I have had the opportunity to work with many property management companies over the years and am very pressed with Cadden. This of course is due the our property manager ***. Who is quick to respond, knowledgeable, and above all people friendly. I would highly recommend Cadden (***) to any HOA who needs direction. *** C

I'm in *** and every time I reach out to my HOA's manager, ***, he gets back to me promptly and he is very helpful and very nice. I haven't had any issues with this HOA so far and I have been at my property for about 6 1/2 years.

Cadden Community Management I have worked with the Cadden team for 2 years

I have worked with the Cadden team for 2 years. One of those years as a board member and the second year as President of the board in the Winterhaven Community of ***. *** is the Cadden manager with whom I work closely. Faith has far exceeded my expectations and is great to work with. The Cadden team has been there for the Winterhaven community as we begin a new year with a new board and with a new direction.

We have been with Cadden for a number of years. Our current manager, ***, is excellent! She really cares about our community. She is incredibly responsive and follow through on all tasks! Thank you, ***!

Cadden Community Management This HOA management company is extremely unprofessional

This HOA management company is extremely unprofessional. They don't return phone calls or emails. When you bring up concerns about property and broken playground equipment (which has been broken for over a year) its not repaired. Manager threatened to rope off entire play ground from any use instead of just the one area that is broken. I am a dedicated hardworking member of my community. I pay my HOA fees on time. I'm confused as to what this management company is actually doing besides not addressing community concerns from myself or others.

Faith (our community manager) is the best! Cadden is very fortunate to have her representing them here in Winterhaven. Houses here dont stay vacant more than a week or so and Im convinced that Faith is one reason why!

The residents of Winterhaven are extremely fortunate to have Faith as our Community Manager. She is professional, patient, helpful and never turns anyone away who needs her help. She is a valuable asset to the Cadden Team.

I am quite happy with our community manager for Winterhaven - problems are addressed promptly when they arise. Her ability to reach out to our local vendors and get things accomplished is next level!

Cadden Community Management Working with the property manager at Cadden Management as a vendor is positive

Working with the property manager at Cadden Management has been a positive experience as a vendor. Communication is excellent, she is knowledgeable and efficient. When repairs or replacements are needed, she promptly addresses the issues and collaborates to maintain operational equipment. Payments are timely and her commitments are reliable. The managed properties are scenic with inviting pools that reflect the manager's and company's effectiveness.

CCM has been with our HOA for over 20 years and I am very happy with the knowledge and professionalism displayed by the current site manager of 3 years.

is always aware of deadlines and is ahead of problems before they become difficult issues. She is always available 24/7 if needed. Our hoa board and owners respect her and trust the advice she offers. Previous manager was quite the opposite of ***.

I have worked with several HOA management companies with the associations I belong to. In the beginning Cadden was okay, but when *** took over our account, they went from okay to outstanding. She understands customer service, has initiative, and anticipates our needs. We couldn't be happier!

Cadden Community Management I am a homeowner and a committee chair in my local area

I am a homeowner and a committee chair in my local area. Our community manager, Faith, goes above and beyond. Faith is pleasant, personable, resourceful, intelligent, detail-oriented, and most importantly, easy to work with. She listens attentively, understands the issues, and actively seeks resolutions, keeping everyone informed. Our community values her so much that we voted to promote her to full-time manager from a part-time position. Faith definitely deserves a thumbs up and a five-star rating.

Cadden Community Management I have been on various HOA boards for the last 30 years and Cadden, particularly our manger Debra, have been by far the most helpful and

I have been on various HOA boards for the last 30 years and Cadden, particularly our manger Debra, have been by far the most helpful and efficient. She goes the extra 10 miles to think of what is coming up and what to do about it and getting things done. One hard area at this time is getting bids on projects to upgrade our community and she keeps after contractors until they either bid or let us know they decline and she keeps after them until the job is complete to everyone's satisfaction. She keeps our billing and collections up to date in co-operation with our Treasurer and also makes sure ARC violations are corrected. She is a pleasure to work

I would encourage residents to join their HOA board or at least visit the meetings occasionally to witness the inner workings and I would venture to guess you may really appreciate what the management companies do for our communities. This has been my experience with Cadden because the community I live in is managed by Cadden as well as the community in which I have a rental home in. When we move into our new home 4 years ago, I was very glad that Cadden was the community manager. I was already on the HOA board my previous home. I have participated in some of the seminars/ trainings that Cadden offers as well and learned a lot and found they really offer help and support for us. I did research on other community management companies in some of the neighborhoods we considered buying and heard horror stories from previous and present residents. Thank you Cadden for your service over the years!

Cadden Community Management I previously served on a board from 2013 to 2019, resumed after a break, now starting a new term.

I previously served on a board from 2013 to 2019, took a two-year break, and am now back at the start of a new 2-year term, so I've had the experience of working with several Cadden managers. One manager burned out from overcommitment, while another was unapproachable unless you held a high position. Currently, we have a manager who finds the right balance of dedication and knowing her limits. She is responsive to both residents and board members. Notably, during the pandemic, she adapted by setting up virtual meetings, a task outside her usual responsibilities, enabling us to continue with successful virtual and hybrid board and committee meetings.

Cadden Community Management I have been using Cadden Community Management to manage our HOA for over 5 years now

I have been using Cadden Community Management to manage our HOA for over 5 years now. As the declarant for our HOA it was one of my responsibilities to select a management company to manage our *** I interviewed 4 different companies and decided to select Cadden because they were the most qualified locally owned and largest HOA management company in Southern ***. I am very happy that I chose them. They have done a fabulous job for our community and are very efficient at their job tasks.I would like to recognize ***, our community association manager, for the hard work that she does on a daily basis for our association. I would also like to thank ***, as she is very quick to respond to all re-sales for our community. It is important that tasks are completed in a timely manner and Cadden makes us a priority. If you are looking for a company that will listen to your needs and react in a quick and professional manner, Cadden Community Management is the business you are looking for.

Cadden HOA and the $5000 deductible for any repairs on filing an insurance claim is a farce. Holy smokes! I've been patient and holding my breath to see whats gonna happen next. I've lived here 10yrs without any real issues, paying on time, keeping my place tidy, and visitors to their specific parking areas but some how this year turned into a real nightmare. My neighbor had a sudden onset of water rush his place, being we're connected by one common wall(condo) the water seeped into my living room and dining room one day before Memorial day weekend. 5/21. so my neighbor calls Steamy Concepts(btw I did put a complaint about them as well) to come rescue him. so they show up at 10:30pm. left a dehumidifier and proceeded throughout the weekend to remove all my flooring without my permission. Now Cadden doesn't want to pay that bill either. so Im left holding the bag to replace my flooring and pay for the service from Stemay when I didnt even call them out. Im the one who actually found the water leak in the 1st place and turned off his main water valve in the front of his house when I came home for lunch that day. that was about 11:45am or so. I noticed water in my front yard area and proceeded to check my inside to see where it was coming from. I noticed my wood floors sopping right next to our common wall. Went outside to see what i could see and noticed his carport had water running down so i went over to see if he was home and no answer. So i turned the water valve off and called Jim Blake at the HOA. I was kinda frantic and asked for the new neighbors phone number so I could let him know what was going on. 7 weeks later all Im hearing from the HOA is they have a $5000 deductible if i wanna get my stuff fixed. 3 estimates and countless hours from work lost cause they will NOT take care of my flooring. I had their decisions go from yes, I am covered to no to yes about 3 x's and the neighbors insurance denied my stuff too. so the HOA's insurance we have thats good enough to purchase a mortgage is NOT good enough to go after the neighbors insurance to cover the $5000 deductible? NO ONE has explained this to me like Im a 4 year old. I just want to be brought back to normalcy since I am the victim here. nothing more. nothing less.

There is a horrible odor coming from roof and ceiling. It is making me ill. The condominium association refuses to have it inspected by a licensed contractor. They deny that there is a smell. I need the help of the ComplaintsBoard.com immediately.
