Darwin Homes Property Management One star is being generous

One star is being generous. They have attempted to automate property management and leasing -EPIC FAIL!

Property managers don't respond, no direct way to contact anyone. It took almost a month to get questions answered about a property I was interested in. Once I leased it and paid, I got a call two days before scheduled move-in date that the property was occupied by squatters. I picked another property had to chase down the property manager for two days to get the lease signed. We drove 14 hours to property arriving at 5am with a 20ft U-Haul - The key pad was disabled and I realized it was occupied when I looked in the window and saw sofas and pictures on the wall. I called Darwin and the customer service agent could not get anyone on the phone to come out. I filed a police report and left. Darwin refunded my monies after trying to convince me to pick another property. Never! The way Darwin "manages" property is beyond incompetent. Owners and potential tenants should beware.

Darwin Homes Property Management Everything everyone says in these reviews is TRUE

I have leased the home since 2021. When I initially leased it was Streetlane Homes, they were no picnic, but [protected]% better than Darwin. Everything thing in these 15 reviews is absolutely happened or happening. I had to recreate all the work orders that were outstanding when Darwin took over mid-August 2023, because they advised Streetlane didn't transfer any information. I did so immediately and with photos and copies of the original Streetlane service requests. ( i saved them all just in case) Then we move on to their Utility billing service, Nutiliti...MY GOD, where do I start. They billed 3 and 4 times for the very same bill, they require you to link your bank account and so they just go in every single time and withdraw money, no advance notice, no copies of the bills provided. Their customer service is horrendous. I've waited weeks on 2 separate occassions for my trash to be picked up, only to discover that they havent been paid. Now, Nutiliti darn sure put the billings on my account and was immediately paid in full for them.

Now back to Darwin. The service request that I mentioned above was for 3 50ft tall dead pine trees in the backyard of the home that were about to fall on both my home and the neighbors home. They flatly did not respond until teh neighbor called code compliance and they received a citation to Darwin/Ownership. Then they sent a company out that took out 3 live trees and left the dead ones that were in pictures! When I noticed this I immediately contacted Darwin via email and phone and advised that the work was not completed. 3 weeks of back and forth, I sent videos and more pictures and no one would call me. They just kept emailing that they were talking to the vendor. on week # 4 at 1:08 AM on a Sunday I had a strange visitor in my bed with me...A 57 foot tall pine tree crashed down on the house through the roof of my bedroom and both bathrooms. It took 19 hours for Darwins " Emergency Maintenance" to respond, meanwhile the rain was pouring through the giant holes in the roof and causing huge damage. The next day they finally sent someone to tarp the roof, but he didnt have a ladder and couldn't remove the huge tree that was still inside the home...so we waited for another 4 days. You know what got Darwin to finally respond? I contact the Georgia Real Estate Commission and filed a formal complaint against their Broker of Record. The very next day they had a professional company out here. It took them several days to get approvals from Darwin to begin the work. It was finally completed and not one person at Darwin has bothered to follow up with me at all. However, they will be following up with my attorney very shortly as I have taken major legal action against them and the ownership LLC . If you can find anywhere else, please do. You will be treated horribly and in real danger in some instances.

Darwin Homes Property Management Unprofessional & Scam Artists

Our property management company was bought out by Darwin Homes back in August and we have had nothing but problems with them ever since. I understand the acquisition process and how there can be hiccups. However, when these hiccups begin to negatively effect my rental account where the system reads my rent isn't paid, we're seeing trumped up charges, or my maintenance requests aren't being answered in a timely manner, this is serious problem. I've ALWAYS paid rent early and/or on time. You can never reach anyone on the 800 number and this is yet another issue. As a renter who pays a great deal in rent and making sure that the property that I am residing at is being kept up better than I initially received it, is unacceptable. Before a rep from Darwin gets on here stating how sorry they are that I have had a bad experience with them, just call me instead so the outstanding issues that I have can get resolved. You guys have my number!

Descriptions from other reviews are spot-on: "shady," "never received a call back," "unprofessional," "never imagined a more negative experience," "taking hardworking, honest family's money then putting them out for no reason!" The one positive review looks like it's a paid advertisement. Darwin Homes did the same thing to myself and numerous other residents in my struggling, low-income neighborhood: scooped up the cheap properties, then turned around and kicked everybody out the day before Thanksgiving (get out by December 30), displacing families during the winter holiday season. I've lived in my home for 2.5 years with no problems until Darwin came along. Same thing others said: no communication, no reason for the notice to vacate other than "it's (their) right." I never heard from a property manager, or ANY manager, after numerous attempts by phone and email. The only response I got was from "resident experience specialist" ***. If her "specialty" is creating an infuriating, difficult, immoral experience, she deserves a gold medal. The poor experience that Darwin Homes has created in my community made the local news, with residents going to the city council, and guess who didn't respond for comment or interview? Five stars for no communication, Darwin Homes!

WORST DECISION EVERY MADE! DO NOT RENT FROM THIS PLACE. we have been in the house since 02/06 and we do not have any hot water and our windows are falling out. The house was filthy. The gutters are not functioning causing the crawl space to flood, where the water heater is. This is just a small list of the multiple issues! They are not returning our calls and we cannot stay in home. *** team is incompetent!

Where do I start? Moved in December , major plumbing problems, no appliances, and a mice infestation. I called the number provided and was offered an air fryer until the appliances arrived. On January 1, 2023, after trying to clean because they didn't, I went to fill the bathtub with water. When I drained it, it flooded almost the entire house. The same thing happened with the kitchen sink. They sent someone who said they would have to go under the house to fix the plumbing. I never saw him again. In the bedroom, I have to keep the hallway light on to have electricity. I looked up my rights and provided them with a 14-day notice to fix the issues or the lease could be broken. I even called the city; they came out. Darwin sent a letter to fix the issues. They have not come to fix anything! Yet, I see they are trying to rent out other properties.

February 14, 2023, and I'm left to figure out a place to stay, another rent, and deposit. Also, they have no physical person in the city to speak to; only customer service representatives are available. It seems like a scam. Darwin Homes is so bad they have a Darwin Homes complaints page on a social media platform where renters from all over the US have had bad experiences and are sharing them. I wish I had enough money to file a lawsuit. It's amazing they operate in more than one city and manage to get away with this! I'm in one city, and I have spoken to people in various other cities. The same issues are everywhere.

I put in to *** went through all of the steps to get to go view the home...took pictures of my ID and myself only to be shut down saying I don't qualify to view a house? Like really I believe I was shut down because they didn't like the way I looked! Because how do you just make a NO choice based on the way I look?!

Worst mistake Ive ever made my entire life , and I feel horrible for putting my family in this situation, I moved into this home on 11/22 and everything went downhill the basement floods with sewage every week took almost 2 months to get a response just for the issue not to be fixed, was promised prior to moving in someone would be back out to finish basement and complete all home needs and nothing, my family cant use the restrooms cant go in the basement cant store anything on the garage because of flooding issues or sewage

Darwin Homes Property Management I think this company is a SCAM!

I think this company is a SCAM! I am currently looking for a place for my parents who are Senior citizens. I found a property that interest us and under this company. I reviewed the criteria which states: must make 3x's the rent, credit check, etc. Well first off- We put in an application which was $55/adult so we pd over $150 in app fees. They declined the application the next day! I asked why- they tell me do to my parents credit score! My parents don't use their credit because they really have not needed to! They are great tenants- pay their rent early every month, no evictions, never had a bankruptcy, any thing like that. They havent had to apply for a rental place in over 10 years. I asked 'Why wouldn't you all consider these factors?' Or at least give them the option to pay a higher deposit? Only then, they start throwing out credit score numbers! This is what they said 'My parents didn't meet the Resident score-the Standard Score should be 630 and for the score to be considered with additional deposit, it must be 610. Now, why wouldn't this be displayed in their criteria so people wouldn't be out of application fees! My parents don't have bad credit, they have thin credit. I feel like these companies collect application fees on these properties for an X-amount of time before they approve someone. Straight RIP-OFF!

This company is a joke and does not care about tenants. We have been dealing with a major plumbing issue for a month now with zero communication from them. Im having to constantly call in to try and get this fixed and all I get are apologies for inconvenience. We only moved in December 2022 and Im counting the days until our lease is up. Do not rent from them. Whoever is in charge of move-in inspections should be fired. The carpets were disgusting and smell like urine, the whole house was dirty, and theres a hole in the window that someone just put tape over. Worst company I have ever seen and I should have looked up reviews before renting from them.

If I could give this company a lower rating I would!If you have been reading previous review entries, they are all correct! Nothing is fabricated. My families' story begins December 15 of 2022. At first, we were told that we were denied because of credit but had a co-signer. We had cut our loss on the application fee until a district leasing manager reached out to us and let us know that we were actually approved. I have been hoping to get back in touch with that manager because they seem to have the most seniority and know what they are doing. Long story short we were supposed to receive appliances the day before moving in or the day of. We have been in the house a month and just received our appliances 1/21/2022. We lost out on $ 600 dollars' worth of food and also went through a winter storm with CHILDREN! WITH OUT APPLIANCES! we were told a $ 500 dollar credit would be applied. We were only approved for $150 and later told that they would only be reimbursing $150. We have asked to have managers call us. No one has called us yet! Now to the bigger issues. Our Plumbing has been backed up since we moved in! We have place numerous emergency maintenance request and still have yet to have anything fixed! We cannot wash clothes, bathe, wash dishes, or use the toilet without sewage coming back up! Our entire home smells like sewage downstairs laundry room and room is flooded and smells awful! I just spoke with a rep today because I spent the entire weekend on the phone fighting for a resolution! Just to be told the work order is still under review after we were told someone would be out Monday which is today! We have had so many issues with this company and know that there will be many more to come! If we do not see some movement with our concerns, we will be sending the company and demand letter! I would like a manager to reach out to me ASAP! Something has to give!

This company is fraudulent in consumer relations and grossly negligent. My current roommate was without water for over two weeks in October 2022 and the repairs have not been addressed and reparations have not been made to compensate our household for the violation of our lease agreement. The individuals responsible for managing the property we live in have not been responsive. The company refuses to provide a copy of the lease agreement and instead requests that I sign a Change of Tenancy Addendum, which is a legally binding contract directly referencing the lease agreement. I have called City Code Enforcement and plan to file a complaint with the Texas regulatory authorities for the incompetence and fraudulent business practices.

I wish i would have v read the *** reviews before getting a rental property with Darwin homes. This company left me in a dangerous neighborhood with no door handle to lock my door. When i left the property and moved in emergnecy, i was then charged 12k $ to pay within 90 days. They have absolutely no business being a rental managing conpany. I regret choosing darwin homes.

If I could give less then a star I would! This company bought a property that myself and my family has rented for 12 years! No phone call, heads up, nothing that the property was sold to Darwin homes! Darwin homes sent a man to our door to do an occupancy check, that is how we found out that Darwin bought the property we are renting. A week after we payed our rent on time, And on time with 12 years of payments they sent us a 30 day notice to move out. We contacted Darwin homes to ask why, the rude lady on the phone said because they want to renovate the property! So we asked could we please have a 90 day extension because we would try and purchase a home. They wouldnt give us any extra time! Horrible business that would throw a family out for no reason at all! Darwin Homes Never reached out to us after buying the property, we did all the research to find out who bought it and who we pay. We did everything right and Dawin Homes still the gave us an eviction! Now they are emailing us to remind us that we have 20 days left to move! Basically harassing our family of 3 to move out faster! Also when you try to call Darwin Homes they redirect you to there portal, when you leave multiple messages they never return them! Someone please put a stop to what they are doing, taking hardworking, honest family's money then putting them out for no reason!

I have put in orders, I have emailed so many people, I have reached out to my property manager, made calls and NOTHING HAS BEEN DONE NOTHING HAS BEEN FIXED! I think it is odd that you have a call center outsourced from America. They don't do anything, they dont send the correct people out, they cancel my work orders and now the property is becoming dangerous because of sewer backup and not to mention the soft floors and black mold. A part of the house really isnt useable. From what each maintenance man has told me Darwin does not have a good reputation in KY. You guys are known as a ghost company that doesnt pay on work orders and people are scared to work with you. Regardless of who lives here, the issues will still need to be fixed. The people hired to work on these homes should be ashamed for the work that they are doing. Walk-through should ld be helpful to have a real person here to do walk throughs and inspect the properties. Maintenance has either been sending people who are not qualified to do the job or the work order is not getting approved to fix the problem. I just would like someone to come to fix all the issues so I can live happy in my what should be my new home.CALL 311 and report them!

I have lived in my home for 26 years without incident. Darwin purchased the home in August 2022. No one ever reached out to me as to who to pay or how. I sent numerous emails begging for someone to contact me so I could make payments. I also needed paperwork done as I receive a subsidy, which they knew when they purchased the home. Finally, someone reached out and all of the paperwork was completed. I pay my portion on time every month. Each month I have received calls with threats of eviction as I have a balance. I tell them that the balance is the subsidized portion and it never arrives on the first of the month. Now, this month, the same thing happened, but I've received an eviction notice for unpaid rent and again, it's the subsidized portion. My payment was made on the first! It has been a horrible experience. No one ever gets back to me and as for repairs, my first request was ignored and someone came on December 27th after my second request, only to leave with nothing repaired. They said that they needed to get clearance for the repair from Darwin and haven't returned. The toilet is still broken.

Unresponsive slum lords. My daughter and her husband have been in a rental home in *** for over 7 weeks and have had to call or submit a request for repairs almost daily. The plumbing has never worked properly, problems with electrical, flooding in basement and garage. Now add to the list sewer backup flooding basement. Uninhabitable. After many phone calls back and forth, Darwin said they would put them up in a 2 star hotel! They probably own and mismanage that too. The customer service is terrible and when someone does respond they are very rude. Plus they do not send out skilled labor to do repairs, they send some handyman that does not have the expertise to fix the problem. Don't ever rent a home from this company!

Darwin Homes Property Management Applied for a rental home last week, was misled about application process by management

Applied for a rental home last week managed by this company and was told there was one application ahead of us, but that they had not completed their application. She informed me that they would give them a couple days to complete it and then move on to the next in line and start processing their application and at that time charge the application fee. We toured the home, immediately completed an application and were then told we would have an answer in 2-4 days. Fast forward to this week and I called for an update. I was informed by a gentleman that there were now 9 applications in and he could not tell us our rank. Confused, I asked for clarification and was informed that qualification and application order don't matter. They collect applicants, review the applications, and then rank them using an undisclosed system before picking the best candidate, akin to a rental lottery. This contradicted the initial information provided by the company, suggesting we were next in line. While we thought we were likely to get the rental, they have been collecting applications and selecting a winner based on their undisclosed system. When I confronted the gentleman about the misleading information during our initial inquiry, he told me to have a nice day and hung up. The gentleman I spoke with was named

I was only with the company for 4 months before my lease was up they emailed me a letter to vacate with in 30 days. It took me 6 months to find a place to rent during that time frame they refused to communicate with me blocked me from paying them rent while I looked and only answered 1 rental enquirer about me and they told them they filled eviction on me and that I owed back rent. Yet there was never a eviction filied and they blocked me from paying any further. I called numerous times a day to speak to my property manager and not one time received a call back. They had zero care about taking to me they even had 15 rentals they could have offered to move me into but that simply wasnt a option and even now that Im out of their property they send emails and when asked to be removed they pretty much say no

I have been in my new property for almost two weeks, and have not received any appliances that were supposed to be here. They have dragged me around the entire time about when they are due to arrive, with each time being a blatant lie. They never got the property inspected from the city before renting it out, so now I have a giant red tag on my door until they get it inspected, which will require appliances to pass. They were supposed to send maintenance to look at an issue with the floors, which are bowing in, causing the flooring itself to crack, but no one ever showed up. This company should honestly be basically considered a fraud.

When first moved into the home it was under a different company, then switched over to these people Darwin's. Last October we waited for a stove until December to be replaced. This company is shady and unprofessional, it seems that every time a person has issues they have to wait on hold for ever over 45 minutes to 2 hours at a time. They lie to the tenants about issues going on with their homes and their portals when time to pay the rent. In July 2022 I noticed the system was incorrect with the payment for my when I bought this to there attention, I was told no it is correct you owe $176, I informed them again my rent is $1250 each month and I pay that so their system would not take the $1250 it only took the $176, two days later they tell me you are being charged a late fee how is that possible I paid on time. debate yet again with their staff, the system then allowed me to submit the remaining balance of $1074 they in return sent the funds back to me even after I asked them not to do so. Now in November 2022 they people (this is nice considering what I truly want to say) Oh you owe us money $1074 from the error which you system and you caused this entire time, I receive a set income period there is no extra money, so please understand you screwed up on your end and you wait 5 and half months later to try and correct the problem. Now we in December 12, *** I have 3 days to pay you because I VIOLATED OR FAILED to perform my terms, no you all violated me and failed to listen the first time, you prolonged the process and now you want to play a game one the phone by not answering or keeping people on hold. Let's see who has ever been given a 3 day notice to surrender the premises, always seen 30 days not 3? Darwin's Home property management very unprofessional and unethical especially since the only thing they have a problem with me is I am RIGHT and they CAN'T ADMIT THEIR FAULT, FAILURE, and THEIR ERRORS.

Active duty military who has rented properties all over the world for the past 15 years. This is the worst property management company I've ever dealt with. Two years of them failing to get maintenance out in a timely manner. When they did, their subcontractors did sloppy work. At one point, our hot water heater broke and the repairman they sent out got frustrated and abandoned the project before it was complete. We notified them that we'd be moving out early in February, and provided military orders. I contacted them this month and they claimed to not know that we were leaving, and drew up all our paperwork saying we had given them less than 30 days notice. Now they are claiming that they never got our move-in inventory sheet, and have told me they will not allow me at the move out inspection, and will simply tell me how much of my security deposit I'm getting back. Around the time we started to fight them on this, our rent autopay suddenly got turned off without them notifying us, and started applying late fees before we could catch it. Their phone number for San Antonio does not work. You can never talk to a person on the phone - they will only respond to emails sporadically, and it's often a different person replying each time. I highly recommend not renting a property if it is managed by them. We thankfully were introduced to the owners before moving in, and are able to work through them. The only way Darwin ever does anything is if I contact the owner, tell her they aren't responding to us, and then she calls them and complains. Horrible experience, horrible company, horrible customer service.

They have withdrawn money from my account without authorization, without an applicable recipt for what the withdraw was for. DH informed us it is "against policy" for a tenant to accompany the home inspection. This is against Missouri state law, and against the law most places yet their policy is to violate what is a near-national legal right to tenants. While renting, they left us without a refrigerator for over 7 weeks while I recovered from surgery, I was forced to call every single day for a month on a phone tree in hopes that they would send someone. Most days they had to create a "new maintenance ticket" because inexplicably the one from the day before was deleted. They have updated their systems in the last 6 months and now have NO way to contact a human by phone, only email through the maintenance portal. Sometimes they answer. Sometimes they do not. Rarely is the answer coherent, I think an automated AI system is responding to emails because the responses at times do not seem relevant to the email exchange. It does not seem to matter if the issue is something they are legally required to uphold, they will not answer when you need them most. Suffice to say, I have never imagined a more negative experience, I have never felt more unsafe in my home, and have summarized only a few of the agency's most negligible acts. Their violations are egregious. Darwin Homes is not capable of even the most basic property management responsibilities. They just do not have a set up capable of what they are legally or ethically obligated to do. Do not rent from them. If you are an investor, RUN, this company is young yet going down hill fast as their negligence continues to grow worse.

This was the worst company I have ever worked with. I'm a bit upset that I have to give them any sort of star rating. When my last tenants moved out, they messed up my new flooring. I happen to be back in Texas between tenants and did my own walk-through and saw the tear. I emailed Darwin because I couldn't believe they missed it. The girl who did my inspection said "I saw it, I don't know why it wasn't on their walk-out inspection". Good thing I did my own inspection! I thought great, they are admitting they saw it, they'll get my former tenants to pay for the repair and all will be good. I was wrong. New tenants moved in, Darwin never got the floors repaired and it's been a year later and they told me I had to fix it. It was quoted at $1000, Darwin gave me $300 and said I had to figure out how to get it repaired. I live 5 states away. I emailed and called them all year. They kept reassuring me they would cover it and get it done. Of course, ***, the girl who was assigned to me, lied to me all year. They never intended to fix it. They just wanted to string me along until it was too late. They threatened to cancel my contract when I got upset, saying I could just go find someone else. And lastly, they are refusing to do the current tenant walk-out inspection because I am not using their brokerage to sell my house. This company is a complete joke. Looking at all these reviews, I really have no idea how they are still in business. They are a scam. Stay far away from this company. They do not care about their clients or about their client's homes. It'll be in worse condition after they "manage" it for you. They should be shut down. If I deter one person to not use their business, I'll be happy, but I'm hoping there's a whole lot more.

If I could give this company a lower rating I would!If you have been reading previous review entries, they are all correct! Nothing is fabricated. My families' story begins December 15 of 2022. At first, we were told that we were denied because of credit but had a co-signer. We had cut our loss on the application fee until a district leasing manager reached out to us and let us know that we were actually approved. I have been hoping to get back in touch with that manager because they seem to have the most seniority and know what they are doing. Long story short we were supposed to receive appliances the day before moving in or the day of. We have been in the house a month and just received our appliances 1/21/2022. We lost out on $ 600 dollars' worth of food and also went through a winter storm with CHILDREN! WITH OUT APPLIANCES! we were told a $ 500 dollar credit would be applied. We were only approved for $150 and later told that they would only be reimbursing $150. We have asked to have managers call us. No one has called us yet! Now to the bigger issues. Our Plumbing has been backed up since we moved in! We have place numerous emergency maintenance request and still have yet to have anything fixed! We cannot wash clothes, bathe, wash dishes, or use the toilet without sewage coming back up! Our entire home smells like sewage downstairs laundry room and room is flooded and smells awful! I just spoke with a rep today because I spent the entire weekend on the phone fighting for a resolution! Just to be told the work order is still under review after we were told someone would be out Monday which is today! We have had so many issues with this company and know that there will be many more to come! If we do not see some movement with our concerns, we will be sending the company and demand letter! I would like a manager to reach out to me ASAP! Something has to give!

Ive been renting from them since August and its been a nightmare. Ive been going through a leak, with them continue to send ppl out only for the job not to get approved. Now they are back with a previous company who clearly didnt know what they were doing as THE *** IS STILL PRESENT. Now they are trying to make me out to be an uncooperative tenant when in fact Ive been understanding up until yesterday. Feb 7, 2022 they sent an email at 3:52 stating someone would be out between 4-6 pm only for the vendor to show up at 6:30 DRUNK AND INTOXICATED! Keep in mind it has been three times no shows, Im to keep pushing my business aside to get the run around from this bogus company. They have other companies who determined the issues with me paying *** THANKFULLY IVE BEEN KEEPING TRACK OF THIS WHILE PROCESS. I WILL BE SUBPOENAING ALL THE PREVIOUS COMPANIES IF NEED BE. I JUST WANT OUT OF THIS LEASE WITH ME GETTING MY FULL REFUND BACK. ESPECIALLY BC NOTHING WAS AS THEY HAVE IN THERE MOVE IN PICTURES COMPLETE FRAUD! Reading others post only give me more strength to let it go and TAKE THEM TO COURT ! Ive been stolen from and told to file a claim with my renters insurance for the theft and water damage even though they knew it was a current problem when I moved in. Thankfully the neighbors were also paying attention that the tenants never stayed longer than 6 months. This company is getting over due to Covid the courts being back logged and hoping ppl just give up. YALL WILL SEE ME IN COURT! This contract been breached, but Im being forced to hold up to my end and yall are not. We bought our house December as an investment, we lived out of state so we hired Darwin to manage our property but we made the BIGGEST MISTAKE! It all started when they approved an applicant in our behalf, they backed up the applicant claiming that they had high paying jobs. After the 1st month, came our nightmare, tenants only paid 2 on time payments out 1 year contract. We never failed to communicate with Juliya ( our property manager) to ensure prompt payments, but all she said was she was sorry that our experience wasnt good with our first tenants. We have been very patient and considerate especially during the height of the pandemic. But when we terminated our contract when the year was up, we discovered lots of lies and negligence that this company did to us. Tenants left our property in a mess, Darwin tried to collect money over $7500 from us to have the house repaired, out of that amount they were only charging the tenants $2300? We agreed to have repairs done according to what we think were reasonable and paid our out of pocket contribution right away so we can get the house back in the market for rental but it took them a long time to start the job done. Juliya made too many excuses about their turn team not being available to start right away. It took them over 30 days to get the house ready. When I requested for post repair pictures, one of the floor carpeting didnt appear cleaned at all, when I emailed Juliya about it she replied the home inspection report did not indicate carpet replacement at the time but the pictures that were sent over to us looked so messed up that a simple deep cleaning will not fixed the damage. We contacted the office multiple times to speak to her but our calls were ignored. Our property is still with this company as we still have unresolved issues with them. They still have outstanding balance to pay us, we requested for full accounting and invoice of the work done but we still dont have it.

As a tenant, it has felt like pulling teeth to get Darwin Homes to do the bare minimum to fulfil its contractual obligations to me. During my first month, Darwin Homes took over the management of my property, and my ceiling began falling in. After a week of inaction, I had to sound the alarm as the damage to my ceiling became worse. Only after many phone calls and emails, I was compensated for a hotel during the re-roofing, replacing the sheet rock in the ceiling, and treating for mold. Darwin Homes hired cheap contractors -- the floors in the bathroom were not water proof and were rotting; the contractors replaced the floors and broke a window without mentioning it to me. The contractors who fixed the window left shards of wood sticking out from where they superglued the window frame back together. A refrigerator took over two weeks to be fixed. I was without a working AC for over a week in June during a heatwave because Darwin Homes is not in direct communication with their emergency maintenance contractors. When I threatened to withhold rent, I was spoken down to, offered credits for the days I spent with friends to avoid the heat (which I never received), and gave me a portable AC which cooled only one room of the house and considered the problem solved. Finally, after inquiring about my security deposit many times, it has been a month after I ended my lease and moved out, and I had received no communication. I asked about my deposit; I was told that they would withhold my entire deposit AND charge me almost $1,000 extra. Before vacating, I had hired professional cleaners and provided receipts. The itemized list includes ridiculous items like "Whole House - Interior Paint $1,732.80"; "Rent - August 2022 $39.68"; "Whole House - Interior Cleaning $118.56"; "Laundry Room - Reinstall Globe Light Fixture $10.00". All of this a full month after the end of my lease. I joke with my friends that I can't wait until I can stop talking about this awful house and company.

Darwin Homes Property Management I've lived in the property for about a year

I've lived in the property for about a year. Several sockets do not work. Darwin sent an electrician to the home 7 months ago. The guy said he could not continue the request because Darwin would not approve his purchase to buy equipment. Darwin still has not fixed this issue, so I've had to plug an extension cord from a room down the hall in order to have light in the bathroom. The light switch itself is not working and neither are any of the sockets. The guy never returned and Darwin has not fixed the issue. During the same time, we were also having issues with our refrigerator not cooling. On May 9th, a maintenance guy emailed me about requesting pictures of the manufacturer tag so it could be replaced. Someone came out and said it was still working so it couldn't be replaced. About a month later it was leaking again. Someone came out again and said it was still working so Darwin would not replace it. This went on until first week of October when my refrigerator finally gave out completely. After about a month and several calls from me, Darwin sent me an email of a scheduled appointment with a vendor. There was no time on it so I called. I was told to contact the vendor directly for the appointment time. The vendor did not answer. They did not show up for the appointment, and I not heard from them. I contacted Darwin. They said the vendor would reach out to reschedule. Two weeks later I contacted them back because I still hadn't heard from the vendor. I was told to continue to wait to hear from vendor. I asked to speak with a supervisor. I was told that one would call me back shortly. That did not happen. Several days later I called Darwin again. I was told the situation would be escalated and the maintenance supervisor would call me that day. No one called. Several calls later to Darwin and still waiting. Had an appointment today with the same non responsive vendor. No call. No show. I've spoken with Darwin 12 times. Three days before Thanksgiving still nothing.

When first moved into the home it was under a different company, then switched over to these people Darwin's. Last October we waited for a stove until December to be replaced. This company is shady and unprofessional, it seems that every time a person has issues they have to wait on hold for ever over 45 minutes to 2 hours at a time. They lie to the tenants about issues going on with their homes and their portals when time to pay the rent. In July 2022 I noticed the system was incorrect with the payment for my when I bought this to there attention, I was told no it is correct you owe $176, I informed them again my rent is $1250 each month and I pay that so their system would not take the $1250 it only took the $176, two days later they tell me you are being charged a late fee how is that possible I paid on time. debate yet again with their staff, the system then allowed me to submit the remaining balance of $1074 they in return sent the funds back to me even after I asked them not to do so. Now in November 2022 they people (this is nice considering what I truly want to say) Oh you owe us money $1074 from the error which you system and you caused this entire time, I receive a set income period there is no extra money, so please understand you screwed up on your end and you wait 5 and half months later to try and correct the problem. Now we in December 12, *** I have 3 days to pay you because I VIOLATED OR FAILED to perform my terms, no you all violated me and failed to listen the first time, you prolonged the process and now you want to play a game one the phone by not answering or keeping people on hold. Let's see who has ever been given a 3 day notice to surrender the premises, always seen 30 days not 3? Darwin's Home property management very unprofessional and unethical especially since the only thing they have a problem with me is I am RIGHT and they CAN'T ADMIT THEIR FAULT, FAILURE, and THEIR ERRORS.

If I could i wouldnt have gave them any star! STAY AWAY FROM THIS MANAGEMENT COMPANY! They dont have a license to rent where Im from, they done fix anything! let me repeat, they DO NOT fix anything! We currently have all bad windows in the house, most dont open, painted close along with being really old and when they do open the screen do not work. Along with mold lined in the windows. We have peeled the paint off just by trying to open the windows so now its ugly looking. Im sure we will be charged with it at the end. Also keep this house was basically redone so it looked nice when we looked at it. Later to find out they also didnt have a license to redo the home. We have asked about this since the day we moved in now 8 months later still nothing.Also strong musty oder I first thought old house, but with cleaning candles and all the works still was there. Mold- I did my own test it came back with mold, they did their own test and they have refused to give us the results/ report. They just say it was slightly elevated They had someone come out and fog the place- meaning they come and spray some chemical all over the house. However it doesnt kill unseen mold just visible mold. From the very beginning I made it clean not much is visible, has to but elsewhere. Behind walls, under floors even under the pained walls and doors. The humidity in our home is also 69 at times much higher, our doors and cabinets stick because there is so much moisture in this house. Along with paint just peeling off the edges of the doors because they get stuck. So again Im sure we will be charged for the chipping of the paint. I get sticky just sitting her with our ac at 68 degrees. So along with no fresh air/ the gross smell and feeling sticky its beyond nasty. They have done nothing to get this fixed.Along with a non working dishwasher and fridge and backed up sink the day we moved in they did half a*** fix those things. Update as of today I was told they are gonna fix the windows- we have a total of *** each room and leave the others. So they are going on fix 8 windows so we have at least one safe window is what I was told Im trying to understand the purpose of this? So now we will have some tacky a*** looking house. So ugly house, mold, horrible ventilation and smell. Go us! Im so disappointed my child have to live here. And I pray we dont develop any lung issues due to the mold.These people are TRASH and so unprofessional its unreal! I hope someone see this before they decides to rent from these people or even investors from the other reviews! Sad multi million dollar company and cant provide adequate services for their tenants! This company purchased the home I was renting. They took over my lease with about 3 weeks left on my lease. I moved out using their procedures. I reached out to them about when I could expect to see return of my deposit. I was told they had 30 days after I moved out to complete their end of the process and then they would return my deposit. It has been more than 6 weeks since I moved out. I have emailed them several times and have gotten no response. They have basically ghosted me. Beware if you choose to rent from these people.

Darwin Homes Property Management Central air unit not repaired

We have been requesting for over 6 weeks now for the central air unit to be repaired in this home. We have constantly gotten the run around and no one from management ever calls us back. We have been put up in a hotel day by day while they "wait" for approval from management to fix the central air. We have to check out of the hotel at 11am each day and wait for approval to be sent to check back in at 3pm. It's inconvenient and frustrating! Meanwhile we have 2 small children and we have to deal with the inconvenience of not being able to cook at home because it's over 90 degrees inside the home. I have called, and called, and called but can't get an answer as to who is in charge and why they don't call me back or state who is in charge. I was told that they are not allowed to disclose that information.

Desired outcome: I want to be compensated for having to buy takeout food 2 to 3 times per day for a family of four. I want credit for the time that we have not been able to stay in the home, and I just want them to fix the AC unit

Darwin Homes Property Management I leased a home from Darwin Rental Properties beginning April 9th 2022

I leased a home from Darwin Rental Properties beginning April 9th 2022. The rental property has a pool. When we picked up the keys I walked through the property and it looked fine. However the pool was green and there was not running water at the property. The pool is unusable. Black algae is growing in the pool. I contacted Darwin Homes on 04/11 providing pictures of the pool. On 04/15, without notification a vendor came in our property and put chemicals in our pool and advised me that additional issues were present, that he was not authorized to do anything but put chemicals in the pool and then contact Darwin to obtain additional approvals for any additional repairs. Between 04/15 and yesterday 04/28 we encountered two additional maintenance issues. Our sliding glass door is not properly seated, and our irrigation is leaking. A vendor had been on sight for the irrigation again, without notification from Darwin, but was not authorize to fix the leak, we are awaiting approval for that fix as well. A vendor has been contacted for the sliding glass door but has not been to them property and based on experience will not fix it but will most likely take pictures to establish a work order which will need additional "approval". Going back to the pool. On an effort to understand what was needed to make the pool usable I had a pool cleaner come out to inspect but not touch anything. Chemical tests revealed that my phosphate count is too high to allow for recreation and black algae is growing which will necessitate a draining of the pool, cleaning, and potentially replacing parts of the pump and filter. I contacted Darwin and was told a vendor would be on sight today. A of 440, three phone calls, two text messages and an online inquiry i have had no response and my pool is not usable. The company did not furnish me a move in ready home

I dont know where to start! I wish I had never rented anything from this company! Here is where I will start. In the end of October I believe it was, I put in work order for light bulbs that had went out. I know tenants normally change light bulbs but the bulbs I have in the home are not regular bulbs. I have the bulbs that would require a electrician! So I put the work order in and had to sit in the dark with three toddlers for two weeks and every time I call, representatives would say oh they reached out to Andi(property manager) to let him know your lights are out! So the property manager never reached out to me and I eventually had to call in several times for them to say oh we have somebody to fix the lights! The person came out fixed the lights but then over a month later, I get a 350 charge for damages! I spoke to the property manager and she told me she would reach out to the maintenance team. She never did and instead noted on the account she told me I was responsible. There is no way I could damage light bulbs in the ceiling. After staying somewhere for two years, lights do go out. They do not want to explain how Im responsible but want me to pay. Please do not rent from these people! They are unreachable and they are only for the owners mostly, not the residents!

My partner and I secured a rental home through Darwin Homes. Our scheduled move-in date was December 31, 2022. Upon our arrival at the property on the morning of the 31st, we were immediately confronted with a series of issues that were unprecedented in our rental history. I urge anyone reading this review to take caution. It is in your best interest to avoid dealings with this company. Should you be considering an application or viewing one of their properties, I strongly advise against it. The likelihood of regret is high, and I am confident in this assertion.

Upon entering the home on move-in day, we were greeted with a severe pigeon infestation. The evidence of their presence was unmistakable, with droppings heavily layered on the window sills, driveway, and a particularly large accumulation beneath the master bedroom window above the front door awning. The backyard was marred by gopher holes and overgrown with weeds. Inside, the floors were unclean, and all the bathroom fixtures showed water stains. The master shower failed to produce any water flow when activated. The irrigation system was inoperative, with its control unit unresponsive. In the garage, we found the trash bin brimming with refuse, while the recycling bin was nowhere to be found.

The most distressing discovery, however, was the absence of the A/C condenser unit, rendering the home without air conditioning or heating—a significant issue in any climate. A review of the online portal revealed a canceled service request from five days before our move-in, dated December 26, 2022, acknowledging the theft of the A/C unit. No prior communication was made to inform us of the lack of heating and cooling capabilities or the burglary that had occurred. Our attempts to reach out over several days were met with silence until January 2, when we finally made contact with an office representative. Their response was dismissive, offering no immediate solutions and deferring further discussion to the following day. Repeated calls to their main line failed to connect us with a property manager, and callbacks were not guaranteed.

We are currently in the midst of contesting these issues, yet five days into this ordeal, our situation remains unresolved.

Darwin Homes Property Management We are tenants of one of their managed properties

We are tenants of one of their managed properties. We moved in in September, when the property was managed under a different management company. They acquired the property and became our management company on 12/1. Darwin Homes failed to transfer over any maintenance issues on the property. We were asked to re-submit all issues, which we did. We have had water damaged floors, smoke stained blinds, unsecured locks and doors, an unsecured car port, broken outlets, etc that were not addressed by the prior management company at our time of move in. They acquired all of these issues along with the property. We have had to submit several requests per issue for them to send vendors to the property. Darwin homes has never once been to the property. They require that we be home for all of the repairs, taking time off of work unpaid to do so. They use vendors that only work Monday-Friday, 9-5. Darwin homes has failed to secure maintence issues in a timely manner. Since February 18th, we have had a leaky bathroom ceiling. They have sent 4 separate vendors to the property to "fix it". Nothing worked. They sent another vendor out on 6/2/2022 and this vendor cut a water pipe in the attic, causing water damage to the property and our personal items. This also caused the bathroom ceiling to collapse while we were in the house and vendor left the property. There could have been bodily damage done if we were in the bathroom. Darwin Homes then refused to send another vendor to fix the issue. They haven't sent anyone to dry the property properly. We have been displaced and have had items ruined due to their mis-management and neglect of maintence issues. The notification, scheduling, acces to the property, status of the repairs and reports of vendors work has all been required to be done by us, the tenant. They have also come after us for a city violation fine on the property that existed BEFORE we moved in.

Hello Dear Sir, I am a rental property owner. Darwin has been managing my rental homes, but I decided to take over the management of the home at a specific address and handle it myself. I communicated my decision via email on October 28 and received a response on October 31, as evidenced by the attached email printout titled 'initiation.pdf'. According to our management agreement, which is also attached and can be found on page 12 of 'management_agreement.pdf', the termination of services should be effective within 30 days. However, it has been significantly longer than 30 days, and they are still in possession of the tenant's deposit, showing reluctance to transfer it back to me. Despite the property manager's readiness to assist, Darwin's resident and accounting team has not taken any steps to expedite the process, leaving me in the dark about the situation. I find it unacceptable for a company to retain a tenant's funds beyond the agreed-upon termination period outlined in our contract. My account has no outstanding charges, and all processes required to terminate the property management services should have been finalized within the 30-day timeframe. I am requesting that they release the funds to me. The amount in question is $300, as shown in the attached screenshot of the lease document which indicates the deposit amount. The complete lease package document is also included for reference. Additionally, I have informed my property manager at Darwin that I am initiating legal action regarding this matter.

Well, the problem is that given enough time to have my 17 items addressed at the house I am renting from Darwin Homes, I've had at least another contractor come last month and said he had to turn in quotes for what I need to have done at the house I am renting. Then last week, I had yet another contractor come out, employed by a company that Darwin Homes uses, but the problem I am having is it looks like I will never get these items finished. There is always someone different coming out to see the issues, and yet I do not get them addressed with Darwin Homes. They have fixed some stuff, but those were minor, and I am getting tired of it, considering what I am paying for rent, which is way too much per month. So, if there's anything you can do to make Darwin Homes move faster with this, I would greatly appreciate it. If they want to retain me as a good tenant who has been paying their rent on time, they need to act more promptly when it comes to repairs like this and get moving. Also, please consider reducing the rent for these inconveniences. Thank you.

Rented house beginning on 11/29/2022. The lease states the house comes with appliances (oven/range, stove, and dishwasher). They have given me several different dates the appliances were supposed to arrive, ranging from the weekend I moved in and the last date being today. There are no appliances, property manager refuses to call me back or respond to emails. They have not had the house inspected per city requirement or obtained required residential rental permit, nor have they assisted me with the flooring in the living room which is sinking in badly enough to be causing damage to the flooring and movement of furniture when walking across the room. I want IMMEDIATE delivery of appliances, an inspection, and floor repair.

The gentlemen used a key that was in a lock box on my door (which i wasnt aware had keys in it) AND USED IT TO OPEN MY DOOR. No knock, just came in while i was sitting in my living room. The gentleman was very apologetic because he was told that the home was still vacant! Meanwhile *** lived here since November 28th! He then puts me on the phone with the account manager with *** and he explains to me the renovation company the owners used to *** sent them out because the fridges ice maker didnt work, which it didnt until i put in a work order to get it fixed that week prior. I immediately called Darwin homes to tell them what happened and all they could do was send a message to my property managers WHICH NEVER ANSWERED OR HAS YET TO CALL ME. Then Tuesday, after not hearing back from them on Monday, i called again and demanded to speak to a supervisor which told me i want to be honest with you, your property managers are the only one that can do anything because he too couldnt figure out what was going on, and he also told me that he would call me back by the end of business day if my property managers didnt reach out. He never called me back. On Thursday I talked to a rep that told me no supervisors were available and neither were my property managers! And dont even get me started on the 10 work orders *** had to put in since we moved in, and one included a pipe that is so messed up that my sewage is running down the hill next to my home. As a mom of a 2 year old and currently have one on the way i do not feel safe in this home neither do i feel like anyone at Darwin Homes cares about me and my families safety in one of their homes. Now it the following Saturday and still no one has called me or cared to reach out regarding the matter.

Worst slum lord I've ever rented from. A/C was out, no stove or fridge, and clogged plumbing upon move in. Shower started flooding the kitchen mid July and was not fixed until November. Have been waiting for a call back from a supervisor since July. Am constantly told they'll call back. I have sent tons of emails texts and portal messages to get a hold of someone. Now after having it in writing that they would credit us each day the shower was out I got a demand of payment on my door yesterday. Literally could send the property manager out to do that but can't get a call back. I am appalled at the incredibly horrific way they treat their tenants. This company should not be allowed to victimize anyone anymore.

I am renting a house from Darwin homes, the shower had been unusable for 2 months that I've lived here. I have put in 3 maintenance requests and it still isn't resolved, when you call and ask for a supervisor, it's almost impossible to talk to anyone as they end up putting you on hold and disconnecting the call. In addition the house was a drug house and used to grow pot prior to me moving in, which as an active duty military member, I could've gotten in a lot of trouble for.

I signed a lease starting 11/18/22. In the lease contract it stated that I would have a dishwasher and microwave in the unit. Upon moving in I realized these items were missing and immediately alerted the management company. Its been about 3 weeks and these items have still not been installed. I also had cold air leaking in from the fireplace. A vendor came out and stated that the wrong part had been previously installed and also the fireplace was unsafe to use and would not pass an inspection. I asked for a concession due to all these issues and was denied.

Our complaint is against Darwin Homes. We have been renting their property at *** since the beginning of September 2022. There are multiple, serious problems with the property that they are not addressing timely. Our *** system has a short-circuited motherboard, a non-working motor, and an illegally installed flex pipe. We have been without heat for almost a month. Darwin Homes has sent multiple handymen, but none of them have fixed the problem. Darwin Homes has set low limits to fix the *** and have not been proactive in fixing this problem. Our house temperature has reached 30 degrees on some nights.We do not have a working oven, and several outlets throughout the living room do not work. There is a single sub-panel in the basement with a 100 amp limit. Darwin Homes has wired 200 amps to this breaker box, which is a fire hazard. They stated that they need to install a new meter outside, and then a second sub-panel. The handymen that they have sent have not resolved this issue. One maintenance worker told us this is what short-circuited the *** system. We were told someone would come to rewire the house. This did not happen. Whenever it rains, our basement floods. There was a mold problem. Darwin Homes did send a team to remove this, but they failed to seal the foundation. The drywall is clearly damaged again from water. Water seeps out of the gap under the drywall and floods every area of the basement.The pipes connected to the washing machine, in the basement, are not sealed correctly and are corroded. Whenever the washing machine is used, there is water buildup and a general smell of sewage.Darwin Homes promised us pro-rated rent for the duration we endure without the oven or heat. So far, they have charged the full amount for each month. We were promised half-off rent for October. This was due to a pre-Labor Day lease signing deal. They charged the full amount. I am a current resident of Darwin homes. I requested maintenance on my tub and was charged $500 bc the plumber mentioned hair. When the plumber CAME BACK due to the same issue he stated it was clogged *** of the previous owners, why are they charging me? Another issue I am currently trying to get resolved, I received a 24 hour notice of an inspection. I was told to call to reschedule it I was unable to be home otherwise the locks would be changed at my expense. I immediately called multiple times without a reply from my property manger Shakeelah. Tuesday I was alerted that my alarm went off *** they broke in. Multiple people with a dog! I'm livid and call immediately with so solutions mad le on they're end. No response, call back, nothing. They didn't even have the dignity to tell me how to receive the key to the new lock so I can no longer use that door.

I signed a lease for this home on 11/11/2022 and I have not had working heat since then. I have contacted Darwin Homes trying to obtain a solution. The original people they sent out no call no showed. When I tried to reschedule, they tried to tell me no one was available until the next day. With temperatures being as low as they are in ***, I told them that was unacceptable. I went out of my way and found a service provider that was at my house within 20 minutes. Darwin Homes footed the service charge, but he said the furnace was going to be an expensive fix and that he was going to have to order a specific part. I had to reach out to Darwin Homes to ask what was going to be done and they instead sent the same unreliable service providers they tried to send the first time. They said the entire furnace needed replaced. I am now waiting on the owners approval to replace the furnace. Meanwhile, my house is less than 50 degrees and plugging in more than one space heater in a room blows my fuse. I have a dog who is also being affected by the constant cold. Darwin Homes has yet to reach out to me themselves, I am the one who has to reach out to them to get any kind of information. I cant shower in my home because its going to be freezing as soon as I get out. I have to wear layers upon layers to keep from shivering. Im afraid my pipes are going to burst because of how cold my house is. I need some sort of action taken, and they are not giving me answers. In fact, all I get is them disconnecting the call while Im on hold or them telling me the person with the information I need is away.

On 11/11/2022 my wife and I signed a lease with Darwin Homes. Upon moving in the furnace was out from the moment we tried to use it. It has now been 9 days without heat and they refuse to even answer any of my calls. Wont answer any of the furnace techs calls and just completely ignore us at every step of the way.

I just moved into one of this companies properties less than 8 houses ago was told prior to moving in that my appliances would be installed here we are today and ZERO appliances my food is now ruined and Ive contacted *** several several times and she just doesnt care and has not reached out at all probably because it doesnt affect her . There is no way to speak directly to someone besides the call center number that this company provides im highly upset and have never experienced something like this please please dont be like me and read the company reviews before renting and wasting money with this company THEY DO NOT CARE also it was urine in one of my bathrooms when I moved In that someone didnt flush down and the house was not cleaned at all prior to tenants

i have been living on this property dor 2 months now. since the fisrt day we noticed the air wasnt cooling propertlu so we did a mainance request. the technician came and did some work, hoeever the problem wasnr fixed. i ty calling them and they juts say to put another request which by this date i have put 4 already. the air conditioning in my house is not working at all ! i have been calling eveyone at darwin and the on;y deparmtent they trasnfwr me is to mainance department. thy sent an ac company and they said this was an electrical problem. darwin instead of sending the electrical guy they sent an ac company again and they said the same thing. i have been without air for 4 days now. i call and call and no one gives me a call back or resolve the problem,. i had to pay a hotel for 2 days now because my house is so hot that we cannot sleep here anymore. i don't have family in Tampa so we had to go and pay for a hotel. i told them i dint want to spend the weekend thought air, they have responded me. i said i was going to right a review about this and i won't pay the rent until this issue is finally resolved. i though that for being a big company they would resolve the problem fast or at least call me and informed me they are on top of this, but it just shows they don't care about our situation. this is an emergency request., my husband has chronic asthma and this heat is juts worsening his health, without mentioning my son, we are literally sweating. i am writing this to warn people to not move to this company, they juts show they don't care about their residents. also, i am recording everytime the temperature gets high so i can have prove of what i saying. i am going to discount them all the days in the hotel and all the days i have been without air. this is juts ridicules and i can't take this anymore. DO NOT MOVE TO DARWIN HOME PROPERTIES. there are better home companies out there. my house is 90 degrees right noe this is juts crazy !

Darwin Homes Property Management For 4+ of the 13 months my daughter has "lived there" at ***, she hasn't been able to live there

For 4+ of the 13 months my daughter has "lived there" at ***, she hasn't been able to live there. Uninhabitable. The first two months we paid but she couldn't move in because there was no hot water or AC in 95+ degree June and July . the company assured us that they would refund the money, in writing and on the phone! But NO, they lied. They acted like they had never said it and they denied the email evidence from their own personnel. That puts us about $1700 in the hole, as the rent is $846 a month. Then in December & January 2022--the unprepared after many complaints flooded basement--see photos--window not attached, water ran/runs in, ruined the HVAC & water heater, so no heat or hot water. It took 2 months to fix those. Again, they did not give us any refund even though no one could live there. That takes us to $3400 of rip-off. Once she got back in, because of the bad electrical system, my daughter got a severe shock that knocked her to the ground. I have photos of her blackened hand. The company has known about the bad electrical wiring since before my daughter moved in. I attached the records for that. Currently the house is infested w/brown recluse spiders--my daughter has 21 bites, three necrotizing, is on 5 meds, has made 4 ER & urgent care visits. I complained days ago to the maintenance people by phone, but when I called back today, there was no record of the earlier complaint. I complained again by phone and online on their portal. We'll see what happens. We should also get rent off for however many weeks she has to live elsewhere because of the delayed reaction to the poisonous spiders. I don't have a picture of a brown recluse from there yet, but there are also biting Wolf Spiders, and I'm sending a photo of one. I've tried every phone number, & they're all AI dead ends, except for the maintenance people, who cannot help with the rent-owed-to-me-situation. I need help with these folks, please.

Darwin home neglected my property and scam the new tenants they moved them in with dog f*** and infestation of roaches they ask me to pay more than *** dollars in repair which I paid for immediately and I was charge almos 500 dollars just to change light bulbs that were not change 120 to remove baby proof to removed baby proof and talking to the new management company I found out they kept the tenants deposit and my reserve money which comes to almost *** all the damages were made by the precious tenant since so I was supposed to get the money from her but the company said that it was a third party involve you collections once I decided to terminate their services they said it was on the mercy of the previous tenant wether I received the money back but with no information on how to proceed with the collections on my own the current tenant and myself are military I actually hired a lawyer but because the *** wasnt higher than *** how they have been living without a fridge and roaches for almost a month and the carpet stinks. But the company never replied she send me the emails were they were throwing the *** on me pe cause they said. I pay for light repairs when that wasnt true. They send the handy man and he told the tenants that if he said they need 300 dollar treatment he only going to provide a 200 dollar treatment because he needs his commission which I believed is a scam I believed theyre taking advantage of military personal since we cannot be on the location I actually flew to Texas so I can meet with anyone to do a walk thru I got 3 different dates and none showed up I was just sent pictures of the damages left by the previous tenant which had a dog and didnt had a deposit with them they let her moved out without seeing the damages since then I had to replace the carpets and appliances of the home

At the beginning of August, put in a work order to have the carpet replace, missing shingles on roof, and kitchen cabinet needed refacing. One vendor came out (8/5) to provide a quote and won the bid to do the work order. On 8/11, a guy and his girlfriend came to start the cabinet work and replace shingles on the roof. They did a poor job of refacing the cabinets and did not have ladder to reach the roof to replace the shingles. On 8/10, the carpet guy came to re-measure the area and told me he will back tomorrow to replace the carpet. Instead he called the next day to say he was already on another project and he will be back on Monday, 8/15. He called on Monday to say his truck was in the tire shop and will be there on Tuesday. Again, he called on Tuesday to say he was running late because he had to pickup his daughter. Finally, that Thursday, 8/18, the carpet guy came with 2 different type of carpet that did not match the old carpet. He said he was given approval to replace the foyer walk area, family room and all the stairs carpet. The carpet guy did know anything about laying carpet. The replacement pad put on backward and did remove the old pad. The stairs carpet was measure too short and he put in little pieces of carpet to cover the gaps. I have now have 3 different rate of brown carpet (do not match); one brown color carpet in the foyer; a different color of carpet on the stairs; and half the family room with another color carpet. There's glue all over the carpet. I called the the Mgr & he came by said this was not a good job and he will get someone else to re-do the job. After another week goes by, I called the manager and he said he had nobody and he notified Darwin Homes as well. For the past 6 weeks, I have called Darwin Houses with no answer. Every week after, I have put in another request to have the roof and carpet replace with no reply, no return call, no answer and no email return. I had to cancel my Labor Day party. It's now 10/2!

Darwin Homes Property Management I want to preface this with these issues have been happening since the day we have moved in

I want to preface this with these issues have been happening since the day we have moved in. I have resorted to Complaintsboard.com because I feel that I am getting nowhere with Darwin Homes and I am left without communication. We moved from California to Arizona in April. We are renting a 4 bedroom 2 1/2 bath home. The first major issue was the water leak coming from the master bathroom (leaking from there down through the ceiling into the laundry room. It has been almost 4 months and between the 10 or so visits and 2 or 3 different plumbing companies, this has still not been resolved, it has become much worse, multiple walls are cut out, there is mold, and the leak is 1000x worse. We have not been able to use this SINCE WE MOVED IN. This is unacceptable. If I were to provide this service to one of my clients in my work field, I would have lost clients by now or lost a lot of money. There is no reason that I have just watched this get progressively worse. When we moved in the pool maintenance, I was paying for wasn't being done. This led to the pool becoming green. This was resolved about 3 months later but now I have the vendor texting me of things I need to purchase for the pool. He should be contacting the landlord or Darwin. We had another vendor call me over 3 months asking when I would pay a $60 invoice. This invoice was from before I moved in. It blows my mind that this vendor didn't get paid a $60 invoice for over 3 months. I have months of emails, photos, videos, calls and I'm tired of this. I'm tired of dealing with this. I'm tired of being told something just for it to never happen. I emailed Darwin last night because the leak is causing bubbles in the wall. I've emailed 4 times today. No responses. I am so upset. I am so tired of dealing with this. This is the most miserable experience of my life and I do not feel like Darwin cares or values me as a tenant at all. There are even more issues from the day we moved in (trash being left) but I'm out of space.

On October 2, 2022, my co-tenant and I discovered a major water leak causing significant damage to the second bedroom on the first floor, directly behind the shower. My partner called the emergency maintenance line multiple times Sunday, Oct 2, and Monday, Oct 3, with no action on the part of Darwin. Multiple representatives of the maintenance line stated they would contact the property manager, yet we received no response or action on behalf of Darwin Homes. Due to the significant risk of damage posed by the leaking shower, we decided to fix the bathroom, as we could not shower without damaging both the integrity of the house as well as the furniture in the bedroom. Doing so, we spent over $300 on repairs, as well as significant time completing the project- my partner had to miss work. During the repair work, we discovered a concerning amount of mold in the wall, which nothing has been done about. This mold poses a serious health risk, and we are concerned about the integrity of the house. We notified the emergency maintenance line about the mold, to which they replied that they would the property manager. We have yet to receive a response, and we are seriously concerned about the mold- we do not know if it is toxic, nor can we tell how far it has spread in the property. In addition to the mold caused by the leaking water, we were promised a washer and dryer hookup in the terms of our lease. There has been very little action taken on the part of Darwin Homes. We have had multiple maintenance people show up to our house with no notice only to tell us there is nowhere to put a hookup; to which we have received no response from you concerning this. This was promised in the lease, and as a result of their failure to uphold the lease, we have spent hundreds of dollars paying to use the laundromat, not to mention countless hours wasted at the laundromat and driving. We have reached out to Darwin several times with requests for maintenance and assistance with no response.

Impossible to get a hold of anyone if you are a resident. The only way to get to a hold out of someone is saying you want to look at a house. Darwin Homes takes over Streetlane home then just kicks out residents with giving a way to get hold of them easily. I made a promise to pay and they are going against that.
