Seabreeze Management is super friendly and professional. They're really good at getting back to you when you need something fixed. They were cool about adjusting our rental agreement to fit our moving plans. We knew we were gonna find a new place, and they found someone to rent it out real quick. It was awesome. Thanks a bunch, Seabreeze!

Seabreeze Management Company Inc, oh boy, let me tell you about these folks. So, it turns out that *** and *** got caught in a little fibbing situation with the board of directors and homeowners. Can you believe it? And that's not all, they're also playing favorites and giving a hard time to a *** couple who had the audacity to raise concerns and ask questions about Seabreeze Management's shady inspection practices.
But wait, there's more! *** got busted by *** Code enforcement for telling some tall tales about the sorry state of some steps. Health and safety code violations, you know? Well, *** Code Enforcement didn't buy it and slapped Seabreeze with a violation. They had to fix those steps real quick, let me tell you. But now, they're spinning a whole new story at the board of directors meeting, trying to kick out this Ukrainian family from attending. Can you believe the nerve?
Let me just say, *** and *** have shown themselves to be pretty unreliable and downright dishonest. Trust me, you don't want these guys in charge of your HOA. Stay far, far away.

This is one of the most unprofessional/incompetent management companies I've dealt with. In plain words, they just don't give a *** about homeowners. They totally ignore emails/phone calls, not even bothering to call back or reply. Are these people even for real? The new community manager from Seabreeze *** is probably too busy to respond to messages from homeowners. He doesn't seem to care about looking into assessment fees when politely asked. Ever since this company took over our HOA management and *** was introduced as the new community manager, it's been extremely difficult to communicate. Basically, we get "zero" answers from them. That being said, this is just one complaint from the 120+ homeowners within our community complex about a simple "Assessment fee." I can't even imagine what it would be like if we had to submit a work order. Thank you, Seabreeze, good job!

Seabreeze Management Company Inc is the most unprofessional management office we have ever dealt with. They have a team of crooks who are running a perfect Ponzi scheme in the real estate industry. They set up a management company and convince clueless board members of various HOAs to sign contracts with them. Then they hire people like Lauren to ignore every request and provide canned excuses for as long as possible. They only take action when someone with legal power gets involved. But even then, they just wash their hands of the situation and move on to another group of unfortunate HOA board members.
Their customer service is terrible and they have no sense of accountability. They post fake positive reviews on websites like ***, using short and generic sentences that all seem to be written around the same time (they must have had a busy morning). Specifically, *** did absolutely nothing to address a legitimate concern. Instead, they kept coming up with excuses in a rude, indifferent, and dismissive manner. They hide behind the impersonal Association and claim that the Association does not wish to take action.
This company and their representatives are lazy, dishonest, self-important, and completely useless. They have no competence whatsoever.

Seabreeze Management Company Inc is a total ripoff! They took a whopping $2550 from me, along with some sneaky processing fees, all because I didn't give back 2 pool keys and a parking sticker for a car that wasn't even mine. Can you believe it? They held my escrow hostage and were totally unfair and unreasonable when I tried to sort things out. And to top it off, they slapped me with outrageous charges, thinking I would just accept it as part of the closing costs without asking any questions. Can you say daylight robbery?

Seabreeze Management is the company that manages my condo complex. I've told them many times that the light under the parking structure where I park my car is broken and needs a new bulb. But Seabreeze hasn't fixed it yet, and every morning when I leave for work at 6am, it's really really dark and not safe at all. I just want them to replace the bulb so I don't feel scared when I walk to my car.

But when I showed them pictures of holes still being there and reports from other companies saying the entry point still exists, they won't listen. Now, they're not responding at all. I've tried many times to get a service report from their chosen company and an SDS from the materials used, but they won't cooperate.

It already has been determined the roof was leaking for some time. There is mold, floor damaged, walls damaged, personal property damage. They have not repaired my place. It has been 4 months at this point. I am not getting any resolutions from the management company. My health has also been impacted from the inhalation of the mold. They also refused to do the mold testing. Either they need to do the work or I will need to do the work and *** them.

I then emailed all the big shots at their corporate office and got a lame excuse that she thought she replied to my email. They said it was a legit tow and promised to get back to me soon. But it's been weeks and I'm still waiting. No response at all shows that Seabreeze management just wants our money and doesn't care about the community they're supposed to represent. I really suggest you stay away from Seabreeze management.

A car hit my garage door on March 24th. I have videos and insurance info for the accident. The owner and I are waiting for HOA - Seabreeze to arrange the repair. It's been two weeks and I haven't heard anything from the *** I've called on different days and times, left voicemails, sent emails, all to the person in charge, ***. The phone goes straight to voicemail. I called the assistant on March 29th and she said both her and *** are dealing with it. I haven't received any calls or emails from ***. No repairs have been scheduled. The only info I got is from a *** of *** member who said *** is working on it. I haven't been able to use my garage for my car for two weeks.

On 11/4 in the afternoon, I backed my vehicle into an open parking space near my townhouse. That evening, a vehicle from *** (hired by our HOA Board) started giving out citations to multiple vehicles if they were parked too far into the space, even if it was just a few inches. They even went a step further with my vehicle and had it towed and impounded overnight. This was the first time my vehicle had been cited, without any prior warnings. The next morning, I thought my car had been stolen, so I filed an insurance claim and contacted the local police department. After searching, they found my vehicle in a tow yard in a nearby city, all because it was parked slightly over the line in my own neighborhood. I had to take a day off work, disrupt my wife's work day, make my 9-month-old daughter late to ***, and spend $300 to get my vehicle back. I get along well with all my neighbors, so I really don't understand why HOAs start doing things like this. It takes away from what a community should be.

I'm a homeowner and I'm not happy with the service and lack of communication from Seabreeze. Many homeowners are frustrated with Seabreeze's lack of understanding and professionalism. Our community is dealing with an Emergency Special Assessment (CA Civil Code 5610) for balcony repairs. The balconies that were a safety concern have been boarded up for 2 years, so there's no immediate "emergency". However, Seabreeze and our HOA Board are conveniently using Code 5610 to collect money from homeowners for the project. Many homeowners, including myself, have asked Seabreeze various questions about the Assessment, but they haven't been able to answer most of our concerns. Each homeowner needs to pay $8,000 by Nov. 1 (or $2,000/month until Feb.) for the Assessment. We've asked Seabreeze multiple times for a detailed breakdown of the costs and a copy of the engineer's report that estimated the $8,000, but they haven't provided it. Last week, Seabreeze finally admitted that there is NO engineer's report. Additionally, homeowners have been asking Seabreeze about the materials and design for the new balconies, considering the project's high cost (1.3 million), but no information has been given. Seabreeze, along with our HOA Board and an attorney, are keeping homeowners in the dark and moving forward with the Special Assessment, even though more than half of the community (around 100 members) is against it. We want to be involved in resolving and canceling the Assessment, but Seabreeze ignores our concerns. To make matters worse, Seabreeze is using Civil Code 5200 to claim that they can stop answering questions about the Assessment, but this Code doesn't limit the number of questions a member can ask.

I have a complaint regarding the unethical, unprofessional, and fraudulent behavior of the community manager at Seabreeze Management Company Inc. I lived in Springs condominiums for 4 years, and this new management that took over in January this year has been absolutely terrible. Right from the start, the manager acted disrespectfully and talked down to the residents in our community. She has been extremely rude to me every time I've spoken to her. She even had the audacity to say, "You will not talk to me like that." People in our community despise her, calling her names like "a witch" and "the worst manager ever." On top of her awful treatment of customers, she doesn't even do her job properly. First of all, she never answers the phone when we call. I've tried calling her multiple times, and every time it goes straight to voicemail. This was never an issue with the previous management! Other residents have complained about this too. Secondly, she fails to address emergency maintenance issues, which has resulted in thousands of dollars in damages for property owners. I am a direct victim of her negligence. I had a water leak in my unit on 8/5/22, and I immediately notified her. However, the plumbers didn't come to my unit until 8/11/22 (!). And to make matters worse, she sent unqualified plumbers who didn't even check the moisture levels of the walls, despite me reporting a moldy smell. The leak continued for a whopping 25 days and affected two other units before it was finally fixed. They only replaced the cracked pipe, but that's it. She told me that I have to take care of the rest on my own, even though the cracked pipe was outside the walls of my unit and was 100% the responsibility of the HOA. Now I have to pay for expensive repairs because of her negligence. Lastly, I have attached a copy of an email from her where she clearly stated that she didn't read my letter, which proves that she's not doing her job properly. I demand that Seabreeze fully restore my unit and remove her as the manager.
