Horrible. They are the worst rental company I have ever dealt with. My front door that faces the street would not lock for a week, after countless calls and emails for them to fix it. They also lost my rent money that I hand delivered to them in the office. I have been lied to countless times, they do not care about your safety or well being at all. Currently the kitchen cabinets are falling apart and one fell on my head, they do not care, and have not fixed or replaced them.

Do NOT rent from them. They WILL steal your security deposit. The apartment was given to us in really poor condition, apartment had rats and black mold. We returned the apartment better than we got it. Spent money deep cleaning and repainting for over 7 HRS! And they STILL kept our security deposit. Just read the *** and *** reviews on how they literary rob their tenants. Maintenance requests went un-responded and trash pickup for which we paid did not happen for MONTHS at a time.

My son has been renting through Four Star for 2 years and the lack of communication, follow through and nickel and dime protocol has been consistent throughout. My son and his roommates moved out on July 31st and it is now November 12th and still no return of our rent over payment and security deposit of over $5,000. Endless phone calls and emails, waisting my time listening to them promise that the check is in the mail. I wonder how much time I will have to waist trying to get someone in this inept company to execute one simple request? Isn't there a law that they must return funds within a designated time frame? This business is terrible. They try to overcharge me at the beginning of renewing a lease and every month of the lease. I have to call them every month to get it sorted out.

My roommate contacted them for a month after they sent it and got nothing, I've been trying now for a month and a half and got a hold of someone once who was super rude and unhelpful. I went in to talk to them on a Friday and that day they had decided to change their hours to close early with no warning. I went two weeks later and they are now appt only but did not specify this anywhere except their front door. Now they are all remote which is fine given the circumstances, but at least answer the phone/email/voicemails. No one has answered my calls since and I've tried all the hours of the work day and all the extensions.

The complex Mar la Manor in wheat ridge is a disaster and they do nothing to fix it they just pocket all the money and force us to live in the equivalent of a dumpster fire... the building doesn't even have a functioning front door to let emergency services or deliveries into the building! The intercom to buzz people in to the building has been broke for years and they refuse to fix it even though it is a health hazard. They add tons of hidden fees and fines in the fine print of the lease so they can get away with treating the tenants like paychecks they verbally agree to "help" with payment plans and "understand" that the virus left us out of jobs but the week BEFORE rent is due immediately start hounding for the rent money threatening to charge late fees during a time of national crisis! They refused to provide reasonable accommodation for mental and physical disabilities until they could extort an extra thousand dollars from us to move to a new unit and then said we would be getting our full deposit back minus the days it took to move, upon getting the deposit back (on the mandatory 60th day exactly after we were promised 30days since we were moving within the complex!) we realized it's an extra 340$ short for good knows what in the fine print. When we first moved in the place was dirty and all the carpets were stained but now we are responsible for paying to get it cleaned for the next tenants and they pocket the money and don't even clean it! I could go on for 10 more pages on how disgraceful this company is and how criminal their business is run but it won't do any good because the other 15 1star reviews on this criminal company didn't do anything why would this one Complaintsboard.com has no actual power and four star will continue to pray on it's tenants I just hope someone reads this before signing a lease with them

I have lived in a Four Star managed property in Boulder for two years. "Errors" in their systems have led to them overcharging on rent month after month, and each month they said sorry, we will remove the charges but then I got charged again the next month. Took 5 months, a negative review on this website, and hours of my time to fix. Now the real kicker. Even worse than trying to overcharge me, for a total of 12 weeks since I have moved in, a fire sprinkler alarm directly next to my unit has been beeping every 10 seconds (24/7) loud enough to render one of my unit's bedrooms unusable and I have to use earplugs to sleep in the other bedroom. I have reached out to Four Star well over a dozen times and their typical fix is to send someone out to mute the alarm for 48 hours, or to not do anything for two weeks. This is an alarm on the fire suppression system for the entire building! Do not rent from Four Star!

DO NOT RENT FROM FOUR STAR. Do you like all style and no substance? What about a constantly broken elevator that violates the ADA? Paying for simple maintenance? How about hidden fees? Useless property managers? Four Star Realty might be for you! Seriously, do not rent from them. A shack in Weld County is better managed and taken care of than any of Four Star's trash heaps. They give you a certain number for rent, but don't mention that they charge you a "convenience fee" to pay rent online (generally about ~$80!). Indeed, when I complained about this to someone at FourStar, I was told that the RentCafe platform instituted this charge itself. However, I contacted the Complaintsboard.com (thanks guys!) and found out from the platform itself that FourStar institutes those fees. Love being lied to so that my property rental company can grift me! My microwaves blows its fuse all of the time. FourStar has allowed some incredibly shady characters to move into my building, to the point where I was fearful to leave my own apartment. The only people who ever answer the phones at the main office are college students, who obviously have no authority to do anything. Packages get stolen all the time, and I have literally never seen a property manager on the premises. Save yourself, and FIND SOMEWHERE ELSE TO LIVE.

This company is hands down one of the worst property management companies I have ever had to deal with. They do not care about the residents in their housing units and have no problem being rude and abrasive to people who pay their rent on time every month; have even been told that if I don't like the way they do things I can always move. Apparently that's their answer instead of providing proper services to their residents. They won't fix the boiler system properly and we have now had two separate occasions where the heat hasn't been working in the complex and they do not make it an urgent priority to get it fixed. I filed a maintenance request this morning with high priority and received and email notification saying it was received at 12:43pm. Its currently 50 degrees in my apartment with no heat and is presently snowing and 1 degree outside. I called the after hours emergency line and talked to an operator. She notified the maintenance after hours person and they called me and basically said they have 24 hours to fix it and I need to get blankets and space heaters. When I expressed my concern with using space heaters in an apartment complex since they are fire hazards I was essentially told, well freeze then. The rep was extremely rude and wouldn't say if anything would be fixed anytime soon. I cannot imagine I am the only person in my complex complaining about no heat and I know for a fact other people are out of heat too since I talked to a friend of mine at the opposite end of the complex. We shouldn't have to get space heaters and run the oven and leave the door open to stay warm when rent is $1355.00/mo. I will NEVER recommend Four Star Property Management to anyone I know. Ever. This is hands down the most careless Property Management company I have ever had the displeasure of having to work with and this is not a solitary incident with the heat or many other things. DO NOT RENT PROPERTIES IF THEY ARE MANAGED BY FOUR STAR, YOU WILL REGRET IT.

In short, this is a terrible company, and their 1 star rating on here is well-deserved. In addition to the erroneous overcharging issues and the illegal dipping into residents' deposits (which my roommate experienced last year after he moved out), which have already been mentioned in other reviews, Four Star has been insanely unreasonable with respect to the COVID-19 pandemic's effect on CU students. In short, I signed a 12-month lease at a time when CU required students to return for the upcoming academic year [protected]). Part of that lease included a provision that the only way I could get out of the lease is if I can find a replacement to takes over my lease. Otherwise, I was on the hook for all twelve months regardless of whether I occupied it or not. I come from NYC, and I recognized this provision as an extremely non-standard, landlord-friendly provision. But since I was already living there and all the other big realty companies had very similar tenant-termination provisions, I decided to renew with this provision. Two months into the academic year (early November), after six months of requiring that students be on campus, the school announced that classes would be remote. A month later, it announced that graduation would be remote, too. From November through May, all classes and exams were conducted remotely. Shortly after the announcement of remote classes, I flew back to my family's home and completed the rest of my academic work from there. From November through now (late May ), I repeatedly requested that they let me out of my lease. I even offered them several months' worth of rent to more than adequately cover the time it would have taken to replace me. Every time, they basically said, "find us a replacement or pay up." Being in another state and unable to take pictures, there was no reasonable way I could find a replacement. Nonetheless, with this wholly unreasonable company, I was out of luck. Even when I found a replacement who signed onto my lease a month before taking it over, the company denied my request for at least some forbearance on the last month's worth of rent. To add insult to injury, they demanded an extra 300 dollars in a lease transfer fee on top of the thousands of dollars in free rent I have given them. In total, because of their unwillingness to be reasonable, decent businesspeople to their loyal tenants, I was forced to pay more than $6,500 in rent, from which I derived little to no benefit. This is a terrible business, and I hope the state or federal government investigates the Boulder real estate companies for potential antitrust violations.

Upon signing a lease in 2019 we placed a large security deposit with FourStar. In October we received a very small portion of this deposit back. we know and believe that a) FourStar has fraudulently charged us for owner capital improvements b)their repeatedly poor record keeping, vendor management, communication, and management lapses are the cause of many of the charges being disputed and not anything within the tenants control. c) there was an extremely high water bill (thousands of dollars)that FourStar is claiming is the tenants responsibility. The water is especially unreasonable due to their failure to manage. FourStar knew there was an issue, acknowledged in the most recent email with "100%confidence that bills of this magnitude only happen if there are consistently cycling toilets", failed to communicate the magnitude of the overages to the even monthly billing, sent their repair people to fix it numerous times unsuccessfully, charged the tenants for those failed repairs.

I moved in October 1st and my apartment was dirty. The maintenance guy doesnt want to fix my door. Ive asked them to fix it for six months now. I want to be free from my lease and be able to receive my security deposit. I feel mistreated and neglected. We moved our current property on July 1. Prior to move-in we were promised that the property would be cleaned and repaired prior to our arrival. On move-in the property was not only filthy, but few of the promised repairs were made. The floors and surfaces were covered in dust, the window treatments were filled with bugs, and the backyard was filled with cigarette butts and dog waste. The dryer was not properly installed, washing machine was broken, garbage disposal broken, window screens all damaged, windows not properly installed (several windows fall out of the panes and are currently taped into place, dishwasher not properly installed, garage door lock broken. We have been requesting through the proper channels put in place by Four Star that these issues be repaired. It is now July 21 and several requests have gone unanswered. The most pressing of which being our window and garage door lock. We are unable to properly secure our lock our home due to these issues. We have been in daily contact with Four Star requesting a timeline or update on these repairs and they have been unable to provide us with that information. We are simply requesting that the property be the safe, functional, and cleanly space that we were promised it would be at the time of lease signature.

back in 2020 i lost my job due to covid, and four star never filed an eviction or abandonment properly on the property i was renting at, and acted as if i lived on the property for the rest of the lease term. before i left the convinced me id be evicted and have 15 days to leave so i packed my stuff up and left. now a year later they are now trying to collect 8k in collections. i was effected by a natural disaster and they did not care. and never filed the correct paper work with judge or gave me any confirmation i was evicted. i have prof i did not live there and emails from them never declaring anything or sending me documents from court of eviction or abandonment.
This company is trying to shamelessly keep my deposit over false claims of wall damage and paint. It was a small studio unit that I only use thumbtacks to hang things and $1200 in damages. I contacted old neighbors and the current occupant and they never even painted. They're also trying to charge $485 for two screens and two blinds. The cherry on top is I moved into a new unit with them that was literally unlivable for the first two days. It was disgusting and smelled awful, had doors missing the basement was full of junk, no windows had screens. The floors were disgusting and ***. and I had to get a hotel room my first two nights. It took about a week of maintenance to get the unit livable at all.

Outside of the crazy, ridiculous experiences I had living there, including drug addicts screaming at all hours of the night for months on end at this "luxury" apartment, now they are attempting to withhold my security deposit. They refuse normal, timely response and do not work with their tenants. Frankly, I'm not sure where they found the audacity to call themselves "Four Star".I saw crazy amounts charged for painting and cleaning without hourly invoices to support the charges. I also saw almost $400 worth of costs attributed to normal wear and tear, citing: turn punchlist. replaced bulbs. front door had weatherstripping. secured cover on bathroom fan. replaced drip pans. caulked bathtub. cleaned AC filter. tested detectors.Additionally, *** at the Denver location offered to "split the difference" with a $150 credit toward the $480 painting fee for which he cannot provide an hourly invoice. I don't know where he learned math or property management, but normal wear and tear is not legally charged to the tenant and $150 is not half of anything in discussion.Now, as I replied to him that this would require more discussion, he shared that the matter is marked as closed. *** says that because he offered a random number and I declined it in favor of continuing the conversation, that this is resolved.

My name is [Redacted] and I am a former resident of an apartment building [Redacted]. I signed an 18-month lease with Cornerstone Management Inc in 2019. Around October , I was notified via flyer that Four Star Realty would be taking over the lease agreement. When I signed my lease, I placed an $800 security deposit, and a $250 pet deposit. I spent several hours cleaning the apartment to ensure it was in the same condition as when I moved in, which included renting a carpet cleaner. The new company waited the full 60 days to return to me a refund of $15.83 on my deposit. Many items in the 'Detail' they sent me are not tenant responsibilities, such as rekeying new locks and replacing smoke detectors. On Friday, August 6th, I sent an email to their office requesting a response within 3 business days, demanding full payment sent to my new address. I have yet to receive any communication from them. My housemates and I signed a lease for a property through Four Star and upon signing the lease were not informed we would have to pay for parking a month and a half after moving in. Included in my lease as well as the leases of my eleven roommates was a $0 parking fee. The tenants of this property were informed September 13 that we would need to begin paying for parking or we would be towed starting the evening of September 13. Upon inquiry about purchasing permits we were informed they are not ready to be purchased nor is there a set price yet and that we will be towed if we do not move our cars off of the property we are paying for.
My son rented an apartment, managed by Four Star Realty, with his two friends in ***, . They were very prompt in collecting deposit etc. Within the first week or two, kitchen sink drain stopped working. As required, they filed a complaint with Four Star. No response, much less getting it fixed even after a week. These students in the meantime cannot use the kitchen and have to buy food outside. Their website has all such negative ratings and they seem to be quite well know for awful service. I hope Complaintsboard.com can do something about this to straighten them out and stop suffering by student tenants. Thank you. My calls too have not been returned!

The building's tenants are all local university students who, due to the quarantine, had to remain in their units and suffer the incredible disturbances. The construction noise persisted nearly every day - including multiple times over the weekend - for the entire period. The concrete cutting and drilling in the basement units was excessive enough to cause furniture to shake on the second floor multiple times. On multiple occasions, the machinery used caused carbon monoxide leaks noticeable, again, in second floor units. On one occasion, my neighbors had a serious enough leak to bring the fire department and local gas company. The company rep stated the pre-installed detectors were outdated and ineffective, and that the leaks had likely persisted for a long time before it was finally enough to trigger the alarms. Four Star is well aware of these issues and complaints, as many of my fellow tenants expressed them consistently over the course of the construction. They are also aware the building is entirely students, as they claimed they only rented units in this building to students when I moved in. When I attempted to contact other tenants in the building to gather support, I received an email from Four Star's property manager asking me to express my complaints directly to them. I outlined what I stated above in my reply, and, after nearly two weeks, they have not replied to the email thread they themselves initiated. Again, I wish to reiterate all of this occurred over two months during the general quarantine and stay at home orders for the State of Colorado, and shows no sign of ceasing anytime soon.

I have been leasing from Four Star since September 1st (when I moved into the property, it was under different management and was transferred after one year). Our lease states that the lawn and lawn/tree care are the responsibility of the landlord. Since Four Star took over the management, they have mowed the lawn and raked the leaves in our alley maybe once. I have contacted them seven times now (via phone, email, and maintenance request) over the span of multiple weeks. Despite the property managers saying they'll pass it over or telling me they'll talk to the landscaping company, they have yet to show up and fulfill their responsibility as a property manager. On my third phone call, they informed me that I needed to initiate a maintenance request (which I did), and they ended up updating the status of the request to complete without ever fixing the issue. This is my personal experience with them, but I am also aware of them advertising and leasing units with illegal bedrooms.
It was agreed that my commercial lease would be terminated early, at the end of June . The space is *** I have not been able to reach anyone at FourStar to sign the termination paperwork, and have been billed for July . Prior to my least end, FourStar entered the commercial space without my knowledge or notification and removed multiple items from the shop. These items include, but are not limited to business paperwork, along with vintage barbering tools that have belonged to my family since the shop opened in 1959. The space was cleaned and painted by FourStar, again while I still had time left on the lease to remove the items and clean the space. I have reached out via phone and email to the leasing manager, Bridget Rolls, on multiple occasions and have had no reply. I need to get the lease taken care of, return or compensation for the stolen items, and the return of a significant damage deposit that was paid at the beginning of the lease.
Four Star property management company is the property management company for the residence in which I currently stay. The last month of our lease term, we were charged two invoices for moving chairs off our lawn. amounting to $195.00. There is no stipulation within our lease allowing them to charge us for such actions or preventing us from having chairs on the lawn. I have spoken with two representatives from the company who both have said there is nothing they can do and expect us to just pay it, without providing reasoning for the charges within our lease. This is only the most recent of their infractions, having a near monopoly on housing for students at the ***, they continuously engage in predatory and unethical housing practices with young students and residents.
Mid way through my lease, Cornerstone sold the property management company to Four Star. Four star charged me for normal wear and tear, upgrading locks, cleaning fees for an immaculate apartment, and for charges like fixing the medicine cabinet that was listed broken on my move in form, recaulking the tub which was listed on my move in form that it had chipped paint and soap scum all over, and repainting the walls that I never touched a nail, screw, or different paint to. I have attempted to be reimbursed for my deposit in the amount of $755.44 that was wrongly taken. I have reached out by email multiple times and they take weeks to respond and say we will let you know and then they never respond. They do not answer their phone and if they happen to- they will give you the run around and hang up. If nothing gets resolved- I will be filing a small claims court.

My son entered into a lease agreement for a property in *** (730 19th St.) in November. It is two 3-bedroom units and my son and two of his friends were planning to rent one of the units. On November 11 Four Star Realty informed my son that they would need to find a second group of three people to rent the second unit because the units connect internally and they did not want them to cohabitate with strangers. They said that if they were unable to find a second group to rent the other unit that they would have no choice but to void the lease. They agreed to give my son 24 hours to find a second group of people to complete the lease and secure both properties.My son was unable to find a second group within the 24 hours given to him and notified Four Star Realty that they could not meet their demands of renting both units. At this time, Four Star Realty provide several other properties for them to look at that could be rented as a single unit. My son and his friends chose not to look at those and decided to find a different rental company.Five Star Realty contacted us via email on 12/20 stating that the owner had changed his mind and decided to rent the units separately. Given the fact this was over five weeks after Five Star Realty stated they had to void the lease, and the fact that there was no mention of installing separate entrances to keep the units separate (which was their reason for voiding the lease), we chose not to proceed. Five Star Realty continued to market this property as a 6-bedroom unit (this includes both of the units) up until at least 12/20 at 12:51pm (I have screenshots). At some point after this, they begun to market the property as two separate units.Four Star Realty contacted us today 2/22/22 and demanded we pay a deposit to secure the lease for one of the two units. I explained to them the situation and they stated we would have to pay to break the lease. This is beyond unethical.

Four families provided $15,000 in security deposit for an apartment at The Mansion, from August to August 5. Upon vacating, the apartment was professionally cleaned for the next student residents. Minor issues like a few holes in one hallway were present, but no significant damage or cleanliness problems were left. Despite this, Four Star did not provide a timely itemized list of damages and attempted to retain a large portion of the deposit for items beyond normal wear and tear. They informed us that they would return less than approximately $9000, citing the need to paint the unit and perform miscellaneous work. Having owned a house that cost less than $3000 to paint, we found it unreasonable to accept a total of $9500 for presumed repair and maintenance work. As of November 8th, neither parents nor students have received a refund of the remaining security deposit. This is a direct violation of the state's Landlord and Tenant Statutes, which mandate a refund within 30 or 60 days as specified in our contract. Four Star also misused our deposit for normal wear and tear and failed to provide a statement detailing the exact reasons for retaining our deposit. In essence, Four Star did not communicate the specific reasons for keeping the security deposit, used it for purposes other than actual damages, and exceeded the terms of our contract. This makes our contract null and void and forfeits their right to retain any part of our security deposit according to state law. We urge Complaintsboard.com to alert others to the unfair and exploitative practices Four Star employs against college students and parents. We have engaged a lawyer and are pursuing legal action.

I have two complaints 1) My range was broken from Oct2021 until 12 May 2022. I was charged for the stove on 06 Mar 2022 for $1550. The broken range was replaced on 20 Jan 2022 but installed w/o a permit by an unlicensed electrician. A licensed electrician correctly wired the unit yesterday and the unit started working.2) Two years ago I informed the Property Management Company of rotting wood on the back of the house that extended into the house. After dealing with a constant cough I tested for and discovered mold. On 11 April 2022 Mold remediation began which required removing both the interior and exterior walls on a large portion of the second floor. This process exposed not only a large amount of mold but also structural rot that extended thru the foundation. While Four Star used a licensed company for the mold remediation they used a painting company to make substandard repairs to the interior and exterior of the house. The interior repairs were never completed and the exterior repairs caused flooding after it rained on *** May 2022. This resulted in a tarp being nailed to the roof (To prevent flooding), the Installation of Industrial Fans, and a Dehumidifier in our bedroom that operated at over 85 decibels. Mold remediation began again on 10 May 2022. The company removed the recently reinstalled new siding, insulation, and gutter. Removal of the gutter exposed additional rot along the roofline.I have had to live in a mold-infested/rotting home for over two years which made me sick. From Late October until yesterday (12 May 2022) I was unable to *** a complete meal or make a well-rounded, time-efficient, healthy weekly meal plan.For the last month, I have been unable to use my home due to Mold Mitigation, Construction, Painting, further mold mitigation, and now the prospect of roofing repairs and preparing the exterior of the house.Four Star acts like these conditions are normal. Four Star Realty wrongly charged my account for a non-existent service.
The property management company, Four Star Realty, has charged my account with a $60 maintenance service charge for a service call that did not occur and was falsely attributed to me. They have also threatened to tow my vehicle, add late fees, and pursue legal action for the unpaid balance, including their attorney fees. Despite contesting the charge via email and phone, I've received no response. The property manager is using coercive tactics to force payment of the disputed charge, a practice that seems like gouging and is not outlined in the Lease Agreement. This unethical behavior violates the Lease Agreement and uses intimidation to extract money from tenants, often leaving them with no choice but to pay to avoid further penalties or eviction in a tight rental market. The issue is not just the $60 but the principle of holding these landlords accountable for their questionable practices. I hope to have the charge reversed and receive an apology for the inconvenience caused.

We have been living at this apartment complex for a year and a half and just these past few months, the property owner, who works with the property manager, has decided to build apartment units below us in the complex. We have been enduring intense noise disturbance for the past several weeks. Upon first complaint, they halted construction for one week and then continued again. Upon continuing, they endangered the lives of all residents with a violation by not using proper ventilation while using gas-powered machinery. This set off our unit's carbon monoxide alarm. AFTER knowing about this problem, they did the same thing the next day and set off our next door neighbor's alarm. After being put out for a night, they finally put us up in a hotel for several days while the life endangering construction continued. They falsely promised the noise would halt at the end of the week on June 5th. Since then, we have been dealing with extreme noise yet again starting as early as 8am and continuing into 6pm Monday-Friday. Of course, this is not only disturbing us, but every other resident in the building with which we have spoken. We are incredibly disappointed with this basic service we have agreed to with the rental company. Our safety has been completely compromised with the threat of carbon monoxide as well as the noise pollution every single day. This is of course unethical at any point in time, but with stay-at-home restrictions, the three of us have been attending classes, and working from home every hour of every day and have been unable to attend these Zoom meetings because the construction makes it impossible to be heard. We have tried to explain the severity of the problem to the rental company, but they keep putting a band-aid over the problem to appease us. They are violating very, very basic agreements in our lease. Item 13 in the lease states the "Resident agrees not to make any excessive noise or create any nuisance that will disturb the peace and quiet of neighbors" but the property manager is not following through on that same promise to us.

My partner and I rented a unit in Denver for work, sight unseen, and faced issues.
My partner and I rented a unit in a house sight unseen as we got new positions in Denver for work. Upon arrival, the unit was horribly misrepresented and contained massive damages. Damages included a kicked in bedroom door, exposed wiring to wall outlets, paint scuffs/chips, uncleaned bathrooms/entire unit (including urine in the toilet), and much more. We did not want to take residence and did a walk through with a manager and the Director of Maintenance who agreed damages should have been fixed prior to moving in. We agreed upon minimal repairs and for all move-out/lease break fees to be waived in return for the property management company to find a new resident. We received a move-out notice (not eviction) on September 9th for a September 30th move out. Upon move out, we were told there was not another resident and this led to a 61-day process to receive our deposit which we did after the allotted 60 days stated in the lease. After receiving the deposit we realized there was more than one discrepancy which included charges for a replacement of blinds in the bathroom and new smoke detectors. We have proof of no blinds in the bathroom upon move in and accepting minimal repairs to be done to the unit and the additional repairs being the responsibility of the management company upon move out (have email to verify). We reached out to the company multiple times over 3 weeks through email, call, and speaking with other associates of the company to have someone in Resident Services to follow up via any communication. After not hearing from them for the full 3 weeks we reached out to the Colorado Department of Local Affairs and an officer recommended we reach out to Complaintsboard.com to file a complaint before moving to hire legal counsel. They also recommended submitting an inquiry to the city residential inspector as many of the damages to the unit could make unsafe living conditions. With this now going on month four to simply retrieve our deposit/funds put into the unit, we are hoping to have it resolved and have on file the misrepresentation of advertising of the unit along with blatant disregard to the residents of their managed properties.

Four Star Realty is an absolute abysmal company
Four Star Realty is an absolute abysmal company. They are in the business of providing people homes and shelter, a basic human right, and they abuse it. They are greedy and only have one mission: take as much money from their tenants as possible. During the course of our lease at ***, we experienced many issues ranging from maintenance to code violations. For starters, our sole elevator for a 6 story building was inoperative for at least 60 or 70% of the time we lived there. We work for an airline and carry 2-3 bags to and from work regularly, so this was not only an inconvenience, but also a safety hazard to consistently haul 3 bags up and down stairs. I am also fairly certain this is an ADA violation. They kept promising a fullproof fix, would take 4 weeks to get a mechanic on site, then the "fix" would only last a couple of weeks. This pattern happened several times. Additionally, we were without functioning heat in our apartment for 6 or 7 weeks, requesting fixes from maintenance weekly, and never getting a response. When they finally, finally sent someone out to fix it, they got the heat working, but they didn't fix our means to control it, so we went another several weeks in unbearably hot conditions. Again, when they finally sent another mechanic out, they cut a massive hole in our wall, and it took another several weeks for them to finally come repair it. Other issues: They left the construction tape over our smoke detectors (which read "must remove before occupancy") and so we went without working smoke detectors for weeks before we realized, another glaring violation. Additionally, instead of offering respite and options to their tenants during the Covid crisis like many other apartment management companies did, they wanted to increase our rent $250 during the height of the pandemic. I've read so so many other stories via reviews on this and their other properties in which tenants have experienced so many similar situations, shadiness, maintenance inadequacy, and violations with this company. This company has no business being in the business of providing people with homes. They also kept virtually all of our security deposit, charging for things like repainting every single wall, and charging $80 to switch the lock code for the next tenants. It seems it is their standard practice to develop excuses to keep 95% of every tenant's security deposit, as I've read this exact same story in so many other reviews of this company. Us and many others describe having left the apartments spotless and in perfect condition, and still having their entire security deposit withheld. I have tried twice to call them and talk with the right person, and have been dodged both times, and I've sent several emails, and they haven't responded to a single one of them. They refuse to communicate with their former tenants. This company seriously should cease to exist.

On September 29th, we received our Move-Out Statement for our lease of xxx, apartment #x and a check in the amount of $457.96 as the remaining
On September 29th, we received our Move-Out Statement for our lease of xxx, apartment #x and a check in the amount of $457.96 as the remaining refund of our security deposit in the amount of $3,580. After reviewing the individual invoices provided by Four Star Realty as well as contacting some of the hired companies, we dispute the following charges and seek additional documentation. After xxx and xxx move-out on August 3rd, the following repairs, replacements and cleaning services were performed: 1) *** #1352, bill date 08/04, original bill $870.00 - $75.00 owner share The original invoice by *** included the item Big Red Wall Color Change. Since the apartment that we rented did not have any red walls, we contacted xxx of *** on October 7th. xxx talked to the operations manager and immediately reduced the bill by $170 resulting in a total cost of $700.00. xxx said he will provide Four Star Realty with the corrected invoice. Unfortunately, xxx was not able to confirm the date the company worked on repainting apartment #1. He responded in his email evasively to the question when the work was actually done with "I am sorry. It was one of so many..." This might indicate that *** does not document their work orders properly. The bill date (08/04) that according to xxx does not represent the date of service is the day after our lease ended. We think that it is possible that *** accidentally switched bills between different apartments during their busy season which would explain the charge for the color change of a non-existing Big Red Wall on the first invoice and their willingness to reduce the bill by $170.00 immediately. Furthermore, one wall of the right bedroom had a large unpainted area on move-in day and the kitchen and living room walls had numerous markings and smears as documented on the move-in sheet. Please remove the charge for touch-up painting in the amount of $795.00 from our Move-Out Statement until it is proven that this is indeed the correct invoice for apartment #1 and the charges are the sole responsibility of the renters. 2) Heaven's Best Carpet Cleaning #15424, service date 08/10, total cost charged to renters $79.00 The carpet was cleaned by Heaven's Best Carpet Cleaning on 08/10 even though the carpet was replaced later that day. This service was unnecessary and should not have been ordered by Four Star Realty. Please remove the charge of $79.00 from our Move-Out Statement. 3) Fashion Flooring #304473, installation date 08/11, total cost $1,076.97, charged to renters 3/7 of total cost equaling $461.56 Both bedroom carpets were replaced on 08/10 and 08/11. The blue carpet in the left bedroom had stains on move-in day. Unfortunately, we did not document the stains with pictures as part of our move-in inspection. However, it would be expected that Four Star Realty had documented these stains during the walk through inspection of the apartment after the previous tenants moved out and before xxx and xxx moved in. Anyhow, worn and dirty carpeting as well as unglued carpet seams are considered normal wear and tear (see https://bouldercolorado.gov/family-services/move-out-resource-center) and not the responsibility of the renters. Please explain the basis of the cost sharing between the owner and renters. 4) *** Inc. #***, invoice date 08/15, total cost $1,047.28, charged to renters $423.80 The following items were charged to us on the Move-Out statement: a) Bleach and recaulk bathtub material $6.43 labor $65.00 total $71.43 Tile grout and caulk coming loose is considered wear & tear and not the responsibility of the renter (see https://bouldercolorado.gov/family-services/move-out-resource-center) b) Replace toilet seat material $21.43 labor $32.50 total $53.93 The toilet seat was working and not damaged. It is not the responsibility of the renter to pay for the replacement of a toilet seat. c) Replace dining room light material $38.08 labor $32.50 total $70.58 The dining room light was broken on move-in day and documented on the move-in sheet d) Replace both bedroom lights material $87.05 labor $65.00 total $152.05 Both bedroom lights were not damaged and in working order. The renters are not responsible to pay for upgrades. e) Replace left bedroom blind material $43.31 labor $32.50 total $75.81 We take responsibility for the cost of replacing the left bedroom blind. Please remove the above listed charges for items a), b), c) and d) in the total amount of $347.99 from our Move-Out Statement. The following charges on the Move-Out Statement are not documented by invoices: 1) Tenant Utilities (underpayment) $934.81 Please provide us with the corresponding utility invoices and document how you calculated our share of $934.81. 2) *** LLC ***, 08/10, $98.62 + $8.21, total $106.83 Please provide us with the invoice and document how you calculated our share in the amount of $106.83. The following service request was charged twice: WO #***, 11/19 In November, xxx and xxx noticed that excessive heat radiated from their apartment floor. It appeared that the heat originated from the basement storage unit to which they had no access. The storage unit seemed to be utilized by a restaurant as food storage. xxx and xxx notified Four Star Realty through the maintenance request page about heating problems in the basement. They were charged $45.00 on 12/18 as well as $45.00 on 01/10 for the same service request. Please remove both charges from our statement since the request was made for the basement, not for xxx and xxx unit. We contacted Four Star Realty Management to dispute these charges and to request missing documentation on October 14th and November 2nd via email. We did receive automated email responses but as of today no refund or additional documentation.
