Unsanitary living conditions
I live at 212-1748 Pender St East.
The bathtub is rusty, unsanitary, we have not been able to take a bath.
The kitchen fan is missing the filter and grill.
The bathroom shelf is broken.
There is a lot of wiring sticking out of living heater. This is an electrical hazard for my daughter.
There is a pile of garbage next to the building, this is a serious fire hazard.
Desired outcome: Fix what needs to be fixed.
Racial profiling of staff members
Absolute joke of a company, they took DAYS to respond to my enquiry. Then once someone bothered to finally respond they told me that the unit was not available anymore, great. I'm 99% sure they racially profile people picking only ethnicities that suit them. It's very common in Vancouver that landlords as well as real estate agents and agencies racially profile applicants. If you're not asian don't even bother contacting them. What a horrible experience.

This apartments is managed by nacel properties / cascadia apartment rental , they do not take care of their buildings or units at all. The buildings are falling apartment and they continue to increase rent. These buildings are infested with bedbugs , mice , cockroaches and silverfish. Anything you complain about is neglected, from leaks to theft. Stay away from this place ! You will waste a lot of money or have no where to sleep at night.
Desired outcome: They should have given all my money back , I moved out after 2 nights.
Lived 309-1555 E 6th & Woodland since 1992 assaulted in 2000 had another seizure in 2014 but 2 really bad ones in Jan 2022 at Starbucks E Broadway/Main arm moved around turned into a bad seizure taken to VGH -strapped into bed. Another one in June Mass 8am St Pat's Main/E12th fell below pew hitting marble floor ambulance came stopped it only to restart again at VGH. Got let out had symptoms of cardiac arrest at VPL Brittania hooked me up was stress.
No energy any more to do anything.

Emergency repair
The pipes in my building are frozen and there is sewage backing up into my bathtub. Maintenance came and said they need a professional plumber. Building manager then accused me of lying about my plumbing problem and offered no plan to fix the hygiene issue, despite what maintenance assessed. I cannot stay in the apartment I pay rent at without working plumbing. I have a toddler. My building manager is not accountable and refuses to get us the emergency plumbing service we need. I have been mistreated and hung up on so many times today.
Desired outcome: Resolve plumbing emergency. Professional building manager.
A reason -not to put money into maintenance- of their properties but just collect rent is being a slumlord.

Unprofessional Building Behavior by manager Ala
On March 16, 2021 I came across a posting for a 2 bed suite on Craigslist at the Doncaster building in Surrey BC. At around @ 2.37 pm called the contact number and spoke to the building manager Ala. I asked if we could arrange for a viewing around 5:00pm after work or over the weekend. She responded that very rudely by stating "no appointments are only from 8-4 Monday to Friday" . I politely informed her that I will call back once I figured something out since the viewing hours are only during regular working hours for a lot of people, meaning you would have to take time off work.
On March 17, 2021 @ 3.02pm I called Ala back and made an appointment for viewing on March 19 @ 3:00pm. I asked for details on the COVID protocols for viewing and she impolitely responded " what do mean, its the same everywhere, don't you wear a mask you ?" I proceeded to clarify that most places we had viewed and varying Covid protocols ( limited number of people to attend viewing, hand sanitizing requirements bring your own or are provided, screening COVID questions over the phone and so on ), and I wanted to make sure that was prepared. She stated that as long I had a mask on, since the suite was unoccupied. She asked for my name and we confirmed the appointment for Friday March 19 at 3:00pm. On March 19, 2021 booked time off work and headed to surrey from downtown Vancouver to attend the 3pm appointment.
I arrived at the Doncaster apartment office where there was an older gentleman dressed in maintenance work gear sitting by the office lobby. He stated that the landlord /building managers did not come in and that the office was closed for the day but if i needed something urgent, i could contact the number posted on the outside window of the office lobby.I stepped out of the office lobby called the number and Ala answered. I proceeded to inform her my name and I was there for the 3 pm appointment but was informed that the office was closed. Ala immediately responded by stating that the unit was rented. I asked for clarification and inquired as to why she did not contact me to cancel or update as we had confirmed and agreed for Friday afternoon, I emphasized that during our conversation she asked for my name and confirmed the contact number. She stated that I did not call her back to confirm the appointment; it was my fault. I pointed out that was not the discussion, and the confirmation was already made otherwise i would have been calling her everyday since Tuesday to state the same thing we had already agreed upon and stated that instead of arguing the professional response would have been for her to acknowledge the issue apologize for the inconvenience. I mean if the apartment was already rented my being there would not change anything. However, once I mentioned that she hung up the phone. I called back, it went to voicemail. I left her a message stating her unprofessional behavior and that I would file a complaint.
I called Cascadia Apartments Ltd and was transferred to Ellen Martinez who really was not much help, she inquired what i was calling about, i told her i wanted to make a complaint about a manager at Doncaster apartments in Surrey. She confirmed her name and before I could state what had occurred she cut me off by stating that she was dealing with an emergency and that I should send her an email instead, she quickly spelled out her email address and got off the phone. There was no acknowledgement, no interest in the issue, her tone was unbothered and frankly she sounded irritated.
I acknowledge that It goes without saying that it is a landlord's market but really, for people to be restricted viewing an apartment during working hours especially in a time of a global pandemic is really unreasonable. Especially when people are struggling not to mention essential workers like myself that face such a challenge to get time off and in the event that we do, people like Ala and Ellen feel they have the upper hand to be so unprofessional, rude, insensitive, unempathetic, and uncompassionate is utterly unacceptable.
This was such an unpleasant experience and in hindsight, it offered a picture of the type of interactions I would have with the building management should have ever resided there.
I hope you can look into this matter as I am certain I am not the only person that has been treated this way and I am not the last.

laundry maintenance
The card refill machine has been u/s for about two weeks. Apparently a communications error (internet). Yeste rday, the out of order sign was removed, and there were signs of work having been done, but machines still does not function.
Contacted Coinamatic, they say it is an internet provider problem. Can you expedite this?

Mouldy apts.
When I moved into the suite at century apartments I was a healthy person with full time employment . By the time I moves out 4 years later my health had deteriorated to hardly being able to walk from the couch to the bathroom. I moved because my doctor said if I didn't I would be hospitalized for sure. I had to take many antibiotics and inhalers. All I can say is don't move to their apartments, if you do you'll regret it like me. It's been 4 years since I moved out and my lungs are still not good and I'm still pretty weak. I should be compensated for this.

Insect Infestation
Hi,
I am advising anyone who plans to rent at either 1888 Victoria Diversion or 3615 Victoria Drive, please do not. They are by far the worst property rental management company. I have been told by RTB that they have gotten so many complaints and on going dispute claims from this one company.
They think they can scare you by putting clauses from the Residential Tenancy Act and trying to blame you for something where they have no evidence to prove you did it.
This place has been claimed to have insect infestation according to the City of Vancouver and the Bed Bug Registry Site as well.
I wish I had known sooner about this company, and how they handle their tenants well being et all. Please do your research before you look into this place. Everything which has been said about this company is TRUE.
Please do not waste your money renting at these places, they take your money and expect you to just pay when something occurs and to let them just have their way. By far the worst, unethical and unprofessional company. Cressey should look into this and how they treat and run their buildings across BC.

I am assuming your a white person hence y he is probably nice to you. I see the way he is when he speaks to other races like myself. And Yes there is a system that all building managers have to keep track of their tenants. I guess you haven't seen the worst side of him. He wouldn't take care of the insect infestation and told me I had to pay for it as I had brought it in the apartment. The city of Vancouver had to step in to force him to deal with the matter. What kind of building manager is that?! He has also hung up on me on the phone and was speaking very rude when asked a question, how do you call that professional in any way.
Raymond is definitely not a good building manager, however, he is not "by far the most unprofessional and rude building manager".

We have been renting at Porter for 2 years now, and we love it here. In-suite laundry, plenty of storage space, great neighbors, and it is pet-friendly!
The building is clean and well maintained, thanks to the cleaning and maintenance staff (not Raymond).
I agree Raymond is by far the most unprofessional and rude building manager I had to deal with.

Building Management
The Building could actually be a nice place... If It has the right management. as for right now i would like to warn you to STAY AWAY. The other evening I had realized that the Mail Room had been broken into. We have a So Called emergency Number for this Manager let's call her. I call It and leave a detailed message that the room had been broken into and to please confirm that she got the message. I received nothing. This being a FEDERAL OFFENCE I called the police. 10 minutes later the police arrive and we talk about the mail room, he asks "did you call the emergency number?" I told I did twice but got no answer. In which at this time the officer tries to call and also gets nothing. After sometime goes by he tries this EMERGENCY NUMBER again, as he is doing this the manager come waltzing in with a smile cleaned wiped off her face as she tried to avoid the officer and myself. The officer tells her what is going on. She then says "well you supposed to cal emergency number then report it." so the officer called it and got her phone. I nearly died. She stated that you only call her when there is "leaky pipe or fire". The officer looked at her the same way I did and said if there is a fire you call the fire dept, She says "no you call me first then I decide if fire dept is called" Well we called the emergency line and got no answer. She got really mad and said i have life to i cant be sitting waiting around for someone to call all the time. This whole time I am getting nothing but dirty looks. There is a lot more to the story but in the end she scurried like a rat into the elevator. The same night my vehicle was broken into.. For the 6th time. Please don't move here we have not even been here a year and we are looking for a way out. HORRIBLE PLACE TO LIVE

Charging back 7 years later
I got a call from a collection agency, saying that I owe 420$ to Nacel Property, back from 2007.I have no klue what was that all about.I called the management and I've been told that they charge me for carpet shampooing and for painting.I lived there about 5 years and the appartment was clean when I left.I was complaining to the manager about that I had lots of bugs in my apartment but did nothing.I knew her because she was Hungarian like me, she just didnt do anything that was the cause i moved.I went to BC Government office and they told me that they cant help me cause it was more than 2 years ago.So I am on collection agency and dont kno where to go and what to do.

What manager? we have lived in the Nacel building at 250 E 15th for more then 365 days... we have met more then 12 new managers who have lasted no more then 5 or 7 days each! and now, to mix with the slum type atmosphere...MICE, RODENTS...VERMIN...AND WHEN BROUGHT UP IN FRONT OF MANAGEMENT AND BUILDING CARETAKER BASICALLY IM TOLD TO HANDLE IT ON MY OWN... nice...well so you know all mice caught are going straight through your mail slot. bad management and illegal practices
we have had 4 managers since we moved in feb.1st, one that didnt even last a week.We liked the building mostly because the pool for the summer onlt now the health warden closed it! yuck! This property management and construction company is criminal. They are very careful about hiding their name on rental listings, and I've talked to half a dozen building managers who've said they've heard nothing but bad things. I lived in one of their apartments for a year, we had at least 6 different building managers, who just so happen to switch around the end of the month. There were 6+ people living in one bedrooms, the place was absolutely crawling with cockroaches, we had a leak that flooded about 25 square feet of the apartment that took 7 weeks to be fixed (which required constant phone calls and emails), and when the lease was ending and I was looking for a new place to rent the building manager was neglected to answer or return reference calls, leading to me not finding a place to move to and crashing on a friend's couch for a month...and the worst part of it all...my damage/pet deposit is yet to be returned 8 months after the lease ended. I have been in contact with the head office and they play childish games, giving me the run-around, claiming I didn't give proper notice, refusing to return the deposit, and hiding from me by communicating through the receptionist when I've visited their office. They are a truly pathetic and incompetent group of people. I would advise anyone looking to rent to avoid any buildings with any connection to this company as if it were the plague.

Totally agreed. The reputation out there is terrible, some contractors won't do business with Nacel as they have a history of not paying. Phone the Residential Tenancy Office about your deposit, there is no right to keep this without 1. you signing a final condition inspection report agreeing for them to take it, 2. them filing for a dispute hearing to take your deposit. According to the Tenancy Act, they can be ordered to pay double.
MANAGEMENT
The recent management that has been hired to this apartment is Unprofessional and is unsuitable canditate for the position. I say this b/c
#1) During a Monthly apartment check, when she first started, she came right into my suite and examined everything, which seem quite invasive. Than told me how clean i was, and how much she loved my suite..a couples months later she evicted my neighbors and took over their suite. Must be nice to evicted pple over false pretences and just to get what you want.
#2) Invading tenants Privacy by listening at there doors!
#3) She uses tenants, for free labor and than later mistreats them, talks down to them and treats them like dogs. Finds reasons to evicted them
#4) Is always knocking at our door and/or calling our home phone on her convience.
#5) Elevators are constinatly "Out of Order" for days on end ans nothing gets done. We have 100 suites and one elevator
#6) She never in the office to take complaints, the jobs Monday- Friday 9-5pm. She always at home which happens to be on the same floors. it must be nice to be at home and get paid for it.
#7) Broken locks on front doors and other doors
#8) Broken secrutiy gate is left unattended for days on end while peoples cars gwet broken into.
#9) LAck of access into storage
#10) Using same keys for locks on doors.

We just gave Notice and she, through one of above mentioned mistreated employees, tried to get us to sign a document allowing her unlimited access to show the place without Notice from 9am to 7pm Monday to Friday and Saturday from 10am to 4pm. So many of the people living here are students and recent immigrants who really do not know their rights. If thinks she can get away with it, she will give it a go - what is ethical or legal is not even close to being a consideration.

I totally agree with the fact that Nacel is a Horrible company! I live at Glendale Apts. on Westview Street in Coquitlam. It is currently 2:26 pm on Friday December 23rd and I just helped an elderly lady who just got out of the hospital after 2 months. I had to help her retrieve all of her memories (old photos, bibles, albums etc.) from soggy boxes on the front lawn because yesterday afternoon they had a moving company come in and throw ALL of her life possessions on the lawn in the rain 2 days before christmas! They told her that it was a Bailiff that did it and when I contacted the tenancy branch they told me that a bailiff would never put belongings on the lawn unsecured and they guess that it was an illegal eviction! These people are horrible!
We also live in this building and agree with absolutely everything that F.U has said. The way management treats employees disgusts me on a daily basis! The "secure" parking garage that is included in our rent has been wide open for 3 weeks now. In the last year our car has been broken into 4 times in said "secure" parking and our bikes stolen. The jacuzzi, also included in rent, is under lock and key which you have to get from the Manager who is never in the Office or available by phone. This last week the Garbage Chute was locked up because the fire department told them they had to clean it and fix it; instead they withdrew the service. Three of a list of things that are supposedly included in the rent but are now unavailable without a corresponding rent reduction. We have witnessed many seriously questionable evictions and the number of times the Residential Tenancy Act has been completely blown out of the water and disregarded by these people is ridiculous. Nacel is the worst management company I have experienced in 20 years of being a renter and that is saying a lot!
Thats how unhappy people express there anger when they drinking and screeming all night and somebody complain about it. I guess time to get sober and pay the rent because 3rd notice means eviction. And nobody is getting evicted for no reason, for that there is tenancy branch to complain if you think you are
right.
Why don`t apply for a job with Nacel and make a difference by being very competent person and show around how professionally you are ...They might give you a prize -LOL You are full of crap... no money to pay the rent ...haha
Ignoring Residential Tenancy Act and ignoring poor living conditions
I moved into my apartment with my boyfriend in May 2010 and moved out December 2010. During this time I had no idea what kind of problems I would encounter because of my decision to rent from this company. The first problem I noticed was that the sliding glass door on the main floor would not close and lock properly. So I arranged to get it fixed with help of my friends. The floor in the kitchen was supposed to be replaced because the floor boards had not being properly installed and moved underneath my feet producing huge gaps. Needless to say I got a bruise from falling after slipping on them. However, this was just the beginning.
After a month, I started noticing a severe allergic reaction all over my body and realized that we had moved into a place that had bedbugs. I also started seeing cockroaches in my dishwasher that had a broken seal and carpet beetles crawling all over the place. We complained to management and they told us to deal with it ourselves. That was until the current management stole all the cash from the office and quit that month. We had a new landlord who managed to spray our apartment and I threw everything we owned away, mattresses, couches, clothes, books everything. That's when we discovered the mice. They had chewed a hole in the wall in our bedroom and had been living there for a while now. So we sent letters to the landlord and finally someone came to patch the one hole. No further checkups or search for other holes were made.
During this time our neighbors upstairs decided to introduce themselves in strange ways by forgetting to turn off the bath and flooded our bathroom, throwing their still lit cigarettes onto our balcony, and throwing wild parties then tossing the trash onto our deck below.
Did I mention the bum that broke into the building and tried to set a fire in the boiler room below our apartment? That incident made me decide to move that day. So we wrote a letter of our intentions of moving and left it at the office that morning. We went out for the day and came back to find a notice on our door stating that we didn't pay them two months of rent and we have ten days to get out. So we went to the tenancy board.
During the judicial hearing the nacel manager said that we didn't owe any rent and never had an issue with us paying our rent late. The Tenancy Board judge asked her why we were even here? I told her that I wanted partial rent back from living in an untreated apartment for two months. When the nacel manager was asked why our place didn't receive a second spraying and proper maintenance the manager said she was waiting to do all necessary sprayings and repairs after we moved out. (wait didn't we move into our apartment where necessary repairs hadn't been made?) We were awarded money in our favor and tried to collect in January. We still have yet to receive the money awarded to us by the tenancy board.
Nacel Properties is playing a dangerous dirty game. They are not there to provide you with a place to live but they are there to make money. They avoid the law by making false promises and putting other peoples health at risk. If you try to be reasonable they will be even more unreasonable. If you are making a fuss they will make false claims to cost you money and get you out of the picture. This is a warning to stay away from Nacel and protect yourself and the ones you love.

I guess you are wrong or very picky. I never wait more than 24 for repairs. I understood for my manager that some tenants don't get too much attention because the manager wants to get rid of them. This might be your case
nacel has over 10, 000 tenants and on complain board are not more than 20 complains most of them from the same tenant. Will make this 20 complaints Nacel Properties a bad company, I guess you guys will need some kind of medical attention. I live in Nacel building and have noting to say just good things about this guys. I never wait more than 24hors for any repairs . The manager is a professional ., very honest. When I rented he told me about everything what is going on in the building, he told me he had bedbugs an d the building is free of the bedbugs, he told me to call him 24h if I have any complaints because he is living in the building and will help me out right a way. Or you are trouble makers here or under the drugs

Hello, I have recently moved into an apartment suite at 1555 East 6th Avenue, Vancouver, BC.
I was completely misled about the condition of the suite upon moving in .
Building has: Cockroach infestation, Beetles, Spiders, Bed Bugs, Parking lot is not available for use, it is full of old furniture, homeless people and floods.
Laundry room only has 2 machines, Mailboxes are unsecured, my box was opened when I came home the other day, Electrical problems, Floods, Poor Locks on suite.
There was no front door lock at all for a long time upon moving in. All this has happened to us within a month and worst of all I cannot get a hold of anyone to help us, there is no on site manager available because there are 10001 problems. This woman who is in charge of most of the operations name is GENA! Watch out for her! I mean you don't have to, she never answers the phone! EVER!
Nacel Properties is impossible to get a hold of it seems. :( what are we suppose to do :( We have no one to call if things go wrong. which everything is going terribly wrong :(
If you guys are giving out licenses to people like this, that is really unfortunate and you might as well rename yourselves as partners in crime and poverty in metro Vancouver.

I completely agree, Gina is impossible to get a hold of. I have been trying to get her to do something about a loud neighbor who likes to start his parties at 3am on his deck right outside our bedroom but after several complaints she hasn't kicked him out and he's still partying.
I live at Draycott and we've had so many problems with burst pipes flooding our unit, mice and general neglect of the building.
Our unit has kitchen and bathroom counters and floors that are falling apart.
We used to have an onsite manager but no longer, now I never see anyone here taking care of the problems anymore.
Nacel should be class action sued by all tenants in all buildings.
Refund of Damage Deposit
After moving out of Maple Place Towers in April 2010, the landlord keep the damage deposit of $500.00 claiming that he did not get 30 days notice. They did receive written notice 30 days prior to moving out but it appears that they may have lost it or got confused when another tenant in another building with the same apartment number that was also moving out the same day.
In order to get back the damage deposit a complaint was filed with the RTB (Residential Tenancy Board) of BC. A hearing took place in early September 2010. The Board ruled that the landlord was in error in keeping the damage deposit and on September 30, 2010 issues an ordered to Nacel Properties to pay back the damage deposit, associated bank costs, plus a penalty equal the the damage deposit totaling $1, 082.00. The appeal period expired, and Nacel was served with a copy of the Order as well and a letter requesting payment with instruction to make the payment by November 25, 2010 as well as to where it was to be deliver as set out in the RTB rules.
On November 30, 2010 a representative of Nacel advised that they would not be appealing the ruling and would be paying the money as ordered. However, the owner of the property was away and they would be seeing him Monday Dec 6, 2010 to get a cheque and have it signed.
As of Dec 8, 2010 no payment has been received from Nacel. They have not returned numerous calls to them and have provide no explanation as to why they have not paid the money owing. The next step is filing a claim against them in Small Claims Court which will incur more costs.
i just got an eviction notice on my door because people have been complaining that i have been leaving my garbage in the hallway! well i assure u that i haven't been doing that! i am a clean person and have never in my life ever got treated this way! I phone the manager at maple place towers and said what the hell was this? and he said he didn't know and he is still going to give me two months probation and a warning! he also said that they went through my garbage and looked at my mail. can they do that? is that legal? this isn't the first time this has happened and i am sick of being treated like a criminal or a fool! I am married and i don't tolerate this behavior... I think we will be moving out very very soon...

As I pulled up to a Necal property on Gravely off commercial in Vancouver myself and girlfriend were harassed by the self appointed building manager(his girlfriend is) he insulted me, my girlfriend and my vehicle within two seconds of arriving to the building. After being let into the building through the proper "buzz in" I then held the door open to this degenerate in which he demanded the suit number to which I was visiting claiming he was the manager (though after further investigation he is only Margaret Zacheja's boyfriend)(real winner?)I couldn't give him the number...However when I went to go take my wallet from my jeep that I forgot I had to go back through the lobby I almost got physically assaulted completely insulted and almost had to fight?...what the hell is going on here?...wow...I am now gather petitions signatures...let me know if your interested g_faragher@yahoo.ca

We made the mistake of moving to Vancouver February 2010 right before the Olympics, and the only apartment we could find was run by Nacel Properties on 6th Ave. They charged us 1025.00 per month ( at least 200 hundred dollars more than our neighbours) for a one bedroom cockroach infested dump with no blinds. The rental contract stated that heat was included, but we discovered when we started using the heat in the winter that this was not true. We finally were able to move out but our cheque for the deposit was missing 75$ for "rent owing" whatever that means, I was not informed of this before, and my calls are not being returned. My guess is that I am being charged for late rent the month that our rent cheque was stolen from the management office and I had to put a hold on the account and it took a few weeks to sort out.

"Renters Beware"...do not rent apartments from Nacel Properties Ltd. They grossly neglect buildings and tenants suite repairs. When you leave because of sub-optimal living conditions or any other reason...they refuse to return your Security/pet deposits and then try to extort more from you. You have to fight to get :your money" returned, and it is Law to return it to you.
Take it from us and hundreds of other tenants...when you leave...get a lawyer right away!
Nacel is a "Slum Lord"...stay clear of them.
The complaint has been investigated and resolved to the customer’s satisfaction.
They're bad that's all there is to it but too many find out too late. But they changed their name from Nacelle to Cascadia because of their bad rep. The Cresseys are slumlords like staff that don't know our laws so they can take advantage of them.
Good it's resolved glad you'd pursued it. I guess they'd figured most don't. Lived 30 years on E6th was depressing because they stop doing repairs after awhile because your rent is lower than a new person. Not enough money no repairs anymore.
