Moved in 08/11/22 reported hotwater tank leaking 2 days after move. *they sent someone out but the *** said they can't get ahold of company for approval I've been calling company approximately 15 times in 2 weeks span. they refuse to return calls and communicate on updates on repair electric company said electric in 11 days is almost $300 dollars.
I hope my review sheds some light on this company. I was optimistic about the company based on reviews. However, sadly I believe I experience discrimination. I reach out to this company about acceptable forms of income. I was told this company accepts a housing vouchers. I was told I would have to reach out and see if each property accepts the voucher. When I talked to the representative I began to give addresses before I could finish the complete address I was told "nope does not accept" I instantly recognized what was going on so I continue to give addresses around my current address which I know is not being rented and was given the same answer. Discrimination at its finest. I will be exploring legal options. If you start a business relationship like this in the beginning I can only imagine moving forward. On January 23, 2022, a sewer line backed up into the house I'm renting and caused unsurmountable damage to the master bedroom, the master bathroom and the main hall bathroom. *** department responded quickly, since the responsibility fell on them. They provided a clean up crew to remove the raw sewage from the infected areas and proceeded to dry out the water. That was a three week process before they could assess what damage had been done. ServPro, the company leading the clean up, determined there was mold and asbestos present and proceeded to gut the rooms down to the studs. Contractor estimates were provided to the county, but since I am a tenant, the property management company had to provide the estimates to the county. Excalibur homes got the work order mid-April and still have yet to make restoration to the property. My husband and myself are seniors and have really had no choice but to live in the house, due to financial and medical reasons. We have paid our rent every month without fail. Mass quantity of phone calls and emails, almost daily, have been unsuccessful. We have gone through three seasons and multiple holidays without water, sleeping in our bed, enjoying our simple quality of life...now our health is worsening, as well as our patience. We need help and I don't know where to turn.
My husband and I filled out an application for one of the properties. I mistakenly submitted two different applications using two distinct email addresses. We were denied because they claimed we did not earn three times the amount of the rent, which was inaccurate. One of my applications was incomplete. I attempted to make the necessary corrections, but the individual responsible for the application department, to this date, has not returned my call to rectify the error and to discuss the discrepancy regarding our income. I would like a refund of my $150.00 in application fees.
My fiancé and I applied for a property on August 10th, 2022. All we received in email communication was an acknowledgment from the application system that our application had been submitted and then was pending review. We did not receive any email communication from Excalibur. After two days, we reached out to the listing agent. We were told by the listing agent that it would take about 5 days to hear anything. We followed up on our application to ensure there was not any additional info needed (via the app) and our status continually showed in process.
At the one-week mark, on August 16th, we followed up with the listing agent again. We were advised that they accept multiple applications for the same property and then present those to the owner to make a decision; they apologized for the inconvenience. Still, we had not received any communication from Excalibur regarding our application. We only found out we did not get the house when our application was cancelled because I happened to check on the application just to see again, received absolutely no notification of this.
We attempted many times to contact someone at Excalibur to request our application be transferred to another property and we were told that our processor would handle it. We had no idea that we had a processor assigned to our case from day one (because nobody had contacted us) and we have yet to hear from her. We have tried her phone about 10 times, and each time we receive her voicemail. We have left many voicemails, had an agent send her an urgent message, and still have not heard back at all.
We were also told to respond to the email from Excalibur to have your application transferred but we had never received a single email to begin with. I am doubting that our rental application was even included for review on the initial property. At this point, we do not want to do business with Excalibur and request our application fees ($225) be refunded in full to all parties.

They kept saying they would get someone out to deal with the trees and never did resulting in a tree from their property falling on my home and damaging my roof. They refuse to proved me with their insurer so I can file a claim. They will not provide any information whatsoever as to who owns the home. They refuse to take responsibility and will not do anything to remedy the situation
I put in an application on a home at ***. I placed the application in 2 hours after it was posted and was told two days later that the home was rented. I paid $150 and dont even see where my application was ran or any proof that it was even processed. I feel that Excalibur is in the business of collecting application money and not renting homes. I was told that I would have to complete an entire new application with a fee of $75 per applicant when or if I find another home that I dont know if its rented or not. Application was completed on 6/12 and response was 6/14. I demand a full refund of my application fee of $150 ASAP. Also Excalibur need to look into their application practices and fix the communications breakdown from application to decision.
Recently, our townhome complex was acquired by Excalibur Homes, LLC. They have repeatedly breached the leasing terms. Investigations into this business reveal a pattern of consistent issues. After the acquisition, all residents received letters stating eviction notices and even suggesting referrals to local homeless shelters. This alarming communication was later retracted, with the company admitting it was a mistake after weeks of persistent contact from residents.
The water bill for our household was an exorbitant $805 for a quarter's usage, a stark contrast to the typical $40-50 monthly cost. This charge is a clear violation of our contract, which specifies that tenants are responsible for their individual water consumption, not communal costs. Moreover, the billing discrepancies among households indicate an uneven distribution of charges. Some residents received a $70 credit, reducing their bill to around $490 for the same period, which is still significantly higher than the local average.
The company has also neglected its duty to replace water filters regularly. When they did, the filters were half the size required, rendering them ineffective. Outdoor lighting has been out for months, leaving the exterior of our homes in complete darkness due to poor maintenance. Despite multiple requests, a persistent leak in our wall and window has gone unrepaired.
Additionally, the lease stipulates regular pest control treatments, but our homes are infested with cockroaches, mosquitoes, centipedes, and more.
I am concerned about the repercussions of this complaint affecting my tenancy. I have a lease agreement until June 2023 and have no intention of vacating prematurely. My primary demands are transparency and fair utility charges that reflect actual usage.
I received a decline email for a property from Excalibur stating it was unavailable. The reason given was that my income is inadequate to rent the home. They've had me switch my application twice, only to decline me for a home they had already communicated was off the market! This company held onto my application for over 10 days, had me switching properties, and then informed me that my income is not sufficient for a home they had already declared as not available. This company wasted my time! My lease is up at my current residence, and I have nowhere to live because I was expecting an approval from Excalibur after the numerous times they had me switch my application. My credit score is 581! There's no reason my application should have been declined due to income when we could have just switched it to a property where my income is adequate for me to rent. If income was the issue, why not transfer the application to a home that I am financially qualified for? They've had the application long enough to do so. Like the one I emailed to Jenzenia that she completely ignored while still processing the application for a home she knew I couldn't afford and was already off the market. It was the property I sent to Jenzenia to switch my application to, after her email stating that it was off the market and requested that I switch it. She completely disregarded the email and kept my application on a home she knew was no longer available just to deny me for an income-related reason. The home I chose had a lower rent amount. When they first emailed me stating that a property was no longer available and gave me the option to switch the application, there was also a first-choice home that had a lower rent amount. Instead, they selected the highest one. They kept my application on this home for an extended period, and I feel it was done purposely. This is why so many people are homeless in our community.

We moved into a home on February 7, 2022 and arrived to a pervasive, aggressive odor throughout the entire first floor and a damp, dank-smelling basement. The home owner or property management company had put several Damp-Rid and odor eating devices around the house (in front of every single vent and window). I paid to have the house deep-cleaned, as it had clearly not been cleaned prior to our arrival, but it did not help the smell. I began to have upper respiratory symptoms and submitted a request for a duct cleaning under suspicion of mold, and the HVAC technician found evidence of "organic growth" (ie. mold) in the basement, as well as another Damp-rid device in front of a wall in the laundry room with visible mold on it (proving that someone knew about this issue before we moved in). Sentry Mold has come out to further assess the situation and found that there is growth throughout the entire basement and in every part of the basement ceiling that they checked. My upper respiratory symptoms have continued to worsen. My partner is a professional vocalist and his livelihood is at stake. I also have pets and am worried about their safety. I submitted a letter of lease termination on March 2, 2022 with rent abatement request from the date of move-in, as the house was uninhabitable from the day we signed the lease. I have tried several times but cannot get a hold of my property manager to further discuss. We were charged a *doubledsecurity deposit to move in, so it cost us $5500 to enter an uninhabitable property. We just want to leave and move somewhere safe as quickly as possible.
On April 5, 2022, I received an eviction notice via email from a representative of Excalibur. The email included an attachment, a letter stating that I was in default of my lease agreement. It claimed that I had failed to vacate by the designated move-out date. In response, I informed them that I was not aware of any move-out date. Subsequently, I made a phone call to discuss the situation with someone directly. The individual who answered was clueless about the issue, especially since I had consistently paid my rent on time since Excalibur took over the property four months prior. My rent payments have been punctual throughout the four years of my residency here.
On December 3, I had to actively seek out Excalibur to inquire about the process for paying my rent. Typically, a company provides this information proactively; however, the only communication I had received was a welcome letter dated November 17. Therefore, I sent an email inquiring about the rent payment. In response, I was provided a link to set up an account, but I encountered issues with the setup. I sent them an email on Sunday, and by early Monday morning, they replied, stating they did not have my email address on file and assured me that I should be able to set up the account now. After creating the account, I noticed a discrepancy in the rent amount. I sent an email to dispute the charge but received no reply. After calling persistently throughout the day, I finally reached someone. I explained the difficulty I was experiencing with paying the rent, and the representative connected me with a manager.
The manager explained that the altered rent amount was due to the absence of a lease agreement. On the 7th, I visited the Excalibur office to pay the rent. The manager made me wait for 30 minutes before exiting through the back door. Upset by the situation, I insisted on being helped. Another staff member took me to a back room and mentioned that I needed either the ledger or the lease. I obtained the ledger. On December 13, a representative from Excalibur communicated that the owner would accept the rent amount, but I was required to move out by February 28, 2022. When I inquired about the reason, I was told it was because I did not have a lease. On December 21, the same representative inquired whether I had received the lease yet. I sent them the lease document. Subsequently, my move-out date was amended to May 31, 2022. Initially, the issue was the absence of a lease, but now they were claiming that the owner wanted me to vacate by January 31, 2022. Throughout this ordeal, I have maintained a record of emails, text messages, and recorded conversations.
I have two issues, one of which is financial. The first issue pertains to the rental agreement, which stipulates that I am responsible for pest control. This misunderstanding could have been avoided with clear communication. I never met an agent in person; all interactions were over the phone.
The second issue is the monthly pet fee of $20.00. I had intended to bring a cat into the home, which the owner approved along with the pet fee. However, my cat never arrived at the home as I decided to give her to a relative. Despite informing Excalibur Homes of this change on multiple occasions, and personally visiting the office to inquire about an inspection to confirm the absence of the cat, I was told it would happen within two weeks. It appears they delayed until a semi-annual walk-through and still did not issue a credit. During my office visit, I also inquired about the supervisor of my property manager and the owner of Excalibur Homes, but no one, not even the receptionist, could provide an answer. My leasing experience would likely have been more positive if I had not been assigned to a property manager who was both rude and incompetent.

No collections , no negative rental hx. All credit scores fall in line with excalibur guidelines. I've contacted excalibur three times via phone as well as email. I have two issues with one being monetary. First is that in the rental agreement it's my responsibility for pest control. I understood this going in to the lease however it should not have been my responsibility to have to treat a preexisting *** problem. It took 5 months and several visits by the exterminating company before this issue was resolved. This problem has caused a lot of stress, loss of time from work to meet with exterminators and loss of sleep. Not to mention that we have been afraid to bring food in the home and therefore have eaten every meal out. I called the property manager at the time of moving in to discuss the *** issue and her response was that obviously the home was treated because the roaches found throughout the home were dead. The process when moving in wasn't explained and the keys were held hostage because I listed Excalibur Homes on the renters insurance and not the owner of the property. This could've been avoided had it been explained and therefore I was required to sign for a lease and pay for three days without access to the home. Recently, our townhome complex was bought out by Excalibur Homes, LLC based out of . They have directly violated the leasing terms outlined on numerous occasions. If you were to look into other claims regarding this business, you will see that they are consistent.Upon taking over, every single resident was mailed a letter stating that we were to be evicted and even offered referrals to local homeless shelters. This was done by mistake, and after contacting the company for weeks, they finally issued a response stating that they were sent in error. Water cost in *** is approximately $40-50 month. This company just charged our household $805 for 90 days worth of water. They are directly in violation of our contract which states that individuals are responsible for payment of THEIR OWN water usage, not the community's. Additionally, each household's charge was different, so it is not as if they are splitting it evenly among households. They gave some people a $70 credit, which knocks that price down to about $490 per 90 days, which is still 3-4 times the average cost for water in ***, ***.In our lease they are to replace the filters on a consistent basis. Not only have they not done this, the one time they did replace the filters, they were 50% of the actual size of the filter that is supposed to be used. Essentially useless.The outdoor lighting hasn't been fixed in months and it is pitch black outside of our homes due to lack of maintenance. Our wall and window has been leaking for months now with multiple work order requests that were never fixed.Per our lease the company was also supposed to spray for insects and our houses have been overrun with cockroaches, mosquitoes, centipedes, etc.I don't want this complaint to have implications that result in me losing my lease with them, as I have signed a lease until 06/2023, and I do not wish to leave. I replied, clarifying there was no move-out date. I called the office, and the representative, unaware of any issues given my timely payments since their takeover 4 months prior, was puzzled. My rent has been punctual for 4 years. On 12/3, I sought instructions on rent payment, receiving only a welcome letter dated 11/17. After inquiring about rent, I was sent a link to create a payment account, which initially failed. They later admitted to not having my email but resolved the setup issue. I am EXTREMELY FRUSTRATED! First I do not like leaving bad reviews for anyone's company as being a woman in business I can understand that some people do this like a trigger finger unnecessarily and not take into considerations how this will affect a company's business and reputation. I am left at this point to go on every platform I can to get some sort of response and help..I have several issues with the home I am renting. When I first move I was so excited bc I loved the way the remodels were completed however a week in tot he home things just began to fall apart. The most serious issues are the #1 my front door. My front door has had a huge gap and warped door panel since the day 1 moved in and I put it on my inspection sheet. I followed up several times for a service date. They FINALLY sent a vey nice gentleman out to doctor it up after I sat home half again... And decided to call to be sure that they were still coming only to be told again - I'm sorry its actually tomorrow- so my husband and I called relentlessly to complained and the finally got us on schedule for the day. The door literally looked like it was straight out of a *** movie. Once the guy finally came 2.5 months later- literally 2.5 months, it was doctored up but not completely fixed and he also confirmed a new door is needed. They continue to close my work orders and will not come to fix it as there is still a large gap in the top of the door that you can see daylight coming in and the door can easily be kicked in by Home Invaders. Which is very common right now. #2 - My whole pipe in my main kitchen sink dismantled on Friday evening. They use thick plastic instead of metal. Well from what it looks like the rubber gasket is work and the pipe will not hold

I received a decline email for a property Excalibur sent out an email stating it was unavailable. The reason was income is inadequate to rent the home. Theyve had me switch my application twice, just to decline me for a home they already stated/emailed was unavailable! This company held my application for over 10days, had me switching properties, just to tell me my income is not enough for a for a home they sent out an email saying isnt available? This company waisted my time! My lease is up at my current *** I have no where to live because I was expecting an approval from Excalibur for the many times they had me switching my application. My credit score is 581! Theres no way my application shouldve been declined because of income, when we couldve just switch it to a property where my income is adequate for me to rent. If something so small as an income *** then why not switch the application to a home that my income qualifies me for? Youve had the application long enough to do so? Like the one I emailed to *** that she completely ignored while still keeping the app on a home she knew my income wasnt great enough for & already off the market? *** was the property I sent to Jenzenia to switch my application to, after her email stating that *** is off the market & requested that I switch it! She completely ignored the email. & kept my application on a home she knew was gone just to deny me for a income reason! The one I chose rent was for a lesser amount. When they first emailed me stating that *** was no longer available and gave me the option to switch the application, There also was a 1st choice home that had a lesser rent amount ***, they chose the highest one, which was ***. They kept my app on this home for a *** feel it was done purposely! This is why so many ppl are homeless in

Moved in 08/11/22 reported hotwater tank leaking 2 days after move. *they sent someone out but the *** said they can't get ahold of company for approval I've been calling company approximately 15 times in 2 weeks span. they refuse to return calls and communicate on updates on repair electric company said electric in 11 days is almost $300 dollars.
I applied to Excalibur twice for a home. Both applications were denied due to credit history. However, upon pulling my own and my co-applicant's credit report, there is nothing adverse on the reports. No collections, no negative rental history. All credit scores are in accordance with Excalibur's guidelines. I've contacted Excalibur three times via phone as well as email, but I have not received any response from my processor or the managers. Collectively, we have paid a significant amount in application fees. We are not the only ones this has happened to. At this point, it seems they are just collecting application fees. This issue is not related to the availability of homes, as they have plenty. The homes we are interested in are still on the market. The only reason I'm bringing this to the attention of the ComplaintsBoard.com is because they manage a vast number of homes, and it's important to address this issue.
I am EXTREMELY FRUSTRATED! First I do not like leaving bad reviews for anyone's company as being a woman in business I can understand that some people do this like a trigger finger unnecessarily and not take into considerations how this will affect a company's business and reputation. I am left at this point to go on every platform I can to get some sort of response and help..I have several issues with the home I am renting. When I first move I was so excited bc I loved the way the remodels were completed however a week in tot he home things just began to fall apart. The most serious issues are the #1 my front door. My front door has had a huge gap and warped door panel since the day 1 moved in and I put it on my inspection sheet. I followed up several times for a service date. Once again, Excalibur Homes is proving to be the most unresponsive company in existence. My pet moved out of the house at the renewal of the lease, and for 4 months now, I have continuously contacted the company to have the charges removed. They even sent an inspector out months ago to check the house, and the inspector confirmed there was no pet on the premise. I expect reimbursement for the pet rent that has been paid with no pet.Additionally, there are multiple class action lawsuits filed against Excalibur Homes. It is now October, sub-metering was promised in February 2022. There is absolutely no excuse for the $342 water bill. This is outrageous and yet another class action lawsuit is going to be filed.
