Due to the new construction done by Flynn Building Specialists, LLC, my property is now experiencing flooding in the yard caused by runoff from the neighboring property. The elevation difference between my yard and the new property is over 6 feet, resulting in water flowing onto my property at *** Gulf Breeze, FL. Despite multiple discussions with the builder, the issue remains unresolved. I have already tried to address the problem by bringing in dirt and sod, but unfortunately, it has not been successful. I have included some pictures to illustrate the situation.

I bought a FlynnBuilt house 2 weeks ago. The builder was supposed to make a 2% slope downwards from the building to the swale. But instead, we have an upward slope before the swale, which means the grade is positive instead of negative. This improper slope is causing our front yard to constantly hold water, and it will eventually lead to erosion and damage to our property. FlynnBuilt has not fulfilled their construction contract. We have emailed them 3 times, and each time they just say our concerns were "forwarded to the warranty department." The poor grading by FlynnBuilt is also causing our neighbor's yard to flood. Even without any rain, it takes more than 4 days for our yard to completely dry out. The yard needs to be properly graded, and sand should be added to improve drainage. The swale also needs to be deeper. Look at the pictures, the swale is dry.

We moved into our new home built by FB Flynnbuilt on January 31, 2022. The home came with a warranty guarantee, including 1 year for the builder, 2 years for mechanical issues, and 10 years for structural concerns. However, since February 2022, we have reported several issues to the builder, but we have not received any response.
Some of the problems we have encountered include a missing trimmed shutter on the front window, the seal of the master bedroom window falling off, a leak in the opaque bathroom window of the master bedroom, which has caused water to puddle on the floor. Additionally, the front window fascia is buckling, the hot water heater is leaning and sinking into the platform, and two back bedroom closets were flooded in April. The carpet, padding, baseboard, and sheetrock in these areas have not been attended to.
Furthermore, the entry arch does not match the blueprint rendering as it is not arched as it should be. We have reached out to the builder and the warranty department multiple times, but we have not received any response. This has left us feeling frustrated and stressed, as we do not know where else to turn for help.
We sincerely hope that someone can assist us in finding a resolution to these issues. Thank you for your attention to this matter.

These guys wrecked my fence at 5059 Evergreen Dr, Gulf Breeze, Florida. I emailed Flynn twice, but no response from them. They hire other folks who don't give a darn about other people's stuff. I sent Flynn two emails recently about my destroyed fence, but no reply. They come in and chop down properties, messing up the roots of my oak and pine trees on my land. They don't care what they're doing. My dogs can escape now that the fence is ruined, so I want it replaced. And I don't mean Flynn should put up a privacy fence on the new homes' side of the property. I got loads of pictures showing the damage they caused. The main culprits who messed up my fence and tree were MM JUAREZ and the septic tank installation crew. Flynn also wrecked a tree and fence on the corner of Evergreen Dr and Galvez Drive, and they didn't fix or replace it. These folks need to pay for their complete disregard for other people's property.

We got a new build from Flynn Built. It took about 2 years because of covid. We understand why it took so long, shortages of supplies and workers and all that. But as we got closer to the end, they rushed us to close. They wanted us to close by the end of 2021, but we ended up closing in the beginning of 2022. During our many walk thrus, they said they would fix things and that they had 30 days after closing to do it. The craftsmanship on our house is terrible, not what they promised or said, attention to detail? Especially considering the money we paid. Our house is one of the bigger Flynn Built home models. I would say almost all of the doors are installed wrong, and some of the windows too. We had at least 3 different contractors on our house, and each one would say, "If I had been on this project from the beginning, this wouldn't have happened" or "We'll get it fixed for you guys." Many of the subcontractors they hired for our house were fired because of their poor work. We've had their GM come out and look at all the things wrong with the house. Some workers have come out to fix things, but they start and don't finish. It's been more than 30 days since closing, and we really want our issues fixed! We keep getting the runaround from Flynn Built. I still have a pipe outside that leaks water when we do laundry, front doors that never close properly, and the glass is foggy because it's compromised. They promised to seal the tile grout, and now there's mold growing in it. Just fix what's wrong, please! There's too much to list everything!

is building a home behind mine and damaged my fence while clearing the lot. I called them to address the issue, but they refused to repair it. The lot behind mine was heavily wooded and had old AC units, paint cans, and bamboo pushing against the fence. As a result, about a 10-foot area of the fence in the corner leaned towards my house. Flynn purchased the lot and demolished the old mobile home, removing the trash and trees. However, while tearing out the trees near my fence, they pushed the ten-foot area even further, causing 3/4 of my entire fence behind their lot to lean towards my house. They filled in red sand and covered it with grass right up to and even covering the bottom of my fence, which added more pressure and pushed the fence even closer to my house. I have uploaded pictures showing the sand putting pressure on my fence. There was a partial fence between the house they are building on *** Street and the neighbor's house. I noticed them installing a new fence between those two houses, so I asked the contractor if they would repair my fence. He informed me that they were only putting up a new fence on the side. I then asked him who I should contact to discuss the damage they caused to my fence, and he directed me to call Flynn. I called *** at (XXX)XXX-XXXX and explained the situation. I asked if they could repair the area that they pushed over when they cleared the trees. He responded by stating that since the fence was mine and the trees were on their lot, they were not responsible for repairing my fence, despite being the ones who caused the damage. When I reiterated that they were at fault, he mentioned that he would speak to the manager but was 99% certain that they would not take any action. He did not ask for my contact information or indicate that he would call me back.

I recently purchased a new house from Flynnbuilt. During the walk-through, I mentioned some concerns and they did fix a few things after the closing. However, there were problems with the glass installation, as it doesn't line up and the walls got scratched. To make matters worse, their vendors entered my home without permission after the closing. Since then, I have discovered several construction issues with the house. I immediately notified Flynnbuilt, but they refused to take responsibility for some items and haven't responded to the others, except to acknowledge receiving my warranty request. Meanwhile, I have found more issues due to poor construction quality, some of which pose safety hazards with exposed electrical wiring that could harm or even kill people. Other problems are more cosmetic, showing shoddy craftsmanship. I've heard from other customers that Flynnbuilt tends to handle warranty items in this manner. I am extremely disappointed with the quality of their work and their refusal to address warranty issues, which are causing further damage and potential threats. I am considering fixing these problems myself and taking legal action to seek compensation. It's just ridiculous. The tile shower leaks because of the ill-fitting glass, and the water doesn't drain properly, leading to mold and mildew issues. The newly installed mirror in the master bathroom is also chipped, which happened during the post-closing installation. It's completely unacceptable that the glass vendor entered the house without permission after the closing, as the house is no longer theirs to access. I have many more issues, but I don't have enough space to explain them all here. I would be happy to provide more details if given the opportunity.

We moved into our Flynn built home on 6/3 and we have a long list of problems that still haven't been fixed. At first, we were really excited to have Flynn build our home, but that quickly turned into regret during and after the building process. Here are some of the issues we've encountered:
1. The granite on the kitchen island wasn't sealed. We had to replace the first slab before the first walk-through because it had a hole for a soap dispenser, even though we clearly stated in the contract that we didn't want one.
2. The kitchen cabinets have multiple cracks.
3. There's heavy condensation coming from the guest bathroom vent.
4. There's mold around the exterior of the home. Flynn sent an employee on 8/6 to take pictures of the mold and condensation, but by 8/11, that employee told us he no longer worked for Flynn. My husband contacted the warranty department again and they sent the A/C company on 8/15. They said it will probably need to be redone because they couldn't figure out why it's condensating when it shouldn't be.
5. The electrical work isn't up to code. A few days before our first walk-through, I noticed that the USB/outlet on the island was too far from the countertop according to the code, which allows a maximum of 12 inches. I took a picture and sent it to the county electrical building inspector, who confirmed that it wasn't up to code. He told me to have Flynn fix it before closing and to call him if they refused. During the first walk-through, I mentioned to the supervisor about it not being up to code (without mentioning the county inspector), and he gave me some excuse about it being fine and avoided answering my question. Then, magically, it was fixed at the final walk-through, and the supervisor said he did it as a surprise for us (instead of admitting the mistake).
6. There are missing lights and switches that we paid for, even though they are clearly shown in the electrical layout blueprints that we and the county have.
7. According to the contract, the appliances were supposed to be Whirlpool, but Flynn installed GE appliances instead. We're still having issues with the dishwasher, and Flynn warranty told us to contact GE.
8. The supervisor was hardly ever on site. At the final walk-through, he told us he was overseeing more than 40 homes himself. My husband and I often went to check on the progress of our home and once emailed the owner a picture of his crew drinking beer on the job.
Unfortunately, this company seems more interested in quantity than quality when it comes to their products and workmanship, and it definitely shows.
I had a problem with water coming up in my front yard
I had a problem with water coming up in my front yard. I contacted the builder about this issue on January 6, but it still hasn't been resolved. We bought this newly constructed home in December XXXX. In January, we noticed water coming up to the front porch and on it. I sent a warranty request to the builder on January X, XXXX, stating that the grading of the yard was not done correctly because the water reaches the house. Their solution was to have a crew put dirt in part of the flower bed over the mulch, and then cover it with more mulch. This was a sorry attempt at fixing the problem. I was really disappointed.
To address the water issue in the front, they sent out two workers who were not professionals to install a French drain with three basins. These guys worked hard, but they admitted that they had never done this before. They had no idea what they were doing. One of them even said he had to look up how to install the drain on YouTube. I don't blame them; I blame the builder for trying to cut costs. Why would a builder send out people who don't know how to install a French drain when we have been dealing with this water problem for a month since we moved in?
I dug up part of the pipe because I was curious why there was so much water in one of the basins and it wasn't draining. That's when I discovered that they didn't properly grade the pipe, so the water doesn't flow. You're supposed to dig the trench deeper as you move towards the release point, but the trench was the same depth throughout. They used corrugated pipe with slits instead of solid pipe, which causes the water to stay in the area. The purpose of this application was to move water away, so a solid pipe should have been used. They also connected one of the basins, which is already at the lowest point, with a tee, causing water to accumulate in the pipe and basin. It should have been a straight pipe connecting all the basins for a continuous flow.
After pulling up two of the pipes, I dug the trench deeper to see if the water would flow better. It did improve somewhat, but with the slitted pipe, it still gets filled with water from the ground. I had a landscaping company come out to take measurements, and they told me that simply putting pipes in the ground will not solve the issue of water reaching the foundation. They said that half of the yard needs to be properly graded as well. I sent the builder the quote from the landscaping company, and now they are claiming that they have done what the county requires. This is not right because I will be the one dealing with foundation problems in the future. They need to do more to make this right.
The backyard was graded in a way that I have never seen before. It looks like a ditch. I had to bring in dirt to fix the drop-off that they left off the patio and along the back of the house. We couldn't even place our grill on the patio without it leaning back. It took two truckloads of dirt and three pallets of sod. This was money that I shouldn't have had to spend, but it was a safety issue. Now they are refusing to do anything about the mound at the back of the backyard. It is so steep that I slip off of it when I try to cut it. I will basically have to redo the entire backyard myself.

In early December, they told us we had to sign a paper saying they won't cover any appliances we provide. It basically said they won't be responsible for anything we bring in. All the appliances were put in correctly. But when we did the first walk-through, we saw that the glass cooking surface was scratched in a few places, like someone dragged something sharp across it. The stainless vent hood also had to be installed twice because they put it in the wrong spot. The cooktop was never covered. We put a piece of plywood over it to protect it from more damage. A week later, we did the final walk-through before closing. We went through the list of things that needed fixing with the supervisor, Jake. When we got to the cooktop, Jake said the broker, Phillip Ross, would come to the property. When Phillip got there, he and Jake talked about who might have caused the damage. They said it could have been the cabinet guys, countertop guys, or hood guys, but they admitted it was their fault. Then Phillip said, "Sorry...you signed the paper. Even if it got stolen, we wouldn't be responsible." Here are the issues we have: 1. They didn't tell us about the paper when we signed the contract. 2. We know the appliance warranty is with the manufacturer, not them. 3. They didn't tell us that signing the paper meant they wouldn't be responsible for anything, even theft, before closing. 4. They didn't secure our $20K worth of appliances during the build. The house was often unlocked, and someone could easily get in through the back doors. 5. They sprung the paper on us after we already paid $5K in earnest money and $23K in upgrade deposits. We couldn't afford not to sign it. 6. Our appliances didn't cause any damage. They were installed correctly and had no defects. 7. They didn't take enough care to make sure nothing got damaged after installation. 8. Without our appliances, the house wouldn't have passed inspection or gotten the appraisal needed for the mortgage. 9. Flynn admitted they messed up. 10. But they won't take responsibility for the damage. 11. They knew about the damage for a week before telling us they wouldn't cover it. They waited until the last minute (final walk-through was at 7am, closing at 9am, 45 minutes away) to let us know.
