Dear All - I feel compelled to tell people how bad Marriott Vacation Clubs is now with the points system. They have designed the points system with so many rules and restrictions (their words, not mine) that you can literally lose thousands of dollars of value. If you were a newbie like me, navigating their too busy and poorly designed website, and trying to figure things out after being given a LOT of bad information from the "slick" sales guy, there was nothing I could do and my points expired without use. One of the customer service people I spoke with literally told me "you'll know for next year". How can a program be so poorly designed that you have to learn things the hard way and figure it out for next year? Sincerely, there's no option at a certain point, you just lose your entire year's value. I would NOT join Marriott Vacation Club if anybody had warned me like I'm trying to warn them. Note - I'm a Platinum with Marriott and nearly a "lifer" as I'm just a few thousand points away from Lifetime Platinum. I believe in Marriott, just not Marriott Vacation Clubs. So, just DO NOT join Marriott Vacation Clubs, you'll regret it!

When I and my wife were on vacation, the rep from the company Marriott Vacation Club offered their vacation package, which included different procedures and entertainment and large accommodation for 4 nights. We agreed to buy this package, but it was lie. They charged us for all procedures and entertainment completely for different prices. Their package was only ad and all prices were fakes. Just got back off a holiday to Phuket it was fantastic the gardens sea view everything perfect. But I will never stay in a Marriott hotel ever again.I made A big mistake of going on a presentation about the ( vacation club) Timeshare iam sure it is fine but we had a sales guy by the name of Tommy Schumam.What a rude and pushy.
He called my husband and I cheap Charlie's bums and not good enough to be in there hotel.
I have ripped up my Marriott Reward card good riddance .

Unbelievable! We were at this same resort 3.5 years ago and had the same horrific experience with Tommy. The '90 min presentation' lasted nearly 4 hours, the last 1.5 hours of which we were basically held hostage in their sales suite (he physically stood in the doorway refusing to accept that we were not going to purchase).
I cannot believe he is still there - we made extremely strong formal complaints at the time and were assured that his behaviour would be addressed.
Clearly there are not only issues with the program itself, but with the entire attitude to customers at all.

for many years that my financial situation has changed for the worse and then I asked Marriott the ability to resell my weeks, after 12 years but this seems almost impossible.

I purchased a Silver time share on beautiful Singer Island back in 1996 for $9, 999. This was a pre construction price and I received 200, 000 points which enabled us to go to Hawaii! However, over the years the maintenance fee has gone up to almost $1300 yr. Since I cannot afford a vacation every year, I have contacted Marriott numerous times and have only been able to rent it once. Seems that since they have changed the way people can use their timeshare locations (points, owner can rent privately, non owner use, etc.) the owners are getting screwed! Every time I try to book a week there is barely any weeks left. They say no one is looking to rent a week but when you go there the pools are packed to the max that you cannot even find a place to sit. If you want to trade a week for points you have to pay, you have to pay to join interval, pay, pay, pay! I got so fed up with it that I asked to be put on the resale list. That was over 2 years ago! Marriott will buy back from you but you will end up with about $2, 600 and maybe a refund on your maintenance fee. They will resell it to another sucker for about 25K. But since no one is buying timeshares they make their $ by letting anyone in! I have decided to throw in the towel and get my $2600 and be done with Marriott! For what my maintenance fee is I can get a room at a nice resort somewhere else! Do Not even consider timeshare...chalk it up to a lesson learned!

wen you buy time share it is not bought to make money it is intended to save money. Didn't you use it for those 12 years? or go somewhere else? would that not cost you thousand of $$$ over 12 years? the maintenance fee's are to keep the property well maintained. isn't that how you maintain your home? and isn't the time share like a home away from home? You are not looking at this the right way, Most people leave these in a trust for there children, If you have kids why don't you give it t them and they can pay the maintenance fee and enjoy it, where else can you get vacations for the rest of your lives and children's lives for a fixed price 12 years ago?( for what a 1200 a year fee? come on now

They bring you in with false promises that are raher convincing. I asked for what I thought was concrete proof of each claim; they obviously have thoughtthings out well... DO NOT BUY A TIME SHARE FROM THE MARRIOTT! You can do 4 things: 1) Deposit & exchange -- but only if soemone at your destination resort wants to exchange back. That doesn't happen at the desireable destinations/times. 2) Deposit for points. Once you do this, your unit is essentially off the exchange market and up for rental. So all those people who exchange for points? Even though an owner, you can't get access to their time share -- unless you are willing to pay with money or points. And the exchange rate ain't in your favor... 3) Stay there. 4) Rent it out yourself. You want something that works and meets your needs? Trty vrbo.com -- cheaper in the long run, and many more options. Oh, and don't even get me started on Interval! SCAM! And their properties suck.
Marriott Vacation Club is nothing but a pyramid scam. In 2009, we purchased a week in Marco Island and were told we would always be able to book during our season. For the past three years, it has been nothing but a nightmare trying to book during our season at our home resort. I have been trying to book at our home resort ruing our season for 2016. I call and go on line each Tuesday at 9:00am (the time I was told inventory is released) and there is never any availability. I was told be a rep to exchange my week for points, but if I do that I won't have enough points to book at my home resort. So I am essentially screwed. Since converting to the Destination Points Program, I believe Marriott has oversold at an aggregious level. I'm not sure who is actually able to stay at the resort and how they book. I am ready to file a complaint with the States of Utah and Florida.

we were in thailand and had the sales presentation from the marriott vacation club, we thought Marriott out of all of the time shares available would be the best given their strong name. However the sale pitch included "a night free at our vacation club in Mai Kao Beach... so we signed up and off we went for our night at the vacation club resort. So we were told that we would get a week a year at the vacation club resort.
its not until a 6 months later when we start to plan our wedding overseas and low and behold we cant book in our accommodation at the vacation club promised due to not having enough points. When we purchased this they stated that we had enough points to stay a week - well a week at a 2 star crappy motel through their interval program which was not explained to us at all. So we cancelled all payments are months of going back and forth with getting no results and no return calls and no return emails then today i get a letter from marriott vacation club telling me that If i dont pay up they will report me to the default credit agency... An absolute jok, even when I ask for the complaints section there is nothing there. We have asked them for our money back and still nothing. No commitment from them what so ever. We are travelling to Las Vegas and I intend on making a scene at the marriot grand chateau vacation club there where I will be demanding to speak with their management team to resolve this issue all together.

Now as we closing into our wedding, we thought we could use the timeshare as honeymoon, but its a rip off, nothing Guaranteed in terms of dates etc. We want to cancel it but they say its a binding contract and also concerned about defaulting credit. I agree. My husband and I always stay at the Marriott. And since we had children, vacationing just made sense to do it at a vacation club. So after 3 years, we decided to purchase a timeshare via marriott vacation club. I regret that day! We bought in May and were not given the option to use our week during that year, but instead were given points instead. So, we had to split our week and use the lockoff and save the 1 bedroom for a later date. Now a year later, I am planning and. They booking my spring break, like i do every January and i was informed today that i was supposed to check in 2 days ago to our home place. I dont book vacations a year in advance. So we lost our week. I never recieved any confirmation or anything. I do however, recieve plenty of other emails almost daily...somehow a reservation has fallen through the cracks. DO NOT BUY MARRIOTT. i used to love Marriott, now they hold you hostage and you can do anyting about it. It is what they say.

The sale pitch does not tell you all the restrictions and the shorten time frames fore usage before you lose the points indefinately and you can not get a hold of them to make reservations. Even after leaving repated messsage for your representative. And the phone wait for a live person is over 20 minuets on average. Do not join...in fcat I just resigned

My husband and I own 4 timeshares through Marriott Vacation Club. At the time we purchased each of these, one of the primary benefits that was repeatedly touted by the sales representatives was the value of and ability to exchange our timeshares for Marriott points. When we purchased, each point could be traded for airline miles (one point for every airline mile). Recently, Marriott substantially changed this "benefit" by significantly reducing the number of miles that could be obtained for Marriott points. For example, depending on the airline, you might have to use 125, 000 Marriott points in order to get 50, 000 airline miles!
This bait and switch scheme has resulted in a tremendous reduction in benefits, not to mention a substantial decrease in the value of our timeshare. It is an outrage that Marriott should be able to unilaterally make such a drastic change to owners who detrimentally relied on the promises and representations made by Marriott management and its sales personnel.
Marriott should be required to "grandfather" those owners who purchased their units prior to this detrimental change in benefits.

I think you are wrong, you have never been able to get a point for point trade for airline miles. A bigger problem is it is getting harder and harder to obtain the low mileage point seats, so you need more airline points and more Marriott points. I have never seen where it makes sense to turn your Marriott points into airline points. A resort hotel room costs $250 - $300 a night, one bed room resorts in Hawaii sell for $2, 000 and up a week. Two flights to Hawaii cost $700 each from the East Coast. Just does not make sense.

Up til a few years ago. It seems harder and harder to even get a week at our home property at Grande Ocean in Hilton Head.
This past summer we could never get a week so we had to wait until they told us what week we could have.
It was no good to us...so we sold the week on ebay.
I can't understand how owners can't get together on this and boot the management company. I love having the Marriott name...
but is no good to me if I can't book my owned/deeded vacation.
I found it most interesting that I could go out 1 yr in advance and book a vacation to my property if I was willing to pay but to be able to use my property and make a reservation based on my ownership...

We own two Westgate timeshares and traded into the Marriott Grand Chateau in Las Vegas for a week in March 2010. We enjoyed it enough to pursue buying a Marriott timeshare.
Our sales rep was Corey Willis, a retired baseball player. He showed us the new units there but my husband decided it was not in our budget. He then found us a resale unit in Florida.
He described it as a bi-annual 2 bedroom lock out unit that could be traded as a one bedroom yearly instead ( WE HAVE HIS SALES PITCH DRAWINGS SHOWING THIS). As we currently
trade our 2 bedroom Branson units like this we were happy to buy the two bedroom lock out Marriottt property.
My husband and I signed the purchase papers and made a deposit. After returning home the papers that arrived did not match what we had purchased- in fact Marriott had our names on two different properties at first - the papers were not for A TWO BEDROOM LOCKOUT UNIT AT ALL!
My husband spoke several times to Rick Grubbs, the "manager" in Las Vegas ( we saw him there when Corey was looking for a unit for us) amd got nowhere. My husband then wrote a letter to Marriott Vacation Club explaining our predicament; that the property papers we received were NOT for what we purchased. We wanted the lockout unit Corey had sold us or we did not want the timeshare at all.
We received a letter from Brenda L. Strong, from the New Owner Administration with a cc to Donna Vadala, Sales Admin Mgr saying that our contract is dissolved. Marriott is retaining our $1180.00 deposit we made in good faith, and "consider the matter concluded instead of pursuing other available options". Why did they NOT find us the proper timeshare or admit Corey made a mistake and refund our deposit?
We are "real" clients, not "whim" buyers -We will steer a wide berth around Marriott Vacation Club International in the future - what a shame!

A personal experience for people interested in purchasing a timeshare: buying a timeshare at Marriott Newport Villas has been one of the more disappointing decisions I've made in my life. I paid $30k for a Newport Villa platinum week timeshare on the promise of being able to "pick from any destination I'd like" given the trading value of Newport Villas. Nothing could be further from the truth. After spending countless hours trying to exchange our week for ANY reasonable destination we've finally given up and will vacation in our home resort (we live in San Diego). The kids are thrilled, vacationing in south LA. We did exchange a week two years ago for a sub-par resort in Tahoe. We looked at the cost of booking the resort directly and it was about $180/night. For the seven nights it would have cost us $1260. Our yearly maintenance and exchange fees run about $1100. Umm, why did is give you $30k? Sound advice: if you're considering a timeshare, please, please just find a good travel agent instead. You'll be much happier.

Similar to your complaint against Marriot timshares -- there is a class action against RCI that is about to settle where timeshare customers accussed RCI of using their timeshares for its own promotions and even allowing their own employees to benefit from the customers' timeshares. As a result, RCI's actions diminished the quality and quantity of vacation time available to paying timeshare members.

I purchased this time share in 99. At the time I purchased a gold memebership that would enable me to reserve this condo for a week in summer months whn my children are out of school.
This year They have asked every person who has a condo to call in on a thursday, a week before the next year s reservation date at 8 AM.
I have tried 8 (eight) times to get through the line and I was not successful. As a result I did not reserve the condo for the summer next year.
At the time I purchased this time share I was assured of the reservation every summer. That was a deceptive sales practice.
They have obviously sold more time share options to people than the available condos for the summer. As a a result they have instituted a lottery systm for the reservation. That was clearly not disclosed at the time I bought this time share. Had I known this I woul not have bought this.
Now I cannot even apply my lost time towards the points in Marriott because they have refuse on the basis of how the contract was worded.
Currently I am out of $20700, I pay nearly $1000 a year in fees and taxes and I cannot get a reservation.
I base this complaint upon the deceptive sales practice.

Marriott Vacation Club Salespeople are Super-trained "used car salespeople!" They tell you how easy it is to book with Interval, their Parent Timeshare Company. They explain how much easier it is for platinum members, like myself, to book at your host club. Trust me - it is all fabrication! I could not book a week in October at my host Canyon Villas 11 months in advance! Once you trade a week into Interval, try finding a place to book for a week that's not a Ski Lodge or Tropical setting in the summer! Costs? How about $20, 000 for your week of timeshare, $750.00+ for annual Maintenance fees, $104.00 to trade week for points, $99.00 for Interval Membership, $84.00 to book your week, and oh yeah - $79.00 to cancel. After canceling, even due to a death in immediate Family, you have 60 days to use your week at a Resort. Good Luck with that! Breckenridge and Cancun are usually available in August, however. Check the figures, booking fancy hotels is much cheaper, and you don't have to stay a full week at the same location! And, you get the week you want without booking a full year in advance! Stay away from Vacation Clubs! Trust Me - a true sucker!

I purchased my Marriott Vacation club points and it has been the sorriest investment I ever made! Their service is absolutely horrible and they treat you so poorly that I can't Believe that they are at all affiliated with the Marriott of old.
I was miss quoted by the sales agent when we bought our points and to compensate for that they offered us a free week. I had to constantly fight to get the voucher so much so that they gave me free Marriott rewards points and then it turned out that it was for an Interval property not a Marriott one. Everything we have done with them has been a fight and their service team should go to the old Marriott training program to teach them courtesy. BTW so that you know I have Chairman status from the vacation club and Titanium Elite from Marriott Rewards.
Now with the COVID situation who is traveling, but they absolutely don't care and are letting your points expire. STAY AWAY! THEY ARE HORRIBLE!

I swear I will never buy anything where I am solicited and told to shed in $$Ks and lifelong binding to pay in increasing HOA for a property you never own. Marriott Vacation Club has nothing to do with Marriott. They just use Marriott logo/name for a fee and some sketchy partnership.
You DO NOT want to buy a Marriott Vacation Club property. We purchased a timeshare in Las Vegas for about $19, 000 in 2008. The timeshare is now worth less that $5000 and Marriott claims a marker downturn. As far as points, Yes, you can redeem you Week for Marriott Rewards points but they charge $134 to do so and they will deny the use of points for any reason. (e.g. late on Maintenance fees or disputed Loan payments). AND, and at the end of your loan (if you received one), they will not apply your last payment to principle and interest but instead to other fees and charges they wish to collect. STAY AWAY FROM THIS SCAM ! It is nothing but a money pit, and you would do better saving the money for the times and places that you actually wish to travel..
We just attended this sales presentation at Myrtle Beach, NC and we almost shed $27.5K /$1400 in annual maintenance fees for 2000 points. I bought it thinking it is Marriott. We came home and checked reviews and boom it was end of the world all over internet with people expressing their frustration and lost freedom and hard earned $$$$. I e-mailed immediately within 2 days (Instead of 10 that is allowed by LAW not by Marriott) and got the whole thing cancelled. I wish people check reviews and internet and then cancel within cancellation window. The cancellation window of 10 days is by LAW in most states as these timeshare schemes are such a legit FRAUD. If you read the contract you will get to know this. We just saved our [censored] from getting burnt badly. You can always book a Marriott for about $140-$250 anywhere in the world. Marriot Inc has nothing to do with Marriott Vacation Club. MVC uses Marriott logo only under some agreement and pays fees to use Marriott logo. Greed is always preferred over reputation by businesses unfortunately. So Marriott is no exception.

It is unlikely that I could of wasted greater than $38, 000 for a platinum week at Marriott's St. Kitts more efficaciously other than flushing down the toilet. Based on other resort management's statements, Marriott Vacation Club has "[censor]ized" the industry

I owned my timeshare with Marriott for approximately 10 year Unfortunately I lost my job and could not pay my maintenance fees first several months I called Marriott in January and explain My problem .I called them back in October to make payment they informed me that my timeshare had been foreclosed.
My Timeshare was paid off I had no mortgage on it Marriott never contacted about the foreclosure They will not give me a phone number or an email address to the Foreclosure Department nobody is contacting me I've called several attorneys they only deal with getting out of timeshares.

We have owned the Marriott Arubs Surf Club for over 10 years. the only real complaint we have had were the outrageous maintenance fees. We are now paying over $1800 a year. How ridiculous. We recently converted our weeks to the destination points program. We were sold it as if it was an "upgrade" to what we already had. We converted and bought an extra 2000 points under the assumption and the sales people that this was an upgrade. We just got a letter in the mail saying our maintenance fees were past due. What? They arent due until January. In over 3 hours spent in their sales center on VACATION, they reluctantly didnt tell us that the points will also come with an outrageous maintenance fee! No way. I need to know what my options are. Never once did they mention this. They zip through the 8000 pages of contract and never once said anything about the maint fees. I am sick to my stomach. Done with Marriott. I need to know what my options are. We put over $6000 down on the points and want this canceled due to absolute misrepresentation.
I will make it my number one effort in life to put these criminals out of business.
Bought 2 weeks Beach Front Platinum Marriott Timeshare in 2000 but have never been able to stay at my home resort when I wanted to. If fact I have never had a stay in my home resort, the only time I was ever in it was when the Marriott Sales person showed me around! The weeks cost me $80000 if this was not bad enough all the maintenance fees were on top of this every year.
Paid for peak time of year and could get any availability even when booking 13 months in advance. There have been years where I have paid the maintenance fee and not been able to stay anywhere at all. I ended up only being able to trade with II for off peak resorts in places that I would not want to visit like Spanish beach resort in November. I could have had a fabulous 5 star vacation anywhere in the world, and at the time I wanted with this amount of money. I have tried to sell for $2000 per week and no one wants to buy. Thinking it would help when the new points system was introduced I paid to have the option to convert my weeks to Marriott Destination Points which also turned out to be useless too.
Have asked Marriott several times and they will not buy them back but have finally said they will take the weeks back but not give us any money for them i.e. we surrender the deeds and walk away with nothing, but the nightmare will end. the 2 weeks which has cost me £80000 they get it for nothing and then can resell it again for another high profit .
When we bought we were told we could stay anywhere in the world either at a Marriott Timeshare or trade with Interval International. Or trade each week for Marriott Reward points. We were also told "It's a great investment Timeshare goes up in price not down your weeks are real estate Beach front property doubles in value every few years " Marriott reward points are based on the price of the hotel rooms and the 110000 points I can get for each week would now only pay for 2 nights in a 5star hotel, and then they put you in the worst room in the hotel.
The whole experience has cost us numerous sleepless nights, and we have lost well over $130000 as we have nothing to show for it except lots of hard work to pay for the nightmare lots of withdrawals from our Bank and lots of credit card charges for the maintenance charges each year. Which is now $5629.14 for 2017. Which I have to pay whether I like it or not, I can't believe I was such a fool to sign up to pay a maintenance fee which goes up in price every year for perpetuity, even when I am dead my children are expected to continue paying.
My advice, I have and am suffering constant worry due to the lies I was told. I am paying the equivalent of a brand new car every year just for the maintenance fees and get nothing for it. So if you buy timeshare be prepared to lose 100% of your "Investment"

They told us there was no rooms available and could do nothing for us, Meanwhile I was on another phone calling to Ocean Watch to get a reservation for same dates, they said they had a couple of rooms for $2500. I relayed that info to my wife who was on line with a supervise, he told her that was in a different block and could not help. We had to book another hotel down the street. A 15 year member and they do not care. Someone advise me what to do, Marriott screws you coming and going. I wish someone could get a class action lawsuit started
I think we need to find someone to get a lawsuit going. These guys are criminals and steal from people daily. Does anyone know how to satrt a lawsuit like this. I am SURE we can get THOUSANDS of people involved.
Tried to get out of Marriott many times. Even applied to pay Marriott's exorbitant charges, they take 40% and sell at 40% of original cost. After many years and reams of paperwork I am still paying through the nose. You have to sign 14 pages and have it notarized for Marriott's protection. Not interested in dealing with even one more possible scan. These are terrible 'investments'. Marriott makes a fortune renting unused timeshare and screwing owners out of money.

Marriott's reservation system is a sham. They make everyone call at exactly 7:00 AM on a Thursday to 12 months in advance to reserve a room. If you don't, you better like vacationing in New Jersey in January because everything else is supposedly gone. Nobody knows how all good inventory can disappear in less time than it takes to reload a page on your computer but it does. If you buy Marriott, you likely will not get your desired week. And if you fall for their sales pitch to buy multiple weeks so you can book 13 months in advance, forget it. It's never available either.

Marriot Timeshare sales are very misleading.
Marriott is a sham.
Quit making the phone calls, just put in a request 3 - 6 months out, avoid the high travel periods unless you have no choice and wait. More than likely your request will be filled. Your request will be placed in que and when an opening comes you will get your request. Smaller resorts are harder to book. Now I mainly go to Hawaii; I know Vegas and Florida are easy (but who wants to go to either one in the summer.
I have owned for 10 years and find exactly the same problem every time. Polite but can never sort anything out. Next problem will be selling as I am fed up of the situation.
cannot change check-in date
We make our vacation reservations a year in advance at the Newport Coast Villas. Sunday was the only day available for check in at that time so I took it. We had a change of plans and wanted to change our check in day to either Friday or Saturday. But because it was within 60 days of our travel they could not accommodate us. I could have extended my stay by renting a day or two extra but at $325.00 a night wasn't reasonable. They just would not take care of this for us. So this is the lesson to be learned: If you have a change of plans that's your problem, Marriott does not care enough about it's customers to help you out. My only solution would be to sell my timeshare but from what I've heard that is a rip off too.

They have that policy for a reason to make sure they have that inventory available for all the owners who haved booked at the same time as you on Sunday. If you just canceled lets say 10 days before your check in you would throw off the system and cause problems for the resort. Now a unit is left open with nobody staying there and Newport Coast has lost money because they cant rent it. If companies like Marriott dont follow their rules and make exceptions for one person they have to make exceptions for everyone.
Owner Services employees also make you aware of the policy everytime you book your week. Another thing is Travel Protection. If something unexpected comes up and you are within the 60 days of checking in the Travel Insurance will reimburse you your yearly maintence fees back. I understand your frustration but Marriott gives you fair warning ahead of time also the opportunity to buy Protection.
misleading phone pitch
My wife and I received a phone offer for some really fabulous rates at the Marriott Vacation club in Maui. He offered special pricing on rooms and bungalows all over, but we chose Maui for spring break. We routinely stay at Marriott hotels, so we assumed this was an offer for same. But it isn't. At no time did the salesman on the phone say anything about this being a timeshare offer-not once. We did not learn about that until a letter came, saying that not only was this a timeshare offer, but that the resort would be under heavy construction while we were there. We were foolish enough to put $198 down. I guess it's not the end of the world, but this is nonrefundable, that they did make clear.
A few prime example of scammy behavior from this company: 1: Act now for special pricing offer. He really pressured us to close the deal then and there-and we fell for it 2: Nonrefundable deposit - stupid me.
thanks for your time to write this i even went last night 9 -Aug -2011 to the sales man but really dont know why they pushing us to buy and they said this is nothing we pay they said we only pay 29 000 $ for 1 week share and we can even resell after 4 or 5 years, i ask him i need all policy and contract and he refuse ! to give me any thing they said i will get after i pay why ? if it is clear they should give and show in advance this is our rights to practice before making any agreement, again thanks for all to gave us some tips to avoid this type of programs !
We just had a similiar occurrance with Marriott Vacation Club in Hilton Head, SC. My wife worked with the phone salesperson and we were told that we would stay at the property. Because we had not received our confirmation, my wife followed up and was lied to and told that she should not cancel the reservation eventhough we would be outside of the cancellation period awaiting confirmation that they would 'waive' the cancellation fee. All a lie!
As a 'Platinum' Marriott Rewards member and frequent traveler, I was surprise at Marriott's actions toward my wife.
Based on this experience, it would be difficult to recommend Marriott Vacation Club. These actions are reflective of an operation that is under some type of business model having difficulties.
not what we expected
My husband and I recently bought a time share transfer from a relative, for a week's stay at the Marriott's Ocean Pointe on Singer Island in Palm Beach FL. This place was a disaster from the word go. Firstly, when I called the timeshare company to make the reservation, I could not understand the lady who barely spoke English so we ended up with a regular hotel room instead of a condo. When I tried to call and upgrade, the Marriott told me they could not upgrade me that I would have to do it through the timeshare. When I called the timeshare (Interval International) they advised me that the only way to upgrade was to cancel the reservation I already had and go on a waiting list for a condo. No way! I already had my airline tickets. So after a horrible flight experience (which you can read about under complaints about AirTran airways) we arrived almost an entire day late to the Marriott, right before midnight to be exact - only to have to deal with a very huffy front desk clerk who also told us he could not upgrade us for two reasons. One being that they were booked (parking lot was pretty bare during the time we were there) and secondly because he could not do it there. I still don't know what that means. This is a place that you can just drive up to and get a room so why they can't upgrade you to what you wanted in the first place and you know they have available because the condo right next to us was unoccupied! It was pretty much downhill from there. The bars on-site, as well as the Pizza Hut (on-site also) will not take your money. You have to run up a tab. The pool bar at the building we were at - which was separated from the rest of the resort by a slummy apartment - closed early most days. I only saw the concierge at our building on one or two occasions actually sitting at the desk. Most of the time was a note posted that said "Sorry I missed you". We couldn't even get fresh bathroom towels or basic housekeeping services because it wasn't "included" in our reservation. Halfway through our stay I was forced to go down and actually use the on-site laundry facility to wash the resorts bathroom towels! This is unacceptable! Why would I pay how many thousands of dollars to buy into a timeshare where you go do all the housework you do while you are not on vacation!?

The word "DEPOSIT" is NOT correct, but they don't tell you that. I have family coming to a timeshare and I called to book it. DEPOSIT means FORFEIT! My family have airline tickets already and when I didn't get a confirmation, I called Marriott. They said I gave it away! So it cost me $109 to request 9/2 - 9/7 in January, 2011. They still haven't found that week for me. It makes no sense to deposit a week you are not going to use. The terminology should be "FORFEIT" so that you know you are giving the week away. If anyone has that week they want to give up, please call Interval and tell them so that my family doesn't waste their airline tickets! Thank you in advance. P.S. If you don't already know this, once you own a timeshare, it is 'in perpetuity' meaning forever down to your children upon your death, grandchildren upon their parents death, etc. etc.
Timeshare ownership hell!
I am an owner of a Marriot Grand Chateau in Las Vegas, Nevada which I’ve purchased in July 22, 2006.
It was a so easy to sign the agreement and make the purchase. They assured of that even though I was not a US resident my purchase and my ownership will be a smooth sailing.
Well what a mistake it was to make this purchase. Following is how it began after I returned back home.
1) In order for me to make the final payment I had to call Marriot International several times. They were not able to update my e-mail contact information, not send me any request or information until my payment was past due.
2) They refuse to take a full payment and made me take loan for three months with 12% even though I insisted on paying them full instantly.
3) I never received any ownership paperwork
4) I did not receive a statement for my maintenance fees. I found out about when I was not able to sign in to my account to transfer my reward points.
5) I was not informed neither through their web site or an e-mail regarding the time limits on by when I can transfer my week to reward points or when to rent my week.
6) Missed my option of transferring the first year week to reward points
7) Missed my option of having Marriott rent my second year week. Season was full
I called Marriott Timeshare Owner help line they made me signed up to an Interval International for one year in order to get my first year back only to find out that I can only exchange that week after making a reservation at Marriott. Marriott send me to Interval International and they send me back to Marriott until I finally gave up. My week for 2008 is still not resolved.
As a result of this, I have page full of numbers. A number for Marriott Rewards, a number for Timeshare owner, a number for Interval International and number for Marriott resale but satisfactory results from any of them. Plus many log-in IDs for several websites.
They say one day for two bed-room at Grand Chateau is rented for $424.00 but they can only pay me $800.00 for one week rental minus the 30% IRS tax. I can’t even sell it!
Have 4 weeks in Marriott Aruba Ocean Club.
Usually we rent through Marriott one week to help pay for about 2 week's maintainance.
Rules have changed and our Thanksgiving week can not be rented. Even if it could we would only get enough for 1 week's worth.
We bought multiple weeks because our salesman told us that the benefits are that we can book 13 months ahead instead of 12 and the rental can offset the maintanace of at least 2 weeks.
When Marriott contracted to build the structure an inferior roof and windows were placed. The roof leaks and had to be replaced once. The windows leak and have to be replaced.Hopefully no mold is growing there.
Marriott does not stand behind their liability of having chosen those contractors and expects the owners to pay the bulk of the costs of their replacements.So much for standing behind their good name.
No one expected to pay for this.
If we exchange our week for points we get 90.000, not enough to use for a place of equal value.
If we try to use points it is very difficult to get prime locations.
We recently placed our week for rent with redweek.com
and found out that we can rent a week at about the cost of a week's maintanance.
WOW why did we buy? We feel like total idiots.
If we are lucky enough to sell through Marriott they get 40%
If they rent for us we get about $900 they can get around $2, 000/
Owners can not win with Marriott.
We know it's not an investment but never realized it was a loss.
Unfortunately customer services and "satisfaction guaranteed" are not criteria.
You know why? Because they could not find stupid people like us very easy! They have to have us responsible and will never allow you to change your mind.
One thinks that buying an American brand comes with all the protection a customer gets, well, not in this program. Marriott failed a big time.
Anybody who read this and buy a timeshare with Marriott is defiantly an abnormal person. I could not resell my week and I regret this blood sucking program.
I have never gone to this extent before, nor have I ever had this sort of treatment as a customer before. I have loved Marriott's for a long time and up until this year Knew we would one day own a Marriott. We went to see a 90 minute (supposed to be non pressure) timeshare sphill. We were actually there over 4 hours and were promised 15, 000 points to sit through this experience. You have 5 days to back out of the deal no questions asked. We decided that this was not the best time for us and backed out of the deal (No problem ) we had really waisted over four hours but we learned a lot and was reconfirmed that we would own some day and we would get our 15, 000 for our trouble (WRONG). This was in January of 08 and I have called montly at least - would call more often if we were not promised by three different Marriott Associates that they would take care of it. But give them several weeks. To date all we have had are empty promises. I am so disgusted that I have begun complaining and have leard that others just at this person above have had horrible experiences and seemingly no way out. Buyer Beware not all that glitters is gold
employee mistakes
I deposited my lock off into Inteval International. Instead of depositing the lock off, Marriott sent them my master unit anc canceled my vacation.
When I called to straighten it out, the group in Utah and Miami told me to kiss off.
Be careful when you deal with these people. I will be canceling my Interval International registration after this year and trading on the internet.

inability to trade up
We are owners of 2 timeshare weeks at Marriott's Cypress Harbor in Orlando. This is a big, 2 BR, 2Bath unit that sleeps 8.
