Mission Rock Residential is an amazing company to lease from. They have fantastic apartment complexes that are of great quality. The people in both management and the buildings are absolutely lovely. I am so grateful for the realtor who helped me find this place. They are truly a godsend.
This apartment was great
This apartment was great. We've lived here going on three years and every year it gets worse. They have pet waste stations that apparently no one uses but us and they don't care that there is animal waste literally everywhere but the office. They changed their payment website and charged 500 in attorney fees when we were actively trying to pay our rent. This issue has been recurring for the last 4 months without even an apology from them. This is our home, livelihood, and they don't care. Shame on them. We will be leaving when our lease is up because of their poor management team. However, the maintenance guys are awesome! The one and only thing currently going well for them.

Don't live here! It's really bad. My girlfriend and I have been living here for 3 months and we've been good residents, minding our own business. But then some new neighbors moved in nearby and they're really into drugs. Now we can't hang out on our balcony because it stinks so bad. It's made our living situation terrible. We tried talking to the leasing manager and the property manager about our problem with these neighbors. It's supposed to be a drug-free and crime-free community according to our lease, but clearly that's not the case. The customer service from this company is awful. They completely ignored our emails and only after sending multiple more did they finally send out a community-wide email about the policy. But they haven't actually done anything to enforce it. We still smell and see marijuana on their porch. We had to call the police and they'll be dealing with this situation because this company can't handle problems on their own. They only care about money and don't follow their own rules and policies. Seriously, don't live here.

Arbor Ridge Apartments in *** is managed by Mission Rock. During my time here management has changed and service/integrity has declined significantly. Over the past two years they have violated my lease agreement by increasing utility fees and charges without notice or explanation during the middle of a current lease agreement. In addition, they were not truthful about a recent gas leak in which the fire department had to knock down the door to get to the source of the issue. The information given to me by BGE personally directly conflicted with the information that later came from management. When bringing up issues to management, they are unhelpful and will direct you to someone else, only if they feel your concern is valid. Overall, the sub-par quality of the community in addition to the lack of qualified staff in management results in an extremely poor experience for residents who are expecting to deal with mature professionals and have concerns dealt with in an appropriate and timely fashion.

Avoid renting at Mission Rock Residential. The apartments are overpriced, lack parking, and have terrible customer service and ethics. In December 2022, they failed to clear the parking garage entrance, creating an ice hazard. My car slid and was damaged, costing me thousands to repair. Others faced similar issues. Despite reporting this, management quickly removed the ice and later denied responsibility, advising me to contact my insurer and citing a lease clause. This is unfair. They must own up to their negligence and compensate for the damages.

Parkway Apartments, run by Mission Rock Residential, is trying to scam me and my wife out of most of our security deposit. We've had ongoing problems getting basic maintenance done, so we wrote a maintenance request on May 13th to our property manager, *** (email attached). She didn't respond. On June 17th, we had our final inspection before moving out, and I was there the whole time with the employee, . *** made it clear that we wouldn't be charged anything when we moved out. He thanked me multiple times for taking better care of the property than most tenants. I even showed him the repairs we had asked for, and he said he knew about them and that we wouldn't be charged because the complex didn't fulfill our request while we lived there. My wife and I texted about it that day (attached). We didn't hear anything about our deposit for weeks, so we contacted ***. She said we would receive a link to pay our final utility bill. After more time passed with no response or update, we reached out again. *** sent us a document claiming huge utility fees for our last month and a $175 charge for repairing the stove and hood knobs, the exact things we had asked to be replaced and fixed. We replied accordingly, and *** said she had no knowledge of these charges at all. She said she needed time to figure out what had happened. Eventually, after much insistence, we received a response from *** boss, ***, who made up a whole story about the request being completed and *** telling us to pay for it. I was shocked by this lie and pointed out all the inconsistencies and outright lies. Since then, *** hasn't replied to any emails (thread attached). My wife and I just want our deposit back as agreed in the lease, but this company is trying to confuse us, lie to us, and now they're ignoring us. This goes against the lease agreement and *** law.

I moved into Harvest Station after searching for a place like it for over a year. It seemed safe and modern, with good amenities and a helpful staff. However, when I first arrived, I couldn't use the hot tub or pool because they were closed for maintenance. As time went on, the property started to deteriorate due to turnover in the company. I experienced harassment from another resident multiple times and my packages were stolen. There were frequent emails about thefts from cars, suspicious activity, and broken gates. Law enforcement was often present, and the gates were frequently left unsecured. It was disgusting to see that many people didn't clean up after their dogs. I also witnessed tenant evictions and noticed a lack of ownership and communication from the front office. Unfortunately, I lost my job and knew I had to move out to avoid financial difficulties. I gave a 60-day notice, hoping they would understand my situation, especially with the high rent prices. However, I couldn't find anyone in the office to speak with, and my calls were ignored. Despite leaving messages and sending emails to the regional manager, I received no assistance. I had to handle the move-out process on my own without any guidance from the staff. This lack of support was disappointing, as they only referred me back to the lease instead of acting in the best interest of both the renter and the landlord. To make matters worse, I discovered that the apartment was already rented out before they even contacted me, which is clearly dishonest. Although the apartment itself was nice, I have nothing positive to say about my experience with Mission Rock Residential. It's difficult to receive help or have confidence in the safety of your packages. Additionally, you should hope that no one is having a bad day, as it could lead to potential harm.

The most prevalent and ongoing danger to this community's safety is the promised fixing of malfunctioning security gates to the gated community. Fixing the gates won't solve all crime issues on this property, but it would help reduce: unauthorized vehicle and foot traffic, vehicle thefts, smash-and-grab incidents, drug use in common areas, and temporary camps in the parking lot. Additionally, the provided security contact is unresponsive, never answering calls or addressing concerns. The maintenance staff, overwhelmed and not equipped to handle security issues, are resigning, leading to understaffing and delayed repairs. Residents are increasingly anxious, scared, or frustrated. Police seem unable to remove those using drugs on the property, forcing residents to risk confronting these situations themselves.
This company is attempting to collect on a debt not owed. I broke an apartment lease in 2017 due to uninhabitable living conditions. I provided proof of a broken heater, causing my apartment to be freezing in the winter, a harassing downstairs neighbor, a continuous gas smell and carbon monoxide alarm, and the property managers would not resolve the issues. I submitted work orders prior to moving out for these issues as well as a clogged drain. I broke my lease and paid the early termination fee, which I have the receipt for. I cleaned the apartment prior to moving out, and am disputing the cleaning charges as the carpet did not need to be replaced, as I spent only a few days actually residing in the unit due to the horrible treatment and conditions. My mother and another family member were both in contact with the property management company and were reassured all charges were paid.

During the last nine months, the gates have only worked for three days. The management office refuses to offer any sort of concession on rent. If Mission Rock Residential cannot fix the gates nor offer concession on rent, then they should - at the very least - remove being a gated community from their website, as it is misleading and incorrect.

My lease at The Lodge On The Chattahoochee, which Mission Rock Residential manages, ended in 9/17, and my apartment was vacated properly, the maintenance walkthrough was performed with witnesses on 9/17, a walkthrough inspection document was issued with signature showing that I left my apartment 26E in an excellent condition. I reached out that same day to the CEO of Mission Rock, the regional manager, and local management and appropriately inquired regarding my $500 deposit to be issued back to me. Only silence has been their response. There’s been no check for $500 in the mail, no $500 direct deposit in my bank… Nothing but stonewalling. Mission Rock must immediately direct deposit $500 to my bank.

The very reason why I came to live here was BECAUSE of a very large, COMPLETELY SEALED patio, which I set up as a separate room to enjoy working, eating, reading, and being SAFE there. My apartment is on the 1st flor. This RIVERSIDE community has rats, snakes, and dangerous animals and bugs everywhere, as well as dog poop. A few weeks ago, Mission Rock came to my home without my permission and RAISED THE BASE OF MY PATIO ENCLOSURE, THUS EXPOSING ME TO RATS, SNAKES, BUGS, POOP, and in doing so, they completely changed my lifestyle, making my patio unusable due to being unsafe, unclean, and unprotected. Last night, we had storm. All the garbage, dog poop, and dead animals’ remains were washed INTO MY PATIO. I am unable to use this entire room now. I feel depressed and endangered. They must restore my patio.

I have been a resident at 4580 Apartments since Feb. 2021. I’ve had an ongoing issue with a neighbor who has harassed me for months. On July 20, she threaded to shoot me. I filed police reports and brought it to management. While working on the issue and requesting to get out of my lease since August, management was switched and I WAS NEVER NOTIFIED. Now Mission Rock doesn’t want to assume responsibility for the issues I’m HAVING even tho I STILL PAY RENT. They won’t accept a police report against the tenant as evidence of the HARASSMENT! The apartment is unlivable and unsafe for me to live but they REFUSE to mutually terminate my lease because they just took over the complex. They want me to pay fees EVEN THOUGH ITS NOT SAFE FOR ME AS A TENANT TO LIVE THERE , as my life is in jeopardy by a resident they continue to allow to live there even after I provided documentation of EVENTS. The lease agreement is not being held up by the management and it’s a breach of contract.

I lived at Mission Rock Residential for a year long lease. I moved out on February 14th, 2022 and have not received my deposit. I have emailed back and forth with the leasing office and gotten no where. They have stated that they sent it in the beginning of March to the incorrect address, although I provided the correct address through email thread. I have contacted corporate and no one is willing to get back to me. Per the ***, you have one month to legally provide me my deposit, I am filing this complaint as of 06/07/2022. Per my conversation with *** I am owed 976.50$ in deposit. The leasing office has gone back and forth with me all these months but after this last week of trying to contact them they have not contacted me back. They stated that the regional manager would be contacting back on 05/26/2022 and again, it is 06/07/2022 and no one at all has contacted me per the leasing office, the corporate office, and the regional manager.

I was told I could expect my initial deposit refund to be in the mail of my new address at the start of March. I reached out the *** on March 9th because I had not received a check. Gabby responded on March 11th saying she reached out to her accountant to check on the refund's status. I heard nothing more after this. Emailed them again on the 18th, 25th, 29th plus various phone calls and messages that have never been answered. I also went on their website where a chat option was available. I chatted with someone that said they will urgently bring this information to the proper people. I have still not heard back from anyone.I was the first resident to move out of *** at *** since *** took over from the previous owners. During the move out process I was consistently being told of email problems on their end. Their lack of communication has me feeling like I'm getting the runaround.

We have lived at Keystone Apartments for 3 months and our apartment has flooded 3 times due to neglected plumbing lines. The water comes up through the floor drain in the laundry room. Believed to be sewer water due to the smell, we have had the apartments stick an auger down there on 3 different occasions to resolve, but it is only fixed for a month before persisting. When the apartments are notified, they simply respond, "what do you want us to do, we are not maintenance so we can't help, let alone know what's going on." They continue to move people into the affected apartments with no warning of floods and no regard to resolve the issue. Their priority is to have the unit leased and the money coming in, not the residents safety. The neighbors have also reported the same flooding over 9 times throughout their lease with no resolution. The neighbors and I have spoken to corporate (Mission Rock Residential) and everybody seems to beat around the *** with temporary solutions. As a community, we want this resolved and soon. We are concerned for health conditions as the water stinks and is full of bacteria as well as seeping through walls potentially creating mold. Please help us!

I am due to move into Bella Springs Apartments on 5/11. All of my paperwork’s has been approved and deposits made. However, I think I made a mistake. This business has not called me back, as I have called on 5/1 thru 5/15 without any answer from them. I have emailed them, and they have never responded to my email between 5/1 thru 5/15. I can’t seem to get thru to anyone. I have written to the parent company (the Management Company) Mission Rock Residential in Denver and they also have not responded to my emails. I am due to move in on 5/11, and I am coming from a great distance with all of my belongings and I don’t even know if this company or apartments are even there. I rented this apartment via telephone and email site unseen. I found them on the internet. I am now reading so many review on the internet from 2021 that are horrific and to say the least I am very worried. If I have to cancel this MOVE IN, I will if no one responds to me. I have MANY MANY concerns now and I can’t seem to TRUST this business any further. This is very poor service and very poor management. I really need to speak with someone as soon as possible. I tried everything else to contact them so maybe by this complaint someone will be interested in contacting me.

I lived at a Townhouse Apartments in a state, from February -February 2022. My move-out statement included a $900 carpet replacement charge, claiming the carpet was replaced within the year. I contested, having never had a carpet replacement during my 2-year stay. The property manager then charged me 80% of the replacement cost for wear and tear, as per the lease. However, the carpet wasn't new upon my move-in. I've requested proof of prior replacement but haven't received any. After filing a complaint with the central billing, they too haven't obtained documents since March 3, 2022. Despite weekly follow-ups, a recent representative stated the property needn't provide an invoice. Yet, earlier customer service indicated the final statement relies on an invoice. I'm prepared to settle any valid charges, but require documentation that the carpet was new in 2020; otherwise, I contest the 80% charge without evidence.

11 April 2022 a friend who is leasing an apartment at *** advised me he was being evicted. He advised me of this because I cosigned as a guaranteeor on the lease. To my surprise even though they are not legally obligated to tell the guanateeor the company made no attempt to collect money from the person who guarantees the money to be paid. regardless of that I would not have filed a complaint with the ComplaintsBoard.com if that was all, because again they are not legally obligated to inform the OTHER person who is about to have their credit completely ruined without their knowledge. But the initial time I called the property during business hours they picked up the phone and answered most of my questions respectfully and promptly while dodging some of the more important questions and then informed me that I need to talk to their lawyer because he was dealing with this case now. I proceed to call the laywer and he can give me NO information because I am not a defendant on the case. So i attempt to call the property 6 different times throughout the next 2 hours and no answer. After the final call to the office on my cell phone I pick up another phone with a different number and the assistant manager picks up immediately, I express my concern about being ignored and then proceed with my questions in order to resolve the issue. Now that this issue has been resolved and I paid the debt I realize they are coming up on a new lease and I want to ensure that I am no longer a guaranteeor because it cost me $5200 the last time when I was a guaranteeor. I have called the property left a couple of voice messages and have now even contacted their corporate office and no one has had the decency to call me back. This is unprofessional and people should always be able to contact a property manager in reference to leases they are on and concerns they have.
