Lennar @ Longview; home builder not cooperating to levels that are scary to me
I purchased a home four months back and about a month ago, noticed saturation in one bedroom, water gushing UP from the PVC pipe where my hot and cold water comes from. So I dipped a piece of cardboard in the hole.
I measured 13 inches of standing water. It has not changed much despite two days of Lennar hiring ServePro to extract the standing water for two days im a row
On day 3, the water actually ROSE three more inches. The Lennar plumber averaged a test and said was NOT my house or neighbor to my left, but POSSIBLE to my left. Lennar said leak from hose bib? 25000 gallons?
How if the water pipe was fixed; How if the sprinklers were turned off; How can water RISE after two days of sucking if out from under our foundations?
We asked for water samples; no answer; we asked for core drilling; no answer, we asked for camera's; no answer; we asked for soil analysis; no answers. We now have MUD in the same hole, and we are seriously concerned of the effect on the soil BELOW having changed over the 13 inches of standing water! HELP
Desired outcome: water testing; soil samples; core drilling; use of cameras, hydrostatic pressure testing; settling of mud; integrity of slab, sub grade inspection; more professional testing at Lennar's expense.
House structure
In 2014 we moved into a house built by Lennar and that's when the nightmare started. There were many issues with this house, but the main one is the floor. The hardwood floors started turning black not long after we moved in. In Lennar fashion it was like pulling teeth to get it fixed. During construction they didn't seal the slab. The moisture in the concrete started turning the floor. The pulled up all the hardwood and replaced it. Fixed right? NO! First it took forever for them to put the trim back down and now the floor has a new black spot showing up. Of course Lennar wants nothing to do with it. Lennar is trying to blame it on us. The spot is in a low traffic area where no food or liquid would be present. Considering the past history with this house and the flooring they should fix it.
Furthermore we had a sewage leak in the wall. Carpet had to be replaced, wall cut out etc. All as my wife was 9 months pregnant. Microwave went out cause they installed it wrong. 5 months to get yard resodded after closing, The community manager told the work crew not to worry about my house and sent them to a house that was about to close. Which left our floor unfinished or days! Losing out on A/C warranties cause Lennar didn't register them! The air ducts were put in wrong, and vents missing. The fence was put in wrong. It was an awful time and experience. The house is still under the structure warranty, so the floor issue should be fixed!
Desired outcome: Past history about the problems with the flooring should be considered! The flooring should be replaced!!
Sales & lending process
Salesperson manually put in the name of a realtor who I used to just put me in touch with Lennar. Realtor didn't book appointment, was not present at the appointment or do any follow ups other than asking me if we will pursue, but she is now getting commission for a sale that she did nothing on. In addition, he repeatedly emphasized that Lennar tends to purchase all the materials before they build which makes them different from other developers, so they are almost always on track regarding projected completion date and that if anything, we should give or take two weeks. Well, it has been a couple months longer than the projected date. We understand that things happen and are logical people; however, he never told us that the date changed. We saw it on a revised contract that he sent us and didn't bother pointing that out either. Had we not read it, we wouldn't have known. Also, he did not disclose that the property we put a deposit on was a deeded property. We found this out from a zillow listing on the property which was incredibly wrong! Many more things have happened which prevented us from trusting anything he said. His sales manager also got involved, but he was no help and reiterated what the salesperson said so we are not sure why he is in that role.
A "rebate" was offered if we used their preferred lender so we were moving forward with their lender. Lender was unprofessional, didn't take my business seriously and did not respond on a timely basis. The first few times I reached out, it took him 2-5 days to respond. We felt like our business was definitely not important. We also felt we could not trust him as we never felt that he had our best interest in mind and was out just for himself and his numbers. Then we were passed onto the loan processor. She was also unprofessional and addressed us as "hey xxx.' This bugged us because no rapport was established and this was a business/professional deal. She too, was unresponsive. It came to a point where I had to copy the lender and salesperson on emails which seemed to encourage her to respond. The last straw was she sent an email saying we needed to provide her with another document due to a recent change. I responded immediately and asked what she was specifically referring to and her response was, "sign in to the portal."
Now, interest rates are at its highest and we will now be paying $1k more for our mortgage than if the home had been completed when the salesperson told me it would be. Is the home worth the additional cost per month? No. We have seen it and the way it's being built is not of high quality even if the home has upgrades in it.
I have spoken to the District Manager for mortgage and although he was kind and professional, he was unable to help with my request to extend Lennar's rebate to us if we used our preferred lender. Typically, we would not request this, but due to service issues and the non disclosure of the property itself, we would have thought Lennar would have chose to do the right thing. The sales manager said they would not extend the rebate regardless of my experience. I will be filing this experience to the BBB and the Consumer Finance Protection Board as this entire experience is not right and if their sales and service leaders feedback is to not extend the rebate to us after all of this, then something is very wrong with Lennar overall.
Desired outcome: The full rebate is extended to us for using our preferred lender and not feel forced to use Lennar Mortgage in order to receive the rebate especially due to this situation.

Compre mi casa en 1371se 26 terrace homestead fl 33035, en noviembre 23 del 2020, desde la primera semana confrontamos problemas con el drenaje de la casa como consta en los recort de costumer service,pero nunca se resolvio el problema.
durante la construccion mi familia y yo visitamos el progreso de la casa y en un momento nos dimos cuenta que el tuvo verde del drenaje principal estaba en todas las unidades y el nuestro estaba partido,(tengo las fotos)
en varias ocaciones vinieron porque el agua se desbordaba en el baño del primer piso,nunca se ha resuelto.
el pasado 26/7/22 comenso el mismo problema,me comunique con el señor Ricardo Rodriguez de la construccion [protected]) me dijo que sus plomeros no podia tocar esa linea,que le correspondia a la ciudad,me comunique con emergencia de la ciudad,enviaron de inmediato un camion,el tecnico desde que llego nos dijo que era responsabilidad de lennar pues la asociacion no se habia concluido.
llame a costumer service de lennar,me dijeron que ya no tenia garantia y que debia llamar un plomero por mi cuenta.le insisti que el problema era fuera de la casa,me prometieron que enviarian a alguien,lo que ocurrio fue que recibi un mensaje de texto de una supervisora desde el numero [protected] me dijo lo mismo,no tiene garantia debe llamar un plomero y pagarlo,llame a una compañia que me da servicio en las propiedades donde trabajo ya que soy de la misma industria, soy chief ingenier, enviaron un camion vacuum,se paso en la linea de 6 pulgadas y comprobaron que el agua del drenaje de la linea de la calle retorna para mi casa, me aclararon que volveria a pasar.(tengo las fotos si las desean)
el pasado 8/20/22 comenso nuevamente a retornar el agua y no deja drenar mi casa,todo sale por el clean out frente al garage, cuando les digo todo es agua del londry,comidas,escrementos,TODO, el mal olor frente a la casa es insoportable.

New build home
Hi there,
My name is Werner Lopez and I started to search for new homes in Feb of 2022. I started to look at homes and put in several offers but kept getting over bided. I decided that I would give a new build home a try since the prices were already high and around the same price. I went to check out Lennar homes and viewed several homes they offered. I could not use my own realtor so they gave me one of theirs. She was nice and showed me another location that was still part of Lennar. After viewing homes with Julia, I picked and home and she sent me documents to sign. Part of it was the Earnest money that was 6k, she explained that hey charge a higher earnest just to have serious buyers since the homes take a while to build. This was all in March of 2022 when I signed and gave them my earnest money. May 10th 2022 comes along and I my job at the time let go of 2500 people at random and I was apart of the 2500. My new home was not expected to close until June of end of July of 2022 but they had told me that my home would be ready by May 26th.
I had to tell my loan officer and everything was done and ready except for the employment verification. I obviously was not working and my laon failed trough. I told Lennar what happened and Julia said she would talk to her boss to see what they can do to help me out. My loan officer said with the same pay or more and If I work 2 weeks, I would get approved again. So I started to job search and interview.
Lennar only gave me two weeks to find a job, But that still was not enough time for me to search, interview, get hired, and work 2 weeks to get approved for my loan. On the last day of the 2 weeks, I got offered and accepted a new position. I told Julia, she reached out to her boss and they came back saying I would have to purchase the same home at a new price. The home had gone up 35k and they wanted a higher interest rate, I could not afford this. I told her there is no way and that was that. Julia then reached out to me again and said they have a few homes that I can view and That she talked to her boss and said that I can use my Earnest money I had previously put down. I think they were having a rough time selling so at this time they were trying to make a sale. I went in and spent like 3 hours there looking at new home models and their locations. Julia told me that I would be able to bid for the home and come in at a lower price, I picked a completely different house and bided for it, it was shut down.
What I don't understand is, if they kept my earnest money for so long and allowed me to use it a month and a half after it all happened, why couldn't I just keep the house I originally wanted at the price and interest rate I signed documents for? On top of that they kept my earnest money after being let go from Carvana that I had my hands tied with.
I am glad I was able to get another home, Although it is not NEW, it is new to me.
Can you help me get my earnest money back?
Desired outcome: I would like my full Earnest money back, I am open for partial but only if that's the only option I have. I wish Lennar would have helped me out further instead of just going with the next customer.
Lennar - Rising waters under slab;
We sat w/Lennar & engineer; Mayor of Plumsted, Twsp of Plumsted's engineer & Lennar's Director of Customer Care. We have reached our limit on the FLOOD EMERGENCY/GULFSTREAM since June 2022.Met with Twsp's Enviornmental Committe.13 INCHES of water below my SLAB.
Continued saturation impossible to comprehend. worried the integrity of our foundation/soil/months of standing water..possible mold, contamination & compression and compaction issues.
Desired outcome: would like Corporate Lennar to become involved; monitor, release before our slabs poured w/ soil tests done/water tables as we are concerned with dozens of more slabs next door, this saturation level will continue to our detriment.
Lennar in Merced CA, Bellview Park - misaligned, warped lumber in facia
We purchased our newly constructed home in Nov. 2019. Recently, we noticed misaligned, warped lumber used for facia. Filed a request for correcting this, the representative said, it is not covered by the warranty. Fix it yourself!
Awful. A builder that claimed to build us quality homes and promised outstanding customer service, does such a shotty job, have lumbers separate at joints in 2 years and indicate they are not be responsible.

Earnest Money refund
We are the first time home buyers and we signed an agreement with Lennar builders in May 2022 for a new townhome which is going to be ready in Nov 2022 and paid earnest money of $10,000.
After I signed the contract, we got a job offer in California and we had to move out of Georgia.
So then it became financially impossible to pay rent in California (Which would be around $3500) and mortgage for this new townhome (which comes around $3700) every month. We informed Lennar mortgage and they also provided us with a denial letter stating the reason as insufficient funds. Because we will not stay at this home, we cannot afford to buy it as an investment property (by putting 20% down and higher rate of interest).
But for some reason Lennar builders are not refunding our earnest money back to us.
Important points to note are:
1) We signed a mortgage contingency (I have attached the contingency in the email) that says if we are able to inform the builders within the mortgage contingency period and we get the denial, the money should be returned to the buyer.
2) The house is NOT built yet and will be ready in November 2022. So we informed them well in advance 6 months before the house will be ready.
3) We have the denial Letter from Lennar mortgage
To summarize, we have the denial letter, we also informed the builders very early in the process (in a month) for the townhome which is going to be ready after 6 months from signing the agreement and we also have the mortgage contingency in the agreement. So we really deserve our earnest money back.
Interior paint
• Purchased our new home in December, 2018; 16478 Bonita Landing Circle, Bonita Springs, Fl. 34135.
• In the summer of 2020, we noticed a great deal of dust flying in the air in our living room as the rays of sun shined in the living room.
• The dust increased and started to create problems with our breathing. My wife was seen by a doctor who stated congestion was taking place due to the dust. She was given inhalers and antibiotics and steroids.
• Professionals were hired to clean the AC ducts and seal them up. The dust continued to buildup throughout our home. A month later we had the AC ducts cleaned again to no avail. We had an Ion filter placed on the air handler hoping that it would filter out the dust. After a month, the dust continued to increase. We had to wear our masks in the house. We also had two air purifiers running 24 hours a day.
• American Mechanical suggested that we add a dehumidifier and have it set to positive pressure. We did so to the tune of over $5000. This too did not stop the chalky dust from circulating throughout our home.
• We vacuumed and moped and wiped off all furniture and counter tops every day to no avail. Within 24 hours of the cleaning, the chalky dust returned.
• We did some research and found that cheap construction grade flat paint has been known to deteriorate and create a chalky white substance. Similar to white baby powder. Our home was painted with contractor grade flat paint, agreeable gray. We ran our hands across the walls in the bathroom and the chalky white dust appeared on our hands.
• We obtained a gallon of a higher grade paint with a satin finish. The brand was Sherwin-Williams. By doing so, the chalky dust disappeared from the bathroom.
• The remainder of the home continues to have degrading issues with the paint producing the chalky white substance. The interior walls need to be painted with this higher grade paint before we can live in the house again.
• We are in our 70’s and are not able to tackle such a large job. We also do not have $10,000 dollars to have this done professionally.
• We are hoping that Lennar will help us out with this unhealthy issue. We love our home and neighborhood.
• We hope to hear from you soon with some kind of resolution.
Desired outcome: We hope that Lennar will resolve this issue for us. We feel that Lennar builds a very good product.
Hello did you ever get help here? We too also have a Lennar home with the agreeable gray and since we’ve moved in I have had terrible sinus issues that I have never had before. This now makes a lot more sense.
Home Sales
Lennar in FL, selling in the Bryant Square Community. First let me say the craftsmanship is not of the most superb quality. But I have been living in one of the Townhomes as a rental since none of them were for sale. I was told construction would begin on Townhomes going up for sale in Bryant Square in July (2022). When I returned from Vacation on 8/1/22 I was told Lennar had decided to sell the townhomes once again to Upward America. Upward America is owned and operated by Lennar. So they are selling these places to themselves and taking them out of the hands of potential buyers. I knew several families like mine that were interested in buying these townhomes. Only to now be told Lennar just plans to rent out its properties in a market that is currently suffering for what amounts to good first time home buyer homes in these townhomes. It is absolutely criminal behavior. Yet we know Lennar like all other builders will complain its too expensive to build affordable housing while they continue to gobble up those same properties instead of leaving them for sale.
Desired outcome: I would want Lennar to put these townhomes back on the market and not sell them to themselves for rentals. They already can't rent all the ones they have and are losing renters as their leases come up because the cost is too high.
Water Leakage due to construction nail poked the water pipe
There was a moist on my drywall and when I called contractor to fix it on 07/30/2022, they found out that the top part of the wall had some large nail, which poked the water line and its been leaking for few years. Check the Picture of Dry wall with marking and back of the drywall picture. The Beam and the floor below is completely moist and bulge.
Desired outcome: Please fix this ASAP since this happened on my living room which we are using on daily basis.
Cracked floor tiles
We had cracked tiles replaced at our one year warranty timeframe for our new Lennar house. The tile contractor recommended waiting until the cracks stop forming since it may expand passed replaced tiles if addressed too soon. We are now at the four year period and have 6 cracked tiles running across a hallway. Lennar is denying a warranty claim since it's past the 2 year mark even though I was told to wait. They also replaced nearly 40 tiles for a neighbor at just under 4 years. These issues are on post tensioned slabs that are not supposed to crack. There have been numerous other issues not addressed by Lennar and this is just the latest one.
Desired outcome: Having cracked tiles replaced.
Water/Sewer backed up
Hello,
We had an issue on Friday, July 15 that the toilets and shower backed up and sewage came in the shower. We contacted our building representative and their plumbers came out. This was about 1:30 p.m that afternoon. We went and played 9 holes and came back to no one being there with any updates on the situation. From the time it happened, my family had to go to the pool area bathrooms to go to the bathroom. I later contacted the after-hours Lennar and they sent another plumber out that said he couldn't do anything, we had to contact Charlotte County. I did contact Charlotte County Water and Sewer and the gentlemen were lovely enough to come out at 10:15 p.m. So, 8 1/2 hours later, I am handling this with no representation from Lennar. The gentlemen were able to clean out the issue but advised that we contact Lennar to let them know there is an issue with the drainage and piping of the sewer and I did. The problem is we never got any updates, had to handle the situation ourselves, and spend 8 1/2 hours figuring out what is wrong. Where was our rep and this isn't the first time we had an issue? We moved in and if this is what we will have, I ask myself if we made a mistake purchasing here. We need help and representation that can get this fixed immediately!
Desired outcome: Would like to have this reviewed and fixed immediately so it doesn't happen again.
Construction crew worker disrespectful and in violation of privacy rights
Your workers need to be taught to respect privacy and not violate others in tge community of bexley. A worker of yours 5am in the dark morn of winter shone their truck headlights at me while I was cycling down the trail. He was trying to cause an accident. The headlights shone so bright I felt burning on my skin. I would like to press charges against the crew worker for assault and abuse. He knows who he is.
This happened at your bexley community in tampa fl. I complained to several community managers incl the crew's manager but he denied doing anything about it.

Hi I buy house in Roseville,I noticed the shower wall they attached quartz on the wall and one quartz on the wall is small size then other to walls .I talk to Troy runte but he said it’s normal but I personally check in model house and in my neighborhood but no one has small size quartz in the shower . But I want you guys to pay attention and change it please . Thank you
Racial Discrimination at the Veranda Community
My family and I went into the model home on Sunday at around 3:30pm to view and get an idea of how the Lennar Homes look in person. We are in the market to purchase our first home but when we walked I feel that we were racially profiled because the lady that was in the office did not greet us nor did she try to speak with us regarding purchasing a home. She did not provide us with any information or brochures as did all the other model homes in that location. As soon as we walked in and proceeded to view the model she told us that we had to leave. Then she proceeded to walk us to the door and told us to make an appointment meanwhile there were other people that came in to view the model but did not have the same experience. We are relocating to Houston from Dallas and that was the only day that we were able to come visit the community. This really gave me a bad outlook of the Lennar Homes and I hate this because this community was my top choice before this visit.
Refund of earnest money
I signed an agreement with Lennar for a townhome on May 2022. The townhome is still under construction and will be ready by Nov 2022 as informed to us.
After signing the agreement, we are undergoing a life changing event where we have to move out of Atlanta to California for our jobs. We are required to work from office from California hence we cannot purchase our first home in Georgia.
We informed the seller team regarding our situation and despite our communication within a month (which is the mortgage contingency period) they are not refunding our earnest money which is $10000 (a huge amount for us!).
We told them that after moving to California, we won't be able to afford this home and will not be able to pay the mortgage considering the taxes and expenses of California. We haven't even purchased our first home yet!
Desired outcome: Refund of earnest money $10k
Windows
I purchased a home in Bridgewater Viera Fl and they substituted the windows for windows that are of a lesser quality based on sound and insulation properties. They are prone to sweat since that are single pane and they did not submit the change to the township plan review department. When you make any changes that will change the energy study for the house they need to be resubmitted with a new energy calculation. If at the time of purchase I would have known that they were going to put single pane windows in the house I would not have purchased it.
Desired outcome: A window that is of an equal or better quality that was submitted to the township for approval at the time of permitting, The photo below shows the performance specification between the two windows
Loan approval process
The loan approval process is a never-ending story of sending and resending the same document over and over. Right up to my closing day that never happen because of course I was still missing documents after two months. It appeared as if every time a new loan office would get my file all the documents would be missing. But at the same time Lennar Tracking was congratulating me on the purchase and asking me to wire more for a closing. I should have closed on June 23rd but I was under the impression my loan was not approved because I never received any confirmation stating approval. I requested a denial letter but the loan wasn't denied either. I was told on my closing date that I still had to meet conditions which of course was sending the same request information from two months ago. Out of pure frustration with this ridiculous process I withdraw my application. Yes, my earnest money will not be return but my peace of mind is worth so much more. After reading other complaints regarding the craftmanship of the homes I'm glad I decided to walk away from this company.
Desired outcome: Improve your process or get out the loan business.
Oak Hill 2
There is zero craftsmanship. No sense of pride in their work product. Construction Managers are poor at what they do. Have spent our 1st year in our home with constant warranty visits. From poor quality workmanship to inferior materials used. With new home prices well above several years ago, Lennar can not compete in quality homes above 200k. Their trades are not skilled and do just enough to get by. Dont expect anything fixed after your walk thru, and God forbid you point out errors during the building process. Dont expect the same quality as the model you are shown. You can literally walk the same floor plan being constructed at the same time and nothing is the consistent. Even though we walked in with a considerable amount of equity, the headache is not worth it. What they do should be against the law.

We live at Morning Ridge in North Las Vegas, 6494 Silver Estates St. NV 89086 We have been paying for a pool that is not finish and we have been paying for it for 2 1/2 years., other people have been paying it for over 3 years.The temperature in Vegas will reach 108 degrees this weekend and every year I am promised that it will be done but it does not get done, they have put all the patio furniture out which the sun will be baking but the pool is not finish. We pay HOA fees but no one is keeping the place clean and the fees are 175.00 dollars per month. I thought when I move in a community by Lennar that they were a reputable company but it seems like they do not care at all.
Desired outcome: Please finish the Pool !!!! and keep our community clean.
