I'm moving out of a property managed by Advocate that I bought in 1994
I'm moving out of a property managed by Advocate that I bought in 1994. During my time there, the management companies before Advocate had trouble staying organized. Advocate doesn't have that problem. Advocate's team has always been available and ready to help when needed. I want to give a special thanks to ***. I knew that if I went to her with any need or concern, it would be taken care of quickly. Moving after such a long time is bittersweet. I know the next owner will be in good hands.

I'm really happy with the service, help, and courtesies I got from the folks at Advocate Property Management. They always answer my questions and assist me when I need a new parking pass or have any association membership queries. I've owned my condo since ***. The yards, buildings, and parking lots are well maintained too. In the past, before Advocate, the previous management companies weren't as friendly or helpful. I highly recommend Advocate Property Management.

I live in and own a condo managed by Advocate Property Management and have been provided great service by our representative. The few times I've had property issues, they were always available and quick to help solve my problem. One time there was a miscommunication with Advocate that caused me to be mistakenly fined. They took the time to listen to me and after quickly researching the issue, my fine was removed. I appreciate the help they have provided me.

I asked for a way to safely access our parking lot and garages in the #*** area. I have a handicap issue, but I didn't ask for a handicap parking spot. Instead, I requested a parking space to be marked with stripes and a sign indicating that it shouldn't be parked on. This space connects our dead-end sidewalk to the parking lot and garages, so we don't have to struggle with icy snow mounds in the winter or walk through a dirty area because of irresponsible dog owners. Our rules state that dog owners should clean up after their pets, but this doesn't happen often. In the past, we asked another contractor if we could use their property for extra parking spaces since residents take up most of the visitor parking. We have 32 extra parking spaces, and I asked for just one space to be marked with stripes because the sidewalk that leads to the parking lot is blocked by a parked car, making it unsafe to walk in and out of the lot where the garages are located. I wanted the space to be marked to make it easier and safer for everyone to bring in packages and groceries, and to have a safe access point to the lot. However, despite sending many letters and pictures showing how close the cars are in each marked space, or the 6" hole we have to dig out of the snow in winter to access the lot, our Property Manager, the Board, the President of Advocate, and our Management team refuse to acknowledge the common sense behind my safety request, which would benefit all residents and the company. I was told that the Property Manager didn't know when to put safety cones on the parking space so it could be marked, and now I'm being told that there was no work order for it after requesting it for a year and a half, and no safe or reasonable alternatives have been suggested. They are ignoring the Illinois Condominium Act and the American Disabilities Act.

This management company had wrong fines on my account for 4 months. I owned two condos in the ***. They had an attorney do a $70 trac search on both, but they wouldn't answer if they'd do the same for all 10 properties if I owned them. They knew I owned the property. The *** lady president was involved with them and she's stubborn. Doesn't listen to logic. I had to get an attorney involved after 4 months of trying to explain and ask them to remove fines from my account. Advocate hired an attorney to review my review here! Then put it on my account! I finally got it removed but probably the *** paid it. Can you say embezzlement, wrongful use of other people's funds, crooked? They also had over $400 for garbage fines that weren't even my address! It had the owner's name *** G on it. They wouldn't remove the fees even after several conversations or attempts. Why? They owe one of my past tenants $50 because they took the check for a landscaping fine issued in December after it snowed. I was on the ***. We don't send fines for outdoor maintenance or landscaping in the winter. Another ignorant feat by Advocate Property Management. So Advocate held the check for 3 months, then deposited it after telling my tenant they didn't have it. They owe my tenant $50 refund because the fines were satisfied at closing and Advocate still hasn't issued it. Advocate 'sold' us on their customer online portal. They don't update it! False advertising and entrapment to hook, line, sinker *** communities. After selling my condos, Advocate kept sending me mail. Even after I closed my account, they sent me a 'courtesy reminder' of my fines. They were paid at closing, you ignorant imbeciles. The right hand doesn't know what the left hand is doing and it's costing the *** money as they make mistakes like this. If someone starts a class action lawsuit against them, let me know. I've been in touch with attorneys about filing small claims against them and we're about to move forward. Read all the 1-star reviews, this is not even half of my problems with this ignorant, incompetent, and crooked business. The other 1-star reviews will tell you more. Don't use them. High turnover rate for employees or maybe they just kept throwing new managers at my ***.

We have been working with Lindsey K. most recently, and she has been thorough, helpful, and has always paid great attention to detail. She is responsive and helps facilitate all critical functions in our association. I have been pleased with APM services.

I have owned a condo managed by Advocate Property Management for just over 2 years and have needed to reach out to them a few times. Shirley is always very helpful and has handle my requests promptly. I requested an outside light be replaced on Thursday night (after office hours) and it was done when I got home Friday. I have had nothing but great experiences when reaching out to them. I highly recommend them!

I have had the distinct pleasure of working with Cindy Nelson of Advocate Property Management out of Naperville,Il since November when she began managing our property. We have met with Cindy several times for workshops and a quarterly HOA Meeting and she is always prompt and easy to work with. has been utilizing Advocate Property Management for the past 4 years. We've been very happy with the service they have provided. They are thorough and have introduced us to good vendors to service the property. Our current manager Diana and prior manager Marsha both have been very helpful as we navigate through projects, issues and concerns we have at the association. They respond quickly to our questions. We have had many different management companies and Advocate has done an excellent job taking care of our association needs.

I have been a tenant living in one of the buildings managed by Advocate and Realty Management for two years. I am a teacher who was recently laid off and right before COVID-19 crisis was blessed to have gained another opportunity in education. Well shortly after joining the job our job became remotely ran due to COVID-19 and the worldwide crisis. I asked the represent Lynn *** and Sandra *** for clarity revolving tenants who may need additional support or extensions during the crisis. After a few times of being avoided, I reached out directly via phone. When reached, Lynn stated she was no longer answering questions and that I should direct all business related questions to Sandra. Sandra was the absolute worst manager I have spoken to in my entire life. She appeared by voice tone to be un-sympatheic to the pandemic crisis and or simplistic questions being asked. She refused to answer my questions. I followed up with an email which is when she responded the "owner will not do anything" He will not charge late fees. I followed up with one additional question and was totally ignored. Approx, 4 days later, I was emailed a letter stating the owner chooses not to renew your lease. I can say this as a citizen of America, during a crisis like this to have not only unprofessionalism displayed but the soul-less cold hearted approach was an absolute reminder that some corporations and businesses are just only concerned about financial gain. No human accountability. I would not recommend doing business with anyone out of this office nor would I recommend renting at all.

There's a few problems with Advocate Property Management
There's a few problems with Advocate Property Management. They don't reply to you when you reach out to them, and there are some units that are breaking the rules but the management company doesn't do much about it. When you email or call the office, they either don't respond or their response doesn't really solve the problem or give you any information.
The company messed up with the money
The company messed up with the money. I paid my condo fees ahead of time and they used my cash for some repair thing without asking. I talked to the big shot, ***, who's in charge of the association stuff, but we couldn't fix the problem. This money mess happened on 8/24/22. I want my money back.

They sent a scary letter through a collection agency demanding payment for 4 months, even though we already paid, and they want us to cover their lawyer fees too. Can someone please assist and give advice? This is super unfair and unethical of Advocate Property Management.

Our association board signed a contract with Advocate Property Management at the beginning of 2020. However, when we reach out to them via email or messages, we never receive a response. I have been trying to contact them since August 14 regarding a recurring "safety situation." Unfortunately, as of today, September 22, the issue remains unresolved. The exterior timer lighting has posed a safety concern for several weeks now. In their last email on Wednesday, September 16, at 04:09:14 PM CDT, they mentioned that the work would be completed by the end of the following day. However, as you can see from the attached picture, the problem is still not resolved. I have been a homeowner here for over 22 years, and I must say that this management company is absolutely terrible. I strongly advise against recommending them to anyone.

My account was fraudulently overcharged in the amount of $25.00 for a credit Bureau Report Fee to Sperlonga on January 30. I contacted a representative from Sperlonga, and Mrs. Elda Gonzalez confirmed that my Sperlonga account is clear. Advocate Property Management ignored my request to correct the error and remove the fees. I am asking them to remove the $25.00 fee, as it is a fraudulent attempt to overcharge my account. Advocate Property Management Association violated federal law and HOA rules. They reported me to a collection agency for only a 2-day delay in HOA fee payment! I paid on time, but due to COVID-19, it took 10 days for Chase Bank to transfer the money electronically. I also request reimbursement in the amount of $574.14 (2 months of HOA fees) for turning off the heat in the common area (leading from my unit to the garage) during a very cold winter season. As a result, my arthritis pain got much worse, and I am 83 years old. The total compensation amount should be $599.14. Regards, Alla Kucherenko.
