I am a townhome owner (Lot#274), in the Marlboro Ridge Subdivision, Upper Marlboro MD. My loan is backed by the Veteran's Administration (VA) and I am truly concerned about the utility room's layout and the excessive costs I have incurred to have my hot water heater replaced. On November 23, 2023 (Thanksgiving) morning the hot water heater malfunctioned and emptied all its contents flooding my rec room. The utility room has the HVAC and Hot Water Heater, Gas lines, pipes, and Gas Meter installed in a manner inconsistent with ease of access and in my case replacement. It turns out in order to place a new water heater the air handling vent must be removed and replaced once the new one is installed. This requires both the HVAC tech to stay onsite until the water heater is installed and functioning. As a file this complaint I have found contacting the Toll Brothers Division Office in Maryland impossible to reach by telephone and my family and I have gone without hot water for 7 days.
Claimed loss: The claimed loss is $4,118 for the water heater installation and $4,254.00 ($106.35 p/h x 40 hours) for the use of my personal time off (PTO) to care for damages to my home and the 7 days without hot water.
Desired outcome: To be paid in full and a complete modification of the utility room so that I will not have to go through excessive costs and extreme distress if I have any issues in the future.
