The following information is provided in the hope that it may be helpful to anyone considering the purchase of a new home constructed by Standard Pacific Homes, Ryland Homes, or any other home construction company associated with Cal Atlantic Homes (Cal).
We purchased a new house constructed by a company associated with Cal. In the recent process of selling that house, a home inspector noted: “Observed several areas with truss augmentations all located in the same area of the attic space. These repairs have been improperly performed, including nails in no special pattern, detached nails, gaps and improper sistering techniques and other defects”. A structural engineer subsequently noted: “The roof framing in this area appears unsupported, inconsistent, and appears to have been improvised during the original construction of the home. This home was constructed with structurally inadequate framing connections over the Main Entry. There is a concern that this area could fail if subjected to the additional live loads or wind loads as required by the local building codes (emphasis added)”.
After we learned about the framing and structural issues, we concluded that the repairs outlined by the structural engineer had to be made before any sale occurred. We were unwilling to, and simply would not, put a future owner and their family at potential risk.
We hoped Cal would share our concern and help us address this situation. Despite being made aware that the house may not be structurally sound, Cal refused to even visit the property.
Why did Cal frame the house in a way that inspectors/engineers determined was improper and could fail? More importantly, why would Cal refuse to even perform their own inspection?
We were hoping to get answers to these and other questions from Cal. Instead of getting answers, Cal had an attorney send letters that denied any responsibility and, without having visited the house, denied that there was anything wrong with the house. The amazing thing is that the cost we paid to fix the framing and structural issues noted by the inspectors/engineers was probably not much more than how much it cost Cal to have an attorney send letters.
So if you are anyone thinking about buying a new home constructed by Standard Pacific Homes, Ryland Homes, or any other home construction company associated with Cal Atlantic Homes, we urge you to give serious consideration to our experience of how they responded to concerns raised by qualified professionals before you make a final decision.

Beware of CalAtlantic Homes/Standard Pacific Homes! They will give you all kinds of excuses to avoid repairing items that are defective in your new home after you close! Trust me, there will be a lot of things that you will discover defective after you have lived in the house that was even inspected by a third party home inspector prior to closing.
The quality of their homes are very poor because they use the cheapest labor and materials! In the end, you will pay for all the repairs yourself! There will be a lot! They don't supervise their contractors, and they make too many major mistakes in the building process. They don't care about quality, they are all about quantity. Their homes are trash compared to other builders of the same price range.
Avoid this company at all cost!
This is based on my own experience with CalAtlantic homes in Central Florida.
stucco/eifs
We purchased a Standard Pacific home in 2011 as the first owner. We are now in the process of selling this home and after the inspection it was revealed that there are serious issues with the Stucco/EIFS. At first we thought the cracking was due to just settling but after the inspector provided his report, it showed that when the home was built, the builder(s) did not install the Stucco/EIFS to meet the 2009 International Code Council standards. Flashing was not installed, weep skreeds were not installed, expansion/control joints were not used and caulking was not done around the vents. Because of this we have experience sever cracking and rust on the stucco which means there is moisture behind the EIFS. CalAtlantic came out and said they are only willing to add the flashing and repair the cracks and re-paint. The problem is, this is only a band-aid and does not address the issues that was found by the stucco inspector. CalAtlantic's position is that the weeping and expansion joints were not required at the time this home was built, but after speaking with the inspector and actual Stucco inspectors, this is not correct. Since this house was build in 2011 it must comply with the 2009 International Code Council guidelines. Because of this negligence I am now at risk of losing the buyer for my home. I am not being forced to contract with someone to fix the issues which will cost by over $5, 000. I will never buy another home from this company and I will continue to broadcast my experience with every outlet possible.

I bought a town home less than a year ago at Cobblestone Pembroke Pines, fl. Under the warranty whirlpool had to replace the refrigerator because apparently calatlantic use outlet appliances to install in their properties. The delivered guy push the refrigerator through the stairs causing several damages to my property, door, carpet, tile, walls, and leaving blood all over because he got injured. I've been leaving with my minor son in a house under this circumstances, causing anxiety, sleep problems, panic attacks, depression to me, so I am under a strong health treatment due the negligence of this company and other companies involved. At this point after 3 weeks my house is a mess and the costumer services is making me wasting my time sending people to see the damages, apparently to make me believe they are doing something or waiting my warranty expired in a couple of weeks.
driveway construction of new home in ponte vedra, florida
After discovery (1 year and two months) subsequent to the construction of the new home's driveway that the "chalking" tracked into the home daily originated from the defective driveway poor by Standard Pacific, I contacted Standard Pacific in order to initiate the process to have the problem fixed. Upon initial contact by a representative of Standard Pacific it was determined by the Standard Pacific employee that in fact the driveway cement was not performing due to the improper amount of water contained in the original cement poor, which was verbalized to the Standard Pacific employee by their current concrete building contractor. I was informed by the Standard Pacific employee that they would be correcting the problem by applying a sealing compound to the driveway in the coming week. A few days subsequent to this, the same employee informed me that he was directed by his manager that they would NOT be fixing the problem and that they considered the matter closed. I then filed a complaint with Better Business Bureau. Standard Pacific responded that the matter was not a warranty item issue and that they had inspected the home with industry professionals and found no problems with the cement. I responded to the Better Business Bureau again that this was false that no professionals had inspected the home's driveway that I was aware of and that the issue was left unresolved. Approximately two days after my response the same Standard Pacific employee with two other concrete contractors were gathered at my home unannounced, at which time I inquired as to the reason for the unannounced visit. I was told by the Standard Pacific employee that the concrete contractors did not see issues with the concrete, except the area from the driveway leading up to the front door of the home with a chalking problem. The employee left the home promising to respond to me via e-mail with the exact solutions to my problems and the company's plan to fix. Approximately one week expired at which time subsequent to my follow up actions was told by the employee that it was "out of his hands, " and that the response from the company to the Better Business Bureau would be the only additional information relative to the problem reported. This is unsatisfactory in that the chalking problem is the result of a defective cement poor at construction which should be the cost to Standard Pacific to fix. Do not buy a home from this builder (Standard Pacific, now CalAtlantic Homes) in that every problem discovered from the minor to the major is a contest of tug-of-war which flies directly in contradiction to their self proclaimed high customer satisfaction based builder reputation.

I complained about the leaking roof in our house. Standard Pacific fixed it from our attic. Rain comes and same spot leaked again, I put a complained a lady called told me that our warranty is expired already. My point is the way they fixed it before the warranty expired is not right. Also since they fixed it from the attic and not on the source of the leak from the roof is not the proper way of fixing it. Please help!

sub standard building
Let me start by saying my husband and I are both contractors and are very familiar with the trades, scheduling, codes, and expectations. From the moment our buidling started it was poorly managed and full of flaws. The schedule was changed 3 times resulting in thounsands in flight changes but that was the least of our worries. The home was to be built with all the ammenities that we selected during our nearly 3 hour design selection meeting and $60, 000 in upgrades. From the initial pour of the foundation floor outlets were missed, drain pipes were placed incorrectly resulting in pushed out walls, storage closet was cut down by half without even a notification to us as buyers, copper wire was stolen from the home on 3 occasions resulting in splices between the walls where a homerun circuit should have been, the wrong tile placement was put in the bathroom that was an added expense, the triple slider door was installed inproperly and even the door installers could not figure out how the framers did it, our glass enclosure was installed backwards 3 times with the beveled edge going on the inside leaving sharp edges exposed, deco tile installed upside down in half of the bathroom, 7 windows were not operable and had to be cut out after we were moved in and replaced completely resulting in a safety hazard. Nothing beats the fact that a certificate of occupancy was issued by the Osceola County Buidling Department with the Assumption that the smoke detectors would be installed on the first floor after they left! Yes, I said after they left. The electrical contractor failed to install smoke detectors on the first floor of a 5, 037 sq ft home and the builder never caught it. So on the day before closing they were cutting into my ceiling every 3 feet to run power and smoke detectors in each room on the ground floor and back to the panel with no final inspection. Here is the big finale... last week my microwave catches on fire and the lights go out in my home that is less than 50 days old and the electrician comes out. MY NEUTRAL IS NOT HOOKED UP ON MY MAIN... HUGE FIRE HAZARD! I would not recommend this builder to put up a tent let alone another $400k home. They are not timely in responding to the needs of the client nor do they make their appointments. Less than accomodating for having put one family thru so much building frustration. We knew in advance what we were paying for our home and we were satisfied with the price but after the fact and all the changes in vision and modifications in our home with no notification, no sign off, and no addendums in our favor... my vision changed but my price sure didn't. I received a half built, hazardous home, at a premium, and life risking price!

Have your windows leaked yet? We purchased a Standard Pacific Home in Clermont in May 2012. By Aug the entire east side of our home had mold and mildew. The Sheetrock and some flooring was removed and nothing was done until Dec. They did do a water test and determine my windows were DEFECTIVE. They were replaced and guess what the new ones, also DEFECTIVE. We are suppose to have another set installed by a different company. Worst customer service ever. Would not recommend this builder. Contacted action reporter hope he runs a story on how bad they are. Several homes in my neighborhood have mold and leaking windows. God help us when the hurricane season comes along. They also did the work without a permit and the job was shut down by the city code enforcer. They have replaced several decks in the area without permits as well. It has been a LONG 10 months trying to get our home fixed. We now have mold in the a/c handler room, hope they come and fix that. There are so many construction defects is scary.
You have the know how to these things and I sincerely hope, the evidence. I hope this is just a post for us consumers but you've spent most of your time looking for a lawyer. That's what I would be spending most of my time doing. Boy did you ever get rooked.
misleading
We bought a house from this company we were mislead about the loan and also about the property lines. We were told we shared the fire easement with neighbor when in fact they put the fence in wrong spot and it was entirely our property and the front fence was pushed back to more than half the property. They were quick to blow our concerns off, I regret every buying this home and trusting anyone at the company.

Bought a new home from Standard Pacific Homes in December. Home wasn't comfinished at closing, but they said all the right things and we felt comfortable they'd take care of everything. Four months later, we're still dealing with them. Since we've closed, we're obviously not a priority. No problems that don't allow us to live in the home. But, if we had not closed, I believe they would have been finished within days. But, now they're taking months. Don't trust them to do what they say after they have your money. We learned a big lesson here.

I bought a brand new Standard Pacific home in March 2007 for over a million dollars. In May, 2008, I brought to Standard Pacific's attention (with 20+ emails and service requests) that there is exposed, rusted reinforcement rebar all along the foundation footing. The City Inspector said this was not built to City Code. Standard Pacific said they would have a Structural Engineer from the company that designed the foundation slab come to my home to assess the problem. Instead of a Structural Engineer a Field Superintendant from SunCoast Post-tension looked at it - with no comments. I then requested a Structural Engineer to assess the problem - as I was previously told would. Standard Pacific did not grant that request. I requested a letter stating the findings and the fix to this potentially unsafe problem. Standard Pacific sent me a letter from SunCoast Post-tension that states "the structural integrity of the foundation is not jeopardized ..." and the "fix" is to apply "rust-o-leum to it. The gentleman's name (and engineering stamp) at the bottom of the letter does not work for SunCoast. When I contacted the gentleman who suppose ably wrote the letter - he knew nothing about me, my home or writing the letter. I then brought this to Standard Pacific's attention - asking how can a man that does not work for the company that the letter is from and who has not seen the exposed, rusted reinforcement rebar at the foundation footing say that it is safe and OK? Standard Pacific's Director of Customer Service - would not answer the question. They have very poor craftsmanship and obviously have nothing to say about it except trying to lie their way out. This is a major construction defect that is NOT to City Code and is potentially unsafe for my family to even be in the home. Standard Pacific is unwilling to assess the safety of this issue with the appropriate professional and “fix” it accordingly. We also have defective weep screed which is rusted and corroded that they refuse to remove and replace. Multiple neighbors have the defective weep screed also.

My husband and I have been under a contract with Standard Pacific Homes (SPH) for almost 2 years in Pembroke Pines, Florida. (Cobblestone) Our original contract with them was at the Montclair Homes. As a result of the developers poor sales, they cancelled our contract @ Montclair and offered another model in Cobblestone. They offered an incentive of 100, 000.00 off the original price of the town-home at the time last year. We had notice that the construction of our home was delayed for quite sometime. Now as the construction is going forward, we are encountering changes to the original model of the home we purchase. (An example) They are modified a balcony to a reduce 1 person balcony instead of the original design, where two to three people were able to sit in the original balcony as showed in the model. Secondly they have change the original HOA contract we sign. They are now requiring that we purchase the homeowners insurance which was originally included in the HOA fees as signed in the purchase contract. As a result, we have had to retain an attorney at this time especially after being threaten by Ms. KC Messer that they will keep our $18, 000.00. Our attorney has also informed us that the developer has not responded to any of his letters. They honestly feel they can modify and change our original contract and design of the home and we just have to take it as it comes. We are very concern as to what else is this developer changing in the home to reduce cost. It is obvious, that they will continue to change our contract agreement and perhaps feel that they are above the law. We are planning to obtain a permit with the City of Pembroke Pines. We will stand with warning signs advising any potential buyers what sort of developers they will be dealing with. Who knows how many other buyers that are in a contract with Standard Pacific Homes, are in the same boat we are in. These developers should not get away threatening and changing contracts as they pleased.
If, in fact, someone forged a letter I would have to agree that Standard Pacific handled things poorly...to say the least. If I was the engineer and this was true, there would be legal action against SunCoast. I would have requested a letter from the engineer stating that he did not author this letter. Since you requested all kinds of letters except one from the engineer proving an important point in your allegations, I am suspicious. Exposed steel will rust, but why on earth you think that makes your home unsafe baffles me. Do you question the steel in your driveway? Do you question the re-bar buried in tons of WET cement in your slab? How about the post tension cables where the dead ends are anchored along the perimeter of your foundation? Did you know those are simply tensioned, cut, anchored, and covered with mortar? I am an engineer by education and have been in the construction business for well over a decade. I believe your foundation is not only safe, but performing exactly as it was intended. Rust is not against city code. Foundations cannot be poured until a city has passed the "make-ready". I smell something rotten and I think it is you.

By City Code this steel needs to be at least 3 inches in the concrete. They will not address or assess this construction defect properly. Their "fix" is to put "rust-o-leum" on it.
