I bought my brand new Hayden home in Jan of 2023/ this summer my AC unit would not cool my house so Filed a warranty claim and Hayden refused to even come look at my unit until I file a claim with the Better Business Bureau at which they come come 3 times to inspect and told me there is nothing they can do. we bought a new Hayden home in Spokane Valley (***) there are 5 or 6 houses that were built higher than the homes behind us . so Hayden put some rocks to hold back dirt . Which didn't really work for holding back dirt the house directly behind us kept getting dirt and mud pushing up against her fence . After we complained Hayden sent someone out to put another row of rocks on top of the already bad job. they didn't use any material in-between the rocks. Now we are getting fissures and the dirt is moving out from the rocks and i believe some of the rocks have moved. I want to put a fence up but am leery that if i do rocks will move and my 5000 dollar fence comes down. I just want Hayden to remove the borders/rocks and put a proper retaining wall up . My neighbors to the right and left of me have the same issue.
Poor build quality issues that remain unchanged
Poor build quality issues that remain unchanged. Multiple warranty repair problems. Screws that are not rated for use in treated lumber used under the home. Tiles glued to paint for backsplashes peeling off by hand. Roof repairs done with incorrect shingles. Nail pop repairs that remain unpainted almost 3 years after moving in. Appliances that are missing screws. Damaged roof coverings. Cracked fiberglass shower wall, Improperly supported joist in crawl. Improperly sloped drain pipes in crawl. Missing trap at condensate drain line at furnace. They "fixed" my sprinkler system and it ran for days while I was out of town. Not so much as a sorry just a nice fat water bill. Filled large gaps in drywall with caulk. The warrantied hardwood floors manufacturer is no longer in business. Damaged concrete they refuse to repair. Gutters that vibrate in the wind. Garage door opener that was missing parts. Multiple doors miss aligned. Closet door screws used on large office doors with heavy glass pane windows. Uneven tile in bathrooms. Fence gates that are maxed out on adjustments since day one that are now sagging and unadjustable. Probably more I'm forgetting. I have reached out multiple times over the years and been through 2 employees handling my property poorly. I'm sick of the Band-Aids. I want correct professional repairs.

Upon purchasing this property and having a home built we were assured the roughly 72ft long retaining wall running the south border of our property to be fully functional and guaranteed under warranty for a year. In Spring of 2019, we noticed the amount of erosion in the ground between rocks that formed the "retaining wall." All around our home we had signs of earth sinking and sliding. My aspalted driveway had also sunk down and cracked. The neighborhood 'green zone' located right next to my property to the west had an increasing sink hole that kept opening up after multiple "repairs" and was a hazard to all around. Our next-door neighbors who had part of the same wall but even taller, had even more erosion. We then contacted Hayden Homes via their online warranty submission forms. A couples months later, fall of 2019, a single man had shown up with a bobcat and began rebuilding my neighbor's side of the wall as well as a few feet onto my land without any of my notice or consent. I was surprised but somewhat pleased for the proactive steps Hayden Homes was pursuing. The issue of erosion described by the worker as the wall not being tall or level enough. After a couple days of restacking and adding the neighbor's rocks, the worker did not proceed further onto my property leaving me in the same situation as before. After conversing with the worker, he was told he had a deadline and was told to move out promptly. I then submitted another form online on the Hayden Homes website and was contacted later by Carl who had recently taken the new position for warranty repair. He then notified me that Hayden Homes will not do anything else to fix my wall, "I was told we were not going to do anything else to it. Sorry. Thank you." My question and still to this day a huge worry of mine: what have they done to improve/warranty, my retaining wall. I cannot build a fence, plant grass, nor insure safety for my family, or both of my surrounding neighbors.
I moved into my new construction home with my 3 year old daughter on August 12th. I was promised a quality home and a rock solid warranty program. In less than a year I have can honestly say I have never lived in a home with as many problems as this one. The day after I closed/ moved in I found 3 problems. The 1st was fixed after my brother had to flag down the superintendent and show him my floor that had a huge bubble in the kitchen. We were told that someone would fix it after the weekend , almost 2 weeks later the superintendent and flooring guy came out and the floor installer sliced a hole in my brand new vinyl flooring and nailed and glued it down. Next was my broken dishwasher, the top sprayer was laying in the bottom as a clip is missing( the superintendent found the piece as we were doing the walk through with my realtor) but at that time the sprayer was still attached. I thought I had fixed it thinking it had just fallen off the inserts but it still ends up in the bottom the 3 times I have been able to use it! Then I found the floor of my bathtubs were spongy in both bathrooms. In which the head of warranty confirmed "it is definitely not a normal spongy" when he came to look at the master. It took close to 5 weeks to get someone to do any type of repair. I personally had to contact the manufacturer of the tubs (in which I also have statements saying "it sounds like the tubs weren't supported properly".) When Hayden's repair guys finally came to try and repair it, they sprayed some foam packs under the master. I had to let it set so I didn't shower in it that evening. That is when I found the other bathtub was the same way. They then came and put another foam pack in my 2nd bathroom under the tub and was told there was a 4-6'' gap under my bathtubs and that I had insulation under the house falling. I then showered in the master again and it was lumpy and spongy still, they came out again and drilled holes through the top of the master tub this time. After all the fixes I was told that lumpy and bumpy is "normal". I then contacted my realtor who hired a private inspector as how this major bathtub problem was being avoided and all of the other items that were adding up as well. The inspector had a 46pg report on a brand new built construction home. He confirmed the tubs in both bathrooms were still "spongy". As of May 12th and constant stress I had to do something about the bathtubs. I had 2 people outside of Hayden come and give me estimates on how much it would cost to fix them. I had them replaced at $10,560 and found that they were improperly installed and not up to code. The plumbers also found that a drip I had heard for a short time and could not pinpoint, had severe moisture in the subflooring by using a moisture detector. I have video and statements from the installers and plumbers that did the work. I contacted Hayden and let them know the findings and they sent the Plumber to look at this problem, he was almost 45 minutes late and also didn't use any type of equipment to verify the leak. He stuck his finger in a gap where the carpet was and said his finger was dry, tried telling me that it wasn't from the area of the water heater where the moisture detector had proved it was. I was told to contact them back when I feel something wet in the carpet. On the private inspection report ( that was forwarded to Hayden by my realtor) it also shows pictures that were taken, that the water line into the wall wasn't properly sealed from day one. The plumbing company I hired said there was debris under my water heater that is why its a 1/4" unlevel and it has never had a drain pan. My fence has never been leveled as agreed to and has started sagging and bowing. I contacted 3 fence installers to see what it would cost to level my fence in 1 corner in which I had a verbal agreement with the superintendent of construction, sales lady, and my realtor all present. It was agreed that they would level my fence and I would give them a few feet of property for this to happen. It did not happen. But they took my property! I paid $6900 for the fence. The estimates I received from 2 of the 3 professional fence installers were from $1200 to $3000. The head of warranty at the *** fence, the original installer quoted me $729 to fix it and that is without the 3 yards of dirt to make my fence level with the rest as agreed upon. I then contacted another company to get an estimate on how much it would cost for dirt,labor and hauling and was quoted $500. The original installer had told me that he had known exactly which house I lived at because he "knew there would be a problem eventually, as he had the superintendent from Hayden come out personally and spray my fence lines." I was also told that there was no information in his notes from Hayden when they took my property to level my fence, all that was told to them was to "cut off the corner". Next my driveway has had problems since the 2nd week. It has a dip down lower than the city sidewalk and holds a dark water spot in one corner for days after water has touched it. Its not even level. I know for a fact concrete is not supposed to be brown and I have had many problems with it in under a year and have recently discovered cracks. I was told that a slab would needed replaced and it was a horrible finishing job by 4 different professionals. I was quoted anywhere from $5000-$8500 to resurface the driveway, not including the slab costs. I had requested the contact information of the original installers of my driveway from the warranty department and was told that "they would tell me the same thing, it is fine". They would not give me the information. The back patio I paid extra for is worse but at least it's gray. I have 22 noticeable seams in my carpet that I also had a professional give me a quote. To replace the carpet would be no less than $2500. I contacted the manufacturer of the carpet and still cannot get anyone to answer me, but found out that they do not provide residential carpet anymore. Next I had a small kitchen fire where the fire department came out due to not a single detector going off and the house was full of smoke, the fire department told me "with the amount of smoke that was in the house the detectors should have gone off" , the electrician came out and found out I had a defective fire alarm. Next I paid extra money for a man door in my garage. It has had problems since the first storm where it flooded my floor in the 3rd bay, I had been told there was no concrete under my threshold, maintenance had tried to repair it, not once not twice but 3 times now, and to this day each storm I get water. My furnace in my attic just recently started making this metal grinding sound and from my past experience throughout the less than a year of me living here and still under warranty, I figured it was above and beyond time to get outsiders involved.

We are on the corner lot and the adjoining fences of our four neighbors were flooded out with water also. We contacted the warranty department for Hayden Holmes and spoke with Greg. We were told he was the manager in charge and would be coming over to take a look. He came over and acknowledged the problem and said he would get back with us. He never did and we called several times and he never answered our calls. Finally we called the customer service line and we're told they would get a message to Greg. Greg responded and told us he would not do anything on our property and that he was not in charge anymore. He said to contact William. We called William and got the same response. He said he will not do anything on our property because we put dirt on our property and that we made the problem worse. This is untrue! We did not bring in it any dirt on our property. We only added some rock and mulch. They have already fixed two of our neighbors by installing a French drain. This is a big problem for much of this neighborhood. In our yard it is worse than any of the others and we have standing water with a mosquito breeding problem. This is a serious problem. All we ask is that they correct the problem by installing a French drain as they did in our neighbors yards. We appreciate your help in this matter. Thank you.

I moved into my house June. On my final walk through I noted numerous times that my big concern was the backyard. Phil and Bruce assured me it would grow in and would not be a problem. My father noted the same concern as he was also present at the walk through. They still noted it on my final paperwork. The next few months were awful to say the least. Trash from the construction site would end up in my yard. The construction crew would block my driveway despite the sign I requested saying it was an occupied dwelling. My water bill was incredibly high and once I put up security cameras I was made aware of the fact that the work crew was tapping into my water. The porta potty was placed directly in front of my home for a week despite my house being only one of the ten in the entire subdivision. These issues were set aside as they were merely courteous issues (except the stealing water). The backyard was still yellow in some spots and there were weeds growing in between the sod because it was not laid correctly. Hayden Homes again said to give it time and attributed the problem to my neighbors who had to dig a trench he had so much standing water. Then winter came, irrigation got shut off, and there was still standing water in some spots and death valley in others. We fondly referred to this as our mini lake because water would stand for weeks at a time. Hayden sent a contractor our who said he could clearly see the huge crater in our yard and that absent tearing it up and regarding, the issue would not be fixed. He offered to aerate it and fill with dirt but I would need to seed it for the second time since moving it to a sod furnished home. I asked him to speak with Bruce because that was not going to work. I was then notified that due to covid, Hayden was not sending anyone out to fix issues. As a side note, I had many other warranty claims that they refused to correct such as my bathroom door being cracked and not shutting properly but the issue that needs corrected is the backyard. I still placed warranty request after request with picture and videos attached showing that water is standing longer than the 72 hours. I have waited to make any improvements to the yard or change anything because they will claim it is not their problem when it in fact is. June 10 Bruce came out and review the backyard and assured me he would get it corrected. After 6 weeks, I had heard nothing else. I texted Bruce again and he went to the home with Phil. I work 8-5 so my father met them there as he has known all the issues. Bruce was incredibly rude, disrespectful, condescending, and arrogant. His behavior was appalling and thus, I asked for his supervisors information. Bruce said he would come back in two weeks to check on the yard. He never came back. At this time, I can called and left two voicemails and sent two text messages to his supervisor with no return. The water is still sitting on my property because of a grading issue. They have fixed two homes from phase one. This is only because one home got an attorney and the other messaged every single day. I believe that Hayden would like all of the issues with phase one grading to go away as it will be costly for them to correct the issue and bring their home/lot up to what they claim to have sold me. They seem to hope everyone just fixes the issue themselves but I purchased a Hayden Home because it was supposed to be superior quality and this is neither superior quality nor customer service.

Poor build quality issues that remain unchanged. Multiple warranty repair problems. Screws that are not rated for use in treated lumber used under the home. Tiles glued to paint for backsplashes peeling off by hand. Roof repairs done with incorrect shingles. Nail pop repairs that remain unpainted almost 3 years after moving in. Appliances that are missing screws. Damaged roof coverings. Cracked fiberglass shower wall, Improperly supported joist in crawl. Improperly sloped drain pipes in crawl. Missing trap at condensate drain line at furnace. They "fixed" my sprinkler system and it ran for days while I was out of town. Not so much as a sorry just a nice fat water bill. Filled large gaps in drywall with caulk. The warrantied hardwood floors manufacturer is no longer in business. Damaged concrete they refuse to repair. Gutters that vibrate in the wind. Garage door opener that was missing parts. Multiple doors miss aligned. Closet door screws used on large office doors with heavy glass pane windows. Uneven tile in bathrooms. Fence gates that are maxed out on adjustments since day one that are now sagging and unadjustable. Probably more I'm forgetting. I have reached out multiple times over the years and been through 2 employees handling my property poorly. I'm sick of the Band-Aids. I want correct professional repairs.
I moved into my house June. On my final walk through I noted numerous times that my big concern was the backyard. Phil and Bruce assured me it would grow in and would not be a problem. My father noted the same concern as he was also present at the walk through. They still noted it on my final paperwork. The next few months were awful to say the least. Trash from the construction site would end up in my yard. The construction crew would block my driveway despite the sign I requested saying it was an occupied dwelling. My water bill was incredibly high and once I put up security cameras I was made aware of the fact that the work crew was tapping into my water. The porta potty was placed directly in front of my home for a week despite my house being only one of the ten in the entire subdivision. These issues were set aside as they were merely courteous issues (except the stealing water). The backyard was still yellow in some spots and there were weeds growing in between the sod because it was not laid correctly. Hayden Homes again said to give it time and attributed the problem to my neighbors who had to dig a trench he had so much standing water. Then winter came, irrigation got shut off, and there was still standing water in some spots and death valley in others. We fondly referred to this as our mini lake because water would stand for weeks at a time. Hayden sent a contractor our who said he could clearly see the huge crater in our yard and that absent tearing it up and regarding, the issue would not be fixed. He offered to aerate it and fill with dirt but I would need to seed it for the second time since moving it to a sod furnished home. I asked him to speak with Bruce because that was not going to work. I was then notified that due to covid, Hayden was not sending anyone out to fix issues. As a side note, I had many other warranty claims that they refused to correct such as my bathroom door being cracked and not shutting properly but the issue that needs corrected is the backyard. I still placed warranty request after request with picture and videos attached showing that water is standing longer than the 72 hours. I have waited to make any improvements to the yard or change anything because they will claim it is not their problem when it in fact is. June 10 Bruce came out and review the backyard and assured me he would get it corrected. After 6 weeks, I had heard nothing else. I texted Bruce again and he went to the home with Phil. I work 8-5 so my father met them there as he has known all the issues. Bruce was incredibly rude, disrespectful, condescending, and arrogant. His behavior was appalling and thus, I asked for his supervisors information. Bruce said he would come back in two weeks to check on the yard. He never came back. At this time, I can called and left two voicemails and sent two text messages to his supervisor with no return. The water is still sitting on my property because of a grading issue. They have fixed two homes from phase one. This is only because one home got an attorney and the other messaged every single day. I believe that Hayden would like all of the issues with phase one grading to go away as it will be costly for them to correct the issue and bring their home/lot up to what they claim to have sold me. They seem to hope everyone just fixes the issue themselves but I purchased a Hayden Home because it was supposed to be superior quality and this is neither superior quality nor customer service.
