The management at 33 Realty, LLC is really mean and they pick on the tenants who pay their rent
The management at 33 Realty, LLC is really mean and they pick on the tenants who pay their rent. I've told them about some really serious problems that could even be life-threatening, but they just ignore me and tell me to talk to someone else. They don't even follow the city rules about not making noise at night. Other tenants have treated me badly too, and when I asked for help, they just told me to call the police. I've told them many times that my safety is at risk, but they just ignore everything I say. I know other tenants who feel the same way about this awful management. If you're thinking about doing business with them, you should definitely go in the opposite direction. I gave them more than $30,000 and they treat me like I'm not important. Don't rent from them, seriously.

Absolutely the worst property management company we have ever dealt with. Do not rent if 33 Realty, LLC is the choice. Cannot stress this enough. If I could put negative stars, I would. Do not waste your time. We have lived with raw sewage for 13 days and mice for now 78 days! No urgency to solve issues that are clearly a violation of our health and safety. I have never felt less respected in my life. Talked down to from staff like we're the problem. This whole situation is beyond ridiculous and I'm not sure how some of the people here still have jobs. I absolutely implore you to rent anywhere else. I don't wish even my worst enemy to deal with the incompetence we've been dealing with since October. Awful.
The Hidden Apts
The Hidden Apts. are well-kept and the neighbors are friendly. It's all great. But let me tell you what's not great. Dealing with the property manager. She's really sneaky and unforgiving. She's as cold as can be when you talk to her about fixing something. She walks around smoking cigarettes all day, no problem. We all used to smoke, right? But when she's smoking and I try to get her attention, she pretends not to hear me. Poor communication from Hidden apartment homes is a big problem for any business or company trying to succeed. She's rude and dismissive to her tenants, and she'll find any excuse to tell them to go away. I don't expect fancy Kitchenaid appliances, but it would be nice to get a smile from her once in a while when I go into the office... This is a comfortable and safe place to live. But if you're used to luxury service, don't expect anything like that here. The staff just isn't prepared. Good luck!

This company is a pain in my a. If I could, I would leave no stars. It's been an issue since my mother moved into this building. She's disabled and shouldn't have issues with heat in the winter. The lock was changed to get into the building and we didn't receive any information about it. My mother got locked out. If it hadn't been for a guy who happened to be coming out of the building, she would have never gotten in. The elevators barely work. The building has an infestation of mice and rats. When we emailed the manager about the problem, we were told that we would have to take care of it. (Yes, we have the email to prove it). We had to plug up holes, seal up anywhere we could, and we're still having the problem. The exterminator came and said they were there for roaches, not mice or rats! My mother is elderly and shouldn't have to live like this. Every time you call the management company, everyone is always in meetings, and when you leave a voicemail, you never get a response. I even went to the corporate office on 6/14/2022 and I still haven't received a response from her. This is unacceptable and I'm taking further action against this company. Please stay away from this company! They don't care about their tenants and they don't communicate. Don't waste your time and money!

i would never recommend renting with 33 management - they are not worth the trouble. I went to a showing for their apartments in *** and was told that they were moving in clients because they were over their budget which shouldve been a red flag. I moved in August with a rent that I had agreed with the man who showed me the apartment and then later confirmed in writing and email. Despite this, a few months after moving, I was told I hadnt been paying my full rent and now owed more than my agreed to monthly rent moving forward. I provided them with all the evidence where the person showing me the apartment and I had agreed on the rent that included all the fees that came with it. After going back and forth for some time they conceded to maintaining the rent I had been paying (after they advised that taking this to court would be costly for me because they would win). When I moved in, the apartment was still dirty and had garbage left over from the construction crew. The apartment was very obviously a flip but I didnt mind since I needed to find a place during a pandemic. Fast forward to the end of my lease and after move out, *** contacted again saying I owe 33 management money, despite paying my rent on time every month. After again going back and forth I sent them what I could and asked them for a payment plan. I never heard from them again. Now, almost a year later, *** getting emails from a debt collector on behalf of 33 management. *** attempted to contact them multiple times to resolve the issue and havent heard from anyone. Their management is inefficient and is unorganized. Im disappointed with my experience with them and I hope you consider twice before renting with them. I wish I had read reviews beforehand.

We lived in a unit at 941 West Belmont, called The Bel, since March , and we were the first ones to live there. This company that manages the property is really bad and not professional at all. They don't respond to us and they refuse to take responsibility for anything. They don't follow the rules of the Chicago Residential Landlord and Tenant Ordinance. We asked to talk to our property managers' boss to try and get our problems solved, but they just sent the email back to the property manager. We haven't made much progress at all. We're not the only ones having problems here. Here's some more information about the problems with the property: Many units in the building have had big leaks under the patio doors whenever it rains. It took almost 9 months for them to fix this problem in our unit. In the meantime, they tried to fix it themselves by drilling holes in the floor, which probably let water into the lower floors or the walls. We also have a window that lets water in whenever it rains or snows. There's obvious water damage, but the management company says it's just "condensation" and they won't do anything about it. The whole unit smells musty and moldy if we don't run an air purifier all the time. The intercom and directory system they talk about doesn't work at all. It's never worked and it never will. They blame the tenants for the problem and say "it works when our team is here". But it freezes as soon as you touch it. Since we can't use it, our packages get left outside and stolen. Many times, the common areas of the building or our units smell like weed or cigarettes, even though smoking isn't allowed in the building. It's obvious that the units share the same air system, so the smell spreads. The only good thing we experienced with 33 was their broker, Zach. Even though the building looks nice and new, it's actually poorly built and not taken care of. Do yourself a favor and don't rent in this building or any others managed by 33 Realty!

This company is a joke to deal with. I had a realtor showing me places around the city of Chicago, and this property was sent to me. We met up with a 33 realtor who kindly showed us the unit. The tenants were in the process of moving out, so the home was extremely dirty. The 33 realtor assured me all the damage to the apartment would be fixed prior to us moving in. We applied for the unit, and picked our move in date. We were told all maintenance to the unit was completed. The lease said we needed to allow people in if there was any additional work to do, but the property manager I spoke with said that part of the lease didn’t apply to us since all work would be completed in the 2 week vacancy. Fast forward to move in day, I walk into my new apartment to horror and confusion. There was a man inside my apartment! He didn’t speak English, so immediately called a supervisor. That man said 33 told them we weren’t moving in for another week! They were replacing part of the HVAC unit, and told me they needed to occupy the apartment for “3-4 hours.” I was forced to leave my apartment within the first hour of living there! Then the apartment was honestly trashed. The bathrooms, full of mold. They didn’t even replace the toilet seats! Then blinds were badly damaged, the walls multiple colors. The freezer/ice machine/water line broke. The stove, missing knobs and with broken burners. I went several weeks without a working stove. The floors, all hardwood were badly damaged. The garage parking spot, full of leaves, trash and items from a prior tenant. Bugs through the apartment. Lights from the skylights shorted...and the place smelled awful. 33 took a month to address most of the concerns, never once apologizing for allowing us to move in with an apartment in this condition. So during covid, I had to let technician after technician, plus 33 maintenance come in and out of my apartment, putting me and my family in danger daily. It is a time we should be limiting activity with people, and instead I was inviting the virus onto my home! All the while, there was an empty apartment across the hallway in perfect condition! We asked the first day to just move into that unit instead since our unit had so much work to do. We hoped that 33 would work with us, because a simple action like that would have likely made us long lasting tenants. It became clear immediately that they didn’t care about our business at all. They did not allow us to move into the other unit, and over 2 months later it is still vacant! Oh, and the initial excuse was that the other apartment cost more than ours (like 100 dollars more)...but now because they can’t find a tenant—it is 500 dollar less a month! I wrote to the company asking for a reduction in rent, detailing the disappointment I had since moving into this building and the lack of care they had to this unit. My response was poor to say the least. Again, not only would they not allow us to move into the other unit, they refused to credit us a single dollar for our troubles. This company put so much unnecessary stress on my family, and they had the nerve to say the realtor was “incorrect” in telling us the place would be repaired prior to us moving in, nor did they ever intend on renovating the unit. Their realtor was apparently wrong, but now we have to suffer the consequences of her mistake? And also, we never asked to have the unit “renovated” just the simple things that should be done before you move into a home. Walls should be patched and painted, floors should be cleaned and waxed. Toilets should be rust free and replaced if needed. Appliances should be tested and should work! It was a huge slap in the face, and sadly we will have to start our next apartment search after the holidays..I should have known something was wrong with the place when they said they wanted a 10 month lease. I thought it was strange, but didn’t read into it. Basically the building has nice bones, but they expect to do zero to the unit and will gladly turn the apartments once a year to new tenants rather than build a relationship to keep good tenants. I would never recommend this company.

I paid a security deposit when I first moved in. I moved out already and I've tried reaching my property manager multiple times, but no response. I haven't received my deposit back and I don't know why. I called 33 Realty's mainline, but no one answered. They told me to leave a voicemail, but no one called me back. I just want my security deposit back, that's all.

I'm a realtor. My client signed a lease on 9/26/2022. The lease had an addendum stating they would receive a $4000 *** gift card 60 days after moving in. My client moved in 10/1 and should have received gift card on 12/1. We have been calling and texting the leasing agent and have still not received the card. This is a breach of the lease agreement and we are trying to not get attorneys involved. I have attached the copy of the lease wording and the text messages saying it would be delivered.

I sent a work request to my building property management company on January 3, 2022. My thermostat won't go past *** and it's really hot. Some guy came about three weeks ago and said the building is a mess and couldn't do anything. I haven't heard back or gotten any help no matter how many times I've contacted 33 Realty. They're breaking the ***, which says they have 14 days to make my apartment livable, and they haven't done it. What they're doing is totally against the law.

As a tenant of a building that belongs to 33 Realty, I've been living here for 'bout a year. And let me tell ya, in that time, I've had some major issues with the plumbing and a leaky roof. It took 'em weeks to even address those problems. Recently, I lost my job and tried applying for rental assistance, but guess what? No response from these guys. I've talked to four agents, shown 'em all the necessary documents in person, and emailed 'em every day. All I need is a simple signature from 'em, but they're totally unresponsive. It's not just one or two employees, it's a whole bunch of 'em treatin' me this way. They just don't care 'bout tenant complaints, they don't escalate the issues, and they won't even talk to us on the phone or in person. Nope, it's all emails. And even after we file complaints, they still don't do anything 'bout the problems in the buildings. We gotta keep buggin' 'em and followin' up like crazy just to get any sort of response. They don't take care of us tenants, but they sure have the nerve to email me when I'm late on a payment. I don't think they're fit to serve people like this. They shouldn't be allowed to do business like this.

I'm currently on a lease and I've paid my rent through October to this property management company. On 9/23, I went to move the rest of my stuff from my apartment, even though I still have over a month to do it. When I got to my apartment, I saw that many of my things had been moved to my balcony. I went inside and saw that the maintenance people from the apartment complex had obviously moved my stuff outside and prepared my apartment for renovations. When I started going through my belongings, I realized that the maintenance people had stolen multiple things. I know this is a criminal matter, but it's shocking to me that they would enter my apartment without trying to contact me, just two days after I paid rent. It's completely unprofessional and just plain wrong of the company. At the very least, besides getting my stolen property back, I think I should get my rent refunded since I can't live there or keep my things there.

On or about 7/6/2022, I signed a lease with 33 Realty Management to rent an apartment. However, I didn't move into the unit and reached an informal agreement with 33 Realty to cancel the lease. They asked me to electronically sign the Lease Termination document, which I did. According to Section 1:6 of the agreement, "All refund checks will be issued when 33 Management has received a signed copy of this termination."
Since 9/1/2022, only one person (*** Portfolio Manager) from 33 Realty has responded to my calls and voicemails regarding the refund of $1925.00 that is owed to me. I gave *** my current address, and he mentioned that I might have to dispute the payment with my credit card company to get a refund. This is because I initially paid with a debit/credit card, which 33 Realty encouraged to speed up the process of securing the unit and move-in date. However, *** didn't follow up with me through phone, mail, or email. I haven't received any written communication from 33 Realty about my refund.
The lack of response is unfortunately what I've come to expect from 33 Realty. It's disappointing that I might have to file a complaint with the ComplaintsBoard.com or consider taking legal action in small claims court just to get the refund that 33 Realty agreed to issue almost three months ago. It seems that not responding to tenants is a common business practice for them. I would appreciate any assistance the ComplaintsBoard.com can provide in resolving this matter. I'm lucky that this is only an inconvenience and not a financial hardship.

I've been living in The Fields for three years now and every winter there's always some heating problem. This year, my unit's heat went out on Dec. 26th and it's now Jan. 2nd and I still don't have any heat. I've called the city, the ***, the corporate office at 33 Realty, and the building manager, but I still have no idea when the heat will be fixed. They just keep saying they're waiting for a part to arrive. It's been over a week and it's really ridiculous that we can live in a city like *** and the management company can get away with not providing heat. The temperatures were around 10 degrees the first couple of days the heat went out. The corporate offices haven't answered any of my calls. They don't return my calls at all. The building manager is overwhelmed and doing the job of two people. They sent an email saying the *** company is waiting for a part. So in a city with so many *** companies, 33 Realty can only rely on one? 33 Realty is responsible for keeping its residents safe. It's unbelievable that they expect us to live in a unit with temperatures ranging from 37 to 54 degrees in the middle of a *** winter. Just think about the people who have pets, kids, or are elderly. I would never rent from them again. They clearly don't care about maintaining their properties. It's all about making a profit and not about the residents. It's really sad to see a beautiful building like The Fields being so poorly managed by greedy owners and a management firm. If your heat goes out every winter, you should be prepared for it. But 33 Realty would rather let their tenants freeze in 37-degree apartments than invest in a proper *** system.

Our experience with 33 Realty/Management was a total nightmare, and based on the other reviews I seen on this site and others, I know we ain't alone in this experience. Since we moved in on June 15 at ***, pretty much everything in our apartment was either already broken or broke shortly after. This list of issues includes, but ain't limited to the following: - broken door buzzer, so we couldn't get guests/packages - broken fridge door - broken dishwasher - broken microwave - nasty and moldy washer/dryer (can't use it like this) - broken furnace - no hot water (freezing in master shower) - clogged exhaust vent outside connected to W/D, which is a serious health hazard and risk of fire/explosion - terrible rat infestation outside the building (health hazard) - and the list goes on and on... This is totally not acceptable and a real failure on 33 Management's part. The only thing that seemed okay were the walls. We got the apartment in a terrible state and spent so many hours dealing with maintenance and repairs during our 2-year stay. These issues are all because the previous tenants didn't take care of things and 33 Management didn't bother to fix them, so they gave us an unlivable apartment. We ain't getting our money's worth ($3,500/month). We asked for a rent discount multiple times, but they ignored us. This company should be ashamed, and I'm telling anyone thinking of renting from them to RUN. I've been renting in *** and *** for 17 years, and this is the worst management company I've ever dealt with.

On 12/01/2022, I started my lease with 33 Realty, LLC. I applied for a specific unit and was assured by *** that I would get that unit at the agreed-upon price. However, when I received the lease, it was for a different unit and a different price. I immediately informed them about the discrepancy, but they informed me that the unit I wanted had already been rented out. This clearly shows that they falsely advertised the availability of the unit. Unfortunately, I had no other options at that point, so they offered me different units to choose from. None of these units had the same floor plan, appliances, or rental price as the one I originally applied for. I requested a reduction in rent to match what I had initially applied for, but my request was denied. They justified their decision by stating that it was what I had applied for, even though my initial application was made a year ago when the rent was $875. Frustrated with the situation, I had no choice but to hire an attorney and pursue a bait and switch lawsuit. As a result, I had to move into a unit that didn't meet my preferences, all because I signed the lease after being homeless for five days due to their actions. To make matters worse, just two days after moving in, a piece of the roof fell on my car and injured my dog. I had to bear the expenses for the damages caused. The lease clearly states that they are responsible for providing a safe home, but this incident proves otherwise. I lodged a complaint, but unsurprisingly, nothing was done about it. A few days later, I received an email regarding a complaint about alleged marijuana smoke coming from my unit. However, I don't smoke. It's likely that my neighbors, who are racist and abusive towards children, made false accusations against me. I have informed my attorney about this character defamation, as it violates my right to peaceful enjoyment of my home. Additionally, there is ongoing construction right outside my window, which I was not informed about in advance so that I could make arrangements or leave during the noisy work. They are well aware that I work from home, as they have my employment information on file. The workers involved in the construction were playing loud music and shouting as if it were a party, starting early in the morning and continuing until sundown. This made it impossible for me to work in peace. Today was particularly unbearable, and the constant noise and chaos overwhelmed me to the point of having an anxiety attack. I even vomited and nearly fainted due to the stress. When I informed them about the situation, they told me to clock out because they didn't tolerate such disruptions. These people have caused significant disruptions in my life, affecting my time, money, and even my job. Yet, they refuse to compensate me for any of the inconveniences they have caused. This is my life they are ruining, and it's incredibly frustrating.

Unfortunately, the unit they provided us with is not in good condition, especially considering the price we are paying. The kitchen has a persistent mice problem, and although a pest control company is called regularly, the issue remains unresolved. We have contacted both maintenance and our property manager, but have not received any response. The holes that the mice use to access the unit were actually made by maintenance in an attempt to fix a leak problem for the tenants below us. Maintenance would enter their unit without giving us proper notice. Additionally, the laundry machine, which requires quarters, frequently gets jammed and takes over a week to be fixed. This means we have to pay extra to do laundry elsewhere. Despite our requests for a new machine, our concerns have been ignored. Lastly, there are tenants in the ground unit who are involved in domestic violence altercations, requiring police intervention. We have reached out to management about our safety concerns, but have not received a response.

I've been a tenant in my building since 2019. 33 Management took over recently and things haven't been going very well. The most concerning issue is a security/safety problem that I've been trying to address, but there hasn't been any resolution. Not only did 33 management let a maintenance worker into my unit WITHOUT AT LEAST 24 HOURS ADVANCED NOTICE (for a non-emergency - 33 sent a maintenance worker in NOVEMBER, to address a ticket that was entered in July...I have proof, and this is illegal), but they also COMPROMISED THE ENTIRE BUILDINGS KEYPAD ENTRY CODES, by attaching them to an email thread TO the tenants, each time a maintenance request was entered. What this means is, since I have NO clue how many other tenants in this building have entered any number of maintenance requests, the other 4 units in this building could have the code to enter my unit. When I asked that 33 change my unit code, my property manager *** says that EVEN THOUGH it was a breach of contract on behalf of 33 management (there are MANY other examples of how they've breached the contract - for example, taking 3 weeks to respond to maintenance requests, not replying to calls and the 4 voicemails I've left asking to speak to ***, the director, charging a 25$ monthly fee for services that weren't rendered...the list goes on - and let me not forget to mention the fact that I'm the one that's had to bring all of the issues to their attention - they were completely clueless) I'd have to pay a FEE to have someone come out to the building to change my unit code. I'm trying to wrap my brain around how this makes any sense and I can't, because it doesn't. When I told *** this, her response was, "well I don't know either." She transferred me to her "senior" manager, ***, who said she'd call me back in 15 minutes, and never called since. I'll be forced to take legal action in the even that this issue doesn't get resolved ASAP.
