When searching this person this is what I encountered. In the Tampa sector of Toll Brothers, I have great knowledge the Jimmy Oriol takes bribes and Cash Kickbacks from Vendors of Toll Brothers. In addition, falsifying company documents to reflect purchase of items for his personal home. Jimmy Oriol, Division President of David Weekley Homes 7349 Professional Parkway E., Sarasota, Florida 34240 is involved in Unethical Real Estate Practices. He has teamed up with Robert Sherman, Sarasota Real Estate Agent that currently works at Premier Sotheby's International Realty, 50 Central Avenue, Suite 110, Sarasota, Florida 34236. It has been reported by reliable sources and confirmed that Jimmy Oriol has given Robert Sherman cart blanche to sell as many units of the Paine Park Village Development in Sarasota as he can manage, as long as Jimmy Oriol receives a kickback on each sale. Jimmy Oriol and Robert Sherman both have a history of unethical Real Estate dealings. The IRS would also be interested in the activities of Mr. Sherman and Mr. Oriol. I have been trying to build my home my dream home for over 5 years trying to get in with toll brothers community. I love the build however your sales associate are unprofessional and goes against sales ethics I have over 1.6 million assets to spend and she being putting me on do not sell to me due my relationship and marriage

Just an update from my original post, it's been 6 months since I have moved in and STILL dealing with TOLL customer service and issues in the home. And of course, they try to sweep half of the issues under the rug.
Walk thru problem still not completed 1 year later
I purchased a Fairway Hills condo in The Ridges in Las Vegas, NV I closed on 1/29/20. The skin on my island was scratched and needed to be replaced.It is still is on their warranty list. My warranty runs out on 1/29/21 and this is still not completed! I have spoken to their warrant representative several time thru the year. As of 1/6/21 he said they are working on it.

The house is barley a year old...the stucco on this 800K home is falling off the house. The bathtub was installed without an access panel, the grading is so poor that every time it rains, we have o watch the back side yard to see if your hvac units are going to "drown"...Toll Brothers has yet to correct this issue. Prior to purchase, we paid a "premium" for this lot...a Mountain view. Three weeks after we moved in they built a two story house behind us and when I complained I was asked if I had their "promise of this view" in writing?
While from time to time, after months of waiting (not being able to use our front door because the vestibule was flooded due to poor design), Toll Brothers will occasionally fix something...stucco still falling off the house, hug crack running across our kitchen ceiling, foundation cracks...why don't we take legal action...note the clause in their contract...you have to attend mediation first...clever right...

Forcing use of Title Company
We are buying a new Toll Brothers home in Norris Canyon Community in San Ramon, CA.
Our Seller - Toll Brothers is forcing us to use their own Title Company, Westminster TItle. In our contract, we have to pay for all the Title Insurance and Fees/ Escrow fees. So, we should have a choice here.
But Toll is insisting that we use their in house Title company. They are also now threatening that if we change the Title company, there will be delays in closing the home sale ( currently scheduled for Mar 28th 2014). And for every day of delay, regardless of whose fault it is, we ( buyer) will have to pay $300 of penalty per day. But if the Seller causes delays, there is no penalty for them! Is this legal ?
What is our recourse?

Trespassing and Bullying
For over a year now, almost every Saturday morning, I find Toll Brothers advertisement signs all over my private property. I have been to the nearby Toll Brothers offices several times asking them to stop trespassing on my property and placing these signs. Our community institutes a fine for such for items of this nature that I as the property owner will be fined. In addition to my visits and numerous phone calls, I have recently filed a complaint with the local police. At my my last visit to Toll Brothers office, I was told by their rep that because they are Toll Brothers they can do whatever they like on anyone's property and will just pay the fine if issued. That is not what America was founded on.

They are arrogant ### who think they can walk all over everybody. They are trespassing. Send a desist letter to Bob Toll at their headquarters by certified mail. Copy your local and state representative on the letter, and also Karen Price-Mueller at the Newark Star Ledger. If they continue to do this, you will have served notice and can file a criminal complaint against them for criminal tresspassing. Send a letter to the editor of your local newspaper about this.
Get a retraining order against them. Would you be willing to speak with a representative of a major tv network about their arrogance?
Warranty
We had a new home built by Toll Brothers and it is a million dollar piece of crap! The contractors hired to build our home were cheap labor, and did not take pride in their work. They treated us very well, UNTIL we closed on our house. Once they get you into your home you become a second class citizen. It takes forever to get an appointment for warranty...

We bought a Toll Brothers home in May of 2007. Since we moved in we have had one problem after another and the list keeps growing...
- Our GE Profile, stainless refrigerator broke. The water dispenser kept dribbling water. When GE came out to repair the refrigerator we found the the side of the refrigerator had been all dented up.
- Our ignitor on the GE gourmet oven went out and had to be replaced.
- The drain pipe for our sump pump going out into the yard broke and we need to bury a new pipe.
- The fan in our GE microwave went out.
- This past winter we had drainage issues on our roof from the ice and snow and it leaked into the walls of our garage and damaged the drywall.
- Our shower pan in our master bath shower was installed inproperly. At first we thought the drain wasn't sealed properly. We sealed the drain, regrouted and sealed the floor and repaired the ceiling in the room below.
A few weeks later we saw signs of leakage again. Tore out the tile on the floor and found the shower basin, membrane, drain, etc. had all been installed inproperly.
Our tile is discontinued. The tiles on the step getting out of the shower are falling off now, the tiles on the bench are cracking. We haven't used the shower in our master bath for five months now. Toll Brothers is trying to work with the contractor who installed the shower pan/tiles to have them redo the work... not sure if I really want them to.
- This week we noticed a leak upstairs coming from the attic. Found that the drain pipe from the AC unit had not been glued and was just stuck together. With the hot/humid weather that we've had it started leaking down the ceiling and into one of the walls.
Yeah, we lived in a Richmond American home for 6 years and never once had an issue. In the 3 years we've lived in a Toll Brothers home it's been horrible. : (

The condition of Building 2 NW Parking residents entrance and elevator is not acceptable. There has been dried dirt on the floor and elevator since 9/15/23.
Also, there are spots on the carpet in Building 2, 2nd floor near car 5 that have been there since 9/15/23.
If you are buying a house with Toll Brothers, think twice! We had a problem on our balcony that they acknowledged that was defective and it has been overs a year and nothing happened!
They sent out a vendor that was not able to finish the work for no reason, right after closed my case! BE AWARE they will not stand for their work!

I purschased my home in 2008. I won't dwell on the individual items, but rather the process and design of their cluster homes in Maryland Toll Gate Village. First, they do not have the manpower to follow up behind all the South American and Mexican helpers they use. They contract out everything and do n ot follow up behind the contractors work. They wait for the buyer to complain before they respond. I have example after example. Secondly, the design of the cluster home roofs should be illegal. I am in a cluster of three homes and much of the water run off from the two side homes and drains to my section of roof and into my rainspouts. They should have had more downspouts to keep the roofs individual. There is another issue with the courtyards they designed. They put a privacy wall in front of the middle home and part of the yard behind the wall belongs to the neighbor. The neighbor can't access it because they are trespassing. Your dont realize this stuff until you move in. Down the road, I see legal action between neighbors. Lastly, with Maryland law it states that the builder will turn over the HOA responsiblilties afte 75% of the lots are sold. Toll Brothers insisted that it would turn over once 99% of the homes were sold and settled. Maryland law supersedes builders by-laws.
I also have a major problem with Toll Brothers home, its a piece of crap construciton, I live in Southern California, whenever it rains all the water comes in through around the windows, tried to seal the windows from outside, but still it comes in as though someone had opened the water tap. its very dissapointing that the windows were NOT installed properly. also heating system the heating fan does not work, check and found the 24Volt tranformer was just hanging with 3 inches of sheet metal screw, with cold solder joints looks like some two year old had worked on it when installed. really really disturbing, these guys have a big name but poor quality of work, does anyone knows how to sue these guys, as I am going to sue them for my damages.

Agree, Toll Brothers contract is full of traps and every fine footprint is there to screw home buyers. One won't know it until they actually run into issues. Buyers can never anticipate the impact of the fine footprint.
Based on our experience, I can characterize them as unethical and immoral and can stretch it to say "scamsters" who are attempting to take advantage and benefit from Naive first time home buyers.
I am dealing with this same situation right now in Furlong, PA. Is there anything anyone can do? I actually filled out the application but TBI did not approve it, however quicken loans did approve me. I was moving as part of corporate relocations and I was required to use Quicken loans as part of the relocation terms, so now that I am no longer moving they are keeping my deposit based on the fact that TBI did not process the application. I can't believe after all that has been uncovered with the mortgage company unethical practices this is still happening.
Be ware about toll brothers, they are liars and they will take your deposit and try to charge you even more with a crazy clause that they call promissory note. Do not trust them have your attorney look at the contract and I am sure you attorney will not let you sign, it is full of traps.
