I rented this property in November , and I gave them a security deposit of $1,600. I also paid the last month's rent, which was $1,600. I finally bought the property on July 21. I've been trying to get my $3,200 back from GCPM, but they haven't responded to my attorney's or my requests.

Gulf Coast ain't doin' a good job with their service and communication, like they promised in the lease and remarketing agreements. They said they'd market the house we were rentin' for a fee, but now they ain't doin' it like they said. And they ain't even respondin' to our repeated requests for updates. The managers won't even tell us what's goin' on with the lease. They won't let me have the house and finish the lease, even though I've been payin' the lease and utilities like we agreed.

This property management company, Gulf Coast Property Management, ain't so upfront 'bout their rental fees. We rented this real fancy place with a pool and hot tub from January to March. But guess what? When we got there and asked 'bout the pool controls, they sprung on us an extra $25 per day fee to heat the dang hot tub and pool. They never mentioned this fee when we booked! Can ya believe it? This sneaky fee ended up tacking on an extra 15% to our already expensive $30k+ rental. And let me tell ya, tryin' to get in touch with 'em to pay was like tryin' to find a needle in a haystack. When we finally arrived, we couldn't even get into the house 'cause the code they gave us was wrong. We had to wait a whole hour before someone showed up to let us in. I reckon y'all should steer clear of this company if ya can. They ain't worth the trouble, I tell ya.

I rented a condo from Gulf Coast Property Management for the month of February , and I had a few issues during my stay. The water in the condo was turned off for a whole day because of plumbing problems in the building. It was quite inconvenient, let me tell you. On top of that, the washer and dryer were in bad shape and needed to be replaced. Can you believe it? I had to spend two whole days of my vacation dealing with the removal and replacement of those units. And to make matters worse, I had to hang out with a repairman who tried to fix them before giving up. It was a real hassle, I tell ya.
To add insult to injury, I was without a dryer for three whole weeks! Can you imagine? I had to drag my dirty clothes to a laundromat like some kind of caveman. It was a real pain in the you-know-what. And let's not forget about the cleanliness of the condo. It was not up to par, to say the least. I found at least a hundred black hairs, either from a person or an animal, while cleaning the master bathroom. Gross, right?
Now, let's talk about the cost. I paid a whopping $5,016.03 for the month, and that included a cleaning fee. I expected better for that kind of money, let me tell you. It was definitely not worth the price.
Overall, my experience with Gulf Coast Property Management was less than satisfactory. The plumbing issues, the faulty washer and dryer, the lack of cleanliness, and the high cost all added up to a disappointing stay. I wouldn't recommend them to anyone, that's for sure.
Property was a disaster!
Property was a disaster! Rats in the attic, bugs everywhere, and mold in the bedroom. We were supposed to stay from Dec 15, 2019 to March 15, but we couldn't take it anymore and left on Feb 14th. It was just too unhealthy to live there. The attic was infested with rodents, the guest bedroom had mold and mildew, the master bath was crawling with ants, and the whole house was filled with horseflies because of dead rats up there. I tried to talk to the Director of Operations and the company president, but they ignored me and never called back. Finally, after waiting for 2 months, they offered us another rental, but we said no. We didn't want to go through the hassle of moving and cleaning again. The cleaning crew did a terrible job the first time, and we didn't want to deal with that again. I asked for a refund for the month we didn't stay there because of all the problems we faced every day, but they said no.

$500 security deposit not returned. Condo was cleaned before we left. No explanation for not returning deposit. We have photos. We took pictures of carpet stains and other problems when we arrived. Ice maker broken; garbage disposal broken; bathroom sink didn't work; toilet didn't flush; WIFI only worked in rear bedroom; Many shutters were damaged. It took about 3 weeks until most of the above were fixed. We were told to strip the beds and leave all laundry near washer. Even though we paid a $250 cleaning fee, I wanted to make sure the place was left in good condition. We cleaned everything and vacuumed the rug. The $500 security deposit was never returned to us. Condo owner says he knows nothing about this. They also charged $1037.05 to my credit card. There was no authorization or explanation. *** Card did investigation and returned money to my account. Because the security deposit was included in the rental charge, *** couldn't help us with this.

Inacurate and misleading ad by Gulf Coast Vacation Rentals. Property ID: *** This house became a big dissapointment since we chose this property over other properties since Gulf Coast Vacation Rentals stated in their property description that the house was available with a heated pool. It was only AFTER we paid for our reservation and agreed to pay the additional fee to have the pool heated that a Gulf Coast Representive called and said the pool heater was not functional. The pool heater was inoperable during previous guests and Gulf Coast Vacation Rentals were well aware of this and continued to advertise the property and collect our reservation fee as having a functional heated pool knowing that the property would not be as rentable if they posted in their description that a heated pool was not available at this time. I contacted Gulf Coast Vacation Rentals directly through their email website. Evidently their answer to resolve an issue is to hopefully it will go away and to not reply to emails. I spoke to a Gulf Coast Vacation Rentals company representative by phone to discuss the issue and was told the issue would be passed on to another representative. This other representative never called. We would not have chosen this property since there are many other vacation properties to choose from with heated pools. The ad was inaccurate and misleading by Gulf Coast Vacation Rentals when we made a decision on which vacation property to choose and we should be monetarily compensated.

Unit upon move in was unhabitable and had mold issues. Upon move in of unit *** of ***, the condo was unhabitable. It was dirty, no water pressure and had a funky smell. After complaining and upon Gulf Coast coming to inspect, we were also notified that there was a previous mold issue that obviously returned. Turning on the a/c made it even worse. Scott told us smell was objective and there was no reason to have ac inspected. The smell was getting us physically sick and our noses and throat burned the longer we stayed in the unit. We decided to get an independent company to do a mold inspection (since we were told by Scott there was mold) . We never even slept there because of the smell and had to move our furniture (which we never unpacked due to condo issues) out because it was getting into the furniture and didn't want it ruined. This whole time, my husband and I had to stay in a hotel. We had no choice but to terminate the lease (without ever spending a night there). We've incurred thousands of dollars in expenses (movers, hotel, auto train back to NY, etc). Never once did Scott offer to compensate us for all of our troubles. Gulf Coast did eventually (had to request several times) return our security deposit. Since December's rent check was made out to Gulf Coast Management company, we feel they are responsible to refund that also to include the $21.99 benefit package (which we never got benefit from). We asked about this several times, again with no response. I have rented from other management companies in the past and never have I seen anything like this.

We started renting the *** property from Gulf Coast Property Management CRMC on March 18, 2022. The AC stopped working on March 21, 2022. Gulf Coast sent technicians a few times, but none of them fixed the HVAC system for more than a week. Now it's super hot in Florida, and we have no A/C. We think Gulf Coast isn't following the technicians' advice for major repairs or getting a new system. The first technician checked the system on March 22, 2022, but Gulf Coast didn't let him fix it until April 6, 2022. He did the repairs, but by April 9, 2022, the system still didn't work. We put up with it for a bit, but on April 23, 2022, we reported that it wasn't working again. They didn't fix it until May 13, 2022, even though we asked multiple times in between. On May 15, 2022, we requested repairs again because the system stopped working once more. They didn't fix it until June 13, 2022, despite us reminding them and asking about it. On June 17, 2022, the system stopped working again, and we told Gulf Coast. So far, they haven't responded. On June 18, 2022, we tried calling the "24/7 Hotline" for maintenance issues, which Gulf Coast charges us for every month. But the number went to a voicemail for the maintenance coordinator, not an actual emergency hotline like they advertise. This means it took a long time for us to talk to Gulf Coast, especially since it's a holiday weekend. It could have been dangerous if we had a more serious maintenance emergency.

We got multiple rental homes in srq. We met with sales person Beth V. to ask about hiring them. I went over our current leases and told her we wanted all the same rules in the lease they would write. Beth assured me many times that the things in our current lease would be in any lease they wrote. We hired them, they charged us $250 per house (6 we have) for onboarding, and they wrote a renewal lease for one house. It didn't have ANY of the things we wanted: pet fee, landlord hiring carpet cleaner at end of lease paid by tenant, etc...NONE! When we confronted them, owner Andy M. told us Beth is a SALESPERSON, so what did we expect? Like all salespeople lie for business! He said he manages 1000 homes and they have a plan they don't change. If they told us that in any of the multiple meetings over the previous 3 months, we wouldn't have hired them. We ended our relationship, Andy said we would get our fees back, but they never gave us any money back! We paid them $1500.00 to set up an account, they didn't get a renewal lease signed, they did nothing! They collected rent one month, charged us their fee, but they lied to get us signed up! We lost $1500.00 and we were really stressed from this. We had to find a new company, tell our tenants about the second change, it was a nightmare! They didn't care, acted like we were wrong, even though we have in writing that they would add an addendum to their lease with our specifics...which they then went back on. I'm really upset about this..they tell a prospective client what they want to hear, then do whatever they want and lie!
