Burbank *** is harassing me as a tenant because I won't give full social security numbers for kids in the house, ages 4 and 6. They won't accept the last four digits even though I gave their birth certificates. They want sensitive info and say if I refuse, they'll raise my rent to market value. They charged me for a background check on my daughter, which I paid. I think they're running a shady business, claiming it's federally compliant.

We've been tenants at John Stewart Company for about 4 or 5 years now. We feel like we're being racially profiled and discriminated against because the housing they lease is considered "low income." So, we're not treated the same as others. We've never missed rent payments, had no noise complaints, and followed all the recent house rules. The new manager isn't as good as the previous one. The old manager was professional, approachable, and treated tenants nicely. Recently, our car got towed even though it had a sticker and placard. Meanwhile, other cars without stickers have been sitting there for months, and they don't seem to care. It feels like we owe them for everything, which isn't fair because we deserve to be treated and respected as tenants too. I guess some policies only apply to certain people and aren't equally enforced.

Ever since Maria Escobar came to (mis)manage the Carmel Valley Rippling +River apartments in Monterey county, she has been caught in constant lies. She started shutting down our facilities 10 months before the country ever heard of COVID-19. We have seen her MANY times taking food donated to us from food banks up to her apartment. She has also blocked access to the only 2 handicapped parking spots that serve as the only parking for 3 buildings. She claims the hillsides are crumbling, but her workers and sub-contractors constantly park there, blocking spaces. Additionally, she stopped watering the property 2 years ago when she noticed residents watering personal sections by their apartments. She hired a 'social director' with money donated to us, but this person brought nothing new to the property that we weren't already doing ourselves, even before COVID-19. Several residents have witnessed her putting boxes of donated food in the trunk of her car. She has even admitted to using free gasoline cards, donated by the Salvation Army and supposed to be for residents (although we've never been offered them). She treats us like animals to be controlled, which is especially concerning since this is a community of elderly and disabled individuals. She has implemented many policies that make our lives more difficult and physically painful. She also invents 'lease violations' for whatever suits her needs at the moment. Instead of delivering food box donations by knocking and helping bring heavy boxes (10lbs of potatoes, 1 gallon of milk, canned goods, etc. in one 20 lb plus box), they are now left outside our doors to trip over. We have to bring them in one item at a time, and they often spoil in the heat. Last summer, while we were denied access to our community room, her 10-year-old granddaughter was allowed to go in and play on our pool table while grandma worked. Her immediate supervisor doesn't care what she does, as long as the residents pay their rent on time. Complaining to *** never goes higher than her buddy Gail.

Most of the times I visit the JohnStewartCo building at 6th and Howard (The Plaza), I am end up having a poor experience with their lobby staff. They have one security guard in particular that gets in my face. They hold onto my ID, despite the fact that city rules SPECIFICALLY prohibit just that, with specific consequences tied to doing so. I followed the instructions to get housing, but now I'm being mistreated and it doesn't feel good. It's not fair that I'm treated differently because of my beliefs and for being my own person. On September 9th, I contacted the company's main office, leaving a message for the district supervisor about the $2485 charge from my past apartment. To date, I've had no return communication and am eager to clear this up.

I moved into Phoenix Park Apartments managed by John Stewart Company on 6/29. I moved out on 2/28. I cleaned the unit and appliances too. I asked for my deposit back because the apartment was not livable due to the building's foundation shifting, cracks in the walls, and the concrete causing damage inside the unit. The inspector didn't pass the inspection because the unit didn't meet Housing Quality Standards and was considered Hazardous. I asked for my full deposit back and also the $647.00 I had in rental credit (I paid too much rent). They basically threatened me to pay an additional $1,083.00 for repairs, carpet, paint, doors, etc., which were just normal wear and tear. The unit is still empty and no repairs have been done till now. They sent me false documents for the repairs, carpet, and such. I wrote to them in May and 9 asking for my money back, but got no response.

For the past 7 years that I have been living here, all 13 units related to 607 have not had the breaker or wattages upgraded to address the issue of not having AC. They did provide new AC units, but they did not listen when we explained that those were not the problem. We often go hours without AC or power in our apartment, even when the weather reaches 114 degrees. This is not acceptable and inhumane. Furthermore, they informed us that we have to use very little power for it to work. My husband, who is asthmatic, and my older child both have medical conditions that require a stable power supply. My husband has a heart monitor that needs to be on at all times, and I suffer from severe heat and pollen allergies, anxiety, and PTSD. This situation is causing significant issues for me as well. Additionally, there are other units with medical needs that are affected by this issue. Despite being aware of these problems, the company has not taken any steps to resolve them. I saw a unit and asked if you were still interested. Yes, of course, it's a one-bedroom. On 8/18/22, they ran my credit check and there was no eviction. On 8/24/22, I contacted them and they informed me that they couldn't verify my income. They asked if I have an I.D. number. On 8/25/22, when I returned to work, I sent them a copy of my number off my time card. On 9/2/2022, I called them again and they informed me that they still couldn't verify and they were going to send it out. So, on 9/7/2022, I called again and they informed me that she was out of the office until 9/9/22. At this time, they still hadn't verified my income, so I had to contact H.R at the payroll supervisor to contact and email them. All this was completed on 9/12/22. On 9/16/22, I called them again and they informed me that they hadn't added up my income yet and that I would be put on a waiting list. It was first come first serve. I informed them that my paperwork has been there since 8/17/22. They said they sent a letter to my job for verification, but that wasn't true. I informed them that they didn't verify. I live in one of John *** properties and I've had problems with communication, follow-up, and negligence from the property management team, regional manager, and director. Here are the issues: - From March 15 to March 26, I was put in a hotel because they needed to work on my unit. When I arrived, I saw that they did a terrible job, so I emailed property management with pictures, but they haven't responded yet. I sent the email on March 26 and followed up on March 28, 2022, with the regional manager. - On Wednesday, December 8, I emailed the property manager to request a work order for my sink, which wasn't draining properly. I also copied the regional manager because in the past, I didn't receive follow-up emails or have my work orders addressed. The property manager responded and copied the new regional manager, who gave me pushback. - Property management lost my son's birth certificate and social security card. - On October 4, I filed a complaint with the Director about the poor communication, maintenance, and mistreatment by the property manager at that time. The director scheduled a meeting where several tenants could discuss the complaint and raise additional concerns for investigation and resolution. After the meeting, we thought they would address the issues with the property manager, but it seems like they rewarded her by promoting her instead. This makes us feel like our problems weren't taken seriously.
