Oranj Palm doesn't communicate well, not with their customers and not with their own staff, and they don't care.

• Directions provided were to wrong garage (one with a sign that says "Do not enter") and they initially insisted I was wrong when I said the "Do not enter" garage was the wrong one.

• Garage door opener didn't work and working one was not provided until a week into a four week say.

• Not told that dishwasher was broken and leaked.

• Not told that new dishwasher had been ordered and installers would arrive unannounced at 9:30am one day.

• Not told that instructions for buzzing people into building did not work because owner had cancelled landline.

• Told incorrect date for having car out of garage for a day for painting.

• Not offered any compensation. Finally agreed to waive fee for sending someone to pick up keys on checkout instead of making me bring them to office.

• Forgot promise to send someone to pick up keys for free and tried to get me to drop keys off at office.

• Guy they sent to pick up keys was surprised to my answer as to how my stay was and said he'd talk to his boss about some sort of compensation, although of course I never heard anything.

I rented a property from this company and on the first night, one of my children got bitten all over her body by bed bugs. I called the company to address this problem, and the manager gave me a 10% discount on my next stay. They also claimed that there were no bed bugs after I sent them photos and doctors' notes.

Oranje Palm Vacation Homes owes me $815.60. I booked a vacation rental property with them on April 15. I read the rental agreement carefully before confirming, so I knew what I was agreeing to. They charged my credit card a deposit of $815.60. Then, on April 17, they sent me a new rental agreement by email. This new agreement was different from the one I agreed to before, and it had some things I didn't like. One thing was an extra fee for pets that wasn't in the original agreement. They also wanted me to agree to pay them $5,000 if I got a citation from the City of Palm Springs during my stay. On April 18, I sent them an email saying I wouldn't sign the new agreement. On April 19, I got a response from ***, who said I would get a full refund within 24 hours. (I've attached the email.) But I still haven't gotten the refund. They're being sneaky by trying to change the agreement after taking my deposit, and they're not keeping their promise to give me back my $815.60.

Reservation for March 1-30, 2022. I deposited $753.85 on June 1 and September 12 (total $1507.70). The total cost of the rental was $3015.41. I cancelled on January 19, 2022, and was advised by the company they would attempt to rebook (said March looked good) minus a $75 cancellation fee. I checked online a few days later and saw it was booked for March 6-21 at a higher rate than I paid; I also checked throughout February and noted it was booked for March 1-5 and March 24-29. The prices charged more than covered my rate of $3015. My rate was roughly $103 per day and they were charging approximately $182 per day as it was closer to the date. To my surprise, I received a credit of $711.98 - I was confused as I expected to receive more (refund of 47% and the company kept 53%). I asked for an explanation of the refund policy but got no response. J., the employee I dealt with, no longer works there. I followed up with an email on April 9, and the company responded saying the refund department would get back to me, but I have heard nothing since. Interestingly, I had the intention of rebooking with the company for 2023 once I received my refund - I love Palm Springs, but based on this experience, I will need to reconsider. I am a senior from Canada and have traveled extensively in Europe and North America. I have never come across a situation like this. I wonder why the dates were blocked off and unavailable to rent - does the owner or Oranjpalm benefit from this? Something seems suspect.
