Poor management
I been dealing with black mold for about two months & it’s getting worse. I have a kid in the house & that can make me or my fiancé or daughter very sick or cause death! I’m tired of getting charged late fees because I’m not paying on time because the issue not getting resolved maybe I need to get a lawyer or contact 7 on your side! No one every answer the phone when I call

I've been making multiple requests about the AC unit and I submitted the issues on November 6th. However, I haven't received any response from the management, and now it's already the 17th. We pay our rent and all we want is for the unit to be replaced or repaired. It's been going on for 3 months now without any resolution. I was informed that my spouse has asthma, but there has been no follow-up from the company. They closed the case without addressing our concerns.

I've been sending service requests to Marathon Management regarding the A/C since 07/25, but they haven't solved any problems yet. On 07/27, they told me that many people's A/C units are out, and they're working on it all day today. I have a 6-year-old with health issues, and I asked if we could just get a room and send in the receipts. However, all they keep saying is that it's two different departments.

Since I moved in June , I've had nothing but problems with this company
Since I moved in June , I've had nothing but problems with this company. They take forever to respond to issues and don't seem to care about us residents. My AC hasn't been working in my bedroom since I moved in. I complained about it for months, and they finally tried to fix it, but they said there's nothing they can do. They expect me to just deal with the heat not working in my room. They didn't offer any rent discount or anything, just no air or heat in the bedroom.
Now, fast forward to today, my AC has been out since Sunday, June 13. I reported it online, which is supposed to be the emergency portal, but no one has come out yet. I have a 5-month-old baby and a 10-year-old son with severe asthma who is disabled. They told me I just have to wait until a vendor calls me. They won't put my family in a hotel or provide us with temporary relief like a window unit. Also, there are huge rats in the house that I didn't know about, and I'm sure the company won't do anything about it.
I got a balance of $696.50
I got a balance of $696.50. I paid $497.50 for May and June together, making it $995.00 for the bathroom agreement. Nobody told me if the bathroom was getting fixed or if I would get any credit until it was fixed by the end of June. So, it's not my fault if I didn't know and didn't make an appointment. In July, I paid the full $995.00. I've never been late with my rent, but the computer added my May and June rent together as one month's rent. In August, I paid $497.50 because I kept calling and emailing, but I didn't get any response. As I said in the email to M, I couldn't go to work for a whole week or more because of the bathroom problems and the lack of communication about them coming to fix it (but they didn't show up on some days). I have other bills to take care of and I can't deal with Marathon Management's lack of communication. They want full rent even though I missed a lot of work time.
I rented a house from Marathon Management in August
I rented a house from Marathon Management in August . I always paid my rent on time. However, during the five years I lived there, the landlord never bothered to update the carpet or paint. Some of the closets didn't even have rods to hang clothes, and the kitchen cabinets had no shelves. They promised to take care of these issues when I moved in, but they never did. I ended up replacing and leaving the rods and shelves myself.
About a year ago, I took it upon myself to paint some of the rooms inside and replace and clean the carpet. I also made sure to keep the high bushes in the backyard and on the side of the house trimmed throughout my entire stay. When I moved out, I even hired professionals to clean the house. The landlord mentioned scheduling a walk-through interview with the project manager, but despite my numerous calls, texts, and emails, they never followed through with it.
I left the house in a better condition than when I first moved in. It has now been 30 days since I moved out, and I still haven't received my deposit as promised. I made sure to email them my new address for forwarding purposes. I am now requesting my deposit of $650.00 and would appreciate your assistance in resolving this matter. Thank you.

On June 17th, I contacted *** Marathon Management, LLC about a rental home I was interested in viewing, *** (It had just posted that day). I was told that in order to view the home, I had to complete an application. Me and my husband submitted the application and paid a total of $73.00 ($35 for me, $35 for my spouse and a $3 processing fee). By June 24th we hadn't heard anything so my husband began to worry. He tried to call to check the status of our application. Noone answered so he left a message. After not hearing anything back and seeing that the house we applied for was removed from the website, I called 3 times on the 25th and noone answered neither of those times. Here it is the 27th, ten days, 4 phone calls and 2 voicemails later and we still have not heard anything from anyone in this company. At this point I feel like this was a scam from the start. Paying an application fee for a house we hadn't seen inside of yet and not sure if it was completely suitable for our family. I am requesting a full refund of the $73.00 that we paid!
Marathon Management has refused to give me back any of my deposit
Marathon Management has refused to give me back any of my deposit. They are charging me for repairs I'm not responsible for. I recently moved out of one of Marathon Management properties on February 3rd. My concerns are I didn't receive any of my down payment back. I received 4 charges that I feel are wrong. Upon returning my keys, I filled out a form stating I wanted to be present at the time of the walk through. I was never notified for a walk through. Luckily, I did take pictures and the house looked better when I moved out. After a month of not hearing from anyone, I called inquiring about my refund and was told that they had no form I filled out and asked me who did I leave it with and how the person looked. The lady took down my info and told me she would dig deeper into this and give me a call back. I never got a call back but did receive a letter in the mail with 4 charges that equal to the exact amount of my deposit. I called back and was told to email Drew B, which I did, and he never contacted me back. Later, I called him and was told he was on another call and that my info would be left on his desk. Still no call back. This situation is unfair and I will be getting a lawyer involved.

I paid a $1,250 deposit plus pet deposits and signed a lease in May, 2022 for a rental property with the understanding I would pay my rent and they would provide a safe and habitable property for me and my children. I have paid $1,250 monthly only to have recurring maintenance issues since moving in. I even asked if we could cancel the whole thing prior to actually moving in because of the lack of communication and misunderstandings. They convinced me over and over it would be fine. The garage door was broken for over a month with no response or repair, the air conditioner leaked fluids into the main living area ruining furniture. Their HVAC contractor came out 5 times to correct the issue and it is still not fixed. Because of the leaking air conditioner, I assumed moisture throughout the home was because of that but I was informed by one of their contractors that a moisture barrier was not installed. There is mold showing visibly now and they will not respond with a plan of action. This moisture is ruining our belongings and we now have allergy symptoms. I need answers and my security deposits back so I can move. I work 2 jobs and have 3 children. I am holding up my end of the deal after them running credit, background, and reference checks only to end up losing out on money.

Me and my family been living at this place since 2018 with Marathon Property Management, and we always paid on time, like 99% of the time, and we would let them know if we gonna be late. We had a good relationship with Marathon. When we needed something fixed, they usually took care of it. We asked them to check the damage from the ice storm this year, but they never got back to us. I called them many times to find out what was going on, but they never called back. Finally, when I did get someone on the phone, they said they would send someone. But weeks went by and nothing happened. I told them our backyard was a mess and bugs were coming inside. We were worried about rats and snakes too. But Marathon stopped answering and closed our requests without doing anything. I saw on my account that they closed requests that weren't finished. We don't feel safe with a backyard full of branches that can't be mowed. They sent some guys for an hour to move some of the branches, but they never came back to finish. My husband and son are disabled, so it's hard for us to do it ourselves. I called to ask if they were sending the guys back, but they said they would call me back and they never did.
I contacted Marathon to let them know that the air wasn't cooling over the weekend
I contacted Marathon to let them know that the air wasn't cooling over the weekend. It's been almost a week and the air still isn't fixed. On Sunday June 28, the A/C unit at the place I'm renting stopped cooling. Marathon isn't open on weekends and they don't answer service calls after hours, so on Monday June 29 at 8 A.M., I called the maintenance line to report the issue. An HVAC guy came out on Tuesday around 3 P.M., and by that point, the air wasn't working at all. He said the motor in the unit had gone out and that he would have to send an estimate back to Marathon. I called Marathon and they told me they would have to email the owner for approval. On Wednesday, around 3 P.M., I contacted Marathon for an update. They told me the estimate came in that morning and that they would send the owner a request. Today is Thursday July 2, and I called again this evening for an update, only to be told that the owner hasn't responded and they can't make any repairs without the owner's approval. The Marathon representative also told me they have 10 days to complete the repair, and they're still within the guidelines for that time frame. The weather this week has been in the low to mid 90's, and I have respiratory issues. It's also a holiday weekend, so if things aren't resolved today, the office will be closed from 7/3 until 7/6. I've already paid for another place to stay so I wouldn't get too hot and potentially get sick. I pay $1340 a month to Marathon and I've been a tenant since 2016. This treatment is really disheartening.
This company is charging late fees and other fees that I didn't authorize, even though I paid my rent on time and shouldn't be responsible for
This company is charging late fees and other fees that I didn't authorize, even though I paid my rent on time and shouldn't be responsible for these charges. On January 5, I paid my rent in full, amounting to $875. I received a receipt for the lease payment. However, on January 12, an automated payment of $500 was attempted from an account that I rarely use and did not authorize. I received fees for returned checks from both the institution and Marathon. Since my rent was already paid in full, it doesn't make sense for me to authorize a $500 payment for an unused account. I explained this to the collections department.
I received an email from the portal stating that I can no longer pay online due to this issue, even though I explained that I didn't authorize the transaction because I don't owe anything. The company charged me a $3.50 convenience fee and other returned check fees, which they did remove, but the convenience fee remained. I had continuous contact with the office to have the fees that I never authorized removed.
On February 5, I tried to pay my rent online. I called the office and asked if my account could be enabled since I didn't authorize the payment on January 12. The person I spoke to, ***, said no. I explained that my family has Covid and we can't leave the house due to health department directives and quarantine guidelines. She told me to give my card to a family member or anyone who could help me get a money order. I did my best to obtain the money order promptly and dropped it off at the Dropbox on February 5, for the amount of $875, which is my rent.
On February 6, late charges of $87.50 were posted to my account, along with the $3.50 convenience fee. I contacted Marathon and spoke to ***, asking her to remove the charges because I paid my rent on time. She stated that my rent wasn't paid on time according to section 3 of my lease. The only charge on my account that I wasn't responsible for was the $3.50 convenience fee. I've been requesting the removal of these charges all month, but as of today, she changed the $3.50 convenience fee from a glitch to $3.50 rent, and the late fees of $87.50 still remain. I'm asking for these fees to be removed so that I don't accumulate any more late charges.
Marathon management didn't honor my deposit when I moved out
Marathon management didn't honor my deposit when I moved out. And now they're charging me rent for June, even though they already found someone else to rent the place. I've been renting my salon from Marathon since March . I always paid my rent on time and thought they valued me as a tenant. However, due to the government mandate because of COVID-19, I had to close my salon. Around the same time, I found out I was pregnant. My plan was to reopen once it was allowed, but my pregnancy is high risk and the barber who shared my suite suddenly left to start her own business. This left me with two months of rent to pay and I physically couldn't keep up. So, I did what I could. I sent them a notice that I was vacating the premises and hoped they would be understanding given the circumstances. I sold all my equipment to cover the overdue rent and even paid the late fees. I expected my deposit, which I paid at the beginning, to cover the rent for June. Since I hadn't been able to work since March due to COVID, I tried to help find a new tenant and they even sent someone to see the place. They said they would let me know their decision so I could be relieved of my obligations. I spoke to Will M on the phone to get an understanding of where things stood and what the next steps were. I casually reminded him of a previous conversation we had before I renewed my lease about leaving early. He snapped at me and got really upset, as if I was attacking him, and threatened me with legal action. He made it clear that he didn't have to work with me and that I could be held responsible for the remaining lease. He even mentioned involving his lawyer. I was shocked and didn't appreciate his rude and mean tone. I told him that all of that was unnecessary and that I just wanted clarity on the next steps. I also mentioned that I understood if things had changed due to the recent change in ownership. That seemed to calm him down, but I was still angry! At this point, I knew they weren't going to be fair. I found out from the new tenant that she had paid her deposit and signed her lease. Will didn't bother to inform me about anything. He had plans to charge me rent for June as well. I haven't contacted him because I don't think the conversation would be productive. They've also locked me out of the tenant portal, so I can't respond to their continuous emails. All I want is for them to do the right thing, be fair, and stop stressing me out. They have a replacement tenant, so they should release me! I'm not well, I'm not working, and I don't have any money to pay rent for a place I no longer have.
