DJW Property Management, Inc. is the worst! They are so bad, I can't even begin to describe it. They are dishonest, shady, and even criminal. I tried reaching out to them multiple times, but they never responded. It's like they don't care about their customers at all. They have no compassion and treat people in an inhumane way. It's really dangerous to deal with them because they are so incompetent. And did I mention they are dishonest? They will lie to your face without any remorse. They are just plain mean. I wouldn't recommend renting from DJW Property Management, Inc. These guys are just terrible. They would kick out their own Grandma if they had to. I've been renting for a long time, and let me tell you, this place is the absolute worst. They won't even let you feed the birds in your own backyard. We always paid our rent on time, but they treated us with zero respect. Seriously, avoid renting here at all costs. I'd rather live under a bridge than deal with these people.

But now, things have definitely improved. It seems like they might have made some changes at the main office, maybe with the staff or management. In the past three years or so, it's like night and day dealing with them. They still have a bunch of fees that make no sense to me, but at least they're making an effort now. They're not as heartless and rude as they used to be. So, based on the improvements they've made recently, I'll give them a four out of five. Nobody's perfect, after all.

And when you finally reach someone at the online company, they redirect you back to DJW. There's no one willing to have a conversation about this; they simply hang up on you. If you decide to take them to court, good luck finding a physical address to serve them a subpoena. The owner's name is Dennis *** W, and he's the registered agent with the address ***. But that's actually his dad's address, and he'll flat out refuse to accept a subpoena. If you call DJW's office, they'll only give you a *** store address where no one can accept a subpoena. Consider yourself warned, dealing with this company is a risk. Update: 3/16, you can try getting the *** county sheriff to serve legal papers at ***.

After we sold our house, me and my wife decided to rent for a few years. Unfortunately, we ended up with these guys, and let me tell you, they're a real pain. Right from the start, they were slow to respond to any maintenance issues and sent incompetent people to fix things. It's impossible to talk to them in any other way except through email, and even when they do reply, it's just a copy-paste from the lease agreement without any real understanding or explanation. When our lease ended and we moved out, we had the carpets professionally cleaned and gave them the receipt. We didn't clean the rest of the place because we knew they would charge us for cleaning no matter what we did. They had the audacity to charge us $350 just to wipe down some surfaces, which is a total rip-off, but whatever. But what really got me was the extra $500 they charged us for "repairs". They claimed it was for fixing and repainting nail holes in the walls, even though the agreement said a certain number of nail holes were allowed as normal wear and tear. And guess what? Many of those nail holes were already there when we moved in! They also charged us for replacing batteries in smoke detectors and light bulbs. And to top it off, they said they had to remove trash and debris from the property, when we didn't leave a single piece of paper behind. When we handed over the keys and said goodbye to the inspector, the only "trash and debris" left was in the city garbage bin. These lying thieves know that $500 isn't worth going to court over. If it was, I would have called a lawyer instead of writing this review. If I had to choose between dealing with DJW or being homeless, I'd rather be homeless. So, if you're a homeowner looking for a property management company, find someone else. And if you're a renter and DJW is in charge, run for the hills!

It's always amazing to me when a company comes so close to getting a great review, but then completely messes up. We rented a townhouse near Eagle and *** in July. We had just moved here from Georgia to be closer to our daughter, son-in-law, and grandson. We were staying in an Air BNB and only had 10 days to find a place to rent while we searched for a home. When we saw this unit, we liked it. The agent, ***, pulled us aside and told us that if we applied quickly and met the qualifications, we would get it. So, we immediately sat in our car and submitted an application. The next day, we were approved and moved in two days later. We did face some challenges, but the management company took care of them with the owner's approval. We spent a year in the unit and had a pleasant time. In June, we bought a house and moved into it. That gave us a month to clean the unit and get it ready to return to DJW Management. And boy, did we clean! We cleaned every nook and cranny. We filled and sanded any holes from hangers. We even got paint matched to fix any stubborn stains that wouldn't come off, and touched up any spots we found. We cleaned and deodorized the entire townhouse from top to bottom. It was in better and cleaner condition than when we first moved in. On the day of the walk-through, my wife met with ***. The only thing *** mentioned was that the carpets needed to be cleaned. We do have a dog and a cat, but they hardly shed and never marked the carpet in any way. We agreed to have the carpets professionally cleaned. *** said that was all that needed to be done. So, you can imagine my surprise when I received the final statement and saw a $70 charge for cleaning! And to top it off, the owner, ***, will probably respond to this review and say something about me, but I don't care. When I confronted *** about it, here's what she said, and I quote: "Good Morning, unfortunately I do not determine charges. I take my notes, and turn in the photos and then turn ithem(sic) into the office". Well, *** has no integrity. And neither does DJW Management. ***, I pay your fee, not DJW Management. Thanks for having my back.

There's a lot of talk about DJW Property Management, Inc. They claim to be a property management company, but that's not true. They're actually just trying to take people's money. Why isn't anyone warning about this scam? They pretend to be lawyers, but they don't know anything about the law except how to avoid real lawyers and the police. It shocked me how little they knew about rental laws, but then I realized they were doing it on purpose, just like their terrible communication. They give intentionally bad legal advice to serve their own agenda. They pretend that owners and renters are breaking Idaho code so they can take money from them and manipulate them. They lie about everything. I fired them on 6/7, but on 6/8 they took $2898.35 from my checking account, claiming it was 8% of the rental income at $1495 per month for each apartment. I think DJW is just bad at math on purpose. My banker had to call them to figure it out. I was renting the apartments for $625 and $595, respectively. When I hired DJW, they told me I might get $1100 after renovations like heating, cooling, carpet, linoleum, and paint. So, they lied again when they said it would be $1495 per month for each space. In their response to me on this site, they even claimed they listed it for $1495, but I was never informed or agreed to that amount. They just keep lying and denying. The renovations never happened, and after my experience with DJW, I decided to sell and get out of the business. That's how they operate. DJW never sent me a bill. Then on 6/22, they took another $397.95 from my checking account without any explanation. After I emailed the ComplaintsBoard.com, they sent me an invoice for $395. I can only guess about the $2.95 difference. More intentional bad math. I had to close my checking account to stop them from taking money without notice. There's also a question about what happened to the tenants' $700 deposit. That's why I fired them. They lied and said Idaho code required them to give it to the tenant, but that's not true. Just look at the tenant rental agreement. I wonder what really happened to the rental deposits, especially considering the ComplaintsBoard.com complaints about deposit theft by this company. They also lied about my responsibility to store everything the tenant left behind for 6 months. I wonder if DJW owns a storage company. The tenant rental contract exposed their lie. This company is a scam. Their A+ rating from the ComplaintsBoard.com is completely wrong for a company that's supposed to prevent scams. I have 36 years of experience as a landlord with up to 3 duplexes, and I spent 8 years attending monthly meetings for landlords, property management, and real estate agents. My ex-wife even owned a property management company. I'm old and needed help with renting, so I reached out to this company. What a big mistake!

We reneewed our lease with DJW a year ago. They sent us another lease renewal last month, but we were trying to decide whether or not we wanted to move out. We emailed them on February 17th asking when we needed to decide and they told us by 3/31. Once we emailed letting them know we were moving out, they said we can't move out until 5/15, even though our lease ends on 3/31.

They said no, they won't help with anything. They told me they're busy and don't care if we have to move or can't afford the rent increase or extra fees. They were really rude about handling my questions, even though I just wanted temporary relief. We've lived in this home for 3 years, been great tenants with no complaints or property damage. I was even fine with the rent increase last year and paid all fees. But it's wrong to do this now, they should help people even in a small way!

This company is so dishonest. They took $1,300 from me as a deposit when I moved in, but only gave me back $422 when I moved out. They charged me $206 for repairs, like changing 3 light bulbs and patching holes in the walls. They told me I could have up to 5 holes per wall without worrying about it, so why am I being charged? It's the renter's responsibility to replace the batteries in the smoke detectors, but they charged me for that too, even though I already replaced them. The only thing I didn't do was replace the air filter. They also charged me $350 for 10 hours of cleaning at $35 per hour. When I did the walk-through, they said the place didn't need much cleaning, except for the window sills. I had already cleaned the place, so why did they hire a cleaning company? I'm not disputing the $275 they charged for carpet cleaning, though. The lease clearly says it's the renter's job to replace the batteries, so I don't understand why they did it themselves.

DJW took over the building from another management company shortly after I moved in. I asked DJW for a move-in inspection, and a lady named Irina came and did the walk-through. They didn't give me any paperwork, and I don't remember signing anything. That's the paperwork I'm asking for, but they're refusing to provide it.

There's also a charge for "cleaning" of $595 but there's no list or explanation of what was cleaned. It just says someone cleaned for 17 hours at $35 per hour. When we looked up the company, "Action Maintenance," it seems like their address is the same as your office in Eagle, which is kinda weird. We left the house really clean and we cleaned the kitchen and common areas really well, so it would be great if we could get a good explanation of what was cleaned for $600. We think they're making up cleaning fees to keep our deposits instead of giving them back.

I paid the termination fee of $1000, the advertising cost of $200, the transportation cost of $200, and lost the security deposit of $600. On August 2nd, I received a letter stating that I still owed the property management company $600 for the security deposit. They used the original deposit of $600 to cover $485.97 for cleaning (without providing receipts) and repairs, and $54.63 for an extra day of rent and power (even though I had already paid for the entire month of June). Do I really have to give them another $600 when they already kept the original deposit? Besides paying rent for the whole month of June, I initially planned to move out on the 24th but changed it to the 25th. I informed the property management company, and they said it was okay without mentioning any extra fees. Earlier this year, the property management company even entered my apartment unlawfully (I can prove it if necessary), so I feel mistreated by them. I want these charges to be removed.

When we moved out, we cleaned the property even better than when we moved in. There were a few broken blinds and a couple other things that needed repair, but overall, no problems and the property was left in better condition. Around 26 days after our move out inspection, the company sent us a bill for $980 that we had to pay. They said they would use our $700 deposit towards it, but we still had to pay an extra $280 for cleaning fees. There's no reason for them to charge us for cleaning, and even after asking multiple times, they haven't provided any proof. In the COVID situation, they should have done extensive cleaning anyway, and we shouldn't be charged for it. If they didn't clean (and haven't shown proof), then it's clearly an attempt to take advantage of first-time renters. I've been back and forth with the company and reluctantly paid the charge, but I don't agree with it and want to report them. This isn't the first time they've done something like this; they did the same thing to my friend who was the previous tenant. He managed to get his charge removed. This company is clearly exploiting tenants, and it needs to stop.

I wanna talk about DJW Property Management, Inc. I gotta say, their contract is a real pain, their business practices are terrible, and they act like they got you hostage. They don't give you all the info you need, dodge your calls when you wanna talk about what they're doing, and they even gave me a fake addendum to our contract. Can you believe it? Let me break it down for you:
1) So, when my tenant moved out, they charged me for some repairs at first. Then, they took the money out of the tenant's security deposit, but get this, they also counted it as income on my 1099. And just to top it off, they added their 8% management fee on top of that. Now, that's not what their brochure says, which claims they only take 8% of the rent they collect. It's a messed up way of doing accounting, just to squeeze more money out of me.
3) When they were screening tenants, they only processed one application at a time. So, if multiple people applied, they only gave me one option to choose from. I mean, come on, why not run all the applications and pick the best tenant? It's just common sense.
4) Now, this manager named Amanda, she never picks up the phone. She only talks through email. And get this, she and her team straight up said that's the only way they'll communicate. Like, seriously? Can't even have a proper conversation?
5) They're supposed to show me the repair invoices from the contractor, with no extra charges. But instead, they gave me some invoices from this "Action Maintenance" company. And get this, there's no address or contact info on them. And the prices they're charging? Outrageous. When I asked for the company's contact info, they straight up refused to give it to me. Can you believe the nerve?
6) When I wanted to end our agreement, I asked for a new addendum that included my second property. We had talked about it over email before, but they never actually added it. So, to fix their mistake, they just wrote on the original agreement that I had already signed. Real professional, huh?
So yeah, DJW Property Management, Inc. is a real headache. They don't play fair, they hide stuff from you, and they just don't care about doing things right. Stay away from these guys, trust me.

I hired DJW Property Management in 2018 to take care of my 4-plex rental property. But let me tell you, they've been sneaky with their fees. They've been charging the tenants extra money without telling me or putting it in the agreement. Can you believe it? They charge the tenants a monthly fee just to pay their rent, and then they slap them with a $100 fee when they renew their lease. Now, I don't remember agreeing to any of this nonsense. These unexpected charges are causing problems for the tenants, and that could mean empty units for me. When it's time for the tenants to renew their lease, they're stuck between a rock and a hard place. They might not have the money to move out, so they feel pressured to sign the renewal and pay these extra fees. It's not fair, I tell ya.
Now, I took a look at the property management agreement, and it says in section 6(C) that they can get compensated for things like late charges, application fees, and termination fees. But hold on a minute, there's no mention of a lease renewal fee or a monthly rent payment fee. So what's the deal, DJW? You're making up charges as you go along?
And here's another thing that really grinds my gears. In 2019, they started spreading rumors about cockroaches in the property. They even had the audacity to say that if I didn't get it inspected and treated, I would be breaking the law and the agreement. Well, I asked them for some proof, any evidence of these so-called roaches, and guess what? They couldn't provide a single thing. Not a picture, not a description, nothing. So, just to cover my backside, I had to shell out $95 to hire an exterminator. And you know what the inspection found? No sign of any cockroaches. Can you believe the nerve of these people? They scared me into spending money on a problem that didn't even exist.
Overall, I'm not impressed with DJW Property Management. They're sneaky with their fees and they make false claims to get more money out of me. I wouldn't recommend them to anyone.

They charged us $700 for the security deposit and an extra $528.37 fee. When we asked DJW about the charges, they just brushed us off and said our conversation was done. DJW slapped on a ridiculous $665 cleaning fee for a 2 bedroom, 1 bathroom apartment that was already clean. They said it was for "quantity - 19", "description - cleaning", "rate-35", but when we asked for more info, they said that was enough. They also charged us a lot for repairs, but when we showed them our move-in report that mentioned nail holes, they said it didn't matter and they didn't have to explain anything. Every time we asked DJW about the charges, they said we gave up our right by not having a move-out inspection. We tried our best to have one, but DJW's agent didn't make it easy and was hardly responsive. The move-out agent also didn't mention the extent of the damage they later claimed in the report they sent almost a month later. Throughout this whole ordeal, DJW treated us like dirt, avoided explaining anything, and only cared about their own profit even after our lease was over. We don't mind paying for things like carpet cleaning or reasonable charges if DJW can explain them. But DJW just tried to avoid taking responsibility, giving explanations, or providing any decent customer service to a former tenant.
