Nationwide Appraisal Network Horrible experience.

Do not use this company to appraise your home. Not only did they undervalue my house compared to homes selling In my neighborhood, but on the appeal they refused to account for the exact model of my house being sold for $2000 more and the comparable house did not have a Backyard fence or an extended patio When I pointed out that my home had those additions, they sent me back the exact same appraisal number as the original. They did not count for the fence or the extended patio. When your lender requires you to get an appraisal I would really suggest not using this company. I’ve bought three homes before and this is by far the worst experience I’ve ever had.

Don't accept their flawed appraisal. Gather all your evidence, including recent sales of comparable homes and details of your home's additions. Demand a review from your lender and insist on a different appraisal company. Use social media to highlight their incompetence and warn others. Your home's value is crucial, so don't let them undermine it. Fight back and ensure you get a fair assessment.

I got billed twice for an appraisal service on my new property, the same address mentioned in the complaint. The photo clearly shows that I already received a bill for the appraisal, but then I was charged an additional $175 approximately 3 weeks later.

Nationwide Appraisal Network On 3/27, I paid NAN $485 for an appraisal for a conventional mortgage of $95K

On 3/27, I paid NAN $485 for an appraisal for a conventional mortgage of $95K. The home was appraised at $220K. However, the appraiser mentioned that a sink was uninstalled from the laundry room. The renters had removed it to take out their washer and dryer. Mr. J. insisted that the sink needed to be reinstalled and he needed to reinspect it. On 4/16, I received an invoice from NAN for an additional $190 for the appraiser to return and reinspect. It felt like I was being forced into a corner. If I refused this unreasonable request, which he had no right to make, I would have voided my sales agreement. The only solution offered after I wrote to NAN was for my mortgage company to file a complaint. This is neither possible nor fair. Firstly, the seller backed out the day before closing, and secondly, I was the one who was taken advantage of by this appraiser.

Nationwide Appraisal Network I let my credit card get charged for an appraisal on one of my properties

I let my credit card get charged for an appraisal on one of my properties. On June 14, Nationwide charged me twice, $1,070 each time, and then on June 18 they charged me an extra $80. I called them [protected]) on July 2, left a message explaining the problem and asked for a call back. No one called back. I called again on July 22, left another message, and this time I said that if they didn't call me back, I would complain to the ComplaintsBoard.com. A guy called back on July 22, checked my account, saw the double-charge of $1,070, and said he would reverse it. He also said he would investigate the $80 charge and call me back. Today is August 5, and the double-charge of $1,070 hasn't been reversed, and no one has called to explain the extra $80 charge. Earlier today, I called my bank, USAA, to dispute both charges. I also complained to the Florida Attorney General's office. Thanks for checking this out.

Nationwide Appraisal Network On 4/7, I requested an appraisal for my newly constructed home (2020) in Reno

On 4/7, I requested an appraisal for my newly constructed home (2020) in Reno. The appraisal was completed on 4/23, but it only considered the external aspects of the property. The purpose of the appraisal was to estimate the value of the property after adding a detached 700 sq ft ADU (2nd home). However, the appraisal I received did not mention the additional 700 sq ft and only referred to the original square footage value throughout the document.

According to the appraisal, the property's current value is 600K, and the value after renovation is 695K. Considering the current value alone, which is 600K for a 2470 sq ft property, the renovation value to add a 700 sq ft 2nd home should be at least 3170 242.91, which equals $770,024. However, new homes in our area with a size of 3170 sq ft actually sell for much more than 770K.

We were informed that our request for a reassessment did not lead to any changes, and we were given the option to pay for another inspection. This is completely unacceptable. I kindly request that you assign an appraiser who is familiar with "reno" appraisals and knows how to properly compare new construction based on recent sales. Alternatively, a refund would be appreciated.

Nationwide Appraisal Network, LLC, was subcontracted by *** A company I was working with to provide a renovation loan. NAN was supposed to assign an appraiser to do an exterior-only appraisal, giving a valuation based on the provided property description and scope of work for the renovation. This whole process, involving NAN, started in early March and ended on May 14, when we decided to cut ties with everyone involved. All the details are in the attached correspondence. To put it simply, we paid $500 for the appraisal after avoiding an attempt to overcharge us (they said they could do it 5 days earlier for an extra $400), but they still charged us an additional $100 for a clerical mistake (their mistake). The end result was a undervalued and worthless $600 appraisal. The appraiser they assigned also misled us by suggesting that if we waited for a comparable sale to close, the appraisal could be adjusted, but they conveniently left out the fact that we would have to pay for it all over again.

Failure to provide a service after billing for same. This complaint is about our pending refinance with *** ("") credit union. *** estimated our appraisal cost to be $650, and we authorized a charge of up to $750 because we were told appraisals were "quoted as high as $750" after questioning the increased fee requested by . ***'s credit card was charged $575 on 9/2 by Nationwide Appraisal Network. I started following up with *** on 9/8 because NAN hadn't contacted us to schedule the appraisal. I was initially told they would contact us. However, when I followed up again with , I was told on 9/22 that quotes are now coming in at $1900 (which *** refused), and others ranging from $1120 to $1370. This is because our property is allegedly "extremely complex, rural, over 5 acres, with a horse facility, and an unknown dwelling on site." I told *** that was ridiculous - our property is 5 acres with a manufactured home on site. There is no horse setup, no other dwellings, and certainly not extremely complex. I told *** we have already been charged for the appraisal and refused to pay these wrongly inflated fees; nearly double what was initially estimated. In my conversation with *** today, 9/28, my contact explained the charge of $575 was a "hold" on my credit card; nevertheless, I was charged and have proof of same. Therefore, NAN has now charged us for a service it refuses to provide. Our only other option is to pay a grossly inflated fee. We find this appalling and akin to extortion. NAN's conduct is endangering our refinancing. We would appreciate your assistance. *** &

My name: [Redacted] Mailing Address: [Redacted] Business Name for Complaint: National Appraisal Network NAN's mailing address is 250 Pine Ave N, Oldsmar, FL 34677 My complaint needed details and was too long to enter into your standard complaint format. I entered into a contract to purchase a home in March . Inspections were completed and money was paid out upwards of $3k. The only remaining piece of the puzzle, in order to close, was the appraisal. It's my understanding that NAN operates on a round robin system of electing the appraisal company and ultimately the appraiser. My purchase was assigned to Derek T. at Elite Appraisal Group. File# [Redacted] Loan# [Redacted] Borrower Name: [Redacted] First there was an issue with the order being understood as a refinance and not a purchase. Then the appraiser was backlogged. The appraisal was confirmed as ordered on 4/1. The order was accepted on 4/2. The appraisal was performed on 4/8. On 4/22 it was found out that the cost of the appraisal was not correct due to the mislabeling of the type of appraisal needed (purchase vs. refi). The additional $65 was paid the same day. Luckily we were granted an extension by the seller because the appraisal was due 4/19 and was not received until 4/22 by the lender and confirmed by NAN to me personally on 4/24. Due to the value coming in $39k under the contract price, an appeal was requested. The appraiser asked for comps from the seller's agent to decipher how the two could be so different. The appraiser stated that he reviewed those comps and felt that no correction was necessary on 4/28. He listed some of the comps provided in an addendum to the original appraisal but left out the best and most obvious comps. He didn't even take the time to comment on why he didn't deem them relevant. On 4/30 we were told by NAN, specifically Jed H., why one of the two ignored comps weren't used (effective date of sale vs effective date of the appraisal) but again, the other comp was ignored for comment. We were also told on that date that the only way to consider more recent sales is to order a new appraisal. The possibility of a discount was also discussed. I expressed interest in a new appraisal but asked questions regarding timing and pricing. By 5/5, we received no word on those questions or the left out comp. and reached out. We were returned with a confirmation that they received the questions that same day with no guarantee that a new value would be received, which was understandable. Later that day, maybe 2 hours later, we received a response from NAN, Amanda [Redacted] specifically, that the appraiser has reached out and is not willing to do another appraisal. Again, no comment on the comp and again, no consideration by NAN or the appraiser that his value did not support what was being seen in the market. The appraiser went as far as to make comments that he hasn't seen a home appraise at the contract price in over a year? Our dispute was closed on 5/7 stating that we were putting undue pressure on the appraiser. The appraiser asked for comps from the seller, and ignored some of the comps provided. The appraiser chose to comment on all sales given except that one (a sale that was honestly the best in the area as far as similarity goes). It was left out by the appraiser on purpose, is how I feel. He did not answer the original dispute fully since he never commented on the sale and instead commented on all others given by the seller. I feel that it was devious on the appraiser's part to not comment at all, to not answer questions as to why he didn't comment and then to suggest that we as the buyers are the ones in the wrong ("undue pressure")? The back and forth without getting questions answered resulted in negotiations not accepted by the seller because she was under the impression that we were "playing games". There was a backup buyer that was more than happy to take over where we left off. The backup buyer also needed an appraisal and it's my understanding (small town) that it came in drastically higher than ours. I wouldn't be surprised to find out if one of the comps used on the new appraisal was the property that we so desperately asked the appraiser to consider, the one that he refused to even comment on. We are now left without our dream home, out of roughly $3k and were pushed into a market where it's almost impossible to find a home in a time where prices are at an all-time high. This was a result of either dishonesty on the appraiser's part or laziness... neither of which are considered good business practices. I urge you to look into the work of this appraiser and consider a manipulation of the market performed by someone who appears to purposely value properties lower than necessary.
