Capps plumbing is contracted by a specific property management company
Capps plumbing is contracted by a specific property management company. I am a unit owner at the property. The bathroom faucet was leaking and the building water had to be shut off for the repair. The company charged $68 for a service call, $118 for the shut-off, and $118 to turn the water back on. This was not in line with HOA rules. The management is insisting on using Capps plumbing even when we hired a licensed plumber. This practice is questionable. Unit owners pay an HOA fee to the management office for maintenance, which should cover such services.
Capps Plumbing & Sewer installed a new water heater in my home and unfortunately, it resulted in rendering my air conditioner inoperable
Capps Plumbing & Sewer installed a new water heater in my home and unfortunately, it resulted in rendering my air conditioner inoperable. When I reached out to them regarding the issue, they advised me to contact an HVAC technician, suggesting that it was unlikely their fault. However, upon inspection by the HVAC tech, it was determined that the water heater installation was indeed the cause of the problem. The technician informed me that blown low voltage fuses are a rare occurrence and directly linked it to the water heater installation.
During the installation process, the Capps technician encountered difficulties in getting a gas pipe to properly fit, leading them to cut a hole in the ceiling. Unfortunately, this hole also contained the low voltage wire. The technician spent a significant amount of time attempting to resolve the issue, which likely resulted in the wire being pulled and pinched, ultimately leading to a circuit short and the subsequent blown fuse. Thankfully, replacing the fuse resolved the problem.
Upon contacting Capps for a second time to discuss the issue, I was met with resistance from the owner. He firmly denied any responsibility and accused me of being unreasonable before abruptly ending the conversation. This response was highly disappointing and unprofessional.
I am now seeking reimbursement for the HVAC service call, as the attached invoice clearly indicates the cost incurred. It is important for Capps Plumbing & Sewer to acknowledge their mistake and take responsibility for the consequences of their actions. Their claim of offering a "100% Satisfaction Guarantee" is misleading and false, considering the unsatisfactory experience I have had.
My sump pump is connected to an underground pipe which carries stormwater to a pipe under the road
My sump pump is connected to an underground pipe which carries stormwater to a pipe under the road. Since last month, water has been coming out of a hole in the ground and overflowing onto the sidewalk. The picture of the hole is attached. ( I can see a black 4 " corrugated pipe from the hole. I can feel the pipe at both sides if I reach into the hole) I think this might be due to an underground pipe that's responsible for transporting rainwater into the main pipes being clogged and the water flow being redirected somehow. On 5/21 I called Capps Plumbing and described the details. I wish to get their help to unclog the 2-meter pipe from the sidewalk to the road. They sent a technician. He looked around for a while and was not sure what to do. He called his manager. His manager suggested to video the 2-meter pipe first for $302. I signed the paperwork for the video and told him to find out if the pipe is connected to the village main and where is the clog. After ~ 10 min, He told me he was not able to get the cable in through the hole. Then he called his manager again. His manager asked him to take measurement from my sump pump to the road because he thought it is better to install a new full-line pipe. He took measurement and asked me to pay a $68 service visit charge plus $302 video service. I refused to pay $302 because he did not video the pipe. He insisted I have to pay his time, so I paid $370 even I am not happy and frustrated. I called the office and talked to the manager. He refused to give us any refund. He said he could give me $93 credit if I hire them for future repair/service. I emailed him again with more details. Again he refused to do anything except some credit for future service . We don't trust this company and will not hire them for future projects, so we don't accept his suggestion. The invoice with my signature is also attached.

Capps Plumbing recently installed 2 new water heaters in my home
Capps Plumbing recently installed 2 new water heaters in my home. Unfortunately, we experienced issues with the hot water not coming on when we turned on the faucet. I contacted the company and a plumber was sent to assess the situation. The plumber determined that the problem was due to the improper installation of the Aluminum anode rod, which I had to pay an additional $640 for on 5/16/22.
I was disappointed with the behavior of the plumbing staff who came to address the issue. They were extremely rude, angry, and intimidating. I made a complaint to the manager at Capps Plumbing, named ***, regarding this matter.
Despite the installation of the Aluminum anode rods on 5/16/22, the hot water problem persisted. The plumbing staff from Capps Plumbing made three subsequent visits to fix the issue, but each time the hot water would only work for a few hours before turning cold again.
On 5/26/22, a plumber from the same company informed me that Capps Plumbing had made a mistake during the initial installation of the water heater. He also mentioned that the plumber who had worked on my water heater was no longer employed by the company. Additionally, it was discovered that Capps Plumbing had failed to install the required water expansion T12 tank, which is a plumbing code requirement. As a result, the water heater is now leaking, and I am being asked to pay an additional $558 for the T12 expansion tank.
Despite the efforts of the Capps Plumbing staff who came on 5/27/22 to fix the hot water problem, the issue still persists. I contacted Capps Plumbing again on 5/28/22, and they arranged for a plumber to come on 5/29/22 to address the ongoing hot water issues.
On 5/29/22, a plumber named Hunter, representing Capps Plumbing, arrived at my home. However, before he could begin any work, he insisted that I sign paperwork agreeing to pay $185 for a half-hour of his time, just to investigate why the hot water was not working. This issue with the hot water had initially started after the installation of the Aluminum anode rods on 5/16/22, for which I had already paid $640.
Unfortunately, the hot water problems still remain unresolved. As elderly individuals with a 90-year-old mother living with us, it has been extremely difficult to wash our hands and shower with only cold water. Capps Plumbing needs to promptly address and fix the hot water issue. I urge the ComplaintsBoard.com (ComplaintsBoard.com) to investigate these violations of plumbing code as soon as possible.
