Leak inside of toilet dsld refuse to fix
We closed on our newly built home with DSLD on January 5, 2023. We did not start paying a mortgage or water bill until March which was $66. April’s water bill was $76. May’s water bill was $122. June’s water bill was $134. July’s water bill was $483. We knew something was wrong so we contacted DSLD expecting them to fix the issue and take accountability for the bill since we were not to blame. I spoke with the coordinator Carrie Nary a few times and she sent Kent’s Plumbing on 8/2/2023. He walked around the house and did not suspect any wet spots so he checked the toilets and asked have they been running. We told him they have been running on and off. My fiancé watched him as he “fixed” something inside the tank. We contacted Carrie again and she requested that they send out one of DSLD’s tech which came the next day. Tech Homer came and simply stated and I quote, “It looks like your toilets have been adjusted by Kent’s. You had a leak inside of the tank in which the water was spilling over into the valve. A few other residents have been having this issue and it’s caused by a defect in the toilet from the manufacturer. DSLD orders so many toilets at once to install into the homes so they may not all act properly. You will continue to have this issue with both toilets if not attended to which will cause your water bill to increase.” Carrie contacted me shortly after the tech left and said immediately after me answering, “My tech came over and didn’t find anything right?” I stated to Carrie that actually there was an issue and have the phone to my fiancé which did not get to tell Carrie what the issue was. She interrupted him by saying “Well I have a doctors appt and I’ll be back around noon and give you a call.” Carrie never called us back. Instead, we had to call her around 3pm. I stated to Carrie Nary that the issue was not on Ward 2 but on DSLD. Carrie immediately got defensive and started yelling and arguing with me. I had to say 3 times, “Carrie let me speak.” She then stated that Andy would contact me at his convenience and I said immediately. She stated again “at his convenience” and o stated again “immediately.” It was an ongoing battle with Carrie and had we known this is how DSLD conduct themselves, we would have NEVER bought this home. After hanging up, Carrie called back and stated that Andy would stop by on 8/9/23. When Andy came by, his left his truck running which indicated he had no interest in resulting anything and stood near the door to speak with us. My fiancé spoke with his majority of the time but when he came inside our home, he completely brush off what tech Homer had stated as if it didn’t matter. The fact that this entire home is under warranty and they refuse to fix anything or even assist with the water bill since we are not to blame is ridiculous. This is my fiancés and I first time buying a home and this experience is TRASH, honestly. I would never want to create this type of experience for new homeowners. They are not taking care of their customers and completely going against what DSLD stands for. If this home is completely under warranty and they are refusing to take accountability, fix the issue, or anything at all, isn’t that a lawsuit? Also, we noticed the running toilet and scheduled our 6 month warranty check because of that main reason but was told no one could come out until the end of August so whose fault is this really?
Recommendation: FIND YOUR OWN CONTRACTOR. NEVER USE DSLD
Poor Workmanship & Poor customer service
I purchased my brand new home from DSLD in 2019. After about 3 years my dad noticed that above my garage there is a crack in the mortar that is running horizontally and vertically. Recently I contacted the warranty department to see if someone can assist me with this issue. I was told via email to send pics which I did then I was told that it is a cosmetic issue and typical homeowner cosmetic maintenance. Since when has cracks in mortar become cosmetic. Cosmetic is touch up paint and caulking NOT the mortar which is holding my brincks together. After some back and forth I convinced the " warranty manager" Andy to come put his eyes on it and see the severity of the issue. He stated that he would set up an appointment with the office which he did not. After a few days I had to call the office so they can contact him and get this set up. On 7/14/23 he came to my house with his truck still running with clearly no intentions to look at it and he said that I have to fix it myself. He didn't use a ladder to even attempt to see the cracks and he had a horrible attitude. If he used a ladder he could clearly see that the cracks are brittle and in one area that is 3-4" long you can see the house wrap that is BEHIND THE BRICKS. Clearly this means that my home is at rick of water damage and termites because of poor and rushed workmanship. We have 10+ homes being built in my neighborhood currently. It wouldn't take any time to get the bricklayers to correct this issue of a paying customer. One would think that if you spend more than a quarter million on a brand new home that it would be stable for years to come. I don't know anyone who has had their home for 40+ years and had to deal with mortar issues much less a home that is less than 5 years old. This is the definition of poor workmanship and poor customer service. He said that it isn't part of the structure. When you buy house insurance, they ask you what does the structure consist of. (bricks, vinyl, etc.) If I had to do it all over again I would never buy another house through DSLD!
Andy just left our home today pertaining to our toilet running which left us with a $500 water bill. He left his truck running and never checked the toilets. Ha! I would never waste my time with DSLD again.

My husband I brought one of your homes as 1st time homebuyers in Shreveport,La .It will be 6 years June 15. As 1st time homebuyers and parents to three young kids at that time we thought buying a newly constructed home would better suits our needs. Due to us having such small kids and full times jobs and it’s cutting into the possibility of having to fix any major issues. I can tell you that what we expected from a new constructed home has been the exact opposite. We have had issue after issue major issues. Within the first few years we have had all type of major issues that we wouldn’t have expected or planned on having. From plumbing to heating and cooling,to issues with our roof leaking. From having to replace all the kitchen appliances in the first year because they went out. And was told this was a known issues with Frigidaire products by one of your representatives. And to find out that same year you guy switched to GE products due to those issues.I just want to list all of the issues that we have had since purchasing this home in 2017. We had to replace the shower in the master bath due to it cracking and leaking into the master closet(no fault of ours) to quote the contractor we hired to replace it “ these insert are very cheaply made, we see these issues all the time with DSLD homes” which is a quote I’ve heard quite a few times in the last almost 6 years. To continue the list of issues. I recently had to have the garage door replaced and the replace guy use the same exact saying. To have purchased a newly constructed home as ur 1st home hoping to not have any issues to having more than you can count is simply disheartening and expensive and defeated

Recently my kitchen sink fell in yet another expense. The sink falling in lead to us calling a plumber who then informed my husband that the sink was NOT properly installed. And we would need to get a contractor due to it being an Undermount sink. Called another plumber for a second opinion and came out with the same exact conclusion that it was installed NOT installed properly and instead of the sink having the under mount clips it was only glued in place. And the glue has weakened over the years. Another disheartening expensive lesson with this DSLD home. After speaking with multiple contractors and finding how out how difficult is will be to get it replaced and how expensive it will be. Alone with our now 5 small kids and in this economy. I’m not sure what kind of response I will receive from this email. I just wanted to express what we expected to be one of the greatest joys of our lives has turned into a nightmare. I bought a DLDS home in Jan 2019 5 months later we noticed the mold coming out we contact DLDS they would just come and clean it the mold eventually spread throughout the house we have condensation leaking through plug-ins and light fixtures the mold got my wife sick she is highly allergic to all types of mold we reported the situation to our insurance company and mortgage company the insurance company contacted DLDS and it just pissed them off because we contacted our insurance company they did not fix the house so we moved out, DLDS needs to take responsibility for there *** built house

Horrible Appliances We purchased our BRAND NEW HOME back on 07. We have been the ONLY family to live in this newly constructed home with supposedly new appliances. EVERY single appliance is having to be replaced! We've had to have a few AC tech come out to service our unit and we have been told that it was installed improperly. We've had to get electrical work done at least 5 times! I have called countless times and no one has EVER called me back. My husband and I are beyond annoyed with how horribly this company!
DSLD has continually lied and deceived. I wish there was an option for zero stars. Immediately upon move in the house began to fall apart. The materials used are low quality. The subcontractors used are subpar. Every time I hire a company to come out and conduct maintenance or inspection they find more issues of poor work practices or improper installation. Receiving support from DSLD is exhausting. They refuse to acknowledge or accept that their work and the work of their contractors is poor. DSLD claimed that the issues with my home were an isolated incident and not subjective of their overall work. Yet every home in the community is suffering from the same issues.

They graded the lot improperly. When it was under warranty they came out laid new sod and told me they fixed the water issue. I had a professional company come out. The lot grades to the backyard. They knew it was done incorrectly. I have to have all water run to my backyard and have a pump installed to pump it out to the street. Dsld are crooks. Also foundation is not lvl and I've had my floor replaced due to it. Do not buy from them

When they hung up the bathroom light fixture it was screwed into the air conditioner drain pipe. The screw rusted out and caused water to leak and ruin the wall and wood floors. They were contacted and denied to cover repairs. There was no way to detect this installation flaw until extensive property damage occurred.

Closed less than a week ago my so called granite now has circles from my soap dis and a glass in the kitchen. This so called upgraded granite was supposedly sealed. Waiting to see a response but this is manufactured granite not real so very misleading. Backyard sod layer down in a ms ne4 which totally unacceptable the Errol did nothing and a small section of yard has no sod at all. If I could post pictures I would. Very disappointed in this builder

250k house with supposedly outstanding floors.. We were told the flooring came with warranty... Not true... The carpet is absolutely trash! Wrinkles and premature wear in all bedrooms. The hardwood the seller touted as one of the best, scratches when my 10lb dog runs on it... Couple year old home and the flooring needs replaced.. Apparently they use Bay carpet in Mississippi for flooring I've reached out to them with them about warranty with no resolution.

We have had SO MANY problems with our DSLD CHEAP made house. The AC doesn't cool master bedroom. Whoever does their AC work needs to work on their skills. Warranty problems not ever fixed. They FLOODED my house with both toilets before I moved in. They cut the bottom of the wall then put in hideous 8"baseboard to cover where they dried the walls. Warranty work still not done almost a year out of warranty date. So much wrong with this house! NEVER will I do business with these people again!

I had purchased DSLD Home min 2015
I had purchased DSLD Home min 2015. They made so many mistakes but fixed few and said other will be taken care on 5th year as they give 5 yr warranty. Now when I call them on 5th year they tell different story to look in paper on page# that doesn't cover what the service rep told us. So in a way they just want to sell the house but when someone truly needs that warranty then you are left alone. Be careful it could be due to the corporate or could be some mean rep that supports that subdivision.
End of story be care and dont trust on 5 yr warranty.

I purchase my home in 2016 from DSLD and to this point it has been okay. The dish washer and garbage disposal is experiencing issues and has been for a year now. My A/C unit went out recently and I had to call a A/C company to find out that my house airflow system is not regulated and it explains the reason why the air flow does not equally distribute throughout the house. I'm extremely disappointed that my system went out in 4 yrs and that the air flow system is not correct. My A/C u it covers 1700 square feet and my home is 1863 sq. ft. So, I've learned from some A/C experts that we should have had a bigger system installed when we purchase the home. I think the house was build to quick and the equipment put into the houses are from the lowest bidder. An a/s unit should let have problems in 4 years. It due to the restricted air flow (from poor installation) the smaller a/c unit has to work extremely hard which is causing the issues with the a/c units. I once was a big fan of DSLD but now I can't say that.

They build a nice house, however! The person I spoke too from corporate thought that I worked for her. We literally just purchased the house and noticed a puddle that was not going away in the front yard. We were told WE needed to contact the water department to have them look at it. This was day 2. Prior to closing we asked the sales agent for the location of the septic tank lids and the exact location of the leech fields. He was fired and the next agent "Lets just say he does not like to work!" I was going to purchase another home for my Mother, but he told me their was nothing available. So I bought in Alabama from Horton! I have many joints in my mill work that are separating, that I was told to wait on, and they gave ME the number to call for the septic. I DO NOT WORK FOR YOU, you call and schedule it, I asked this prior to sighing the contract! The last thing is the common areas. They have not down anything to them since we moved in. The retention pond is so over grown that it is pathetic. They have yet to take responsibility for it, even though they are still building. Oh, and the dumpsters that are over filled with garbage and flies, REALLY? Beulah Estates. Huh? Really!

We live in Evangeline Trace subdivision and closed August . I've read all the reviews here and I agree that materials are shoddy including the cabinets, the material the bathtubs and shower are made of, but the worst is the horrible installation of the carpet. It wasn't to bad at the one year inspection but it has gotten progressively worse and is still getting worse - it's loosened and wrinkled in every room it's in - living room, hallway, the three bedrooms, and closets. I have honestly never seen installed carpet look this bad even in rented apartments over my 66 years. I'm embarrassed to have anyone see it and we're not alone in this - almost every neighbor in our area has replaced their carpet or needs to. The neighbor across the street had us in her home to look at hers and I told her she's lucky she didn't have it installed in her living room because there's no way to stop anyone that comes in the house from seeing it. There are also plenty of little things like quarter round molding in the bathroom 45'd together just a few inches from the end which greatly stands out and no decent trim carpenter that I know would have done it that way. The column outside our front door has this horrible looking piece of wood missing and whoever installed it actually put that side of it to the front and it's hideous. I told the guy on the walk though before we moved in it was horrible looking and his response was he wasn't having "his guys" waste time to replace it. There was also a leak by the kitchen sink which was actually fixed by DSLD and we did without half the kitchen cabinets for months waiting for it to be fixed and there's now a crack line in the paint on the wall next to the sink. The paint is also horrible and is painted too thin. Barely touching it leaves an ugly mark that is very apparent. The microwave over the oven went out after three years and that's the first time I've ever had a microwave break in such a short time. A too large amount of wood putty was used in corners on the baseboard which tells me the trim people weren't very good at 45ing the corners and should have been proficient enough to cope every one of them. I'm a female and even I know how to cope baseboard and I have to do it left-handed. The outside of the front and back doors and became unsightly not long after we moved in and my husband didn't say anything at each inspection which I would have. I don't know why he didn't but the bottom line is it still became ugly looking. I could go on and on but why? It's obvious from DSLD's responses that they want to deflect to the home owner. The problem that truly bothers me the most is the carpet and it's painfully obvious that the installers have no idea how to properly install carpet.

My master bedroom is across the house from the other rooms, but as soon as I turn the AC/HEATER, my master gets cool/hot more than the over. Told them at the inspection, but they swear that I am wrong! You can not tell me I'm wrong if I'm LIVING here everyday, then they come with a device to check the temperature of each room when my thermometer shows it's not the same! Please don't lean on your wall, because you will put a hole in it. & they won't fix it! The paint looks so cheap, hard to clean and leave stains. I wish my sales agent could've told me much more about matte/glossy walls. The paper tissue holder handle comes off the wall, my house been inspected at least 2 or 3 times, and EACH TIME they had to fix it! I'm soon about to do my year inspection and yes they have to fix it again. DSLD do not own up to their words and their work is not what you pay for!

I have drainage/grading issues at my new DSLD home. My backyard and the left side of the house are getting flooded every time it rains. I purchased a new construction DSLD home on July 25th and I've been having drainage issues since day 1. I have contacted the builder regarding this problem many times and they haven't fixed this issue. My backyard is getting flooded every time it rains and water is running towards the patio. Also 1 side of the house stays wet all the time and water puddles are formed around that area. First time I reported the issue was October and I was told I needed gutters and the builder won't do anything until I have the gutters installed. After months going back and forth I installed the gutters and paid for them out of pocket. The problem wasn't resolved and my backyard and patio are still flooding. I have sent many pictures to the builder and lately they stop responding to me. Few months back I found out that my neighbor has the same problem and DSLD paid for his gutters. Note that I did ask them to cover some the cost of my gutters and they refused but for some reason they paid for my neighbor's gutters. My house is still under the warranty and the builder is not fixing this major problem. It looks like the backyard is graded towards the house and the side of the house has grading issues as well. I would like DSLD to stand behind their warranty and work and fix this issue before my house gets flooded.
Front yard is falling into ditch. We moved into out house on Dec 27 19 . Our grass was put down only a couple days before we moved in. Then the dug out the ditches on my street, before my grass had time to get fully rooted. Also above the culvert they barely built the yard up with clay,then put plywood down then sand , th we n sod . Its only gotten worse. I'm afraid it'll eventually cause issues with my drive way. I have contacted DSLD and never told when its actually going too get fixed .
Home build purchase yard not leveled in a Coolidge III home, Ocean Springs
I bought a Coolidge III home in April in Ocean Springs, MS, where the backyard wasn't leveled. I reported this to the sales rep during and post-construction. Despite raising the issue during three inspections, only partial fixes were attempted, leaving the yard waterlogged. A neighbor mentioned seeing soil moved from my lot to others nearby. The yard's condition is impractical; it's unusable after rain for days. I expected better resolution from the company, considering my 20 years of service and their reputation. I'm awaiting my 4th inspection and have documented all communications regarding this issue.

DSLD's construction workers have been littering on my property and damaging my property. This problem has persisted, despite my calling them. DSLD homes has been building a number of homes in my neighborhood, and their construction workers have been throwing trash onto my property for months. Moreover, they have caused damage to my lawn and my driveway by driving on the lawn, resulting in ruts, and turning around in my driveway, resulting in track marks. DSLD has also failed to properly contain the earth that they have been moving on their land, and during rainy days, the dirt they have been moving has washed into the drainage pipes onto my land. This loose sediment and dirt has significantly worsened the drainage on my land. I attempted to contact DSLD about these issues. Initially, I tried to find a public number for their office(s) in my area. All of the publicly available numbers for DSLD were no longer in service. Eventually, I found the number for the DSLD sales rep for my neighborhood. I contacted the sales rep and asked her if I could speak with whoever was in charge of the construction effort in my neighborhood. After explaining the issues I have been having, the sales rep refused to put me in touch with the person in charge. Instead, she assured me that she would talk to the person in charge and make them aware of my complaint and my preferred resolution. These issues did not stop after this contact with DSLD.
