Nightmare Letting Experience with Purplebricks: Avoid at All Costs!
I gotta say, Purplebricks is a real letdown. We've been dealing with their Letting Department for a whopping 16 months now and it's been a complete nightmare. Listen up, folks, if you're thinking of letting a property, do yourself a favor and steer clear of Purplebricks! We shelled out ?495 for a fully managed service, only to find out that they weren't even doing the 6 monthly inspections they promised. We had a leak in the ceiling and it took them a whopping 11 weeks to send out a plumber, by which time the ceiling was completely wrecked. We've had 4 different property managers in the past 16 months and they've all been completely useless. They don't even bother responding to emails or phone calls. I've been sending them requests almost every day and it takes them an average of 17 days to get back to me. We asked them to raise the rent on our flat back in October and they finally agreed, but then we got a new property manager who said it hadn't been done. We're at our wit's end with Purplebricks and just want to cut ties with them, but they're asking for ?650 to end the contract. We've decided to evict the tenant and asked them to serve a Section 21 notice, which we signed and they said they'd done. But guess what? After chasing them for 2 weeks, we found out today that they never actually served the notice! The level of service we've received has been downright abysmal. I've filed two formal complaints and now they're with the Property Ombudsman. Do yourself a favor and avoid Purplebricks like the plague.

We made a mistake by signing up with PurpleBricks (PB) to sell our rural home. We wanted to get on the MLS and Realtor.ca and save some money on real estate commissions and fees. Our home is valued at close to $2M and PB gave it the highest value compared to 3 other local realtors we contacted. We were excited about this, but our experience so far has been very disappointing. We have not received any calls to show our home, even though we offered cooperating buyer's brokers the customary 2.5% commission. It confirms my belief that realtors are greedy, have attitude, and are short-sighted!
It is obvious that realtors are not comfortable with the PB model and have organized themselves to boycott any properties that are exclusively listed with PB. This is frustrating because PB is accepting realtors from other agencies/brokerages to actively list or link their listings to the PB website. This is a major conflict of interest, and it is not fair to sellers who have an exclusive listing with PB. PB is getting paid to link these listings, yet those same brokerages are not bringing buyers to any seller who has an exclusive listing with PB.
The PB concept may work in large urban areas where competition between brokers is fierce, but it is not suitable for high-end value homes or rural areas. Local realtors will block you, and you will not get any buyers. I expect my listing to expire with no buyers ever having approached us, and I consider the $550 we spent with PB to be a complete waste of money.
In conclusion, I would not recommend PB to anyone who wants to sell their home. The real estate industry is not ready for this model, and it is not fair to sellers who are trying to save some money. PB needs to work on their business model and find a way to work with realtors instead of against them.

So it's swings and roundabouts! Plus, the solicitor does everything through an easy-to-use app. PurpleBricks also has an app that makes booking viewings etc. as easy as child's play!
Pictures and valuation were done within days of instruction. The advert was live that same night at 9.40 pm. The advert looked great, and we were able to suggest updates and alter pictures using their app. We had someone pop in to see our tenants, who rang us to pop over, and they begged us to sell the property to them before the official viewings had even started! We had 8 people fighting over the property, but we went with the original couple as a handshake and a promise is a promise I'd never break, no matter what!
I swear it sold so quick due to the great photos and descriptions of each room and overall for the property and area!
I would definitely recommend this company to anyone. I think reading the negative reviews sometimes people want everything for nothing, which is impossible. This company does most things for you, but I love being able to do the viewings myself as I am an expert in our properties, so being able to do this saves you a fortune!

And don't even get me started on the quality of the website. The pictures were cheap and grainy, taken by the agent herself. And our "complete market analysis"? Three clicks of her mouse button to call up houses in the same price range within a few kilometers of our house - none true comparables. I had already done the same "complete market analysis" myself, and a whole bunch more. At the end, we didn't even get a recommended listing price.
You get what you pay for, right? Well, I was expecting to get what they offered - a PurpleBricks listing, website, photos, and calls. What I got was a Grade 10 marketing student's version for a class project.
Now, I know commission sales suck. We all know that. After all, you could sell your house without an agent just by listing it for a little less than market value. Stick the sign in, pay for an MLS listing (about $30 a month where I live) and stick a sign - a good one, please - on your lawn. So the first 90% of the commission you pay is for nothing. I gotta say, my experience with PurpleBricks was not the best. My property was up for sale for a whopping 90 days and only had 6 viewings. I reckon it was because the price was too high, but the concierge team at PurpleBricks agreed with me and suggested lowering the price to get more interest. But then this guy Sebastian Grayson, who's supposed to be the Local Property Expert for Streatham, said nah, keep it at the same price. Even though two of the viewers said it was overpriced. But wait, there's more. Turns out Sebastian and his team, who I paid to do viewings, blocked out my online calendar every day of the week except Thursdays, at the best times for viewings. So people couldn't even book a viewing if they wanted to. I had people leaving notes at my door asking for viewings because they couldn't get through to the central office. I asked them to look into it, but the investigation was done by the Territory Owner, Daren Cridge, who's the franchise holder that Sebastian bought his franchise from. So I wasn't too sure if it was an impartial review. Sebastian did offer me ?150 to make up for it, but if I took it, I couldn't involve the property ombudsman. So I said no thanks.
I ended up taking my property off PurpleBricks and went with Jacksons of Streatham instead. They marketed the property at the same price for 4 days and showed 16 people around. They listened to the feedback and agreed that the price was too high. So they organised an Open Day, with the property at a reduced price that we agreed on, and showed another 14 people around. Within 11 days, they showed a total of 36 people around my property and got 3 offers. And now my house is sold.
So, you know, you can make up your own mind about PurpleBricks. But for me, I wouldn't recommend them.

Within a week, the number of visits to my property's page declined sharply, and by then, I had no hope as the number of visitors to the PB web page was very low or insignificant.
PB promised marketing, but in reality, they did nothing. Moreover, they did not inform me that I would be charged extra money just to make changes to my settings. This lack of transparency was quite frustrating.
When I talked to a realtor about PB's service and its relation to their job, she told me that she did not bother with this type of listing. According to her, PB was not friendly and cost her a lot of work just to get an appointment. The PB system does not allow realtors to make quick appointments, which means that realtors do not consider these houses for their visits. This is a major problem because if you are trying to sell with PB, you will not have the market drivers (realtors) on your side. This lack of collaboration or integration into their routine software makes it too much effort for them to make appointments.
Regarding the price, my pricing was between the max and min recommended by PB. If you want to blame the price, then I will have to ask if their recommendation was incorrect. If it was incorrect, then you have one reason for no sales. If it was correct, then there is no excuse as to why the house does not have the correct exposure or interest by buyers. Their price strategy and analysis depend on the PB realtor that visits you, and that is the service you get to define the price.
In conclusion, PB only represents you and lists your property on MLS. However, you will not get traffic to your house because realtors do not connect easily with their information-software, and therefore, they will visit other properties instead. You are on your own! This has been my experience so far, and I have had almost no visits in three weeks!

I bought a house through them and both me and the seller were not satisfied with their service. She said she regularly left voicemails for the solicitors and they didn't reply to her so she had to keep ringing them. She said they had been really difficult to deal with. My solicitor said he had to keep advising the PurpleBricks solicitors what to do. When they finally sent the contract for me to sign, they sent it 4 times because it wasn't worded properly. My solicitor had to advise them on how to word the contract. When I bought a house in the past, it went through in 7 weeks, but this took over 4 months. PurpleBricks made the excuse that it was due to restrictions on the property, but it wasn't. They had to keep taking advice from my solicitor about how to deal with things. The PurpleBricks solicitor was totally incompetent. If their solicitors had stayed in contact with my solicitor to let him know what was going on, it would have been helpful. They said right at the end of the sale that the sellers had to have the bank go on and survey the property to make sure it was being sold for the right price. My solicitor said he couldn't believe they were doing this at such a late stage and that PurpleBricks should have made sure this happened at the start of the sale, not at the end. When I wanted any help from post-sales, they were very difficult to get hold of and my calls kept bouncing to general enquiries. They just kept telling me to keep trying post-sales. At the end of the sale, the seller said she was complaining to PurpleBricks about her experience. She said she thought she would have been better off selling through a local agent and should have picked her own local solicitor. In the future, I would never buy through them again. I would buy through a reputable local agent.

I emailed him the list of selling points because I wanted my house sold. And if he wasn't going to make a list, I would. He thanked me, which was nice, but why do I have to do his job?
Then the photographer came to take pictures for the official listing. I said to my agent and the photographer that if anything needed to be moved to make it a great picture, to let me know. But my agent sat chatting with me, rather than checking on the photographer and the setting of the pictures.
When I looked at the pictures, they were good, but there were a few things that should have been moved out of the shot to make it perfect. But no one told me during the shoot. Also, there was no picture showing the shower in the master bath. The picture made it look like the bathroom only had a sink and toilet. That is unacceptable.
When I told my agent about the missing picture, he gave me all sorts of excuses instead of solutions. He said there was a 25 picture limit. Okay, but we could easily do without the duplicates I found, freeing up plenty of space for showing my shower. And a limit of 25? I look at houses on Realtor.com every day. Some have 54 pictures. I no longer trust my agent.
When I told my agent I wanted to sit down with him in the morning to go through the pics together, he said he was too busy and he wanted to put the pics online. I said, "not until we go through to get rid of some and add the bathroom pictures that are missing." HE PUT THEM ON EVERY SITE HE COULD, AGAINST MY WISHES. CRIMINAL!
I have asked for my contract to be voided at no expense to myself. You get what you pay for. In my experience, Purple Bricks is not worth the money. I made a mistake and guess I'll end up paying them $3600 for NOT selling my house, then paying another realtor, who knows how to sell, 6% to sell my house. What a scam they are pulling.

So, we decided to try PurpleBricks for selling our house. We had to pay upfront before they would even book an appointment with an agent. We thought it was a bit odd, but we went ahead and paid $799 + HST. Then, they told us that they were booked out for a solid 2 weeks before they could even see us at a reasonable time. We had to take time off work to get the appointment in 10 days. The agent took pictures and assured us that everything was okay since we were moving at the end of the next month. However, they then told us that we had to pay another $399 + HST for OfferAssist so they could handle showings since we would be out of province.
After 4 months, we still hadn't received any offers. They told us to pay again to renew our contract. We were shocked to find out that they hadn't shown our house to any of the private buyers requesting showings because "they didn't have any agents available in the area". We were extremely disappointed and frustrated with the whole experience.

They told me that I would be contacted by Steve, a real estate agent who was a "specialist" in buying for buyers without an agent. I recently decided to sell my investment townhouse in Stittsville Ontario and decided to hire Purple Bricks to help me with the process. I spoke with a lovely lady named June Morley who told me all about the great service that Purple Bricks provides, so I decided to give them a try.
June informed me that my representative would be Amanda Presley and that she would meet me at my property at 6pm on March 25th, 2020. However, June called me back shortly after to inform me that another agent would be meeting me instead, as Amanda was busy. I didn't mind and confirmed with June that my tenants had not traveled in the last two weeks.
I left a voicemail for June the day before my appointment to confirm it, but I didn't receive a call back. My wife and I went to our investment property at 6pm on the day of the appointment, but nobody showed up. I tried calling June again, and after a while, she finally answered. She informed me that an agent wasn't coming because of the Covid crisis, but they would put a sign on the property, and I would have to take pictures.
I was disappointed that there was no communication about this change of plans. It seems like Purple Bricks doesn't have the great service they brag about. I will be getting my refund and selling the place myself on Kijiji, saving the $3000 that I would have paid to Purple Bricks.
Overall, I was disappointed with my experience with Purple Bricks. While the initial conversation with June was pleasant, the lack of communication and failure to show up for the appointment left a bad taste in my mouth. I hope that Purple Bricks can improve their communication and customer service in the future.
Buyer Beware: PurpleBricks Review - Agents Do Nothing to Sell Your Home
This company, PurpleBricks, is something to be wary of if you're a seller. They're new to California, coming all the way from England, so it's important to do your research before signing a six-month contract with them that you can't get out of. The agents they have working for them aren't motivated to sell your house at all because they make a flat fee of $3,600 whether they sell your house or not. This means that they don't have any money incentive to sell your house, so they don't have to do anything but sit around and wait.
What do they actually do for you? Well, they take pictures of your property, place your property on the MLS, and have a couple of open houses where they sit around and do nothing. When they have open houses, they get other customers that they then become agents for and sell them an alternative property not on a PurpleBricks contract. This is probably how they make their money. The agents aren't interested in selling your property, and they don't market your home or give you sound advice on how to possibly get your home sold.
So basically, you're paying them for doing nothing, and that's exactly what you get. Their customer service at corporate is just as bad. They're not interested and not motivated. If I could give them a zero, I would.
Terrible Experience with Purple Bricks: A Real Estate Company to Avoid
Purple Bricks is a real estate company that I had the misfortune of working with recently. Let me tell you, it was a complete disaster. I've been in the real estate game for over 45 years and I've never had such a terrible experience with a company before.
First of all, they promised me the world and delivered nothing. They didn't follow through on anything they said they would do and when they replaced my original agent, the new one was even worse. They didn't provide any personal service and didn't seem to know anything about the area where my property was located.
Their website was a complete mess too. It didn't work properly when it came to showing my property to potential buyers. I had to resort to using Zillow and Redfin instead. And to make matters worse, I had to put my own address on their sign pole to identify my property and had to put out my own flyers.
The new agent they assigned to me was a complete disaster. They didn't stay in touch with me weekly as I had requested and promised to do marketing postcards. But when I received the first draft, it was just a Purple Bricks advertisement. And to top it off, they never got around to sending me the corrected draft after six to seven weeks of excuses.
When my listing with them expired, they were shocked that I wasn't going to extend it. They even tried to charge me a minimum fee that wasn't even in my contract. And to make matters worse, they claimed they had a grace period to receive a commission when a potential buyer came into the picture after the listing expired. But there was no grace period in my contract with them. And then they had the nerve to contact the potential buyer's agent trying to press for a commission through him.
In conclusion, I would never recommend Purple Bricks to anyone. They are a complete disaster and their service is non-existent. If you're looking for a real estate company to work with, I suggest you look elsewhere.
Terrible Experience with PurpleBricks: No Viewings in 100 Days, No Professionalism or Customer Service
I had a really bad experience with PurpleBricks. I waited for 100 days and didn't get any viewings. It was a year of misery for me. I didn't find any professionalism, integrity, or customer service from them. I would suggest you use a high street agent instead. They delivered 20 viewings within weeks and I got a result.
The first Purple Bricks agent promised me the world, took my money, and disappeared. I chased him for a month and found out that he had left the company without telling me. He didn't even have the courtesy to tell me that he hadn't picked up the keys. This caused a panic as we tried to locate them.
The second agent promised me time and again that he would provide a better service, but he proved unresponsive. He failed to deliver a single viewing in two months and left Purplebricks without telling me. It's like rats and sinking ships.
After months of protracted and incredibly painful discussions with Purple Brick's customer service, they upheld the majority of my complaints. But then they only offered a ?300 discount and the viewing fee. It's good of them considering no viewings had ever happened. So I'm expected to pay ?800 for them taking some rubbish photos, posting a generic advert on Zoopla, and doing absolutely nothing else but cause huge stress and disruption.
It's a terrible company with terrible people. There's a reason their share price is plummeting. Don't believe the Purple Bricks hype, just use a high street agent. Sadly, no sale, no fee is the only model that seems to motivate estate agents.
