Hillcrest Property Management is the company that manages Pine Meadow II Condo Association. I've emailed them multiple times about my condo association not following the rules. I've given them plenty of time to respond, but they haven't. My condo unit has a problem with a leaky roof, and neither Pine Meadow II Condo Association nor Hillcrest Management Company has fixed it. It's important to get the roof repaired quickly for health and safety reasons. I really don't recommend using Hillcrest Property Management as your management company. They've shown that they're not good at their job.

Unfortunately, at Euclid Terrace, management does the minimum for us and we live in terrible conditions. The building door is rusted and falling apart. The washer is terrible, it smells and is rusted all the way. The stairs sink in on the second level. The building windows don't close well and the nets are half broken. The building heater is broken and rusted. We have been without hot water for three days and they can't be reached via phone or email. Overall, terrible living conditions with management that hasn't once come out to see the property in person. I do have images to prove my claims that can be viewed on *** review. The management needs to be audited because they collect money that we pay and nothing is ever done.

Hillcrest Property Management, Inc. is the absolute worst property management company we've ever had in our community. Kelly Koehler, the person in charge, is incredibly ignorant. She straight up calls people stupid and shouts at residents for things related to the property she manages. She belittles the individuals who are there to make her look good and actually do the real work. Kelly and Hillcrest have absolutely no sense of urgency and let simple issues that have been reported linger for months. It would be a good idea for someone to thoroughly investigate her ethics when it comes to dealing with people. I'm really disappointed with the lack of respect they have for the property owners in our community and others involved. We've dealt with our fair share of terrible management companies in the past, but I can honestly say that waiting forever for a response from some of the previous companies was almost better than how we're treated now. I strongly advise staying away from Hillcrest.

The customer service here is the worst! I got put on collections during the covid-19 pandemic because of a late fee on a special assessment. I paid the assessment, but I've been calling all week to try and talk to someone about my account. They kept transferring me around, but I finally got a name to talk to, Linda Stanko. After a week of asking, she finally called me back. But she just talked over me the whole time, was rude, and didn't explain anything. Then she said, "I got a phone call waiting for me gotta go, bye." They took my money, put me in collections, messed up my credit, and now they won't even talk to me or answer my emails or calls. They're so careless at their job, I'm going to complain to the board.

I own a unit at *** and rent it out. We waited a whole week to get a new fob (Lindsey *** wouldn't send one until she got the $20 check by mail for the fob). We only had one fob that didn't work to enter the building, and now we have 2 fobs that still don't work. Lindsey *** wouldn't add our tenant's name to the buzzer directory for building access. The tenant hasn't been able to enter the building for a whole week. I've been in touch for the past week and still no solution, and I'm the owner and can't even get in! They keep chargin special fees over the past 3yrs for improvments which you can see that there is none to be seen. Like takin over 2 yrs to put in 138 strobe light fire alarms in the condo units. Havin no access to the swimmin pool for the past now goin on 4 yrs with a raggedy pool tarp that is gettin destroyed and has vegetation and stagnant water collected in the pool. They seem to beat around the *** when it comes to answerin questions at the meetings when the home owners ask about the finances and improvments. They tell us that the village is on them about bein up to code but dont ever see any work trucks on the property in relations to the code violations. They just keep on takin the money with nothin to show. They dont even handle complaints in a timely matter either. Please help!

I got this condo at *** Green Condominiums in Lombard, IL managed by Hillcrest Property Management. In April, a new tenant moved in 'cause I don't live there. They charged me $400 for moving in, but they said I'd get $300 back if there ain't no damage, according to the association rule book. It's been like 2 and a half months now, and I still ain't got my deposit or any info 'bout it. I've been talkin' to Lindsey *** 'bout this, but she ain't helpin' at all. I emailed her like three times askin' 'bout my deposit, and all she says is "we're lookin' into it," but I never hear nothin' else. I dunno whose fault it is, but it seems like they don't care 'bout givin' me my deposit back.

I emailed Hillcrest Property on July 25th 'bout a leak in my ceiling. Their handyman came and sent 'em a proposal on what needs fixin'. I emailed 'em askin' 'bout the proposal and got responses like he's waitin' to hear from the handyman, the boss wants to ask the handyman questions, he'll follow up with someone outta the office, and that he's got other folks to deal with too. It's been 37 days since I first emailed 'em. On 8/31, I emailed 'em again askin' 'bout the status and he replied sayin' a work order would be issued by end of day. I got the work order, but it ain't got nothin' to do with the ceiling. I forwarded it to 'em and told 'em it ain't right, and asked what's goin' on. Ain't heard nothin' back from 'em.

I moved to Artist Square in August . The windows ain't been washed in the last 7 years. The hallways and the stairs ain't never been painted. We used to have quarterly meetings but ain't had any in years. I once spent 1000 of my own money for plants. Since the board president don't like me, I got a cease and desist order. I don't know who is currently on the Board and ain't got no copy of the budget. We have had the same board president for 7 years. We didn't get no notification to vote for new board members for the past 7 years. 6 years ago I wanted to paint the fence 'cause it was rusting and they didn't wanna do it so I secretly called Oak Park village and they had so many tickets for code violations so they finally painted the fence. Emails to Hillcrest go unanswered even after going up to the vice president, Scott Millard. We never see the currently assigned manager. We'll try to attach the most recent email to which we received no response.

I've been trying to contact Hillcrest Property Management, Inc. since March 2022, but haven't received any response. I own a condo unit in a building they manage, although I inherited it from my step-mom who passed away in December . I wanted to update the ownership records, gather information about the association's rules for listing the property for sale, and inquire about having an estate sale at the unit. Unfortunately, I had to figure out how to pay the assessment on my own. Even my real estate broker attempted to reach them for the listing rules, but they were unsuccessful as well. To facilitate showings, my broker placed a lockbox on the front door with the keys inside. However, I recently discovered that the lockbox has been removed, leaving me clueless about who has my keys and why it was taken. Whenever I call, I either reach a voicemail or a receptionist who transfers me to different voicemail boxes. Sadly, no one ever returns my calls.

I'm a member of the Highland Lakes Condo Association and I've been living here for 7 years. Today, I went to the property management office to let them know that the tumbler on the front door of my building is acting up. It actually cracked my key in half! I asked them to replace my key, which was still intact, and inform them about the issue. Can you believe they wanted to charge me $50 for a new key? I think that's totally unfair because it's not my fault. The manager, who didn't even give me his name, insisted that he was doing what was best for the association. I asked him to show me any documents or bylaws that stated residents had to pay for a damaged key caused by faulty equipment. But guess what? He flat out refused to show me anything. He said, "I won't do that." I'm really shocked by their terrible customer service. And you know what else? They never update the community website with the latest rules and regulations. It's just not right.

I reached out to Hillcrest Management on July 19 and explained the problem. They told me I could pay online and sent a link to set up the account. When I set up the login and tried to pay, it said $0 balance. I thought maybe the check did go through, and since I never received a letter, email, or phone call about any issues with my check, I decided to just monitor my bank to see if it cleared. When it didn't, I called the manager and asked her to call me back, but she was on vacation. When I went to pay online for August, the previous month's fee was there, along with a NSF fee of $32.50. When I explained my situation, they refused to waive the fee and admitted they don't call or contact people when there is a payment issue. I tried my best to pay, but they didn't make any effort to help.

I own a condo that Hillcrest Property Management, Inc. manages. I've had automatic payments set up for my HOA fees through my bank account since I bought the place a few years ago. But for some reason, they stopped taking out the money in February this year. They didn't tell me anything about changing the automatic payments or that my account had a negative balance until they sent me a bill on 5/31/22, four months later. The bill includes late fees of $25 per month, totaling $100 for all the months, and unpaid HOA fees amounting to $2356.36. I've been trying to contact them for weeks now to find out why they stopped taking the money after the last payment in January, but there's no one to talk to at their ***. They're ignoring all my voicemails and emails too. I just want an explanation and for them to waive the late fees because this isn't fair. They have all my contact information, including my email and phone number, but they didn't even send me a mail notification about my overdue account until four months later. I don't know what to do because they're completely ignoring me and there's no one to answer my questions.

This company manages the Lakeside Villas homeowner association. Every first day of the month, I send a monthly check for $350 to the association. This year, they changed their account address, which I have been sending my checks to for the past 12 years. However, this year, problems started when I began sending checks, as per their request, to a *** PO Box. Unfortunately, my checks have not been deposited on time. On June 1st, I sent my check as usual, but a few days later, I noticed that it had still not been deposited. On June 16th, while at the pool, an employee informed me that I had not paid the monthly payment to the association. I explained my situation, but it was only on June 28th that my check was finally deposited. On June 30th, the pool manager called the police on me and kicked me out of the pool, along with my two kids. He also took away my pool passes, claiming that I had not paid. I immediately called the manager and left two voicemails. On July 1st, I sent two emails and left four more voicemails, but received no response. Finally, on July 3rd, I received a response stating that payment had been received, but my pool pass was still taken away by the pool manager. He not only failed to introduce himself, but also threatened to never let my family into HIS pool. To this day, I still have not received the passes. I was called a liar for not paying the monthly payment, and my grandchildren were frightened. My holidays were completely ruined, and instead of enjoying pool days, my entire family had to stay home.

As you can see from this screenshot, I had paid them through April. Their bank is now in *** and there have been numerous issues involved with this transition. 2) I have experienced a considerable amount of flooding in my basement this winter. When I reported the problem, the property manager, ***, sent out "***." They did seal two areas of the basement and suggested I replace the window, but the flooding continued, and was substantial. I got a second opinion from *** Waterproofers and notified *** that they recommended sealing on the outside under the window. and had all proposals sent to her. This was an emergency that was damaging my flooring and should be covered as foundation and exterior maintenance. The intervention has been done and has stopped the flooding, but I have yet to hear from ***/Hillcrest. It makes me wonder if the company has some kind of exclusivity agreement with ***. I have an extensive list of emails to *** and two executives. As a general statement, our mostly owner-owned townhouse has had multiple issues with Hillcrest. We are on our third property manager in a year and *** told me on the phone in February that she planned to quit. As noted, they now use a bank in NJ and the transition was a mess. A new roof was installed in 2020 that required extensive repairs due to leaking. My next-door neighbors had to ask four times to have sewage from a leaking pipe removed from outside their unit- a biohazard- and had no success until there was attorney intervention. These units are mainly owner-occupied and have appreciated in value, despite being almost 50 years old. We need a management company that doesn't ignore us and treat us like renters that have no investment in our properties. Thank you for your intervention.
