Mr. Cooper short sale

I am trying to go thru a short sale and they have not wanted to help me and waited until just before the foreclosure date to want me to jump thru their hoops, I have given everything to them at least twice now they are asking what my Medical Diagnosis is, well that was it I am NOT disclosing why I have medical bills who know this may come back to haunt me someday.
I think this is a violation and I am going to be filing a complaint this company is a joke, at this point I could care less if this goes thru or not but I am taking a stand and will not disclose what my medical disabilities are.

Mr. Cooper liars!

I bought my home in 2004 with Flagstar Bank here in MI. Nationstar bought my mortgage in October of 2009. I am unemployed and having a difficult time with my payments (just like alot of people) so I called them and asked about loan modification. They told me I had to be 60 days behind which I was. So they took my info over the phone and sent me a packet. I had to pay a trial payment in Feb, March and April of this year and I have done this. On Saturday I receive a notice that my account is in default and they are going to foreclose unless I send them a whole bunch of money I don't have. I called them today and was transferred to their attorneys. My file is now in litigation and they are giving me 35 days to come up with $1815. They sent my call over to Nationstar and I went off on this rude guy on the phone. They are now telling me my account was not approved for federal loan mod because of "EXCESSIVE FOREBEARANCE". So now I have to pay $275 to get "caught up" and then apply for in house loan modification which I probably won't get because I make "too much money". Im unemployed! my husband is unemployed! So now what? These peopel are liars and scam artists. It says right in my loan mod docs that I had reviewed by a loan expert at a local bank (Friend) that they will not process foreclosure during loan modification trial periods!

Anyone who is having trouble with Nationstar Mortgage should contact their state. Ask for the department of financial services. The state regulates practices of banks and and lenders in their state. I don't want to get long winded because I saw my story in these complaints many times and I finally called the state who aided me in getting my modification approved.

Mr. Cooper modification nightmare

Wow! I can't even believe there is a website dedicated to how horrible this mortgage company is. I knew I couldn't possibly be the only person out there who hated having to deal with them. Here's my story...

My loan was also sold to Nationstar by GMAC. In December 08 I was having a hard time making my payment and decided to apply for a modification, hoping to get a lower payment. I called and requested an application and the rep I spoke to was very helpful and friendly, he was very promising that I would qualify for a modification and made it sound like it would be a smooth process. So, I was told I was put on a 3 month trial payment period, and that payment was $1000.00 less than my original payment. I was happy! At the end of the 3 months I kept calling and calling them asking when I would be receiving my final loans docs. Everytime I called I would get the same story...they would tell me that I just needed to be patient, that they were behind with their modifications and I needed to keep making the reduced payment and eventually I would get something in the mail. That's when I started to worry. But I just went with it. I sent in 2 more monthly payments on time and then I eventually got something in the mail from them...a BIG FAT REFUND CHECK! I didn't know what to think. The check was the total amount of all 5 payments I had sent them, there was a letter attached stating my modification had been denied. I immediately called them and was told that the type of modification I was applying for was no longer available. They said they would send me a new application for a different modification and I would be starting the whole process over. They didn't want me to send the check back to them, so my family took an awesome vacation last summer.

It took about a month before I finally got the new application in the mail. In the meantime, they told me not to send any money in until I received something stating what my new trial period payment was going to be. So I went 2 months without sending them a dime, then they sent me notification of my new payment amount and said to pay it for 3 months. So I did, and then the 3 months turned into 4. That's when I began to worry again. Just as before I would call and call and kept getting the same story...they are behind and I needed to be patient. So 2 weeks ago as I was ready to make the 5th trial payment I get a call from them. I about fell out of my chair. They NEVER call me, I would always be the one calling them. And what they told me made me very angry. I was told my modifiaction was denied because they were having a problem verifying that I actually reside at the property address. WTF?! And they told me that they were trying to contact me for over a month. Such a lie! I asked them to verify the phone numbers on my account and told them I had never recieved a call from them. The guy was so rude and asked me what my plan was. I told him I had been trying for over a year to get my loan modified with them and that I was going to report them to the BBB. He said we could start the whole process over and I should be getting a new application in the mail in the next few days.

So, this will be the third time around with them. All I know is that if they send me a refund again I'll be taking a nice vacation this summer! I feel like I should seek legal advice but I can't really afford it right now. I don't want to lose my house, but I'm not sure what I should do to ensure that won't happen. Maybe we could get enough people together and take some legal action. I think I should make a I HATE NATIONSTAR fan club...LOL

I just finished representing a California couple against whom Nationstar began foreclosure proceedings, even though they were current. Nationstar had failed to implement a modification, and had ignored several calls and letters disputing their actions. There are consumer attorneys who handle these cases, which can be searched by location at consumeradvocates.org (National Association of Consumer Advocates) William K

My story is about the same! Except I haven't received a refund check. I've been paying my modification for over a year. During that time Nationstar added $45, 000 to my loan stating this is the amount that I haven't paid since the modification and because of that I now do not qualify for the modification because of the amount now owed. I live in California and my house is over $150, 000 upside down. So refinancing is out of the question and I can't sell it. My loan is an interest only so the amount owed will never go down, just up.

If I were you... I would take the next "refund" and use it to pay a lawyer instead of taking a family vacation.

Mr. Cooper mishandling of funds

To all who are investigating Nationstar mtg and their business practices. Investigate the interest rate changes in your ARM loans. Twice this company has failed to notifiy untill after the fact adjustments in interest rate being lowered which lowered my payments. Guess they figured I would not notice since I pay more than my minimum payment every month. WRONG I keep a very close eye on this company. When I notified them of their error on my billing they corrected the payment amount but I had to request a full print out of my loan history and tell them I would be contacting an attorney before they transfered the amount they overcharged in interest to the principle of my loan. May I also suggest that anyone who has Bill Pay with a bank that covers late fees set up their payments to Nationstar with this service. When I was mailing them my checks myself for some reason they were "late" maybe lost in the mail or more like on someones desk until the date the late fee would kick in. After 2 times of having to deal with my bank on these "late fees" instead of myself they suddenly seem to be able to post my payments on time. This is not a reliable company which you can trust to post items correctly and in a timely manner. They push to the limit the interperation of the lending laws. Keep very close eyes on all dealings with them and keep records and copies of all paperwork.

Mr. Cooper lack of communication

We paid cash for our home in 2003. We needed to expand our home so we took out a mortgage with Nation star. Everything was going great till the economy took a hit. NSM tried to set us up the Obama plan, Did not qualify. So they did there in house modification that's when the night mare began. We were told our payment would be $537 a month for 1 year with a 5% interest rate. Well once we signed the docs for this program we found out that our payment was $807 a month! I was floored. I called NSM and asked why they told me I agreed to put my home in escrow. We pay our own insurance on the side and always have, they told us we could no longer do that. During all this they kept telling me I do not need to make a payment for 60 days, we thought cool. That would help us out a lot. Damn were we wrong. Now I am setting in foreclosure trying to save our home. I came up with the money we were behind, mailed it to the company on my default letter. NSM told me I could not do that. That they could not understand why I would send that company there money. I explained to them I was told to on my default letter. They said no way you could have been told that. I was on the phone today with 5 different people trying to get this taken care of. Finally I spoke with a young lady name Stephanie, she called me in January and said she would be handling my account now. Told her ok and explained what I was trying to do to come up with the money. she said ok just keep me posted. I talked to her today and she told me she called me in January sent me an e mail (which I never received) I told her I left her a voice mail today and asked for her to call me back, Stephanie stated she does not have time to check her voice mail, but it is a form of communication for them? made no fracking sense. Every time I questioned her about somnething she got defensive. She finally told me she would not talk to me anymore because I was attacking her and she hung up on me. Is there any help out eir for us who are in this jam with NSM?

Mr. Cooper Worst service ever

I have been trying to have my home loan modified or at least considered for modification for past 6-8 months by Aurora loan services. I provided all the documents in August of 2009. They are still asking to have 2 more weeks to just give me an update on the status of my loan modification request. It seems that delay is their way of providing service to their customers.

I just called them and asked for the name of Aurora Loan Services president. The response was that I needed to submit my written request via fax to a number they gave me! It appears very strange that even the name of president is kept secrete.

Please avoid Aurora Loan Services if you can.

You better start paying as much as you can now. They wont approve the modification. You will be in worse debt than when you started. They will demand the money paid in full plus past late charges plus mysterious fees. They also won't pay your escrow so expect that to add to your monthly payment too. They gave us false hope for a year now we have 30 days to pay or get out!

I am in same situation, my loan modification start in 1st week September 2009. after every 2 months asking same documents again and again. They are hard working not to approve permanent load modification. It is already 6 moths trial period payment is done, still no answer yet.

Mr. Cooper business practices

I have read alot of the complaints on the board about Nationstar Mortgage and now I know I am not alone in the abuse they have treated thier customers with. If there is a lawyer out there who would like to make alot of money, here is your chance. I think a class action suit against Nationstar Mortgage is what is needed to get this company do do business legally. I will be glad to join any suit against this company. There are just too many complaints. Check out the better business bureau website, there is a list of them there too. I got my loan from GMAC in September of 2007. My loan was sold to Nationstar in September of 2008, with them taking over the loan in January 2009. I lost my job in March of 2007 but was current on my payments up until July 2008. I got my CDL and started driving truck in July 2008 and left my daughter and my checkbook with my sister to pay my bills. I had my check direct deposited into my account. I found out in October 2008 that my sister wasnt making any payments to any of my bills. I called my daughter reguarly while on the road to see how things were going. This phone call in October she told me she was really cold cause the heat had been turned off. I contacted my dispatcher and was able to go home. This is when I found out everything was behind. I was able to put applications to different places and was finally offered a job so by the end of Novemeber I was off the road. I had a paper from Nationstar saying they would foreclose unless I went to a credit counselor and there would be a 90 day stay. I worked with Nationstar to try to get my account up to date. Now my original loan payment was 336. a month. I paid taxes and insurance. Since September 2008 when they bought the loan they started attaching escrow in the amount of 423. In January they said I was a little over 4, 000. behind in my payments. They had said about loan modifications and stuff but they never appeared. I sent them money requested to stop a forclosure by western union in the amount of 2200. and another 700. payment that they requested. I was called again about a loan modification. They took all the information and never called me back. I called them and was told from the representative that they felt I couldnt afford the house and that I should just sell it. I said I could afford it and I wanted to get it paid up but it was gonna take me a little time. My next bill they raised escrow again to so my payment had went up from 336. to 797. a month. Two bills at this amount and then it went back down to 759. I continued to send them 800. a month to try to get the balance down figuring every little bit helped. I was within 300. of being current. I started getting charges to my account with no explaination. I called and asked about these charges and was told they were charges that were forwarded to my account but that was it. No explaination of what the charges were for. So with these new charges even if I paid more than what the minimum payment was, the next month the charges were more. In July of 2009 I recieved a letter saying as of September 2009 were account is $$$ behind. How can they send me something for September in July? In September and November they never credited my account and never cashed the checks either. I have no idea where they are. They say they never got them. My January payment was not credited to my account. They have acknowledged receiving this payment because they have it listed as a credit but as a partial payment to be used later. I received a phone call in January from a rep about loan modification. She asked me all sorts of questions and wanted to know if I could send 600. on the account. I told her I had just sent the 700. She took the check number and all that stuff. She asked about when I could send the 600. I told her in February when I got my income tax back and that I would have the account current by March 1. On February 4 2010 I sent them a check for 1000. It was never credited to my account. When I called about it I was told that the check had been recieved but was not processed yet because they wanted to do a loan modification. I would have to send 759 by western union or money gram by Friday February 19 and call him back on Monday the 22. I did this. I called him back on Monday three times, on tues two times and on Wed but he never called me back. I ended up calling the 800 number and talked to whoever answered the phone and explained who I talked to and what we talked about and they told me I would have to talk to him. I said I have tried and he wont call me back. The person I talked to then transferred me to the original guy. He verified that yes they had received the 759. and that he was still working on the loan modification and he would call me back. Of course he never did and it is now March 6, 2010 and I cant get a hold of him either. With the 1000. check I sent on the 4th of February and the 759. that I sent on the 19th of February plus the 700. that I sent in January brings my account up to where I am only 132. behind. Well guess who shows up at my door on March 4th. Yeah the sheriff with foreclosure papers. Has anyone ever heard of a home being foreclosed because the account was 132. behind? That is One hundred and thirty-two dollars. I am just like what the F***. I am contacting everyone I can, the Better Business Buruea, my attorney general and state representatives and the whoever that oversees mortgage lenders. Oh one thing I forgot. I was also contacted by an insurance company who told me that they hold the insurance on the loan for my house. Is it customary for a company to take out insurance on a loan in case the borrower doesnt make the payments? Seems odd to me.

We lost our home in 09 little over a year after they took over for gmac on our loan. Among a long story of attempts, waiting, and lies we started our trial payments.(they told us not to pay until these started, it was one month) After doing the trial period western union payments a total of 3, they rejected our first regular payment which was Dec 08. They than threw us into foreclose, I didn't even know until someone came to our door Christmas eve wanting to buy it. I was confused. They wanted all the money or nothing and we did not have that so they moved in it and we got a realtor and moved out. They wouldn't except a short sale from a buyer, but they told us to do a deed of lieu, they never sent papers and when we finally got a hold of them they said they never spoke with us. It was the same guy! So we got him to say he would send again and again nothing and no luck contacting, we lost our house and they foreclosed us. I now will never buy a home again, this was our first and a home we made for our family, as we purchased right before I was due to give birth. Never again will I trust a mortgage company, we had to up root our newly started family. I can only imagine the pain others went thru and my heart goes out to you all. This was in MI, we now rent a home in TX and our rebuilding our family dream, but it was not easy since a foreclose puts ur credit down the drain.

I have never been so humiliated and upset with a company. I have been in my home for 12 years. Never missed a payment, always paid more towards principal I was at EMC, and transferred around more than I can remember, never had a problem getting my account properly corrected if anything went wrong, until now. This is my first transfer where no one seems to know anything about unfair business practices. I was transferred last month to Nationstar from EMC, first they did not reflect my modification lower interest rate I did with EMC, said they did not have any paperwork. I called EMC, who said they sent it with the transfer. First problem, Nationstar lied to me. I emailed them my modification paperwork. Then they said I needed to make a payment first. I did, they got it and cashed it, but never applied it. I emailed them the cancelled check. They changed my account. Thought "way is everyone having problems with them, they did what I asked them." Well, I finally got online to my account, 30 days after the loan was transferred, and found out they applied my payment 10 days late, which they think I was stupid and did not know that that added more interest because interest is accrued daily. Then I noticed they applied $2.00 from my principal payment to something called other charge. I called them up and spoke with the most arrogant individual saying first that the charge was for processing, I told him no I paid by check which has no processing fee, then he put me on hold, came back and he said it was a one time charge Nationstar charges for transfers, I told him no, I don’t pay transfer fees for one company to buy out another's loan, and for him to credit it back, then he put me on hold again, and came back saying this was a charge EMC made to them at the time of transfer and they just are having me pay it, I said no, I have NEVER paid transfer fees in all my loan transfers, and asked him to have them put it back to my principal, and back to the day I actually paid and they cashed the payment-day days prior, he said the company would not do that and to deal with it. I was guessing the company was hard up and needed the money. I told him I wanted to speak with a supervisor, he said there were none on duty-why did he put me on hold? then I told him I wanted one to call me back, he said that this place I called was an inbound call center and they could not do that, or make outgoing calls. Can you image for this stupid $2.00, and a couple of bucks of interest I was starting to get angry. Now its has to do with the principle of it all and I wanted their help. I ended up hanging up on him and emailed the guy that helped me with the correcting of my lower interest rate problem. I am still waiting for an answer. But then I noticed the online account showed that the payment wasn't even reflected until 10 days after payment. This has been frustrating to say the least. Well, they don’t know I work for real estate lawyers, and have talked to them. They said they would help me for free to correct this if Nationstar does not comply. I just had to vent this and tell everyone my story. But there is an even duped problem that Nationstar refuses to know. I cannot refinance or sell my home because several years ago, I was duped into buying a business and taking almost all my equity out of this property, it was a lot, Unfortunately, I had lost that business not knowing I was duped into that mess too, I ended up having to file bk and saved my home, but a year later, the housing bubble burst and my house is now worth $200k and my loan is $375 (the original loan before modification was at 8%, I was able to modify for 4 years with EMC for 4.375%) or I would have lost the home again. If this does not get resolved, I would end up giving them the house back. Voila, they now lost $175k on this new loan. But I want to stay here for the rest of my life and would be willing to pay my mortgage on this home, unless scammed again. I am hoping I don’t have as much problems as some of you. I did note the president of Nationstar's number on one of these emails below, and have it in my records just in case. I would hate to give up and give it back, but if they are so greedy to nickel and dime me, I will. Thanks for listening.

Mr. Cooper fraud in esrow dept.

This company is a nightmare since GMAC sold us to them. They tried to rip us off in the begining, by charging us an extra month of mortgage; now they are charging us for forced placed ins. & ins. for the folling yr. & trying to force pay our own private ins. all at the the same time while charging our escrow. Even though they knew we pd. for our own ins., they will not remove the force placed ins.; why should they charge me an entire yr. of forced placed ins. when they only covered the house for 2 months? They are robbing us blind & they know it! The escrow is now sky high, that we have to have the HAMP Program, but I'm scared to death that somehow we will be ripped off again through a federal program. They do business in all states but have a license in AZ., so we need to paper them, by that I mean file as many complaints as you can & don't get disgusted! Here is the phone number for the AZ. Yes same as us! We applied for the HAMP program, & a very nasty guy called tonight saying you do not qualify because you are 2 % over.
Mind you they count S.S. as income.
...but he says we can over you a loan for almost 5% interest on the last 4 months that you are behind; & then in Aug you start paying the almost 1400. a month. I said, you are offering me a loan when I can't even get the HAMP program? Makes no sense. Also I am not behind 4 months, you allowed us to pay 1000. & change a month instead of the almost 1400.; now you want to make a loan on the money on top of the 1000. & change?
I said, I have severe anxiety & have been in & out of the hosp. & he shouts well MAAM I'M JUST TRYING TO HELP YOU! I said well you have to talk to ____ because I can't breathe...

Hello I am a agent working on a short sale file I filed a complaint and was given a Taylor Pedagru, [protected]) who as gone missing in action I started with Taylor on 9/10/13, 9 calls later and no response to solve the issues. I got pulled from equator but yet am told the short sale is not cancelled but can get NO answers...Is this a SCAM or WHAT... BAIT and Switch? If anyone out there can get me answers that would be appreciated. My # [protected]

Nationstar Mortgage isnforcosing on my house for one reason only Greed. I qualify for loan modification based on my income and my house is upside down. But the executive office told me that they rather foreclose since it will go on their books as a loss and they will be reworded by the investor bank and the government in incentives.
They are ripping middle class America and no one seems to pay attention or care. They are the biggest fraudulent company I have ever dealt with. I've only been late 3 payments but the rest of the payments I have made has not posted to the account. Its flowing somewhere on their fraudulent accounting books.

We the people need to help each other yes we all need to pay for Attorney. But look at it this way you will save your home. Are you paying on a home that is in the red, and your having a hard time making ends meet. Your Tax money was used for bailing out the banks. then the same banks refused to help you with your mortgage. Think of the money that Egypt took out in loans that they don't have to pay back. Remember that is your Tax dollars that was forgiven. What is going on here, we the people that have worked very hard to get the American dream, a " HOME" and know fall short on making the payments. The same banks that got your Tax money are trying to tack your homes. Why can we all have the same deal like Egypt a loan forgiveness for our Mortgages. We the people need to stand up and help each other lets get the media and your local news paper involved. We the people need to fight back.

We received several phone calls after our payment had posted because Nationstar was trying to force us into escrow payments. And yet our most current statement showed NO escrow. They told me it was because I was in a modification (not true - I had already been turned down) but the simple fact is that Nationstar attempted to modify our mortgage without our consent. They are just a loan processor and cannot alter the terms of any existing loan. "Fraudsters" is the nicest thing I can say about them.

they are doing the same thing to me, I apparently had a lapse in 2008 (2 years ago) which i remember having to pay them for that, and a lapse in sept. 2009 when we switched insurance companies, but in mar 2010 they forced placed insurance on us, and my payment had doubled, i called they said to submit proof of insurance and it would be removed... I did, ...it is May and my last bill was more than 3 times my normal payment... it went from $727 to $2405.! and I am still paying my own insurance. Now they say that they can not remove it due to company policy!

Mr. Cooper fraudulent processes

My morgage was sold to nationstar mortgage by Flagstar Bank last year. I was a fairly new homeowner had been in my home for 3 years and due to financial difficulties was working with Flagstar and a company in Florida for modification. Had recd the initial mod. pak and filled it out and returned it to the company in Florida along with the first of three trial payments in August. When I did not receive any contact by mid Sept and contacted the modification company only to be told that they were overrun with modifications and it would be up to 6 wks for the paperwork to be processed NOT to send another payment until I recd return info from them should be around mid Oct. When nothing arrived I called again and was told they could not discuss the account with me due to it being sold to Nationstar. I then contacted Nationstar and the first person I spoke with advised me not to send a payment until they had recd my file from Flagstar and then I would be advised of the next step. I spoke with a different person each time I called and was given different info each time. Then in Nov. I was told I needed to send both remaining trial modification payments by Nov. 30 or I would forfiet the modification. So we scraped together the nearly 1500.00 and sent it right out. By this time we had begun to receive foreclosure papers from the sheriff, but with Flagstar listed as the mortgager. When I called Nationstar with this info I was repeatedly told dont worry until you receive a sale date, when you do contact us and we will put a freeze on the foreclosure. So on Jan, 4th we recd the sale date of Feb. 4th and immediately contacted Nationstar. This time their story was due to a computer glich we cannot find your modification payments and for us to continue the hold on the foreclosure we need those payments. Well, I'm no fool and enough is enough we called the Sheriff and were told we had to be out of the home by Feb. 3rd. So the choice was ours, throw more money we couldn't afford to lose at nationstar in hopes that we wouldn't lose our home or use that money to find another place to live. So we left our 4 br home and moved to a 1 br apt. We are lost and disgusted and feel that Flagstar and Sterling of Florida and Nationstar and in this together and something needs to be done to stop this madness.

WOW! I thought this was my post at first.. The same story, but I haven't lost my home YET. The only reason there aren't more posts is because people dont know about this site, probably too busy trying to scrape up another payment to be on-line..LOL...Sorry you are out of your home... Mr. Cooper crooked company trying to get people out of their houses

We had a loan with Flagstar that we had four a couple of years when the construction industry that I was in went through the floor. We were able to get a loan modification with flagstar and everything was just fine. We were able to make our monthly payment, when all of the sudden we got told our loan had been sold to Nationstar and we have a letter stating from flagstar that there would be absolutely no negative action with this transfer to Nationstar. Well ONE month after our loan was transfered we got a letter stating that we were going to be forclosed on if we didn't catch up our back payments, and that they had no records of any modification. The only modification program they could offer us would make our payment over 2800 a month which was 1000 dollars more a month than our normal payment, and that if we couldn't do that then our only options were to turn the house back over to them or forclose on it. Now we are in forclosure procedings. Isn't there any one out there regulating this industry, or can they basically kick anybody out of their house that they want to. Who do we call?

I had Flagstar also from 2004 until about 2009 when they sold my mortgage to Nationstar. I tried the HAMP program, they kicked me off of it even though I did what they told me to do. If you call them they will tell you one thing and then if you call back the same day you get another rep on the phone and they tell you something else. They also give out bogus phone numbers for you to call to try to do an in house modification. I am now over 60 days late on my payments and afriad they will take my house. I am the only making the money in the family and it's not much so we are doing our best but cannot keep up on all the bills. Renting would actually be more costly in Michigan than my house payment. I just hope they don't come and padlock my doors soon.

I have seen numerous complaints about Nationstar Mortgage and I have the same problem that many people are. They will not accept a check, will not automatically debit your account, which now I am fearful of doing, since I have seen they will take your money out twice in the same month and then don't give it back. My mortgage was sold from Citimortgage to Nationstar Nov. 1, 2010, and it has been nothing but trouble. I have been trying to modify my mortgage since March 2010, I have reported them to the goverment and have also reported Citimortgage. Hopefully we all don't lose our houses with Nationstar, I am afraid to send them money, because they are so untrusworthy. I pray I can sell my house so that I don't have to deal with them anymore, I think they are a scam.

Mr. Cooper bad service

Nationstar Mortgage also took our loan from gmac. This is the worst mortgage company i have ever dealt with. I am afraid of using them as a reference because they say on their 1-800 number that they are a collection agency and any information will be used for that purpose. They also put that on their emails as a disclaimer. I do not appreciate being told that. I have had my mortgage for 12 years and have never made a late payment. They also sent me a notice that I did not have homeowners insurance which is a bunch of you know what. If this is a collection agency then they need to seperate the collection agency from the mortgage company. I am also going to file a complaint with my attorney general in regards to this . And I would advise everyone with complaints about Nationstar to do the same. These people need to be put in there place. And GMAC had alot of nerve sending us to this rotten company.

Mr. Cooper force place insurance

This month (January) I went online to make my house payment as we always do. To my surprise, they had added over $500 per month to my house payment, and I could not make my payment without paying that as well. It took me 9 days of being on the phone for a minimum of 4 hour per day to even find out what was going on.

They had force placed Hazard Insurance on my home and added to our Escrow. $3500 for a policy that only covers the dwelling. My insurance premium for the year is just over $500. So they were trying to scam over $3500 for a policy that covers less than half of the one that I already had in force, and have always had in force. And I had never been notified, asked, called or anything. Never received a jacket or insurance papers either. And no, they never called my longtime insurance company or rep.

Long story short, they screwed up, and even admitted it. Granted the person who admitted that, tehy are "no longer here in our office" according to Nationstar.

After filing complaints EVERWHERE it seems, including Texas AG's office, the FTC, Texas Department of Insurance and Banking, and the BBB I got a partial resolution.

Howerever... They are demanding that even though I gave them proof of insurance (we have had the same insurance company for 14 years) they are insisting that I pay the extra $500+ until they can get their Insurance and Escrow Departments on the same page. And when it is striaght, I can request another Escrow Analysis which would take 6-8 weeks. And after that is complete, then I could place a request in writing to be refunded the amounts that were erroneously charge.

So here is my suggestion. Small Claims. File in Small Claims court in your local area. I realise this isn't what all of us want, but think of this. Small claims court you can receive up to $10, 000 in most areas. If everyone filed in small claims court, there is no way that Nationstar can send a rep to every court appearance. then when they don't show, ask for a default judgement.

I think many of us would do better this way. A class Action suit, we may recover a couple hundred dollars at best. Nationstar has overwhelmed us. It's time to turn the tables.

Just make sure that you read your guideline for small claims court to see what is acceptable and what isn't. Look under RESPA (google it) and there is some information there that may help.

No, I'm not an attorney, I am a consumer that has been wronged. But most importantly, if I have been wronged I knew there had to be others. This seems to be their newest way of squeezing fraudulent funds out of consumers.

Look up terms such as :Usury, forced placed insurance laws (State), fraud, and other terms in you small calims guidelines. Have your ducks in a row and be prepared like there is no tomorrow.

Then the State(s) and Feds may really take a look. When they see the huge numbers stacking up and actions being taken by usm the consumers, then we all stand a chance that Nationstar will be dealt with.

Same thing has happend to me. When with GMAC we had no problems. When it was purchased by Nationstar, the problems started and have never stopped. Like You, I have had insurance for years with the same agent. We did not have an escrow account when we took out our mortgage. They arbitrarilly set up an insurance escrow account saying that we didn't have insurance. It has been a year and a half and I still do not have this settled. As a matter of fact today I received a notice that they have tacked on $250.00 worth of late charged. I have just finished a telephone call with them, one of about 1000. This is horrible, something has to be done with these jerks.

Mr. Cooper late fees

I had GMAC as my lender for years. I did not have one single problem with GMAC. My loan was sold to Nationstar and I have had nothing but trouble with these people. They mailed MY monthly statement to my ex husband (which provides all my personal phone numbers etc on the statements), charged me late fees when my payment was not late. I call, get them cleared and the BANG they appear for NO reason again. I do not get my escrow statements anywhere near on time.

I live in AZ and they do NOT know the real estate/homeownership laws in this state. It is as if they are only doing business in Texas.

I wish that I was not upside down in my house or I would certainly refinance and get away from these people. I am stuck with the constant headache of dealing with these folks every month or so.

I have contacted them about assistance regarding my payments and they simply transfer me around, talk in double talk, tell me I can't refinance and them tell me there is nothing they can do. That's it.

I know I qualify for the Hope Foundation, but they told me to "look it up on line" and go from there. Some help huh.

Makes a good person want to simply walk away to "stick it " to Nationstar.

Mr. Cooper scamming americans

We might lose our home because of this mortgage company. I kept getting letters in the mail saying I was behind on payments and when I would call no one could give me a straight answer! One person would say it was an error or nor to worry then another would be rude and stated I was 3 months behind. They said they have no records of my payments! Now I sent them a payment and they sent it back to me. I was very confused by this until I got papers from a lawyer stating our house was being forclosed on. They sent the payment back so they could do this! Now we have no choice to participate in this loan modification which will double our payments. We never had a problem with gmac before they sold our mortgage to this company. We maybe got behind by one payment but because I believed their crap I have no idea where my payments went. I am scared we are going to lose our home because of this companies practices!

OMG! This is my exact story, I'm unemployed and on my second round of trial payments with nothing in writing. My attorney has spoken to their attorney and is getting lost in the maze of attorneys for Nationstar. My Congress woman (Marcy Kapture) put in a request for information on my behalf... the company's nice to me, saying they'll stop everything just send more copies of the paperwork I've already submitted 4 times and don't forget the payments. Nationstar has it on the auction block for Aug. 12th... I'm currently getting ready to file bankruptcy and am wondering if I need to include it. I can't go thru bankruptcy to have Nationstar come after me for the remaining amount they didn't get from the auction.

I have 65 emails documenting almost every conversation and their lies, along with names, direct line numbers, fax numbers and occupation within the company. If we are starting a class action law suit... please email me mmlaporte at yahoo dot com .

Get an attorney! Run! I entered into a government-sponsored "Home Affordable Mortgage Program" loan modification with NationStar in August after a reduction in income and falling behind on my mortgage. I paid every payment on time as stipulated in the 3-month trial period and was told I was going to enter into a 5-year loan mod program. All customer "dis-service" reps I dealt with were young kids, rude, obnoxious, talked to me like I was an idiot, never got straight answers. After completing the trial period and still making payments, I received a notice of impending auction from NationStar's attorneys in January. When I asked what was up, NationStar informed me they had decided to "extend my trial period - but just keep making your payments". I wanted it in writing; they refused. I called their attorney, who sounded surprised and apprehensive when I informed him of the loan modification. Talked to NationStar again; they told me my house wouldn't be sold, gave me "another couple of months of the trial period to make sure you get approved". Still nothing in writing. I finally contacted the court and learned my house was scheduled for the auction block in a week. I filed an emergency motion to halt the sale, which was denied. The sale was stopped, but only because the ###s didn't pay the proper court fees. I then learned they had foreclosed on my home a full month before, and every time I spoke with them or their attorney, they blatantly lied, knowing full well my house was already foreclosed on but kept telling me to "keep making your payments". I retained an attorney immediately and learned this is the new scam - The government gives these banks a mere $2000 per loan mod. It's much more financially lucrative to take as much from you as possible, give you a false sense of security thinking they won't foreclose, then they do it behind your back. Most people find out after the sale has taken place, after the 10-day period to protest the sale has passed, and only when a sheriff knocks on the door with a notice to vacate. They have no money after making their payments in good faith and basically are screwed! Then the banks buy the house back for $100, sell it and come after the foreclosed homeowner for the difference between what you owe and what they sold the home for. Basically, it's a racket and another financial rape of America. People are wondering why the foreclosure rates are not going down with the government's program available - this is why! They are ruthless thieves! Well they messed with the wrong person. I've filed a motion to reverse the default judgment against me, and I'm going to sue them for emotional, psychological and physical distress. I'm not after money - I want them to know they can't do this anymore! Someone has to speak up! I'm writing to congressmen, senators, even President Obama himself. My attorney said that NationStar appears to be one of the more aggressive and ruthless of the banks and mortgage companies he's seen carrying out this "bait and switch" scheme. Don't let it happen to you!
