timeshares are doing very bad in the Orlando Area now...
beware, be smart and stay clear of this company
This company is a total scam. I was promised continued exposure of my properties and if I look without placing my actual ad number I can not find it. I was told that a summer sale was a reality. I was told by my sales person that he would continue to keep my ad up front and make a sale happen. After I signed on I was told that sales people do not get involved with the sales of the timeshares.
They send you a statement to watch out for people pretending to be from Timeshares by owner saying they have buyers and ask for monies up front. Well on two occasions I got such solicitations and it was from Timeshares By Owner employees calling from a Timeshare By Owner address and phone number. I was told by their own employee that its almost certain a listing with their company will never produce a sale pf your property. They go on to tell you that they gave buyers and by letting them negotiate with these investment buyers they can sell your timeshare property. Then they ask you for money up front. It’s a scam just like the initial listing promises.
I have lowered the price of my listed properties to $ 3000 and it still does not sell. They told me my property in Florida was worth $ 28, 000 but as you see listed with them at $ 3000 it has never got one single response.
I see one positive comment about this company. I am sure in my heart that the positive comments have been written bu agents of this company. They are absolutely a parasite feeding on the people who are desperate to sell unwanted timeshares. I think the State of Florida should close down any company that takes money up front with promises of selling someone’s timeshare.
Timeshares by owner is in my opinion a most foolish way to try and sell or rent ones timeshare. Timeshare by owner has a bank of fast talking people that will tell you anything but the truth about the actual sales generated by their web listing. They tell you about a radio show. Trust me an AM radio show with no one listening is a waste of time. A radio show which airs in the heart of Florida is a waste of time. People in Florida know timeshare properties are worthless.
Trust me Timeshare by owners is a total scam in my honest opinion. Beware, be smart and stay clear of this company and any company that takes any money up front to sell your timeshare.
fraud & misleading sales practice
Just like the other complaints I read against this company my story is very similar: On March 25th, 2010 I received an unsolicited phone call from, "GEORGE DENIS license #TP9454" purporting to be a salesman from Timeshares by Owner in Orlando, Florida. During his phone call to my wife and I GEORGE DENIS made several statement making fraudulent promises, which at that time we did not know they were false, that our Timeshare (which we own) was a, "high demand rental", and as such there were renters waiting to rent it out. GEORGE DENIS stated we were, "absolutely 100 percent guaranteed" a check between the dollar amount of $5000 and $7000 for a week rental of our Timeshare. None of his fraudulent statements in his sale pitch held true, to include a written contract would be mailed out to us, which it never was. Based on his fraudulent statement I authorized a total of $2494 billed to our credit card for the rental fee and the one time lifetime membership fee. I was never contacted with this guaranteed renter within 24 hours as GEORGE DENIS had promised. I made repeated attempts to contact him, but he would not return phone calls or emails. When I did get though to someone and requested to speak with GEORGE DENIS, I was transferred to other salesmen whom assured me the deal had gone thru, and it was just a paperwork delay. Again, more lies. I spoke with purported supervisors who were going to, "look into it", but nothing was ever done. This is a common practice with this company. I am a disabled American Veteran from both Operation Enduring Freedom (Afghanistan) and Operation Iraqi Freedom. I am a protected class of Americans, which GEORGE DENIS took advantage of by his deceptive and fraudulent sales practice. Both GEORGE DENIS and Timeshares by owner have failed to refund my money despite numerous requests to do so. In researching complaints against Timeshares by Owner there are literally hundreds of complaints filed against this company the majorette of which are for fraudulent sales tactics. Because of this the BBB gives this company an "F" rating. GEORGE DENIS is a FRAUD! I am not sure how he is able to sleep at night knowing the victims he has taken advantage of, but he is truly a coward that hides behind a phone and other people instead of facing his victims. He uses other co-workers to hide behind in an attempt to justify and conceal his lies rather than face his victims. I also contacted KEVIN A. WHITE the Customer service/Consumer Analyst for Timeshares by Owner (TSBO). Mr. White first told me the recorded conversation between GEORGE DENIS and my wife and I could be obtained (GEORGE DENIS on March 25, 2010 also stated in that phone conversation that for quality assurance this phone call was being recorded). When I told Mr. White I would like a copy of that phone conversation since it would reveal the lies told by GEORGE DENIS, Mr. WHITE first said it could be obtained, but it was a hassle to get. He never responded to requests to get it and eventually stopped responding for requests for it and a full refund. I will continue to pursue this matter. I have filed complaints with several government agencies to include a criminal police report with the Orange County Sheriff's Office under the Florida Statues for communications fraud act, misleading and deceptive advertising and sales. Hopefully, this info will help other Americans so that they don't get duped by this fraudulent company.
Well, it has taken some time, but a battle was won against this company and it operators. On May 3rd, 2012 filed in Circuit Court of the Ninth Judical Circuit in Orange County Florida a Civil Action was filed by the State of Florida Office of the Attorney General (CASE NO: 2010-CA-1612-O). The document was signed by JEFFREY FRANTZ (CEO of Timeshares by Owner) and JANA L. KLIMEK (President of Timeshares by Owner AKA "TIMESHARES DIRECT". You can read the court order for yourself, but in it they were ordered to refund several hundred thousands of dollars refunded back to scammed victims along with restitution and fees to the Florida Attorney General's Office. I realize this is only a fraction of the monies scammed from victims. If you were one of the brothers or sister that were scammed by this company continue with dilligence in reporting the fraudulant activity against this company. This is some serious ammunition considering the company repeatedly made claims they had done nothing wrong. Yeah, I guess the 350 + people that made complaints against them with the Florida BBB were in conspiracy together. I received 1/3 refund check from TSBO, only because of the court order. I am still pursuing the matter legally and with due dilligence. I look forward to appearing in court as a wounded warrior combat Veteran telling my story of this fraudulent company and how they took advantage of me. Don't give up folks if you were victims especially those victims who fall in a protected class such as elderly, disabled, Veteran etc... Just remember, don't play into their game of lies, be honest, document, document, document, who what where when. Keep good records when you file your suit in court.
Dear Jeffrey Frantz, since you are the CEO of TSBO you are a defendant in this case by allowing your business and its operators to not only commit FRAUD but to continue to do it. I wish I could be there to see your face when you are indicted on several counts under Florida Statues (not to mention the class action suite that will follow). I know you obviously read these comments other people have posted about your company since you respond to some of them. There is a pattern and common theme from the company YOU run that YOUR salespeople, managers, and customer service representatives are committing criminal acts and ripping off people in the Timeshare game. There are literally 100's of people saying the same type of things have happend to them (check with the Florida BBB and the Florida State Attorney General's office if you don't believe me). These blogs that people have posted can be admitted as evidence in a Court of Law. I had requested a full refund of my money within the timeframe and method as stated in your unwritten contract and alleged company policy (which George DENIS did state a written contract would be mailed out to me, and of course one was never sent to me). I had sent certified letters to KEVIN A WHITE and each time I get a boiler plate letter sent to me, but it never address the facts. In fact in his latest response to my complaints an employee by the name of JENNIFER KNOWLTON sent a letter "for KEVIN A. WHITE". KEVIN A. WHITE, in his signed letter and now part of an Attorney General's affidavit states he is going to sent a copy of the recorded conversation, but then in another letter authored and signed by him completely contradicts what he said in the first letter. It really puts him in a bad light and as I told him its really easy to tell the truth because that does not change, but the problem with telling lies is that you have to tell another lie, then another lie to cover that, then pretty soon you don't remember all your lies. Thanks Mr. Kevin A. White for not remembering your lies, putting it in writing, and signing it! In my certifed letter to Jana Klimek, a copy of which was sent to you, I have outlined my situation. As a Disabled American Veteran, I was taken advantage by George DENIS, I am in a protected class of Americans because of this. All I wanted was my money refunded, but now in a legal battle I am asking for much more than that dollar amount.
The complaint has been investigated and resolved to the customer’s satisfaction.
First off, thanks for your service to this country...absolutely disgusting that while you were off protecting our country, Jeffrey Frantz and his company were here devising ways to lie, cheat, and steal $ from innocent people...clearly they have no morals and are bad people, it's unfortuntunate they are lining their pocketbook and are probably rich with "stolen $"...we can only hope that truly bad things happen to bad people and they get theirs for the evil they are doing to innocent hard working people of this country...that being said, it is nice to hear about the court ruling...since I am one of those innocent people who has lost $ to these lying, evil people, do you have any information on how one can take advantage of this court ruling and recoup some of the $ lost? what is the 1st step? who do I need to contact?...I have 3 kids to support, and I can only imagine how many other innocent kids have parents who were lied to
