Management issues
I am writing to bring to your attention the major issues I have been facing with the 3rd party application process at your property. I have been dealing with this for over a year now, and I feel like I have exhausted all my options in trying to get this issue resolved.
Firstly, I would like to mention that I have filled out a total of five applications for your property. Despite the fact that I have never actually sat down and signed a lease in person, my husband picked up the keys and welcome packet while I was at work. Upon returning home and going through the lease, I noticed an error and immediately contacted Kayla. She did not seem concerned and brushed it off, saying that my husband could be added at a later date. As someone who has recently moved from another state and taken a job just a block away from your property, I found it very convenient to have this opportunity. However, I have been trying for a year to have this error amended, and have reached out to anyone and everyone, including your director, Andrew. I have also provided lengthy proof of correspondence with your managers, who have acknowledged the glitch in the system and assured me that they will call the technical team to fix it. However, nothing has been done so far.
In addition to this issue, I have also faced problems with parking. On the 10th day of moving in from a different state, my car was towed without any prior notice. I was still in the process of moving and had parked in the garage as per Kayla’s instructions. In fact, on that morning, Kayla even saw me and said nothing as I was unloading boxes from my vehicle. I was shocked to find my car missing and immediately called the police, who were on the lookout for a stolen Tesla. I was informed that no reports were filed by Kayla for the tow, which is required by the police. After hours of trying to reach the property manager, I finally found out that she had called for my car to be towed. This came as a total shock to me, as I had never expected such disregard from your staff.
My husband and I went to the office to express our grievances, but instead of addressing our concerns, Kayla asked my husband to leave the premises and then proceeded to taunt him from inside her office. We also found out that the cameras in the office nor garage were not working, and there was nothing we could do about the situation. It was a very disappointing experience, and I feel like the property manager’s actions were unprofessional and unacceptable.
As per our agreement, we have been paying our rent on time and have been following all the rules and regulations set by the complex. However, despite our compliance, we have been facing constant eviction notices and threats from your team.
Thankfully, we had recorded these incidents and how we were treated like where your team placed a notice on our door, just 11 days after we moved in, and of where your asking us to vacate the premises and stating that my husband would never be allowed to be added to the lease. This is completely ludicrous and the correspondence I have shows that the matter is just that. I have been fighting for an amendment for over a year now, while your team has continued to try to evict us every month, even though we have paid our rent on time.
We even hired an attorney who worked on our case for over 9 months, but eventually had to move on as your team showed no willingness to participate or correspond. This failure was caused by the negligence of your management team.
In July, I spoke with Andrew, who agreed to waive the application fee and had my husband fill out the necessary forms to be added to our lease since the error took place by your property manager. I have emails stating that you had received all the required documents and that the tow fee would be refunded. However, 8 months have passed and we still have not received an amended lease or any correspondence from your team.
To make matters worse, we received a vacate letter accusing us of defrauding you. Your team claims that the same SSN I provided for myself on the application was also used for my husband, and that we did not check off the background area of the application. However, there was no area on the application to be checked, only the guidelines form that we both signed. Additionally, even though my husband's name is not on the lease, his guidelines are clearly stated on the tenant portal.
Despite all this, your team continued to bring this matter to court, even though we had no rent due and had been living in the apartment for over 9 months. The court was eventually dismissed, and we were told to pay the rent to the court or your attorney, who failed to return our calls. We had paid the rent on the morning of the court date, yet your team still filed an unlawful detainer right after the dismissal, even though we had a zero balance.
A month later, the court date arrived, but I was unable to attend as I had contracted COVID-19. Your team pushed the trial date, and on the day of the trial, they produced fees that we were not informed of before. They even added an additional $676, claiming that we did not pay the rent for February, even though we have a check to prove otherwise. They took our rent payment and applied it to fees that were not justified, leading to us being forced to vacate the apartment.
This entire ordeal has caused us immense stress and financial strain. We have been treated unfairly and have not been given a chance to rectify any mistakes that may have been made. Your team has been unresponsive to our calls and emails, and we have not received any explanation for your actions.
We have also faced continued adding of fees daily, even though I have given notice that I am leaving. It seems that these fees are being added purposely as I am leaving, which is extremely unfair and unacceptable. Is this the way your team assures deposits are not refunded due to erroneous fees added?
Furthermore, I have made several attempts to contact the management team regarding this matter, but to no avail. There has been no response to my calls or emails, which is showing a lack of professionalism and disregard for tenants' concerns.
Additionally, I have been extremely disappointed with Kayla's lack of organization. The fact that she allowed my rent to sit in the box for over 10 days is concerning and reflects poorly on the management team. This is just one example of the numerous instances where communication has been avoided, and it is creating a stressful and uncomfortable living situation. It is clear that there are other issues at play, and I believe that Kayla is personally responsible for creating these problems.
Moreover, I have raised concerns about the lack of essential documents and reports that I have not been provided with in a timely manner. As a tenant, I am entitled to a report to give to my homeowner's insurance, yet it has been over 5 months since I fell and was injured. I requested this and still have not received it. This is not only frustrating but also reflects poorly on the management team and their ability to fulfill their responsibilities.
Furthermore, I was shocked to find out that Kayla neglected to even pull my information when I initially applied. This is a requirement by law, yet it was completely overlooked. This leaves me questioning how other important matters are being handled at this property and what other crucial information may have been disregarded.
All of these issues have been brushed aside and not dealt with, leaving me with no other choice but to reach out to the housing authority to report these discriminatory and unethical practices. I have taken the necessary actions, and the case is now active. I have also gathered substantial evidence to support my claims, which I believe will have a significant impact on the outcome of the case.
Lastly, I have been requesting a letter of residency, which is crucial for my move. However, no one seems to be available in the office, which is by appointment only. I have left numerous voice messages and sent emails, but have received no response from Kayla, who is supposedly on the property. This lack of communication and accessibility is simply unacceptable.
In conclusion, I am extremely disappointed and frustrated with the management The issues I have faced are not only causing me distress but are also unacceptable and, in some cases, illegal. I hope that by bringing these matters to your attention, the necessary steps will be taken to address these issues and ensure that they do not occur with other tenants in the future.

I have been living in this residence for about 3 years, the previous manager was very helpful. And I have always been paying my rent on time and I barely call for service. But last year I renewed another year and the lady maryin was nasty and wasn’t willing to work with me no Professionalism whatsoever. Fast forward, i have signed another year with the current manager Amber and she raised my rent from 1650 to 1950 saying that I have to pay the same as other lease to me that was just outrages. And never offer any carpet cleaning or anything. Anyways, I had a window that leaks water and I have placed several orders for the window to be replaced nobody ever came always saying waiting for parts. Now I have mice digging a hole through that window caused mess in the whole house and I have a baby and a 9 year Old with allergies. I need someone to take me seriously and fix my issue like when I pay rent I can’t be late otherwise I’ll pay late fee.

Roach infestation

My wife and I have lived in Pinewinds apartments in Raleigh for four or five years. When we first moved into the apartments the roaches were a nuisance and nothing like it is now. I must also say that we have never been late on a rent payment. Now back to the roach problem. There are roaches in our bathrooms, bedrooms, the kitchen infested with German cockroaches I mean they are in the fridge, oven, cabinets although we have taken most all of foodstuffs from there, even the ice machine we bought are full of them. A few months ago we called and the management did send out a guy and he did a deeper cleaning the pest guy (that works for Drucker &Falk) but he informed us that it probably would not keep the roaches at bay for more than a few days which was definitely the case. There are roaches underneath the carpet stove, inside and under the refrigerator and they come out of the cracks in the walls. Just everywhere. Roaches are filthy creatures and carry disease. I am very sick with multiple illnesses including diabetes (treated by dialysis) and I live I constant pain. And now we have a grandchild just 6 months old how can we have her crawling around in this roach infested apartment. The roaches live under the carpet. When you go to bathroom and turn on the lights that is one place they run two and along the baseboards it is disgusting. When the Pinewinds insect guy did deep spray the kitchen he told us that he would have to come back and do something more drastic but we would have to leave our home for hours and that still would not do anything for the other rooms. The customer service or management personnel that you have to call or talk to at the Pinewinds Office in Garner are not very compassionate towards the people who live in the apartments; well not to me. I will try to explain. When my wife and I first moved into the apartments I was disabled but not like I am now. I could walk under my power, take showers without sitting on a shower bench, and get in and out of cars and my apartment. Since February 2021 my health has declined considerably. At first, I needed a walker or cane then one morning in May 2022 I woke up and just could not walk at all. Due to these ailments, I have needed the management to accommodate~ me with several things to help me. The first thing I realized I needed was access to the parking lot from my apartment. Something I never thought I would need handicapped parking space. I made the management aware that I and the building needed a handicap ramp and a bigger spot to get in and out of the car once I was wheeled to the car. The management at the time gave me no kindness or compassion. When I thought that all buildings needed handicapped places for disabled people she informed me that was certainly not the case with Drucker & Falk. We argued over this during the times I was in and out of the hospital for over a year or so. Then the management at the corporate offices informed me that if I wanted a ramp I would have to pay for it myself to the tune of $3600 and had to be done by people they would hire themselves if and when I could come up with the money. Just think Drucker & Falk an outstanding leader of the community, a prosperous member of the Garner community, and others across the company not wanting to help a disabled, handicapped person, paying rent in one of their managed buildings (have never missed one payment or ever been late to my recollection). The only thing that they did do was put up a handicapped sign in front of the building which meant nothing because anyone with a handicap sticker could park there and not what I researched online should look like. No room to hardly turn around in between cars. The customer service/management did nothing but throw up roadblocks everywhere they could. Trying to get accommodations for the inside equipment I needed did not go any better. I told Pinewinds management that I would need to have grab bars to try and get around the apartment, they told me only in the bathroom not one in the shower stall which would have been helpful. The grab bar, in the bathroom, in front of the commode was the only inside grab bar they would give me. The last thing I will mention is the front door threshold and the fact that I can not get out of the apartment without something being built or replaced. I called and told the site manager what I needed and she said she had no clue what I was talking about. Just one of the ways I think that the site managers employ to spring you along. I applied to live at a particular property. I paid $150 in fees for my application. I applied on the 19th to move in on the first and followed up that weekend for approval status, which was pending. On the 24th, I inquired about a response and was told to expect a call on Tuesday, which never came. Visiting the office on the 29th, I spoke with a staff member who falsely claimed I was approved and notified on the 20th and 24th. My account still shows pending. I request a refund of the $150 due to the lack of approval, processing, or notification, and the staff's dishonesty and unprofessionalism.

An application was put in back in late May/early June
An application was put in back in late May/early June. The application was never processed as the documents needed were never submitted. It wasn't intentional, just had circumstances arise that changed what I was looking to rent. I paid an administrative fee of $125 and an application fee of $50. I was told that the full amount would be refunded as the application was never processed. The first check for the refund was to be sent out on 6/18. The check was never received and when I followed up it was confirmed that the check may have been returned as there was no apartment number/letter listed. Fine! End of July, a month later and still no check. Was told it would be reissued in August. Same story in September except this time it was going to be expedited. It is now October 8th and I have yet to receive ANY of the checks. Even if the checks were being mailed as said one of the first two checks that were canceled would have at least arrived to me by now which have not. I called on 10/7 and was told I would receive a call back after looking into the matter, NEVER DID! I called back on 10/8 and was told they would call corporate and give me a call right back regarding the status of the check and no one called me back today either. I even requested to go pick the check up in person and was told it could not be done. I believe an exception should be made to that rule if this company can not at least be sure that I receive what is owed to me. It's within reason that an accommodation should be made or a check be issued with another courier along with tracking details. It's ridiculous to have to keep going on a hunt to figure out why I have not received my money back and I'm constantly getting the run around about it.
