I have used *** for 7 years now. During that time, *** has been a great guardian of our rental home. Whenever there is an issue at the house, the communication and action has been quick and responsive. Before ***, I managed my properties myself. I am not a good landlord, and as a result lost thousands of dollars due to evictions and late pays. Money is deposited monthly like clockwork. They do a great job in filtering out applicants.Highly recommend *** and AJ!

We had a difficult tenant at one of our rentals. We tried our best to take care of it but just couldn’t deal with him anymore. We reached out to B&S property management company and AJ was assigned as a property manager . He did a great job of handling the tenant and resolving the concerns with the tenant . He was quick to respond and address the concerns/ questions we had. We feel so much at ease as we are assured our property is being well taken care of by AJ. I would highly recommend AJ for your property needs .

Buying our first home is something I expected to be very stressful and full of craziness. Our Realtor Elizabeth seriously made it as smooth as possible. She kept us very well updated as we were living in Tucson trying to move to Mesa. She pushed hard for us knowing that we had a smaller window to move in because of my husbands new job. And she was just really enjoyable to work with. Besides their comprehensive description of services and competitive rates, what ultimately persuaded us to choose them was our interaction with Jaimee Jenkins. Jaimee took a great deal of time providing responses to our very detailed questions. She never had to consult anyone or put me on hold to answer a question. She was professional and clearly showed she knows her stuff. This community is an excellent place to be a part of. It feels like a large family. The residents are warm and friendly. I've loved being part of this community—it's like a big family. My stay here has been enjoyable. Working with the Property Manager has been a pleasure. He's always quick to respond to Maintenance Requests or questions, handling things efficiently. His professionalism, knowledge, and tenant-first approach are commendable. I'll always remember how he accommodated my need to extend my stay when my new apartment wasn't ready. Having such an outstanding Property Manager has been a stroke of luck, and his efforts will always be remembered. He's truly exceptional!

I've been renting a charming property for over two years. I've found the company to be dependable and consistent in their service. The maintenance I've requested, though sparingly, has been scheduled and performed better and faster than I was expecting. It's my understanding that the company has some leeway in maintenance expenses, which allows them to pay for parts or repairs quickly. I'd especially like to mention the property manager assigned to my rental, who is responsive to my emails, and she gets answers back quickly. Sometimes the only delay is the homeowner getting back to her. If maintenance is required, she schedules times that are most convenient for me. I'm very happy with the service, in large part because of the property manager's efficiency.

I moved property management of multiple properties to them in Dec’20 and moved it out to another company in April’21. I was disappointed in several aspects that I opted to pay the hefty penalty associated with the transfer as opposed to staying. Not par comparatively with level of automation, transparency, communication and ease of use by either me or the tenants. They also were more concerned about how they get their penalty dollar as opposed to addressing the concerns. It was a quick buck for them. Somehow they get you with a lengthy contract, and a hefty penalty. A lot of things related to transparency, communication, automation, ease of use, follow through do not show up in the contract, that only shows up when you start working with them. I should have been very cautious moving my business to them; well the good thing is at least there is an option to get out I guess.

When I met Brylee H., I was looking for information on how to end my business relationship with Brewer & Stratton. I was displeased with the lack of communication from my former property manager, as well as the length of time it was taking to find a renter. Brylee cared enough to try to persuade me to stay with the company. She maintained communication and ultimately identified that the listed rent price was what was keeping me from finding a renter. Shortly after I lowered the price, we finally found a renter who moved into my property on 12/31. Brylee’s service didn’t stop there though. When it was time for me to receive my first deposit, she made sure that the accounting team had my correct bank information after the first deposit attempt had failed. Brylee has also been in contact with my tenant and has been relaying his questions/ demands to me in a timely manner. I wanted to take a moment to recognize her great work. It makes a world of difference when you work with a property manager who cares about doing their job right and see things through. Thank you Brylee !

If you are an out of state investor wanting to use this company to rent out your property, I would think twice about it. Their inspections are fraudulent and they are very, very slow to respond. When we asked them to draw up a contract to rent out our newly purchased property, after 4 days of waiting for contract, we contacted them and they finally sent it out. After over a week of waiting for the property to show up online and trying to contact them, they finally responded with a statement that they needed to do an inspection which they did 7 days later but didn't send us the report until a week after that. We are now almost 3 weeks into this rental process and their first inspection says that the walls are dirty. Well, we had the house completely painted inside two weeks prior to this supposed inspection. Mind you, we just purchased the property and had a complete inspection of the property done prior to close of escrow and all items repaired on the inspection list. When we started complaining that the house was still not getting put online for rent, they suggested that we lower the rent and they sent out another inspector. First off, they haven't even posted pictures online to try and rent the property. Secondly, the "new" inspection showed that we needed almost $2700 worth of repairs and cleaning done and they couldn't start work until we sent them the money upfront and after the check cleared they would take up to 3 weeks before the house would be online to rent. We would be going on 2 months at this time. The list showed that 3 ceiling fans needed to be replaced for $525. Like I mentioned, no one lived in this house since we closed escrow a month earlier and the inspection done prior to closing, showed everything was working along with the walk thru that was done the day before closing. They were going to charge us to do the landscape work in the front that is covered under the HOA. They wanted to install a new toilet seat that just needed to be tightened, They were going to charge $225 to install a new blind that supposedly didn't fit the window. It was just pulled up and fits perfectly. They wanted to reinstall a towel ring that only needed to be straightened out with nothing at all wrong with it. I could keep going on but I think you get the idea. We flew over to inspect the property, flipped on the breaker that controls all 3 fans that they said didn't work. They worked fine. We tightened down the toilet seat which took one second to do with a screw driver, straightened out the towel ring which didn't even take a second, swept the front, etc and ended up renting the house in 2 days. The house I am referring to here is in a beautiful gated community. The property has been very well maintained by the previous owner. We rented it for full asking rent of $1950 during the Covid19 Pandemic. Beware of this company especially if you live out of state. Totally fraudulent repair list.

This Brewer and Stratton property management company ain't so great, ya know? Their property managers be tellin' us tenants one thing, then turnin' around and chargin' us for it at the end of the lease. Can you believe they had the audacity to charge us $50 for a security camera installation? We asked 'em when we moved in if we could drill holes in the wall, and they said it was all good, treat the place like it's our own. But when the lease was up, they hit us with a bill for wall damage, claimin' it ain't normal wear and tear and the hole was bigger than a nickel. I argued with 'em, tellin' 'em it was a professional install and the hole ain't that big. But nope, they ain't budgin' and won't give me back my $50. The people workin' there ain't professional at all, let me tell ya. We had issues with the property manager the whole dang time we lived there. We even reached out to the homeowner and let 'em know what was goin' on, and they weren't too pleased either. They ended up cancelin' their contract with Brewer and Stratton.

I got a text on July 12 saying my tenant's AC wasn't cooling. I told them to send a technician to check it out. They emailed me the repair costs for replacing the fan motor, capacitor, and cleaning the unit, which came to $650. I emailed back saying it was fine and to proceed with the work. Later, I noticed that I received less money than expected from *** on my monthly statement. I called and they told me that when the first technician went out, they replaced the capacitor for $240.50 without informing me, even though it was already included in the $650 cost report. I asked if they could reimburse me the $240.50, but they refused to discuss it. I managed to speak with *** and she admitted that they misrepresented the price, but said there was nothing they could do. It seems like they're charging twice for the capacitor on the ***.

I moved out of the rental house in April after living there for 3 years. The lease had an addendum that said the landlord would take care of the landscaping instead of the tenant. The Property Manager (***) ignored the terms of my lease when I asked about the charges and kept changing the reasons for the charges. They didn't show me any pictures or give me any details about the damages they were charging me for until almost two months later. The details they provided don't match what they had previously told me, and the pictures don't show what the *** described. They charged me without confirming the damages or looking at my lease. They still owe me $400 and are insisting that I'm responsible for the landscaping company's work. More information can be found in the attached files.
