Redpeak Management Company Redpeak properties falsly charged me 50$ from my deposit for renters insurance

Redpeak properties falsly charged me 50$ from my deposit for renters insurance. I had renters insurance when living there and provided them with appropriate proof and they stated that they would remove the charges and refund my money. I have yet to receive a refund in any form and they have not responded to any email sent to the manager of the 7S *** haus location.

Redpeak Management Company We got charged for 19 days on our lease even though we moved out early

We got charged for 19 days on our lease even though we moved out early. Our lease was supposed to end on May 19th. They rented out the apartment to someone else and are still charging them rent. So basically, they're getting rent from two people for the same apartment. We have pictures to prove that the apartment was listed for an earlier move-in date before our lease ended.

On June 5th, the Mayor gave the green light for the pool and gym to open, but it's now June 12th and our complex hasn't made any plans yet. I've tried reaching out through email and phone, but no one has gotten back to me. My lease includes access to these amenities, so I'm confused why there's been such a delay when they had plenty of time to prepare.

Redpeak Management Company I moved in on June 1st to my apartment and since the first day the renter's dishwasher doesn't work

I moved in on June 1st to my apartment and since the first day the renter's dishwasher doesn't work. I've been doing dishes for 19 days nonstop. No matter who I contact, they don't seem likely to fix this issue. The renter says they're dealing with the dishwasher maker, but that's not my problem. The renter made these fancy apartments for people like me, but everything should work properly. I wonder how the renter would feel if I'm late with their $3090 rent for 19 days? I'm really unhappy with their customer service. No one takes responsibility, no matter who I talk to. I'll never recommend them.

The company allows glass and trash to be left all over the place, which puts residents and pets at risk of getting hurt or sick. They don't clean up the mess or fix clogged trash chutes for at least 48 hours, sometimes even longer. When I brought this up, they accused me of lying. I discovered a vial of liquid Fentanyl in the shared clothes dryer, and when I asked to move for my own safety, they refused. My clothes were contaminated with Fentanyl, but they didn't offer any compensation or even apologize. They dismissed my concerns and told me I had problems, and that I shouldn't criticize them. This situation is absolutely ridiculous, and I'm trying to figure out what actions can be taken. It's unacceptable that I have to fear for my life while living on their property because they completely ignore any issues that are brought to their attention.

Redpeak Management Company I wanna share my rental experience with Timber Creek Apartments

I wanna share my rental experience with Timber Creek Apartments. My company got shut down cuz of Covid-19 in March. We knew we couldn't afford the rent in April, so we gave notice to move out by the end of March. But Timber Creek still wanted to charge us the full $2,500 cancellation fee, even though we were only 7 weeks away from finishing a 14-month lease. The community manager, *** from Red Peak Properties, told me they couldn't rent out our place until the lease ended on May 21st. But then I saw their own ad saying the apartment would be available from April 5th. That's lie number one! Bethany also said if they waived the fee for one person, they had to waive it for everyone. That's lie number two! Any person or company can change a lease or contract whenever they want. It's basic contract law, everyone knows that. I used to own rentals and did it for my tenants a bunch of times. I know other apartments in Denver that waived cancellation fees. There should be stricter laws on excessive fees. Covid-19 has been terrible for all of us. Some apartments actually care and help their tenants in these tough times. Red Peak doesn't have a heart, they're all about corporate greed. MC

Redpeak Management Company RedPeak is a property management company that owns MANY apartment buildings in Denver

RedPeak is a property management company that owns MANY apartment buildings in Denver. They bought our building (***) about two years ago. My boyfriend and I have been residents in this building for thirteen years now and have always paid rent on time and in full. On May 22nd of this year (2020), RedPeak's COO, ***, sent an email out to residents regarding their Covid-19 efforts including, and I quote, "Renewal options at same rate. We are currently offering those people with leases expiring through August options TO SIGN A NEW LEASE WITH NO RENT INCREASE." This offer applies to us since our lease expires in August. We have a separate email from earlier to confirm our August lease end, too. We were thrilled about this since Covid-19 has affected our wages ... yet we've still been able to scrape up enough for rent every month so far, AND on time too. We were relieved! No rent increase would help us keep a roof over our head until this Covid-19 nightmare passes. Then RedPeak ripped the relief right out of us when we inquired about renewing our lease at the same rate AS THEY OFFERED and a *** from RedPeak sent us an email reply saying they would give us just ONE month extended at our current rental rate but that they would be raising our rent after that (about $125 extra per month!). To quote from their email, "As far as a longer term renewal, we will be looking at those options this week but we are no longer offering extensions at current rental rates. Everything going forward is reflecting current market rents at our community." The entire city is still in the midst of this Covid-19 pandemic and RedPeak even mentioned in a later email that the number of infections is actually going UP... so why the hell are they trying to use the whole 'current' market excuse and deny us this great offer they originally gave during this terrible pandemic?!? Denver is in the middle of a housing crisis AS WELL as in the middle of a PANDEMIC. Adding insult to injury, RedPeak is trying to make it sound like we're getting some sort of a good deal... like they're doing us some sort of favor by ONLY raising our rent by $125 per month. Give me a break. Also adding insult to injury, if we were to move out now, we'd incur RedPeak's astronomical penalty fees for not giving them the required 60 written notice before moving... we're screwed either way. So basically, to sum up, RedPeak gave us an offer to renew our lease without raising rent. We were THRILLED about this offer because we're talking about keeping a roof over our heads here, not exactly some petty little thing. We wanted to accept this offer as it would extremely help us but Redpeak then DENIED us that offer. We want them to deliver what they offered us. We feel it's outright shady and unethical for RedPeak to pull a stunt like this with their tenants, especially during this pandemic. We want RedPeak to renew our lease at our CURRENT rate, as they originally offered. We want RedPeak to hold up their end of the deal that they originally gave to us. It's sad that I have to resort to reaching out to the ComplaintsBoard.com and investigative reporters just to get a company to do the right thing. Please help.

Redpeak Management Company On October 9, I came back to my apartment at *** around 11p

On October 9, I came back to my apartment at *** around 11p.m. I found my electronic door lock not working when I put in my keyfob and went to the concierge desk in another building for help. After trying a temporary key and his own keys, the night manager called maintenance. The night manager, a maintenance employee, and I tried to open the door until about 2:30 a.m. when the maintenance worker gave up and left. The night manager then told me to sleep in the model unit across the hall, but I couldn't because my dog was trapped in my apartment. I was upset that I was told to go to a public area during COVID-19, which goes against state guidelines, but that's just a small part of the issue. After about an hour, I realized the night manager wasn't coming back, so I tried to kick the door open, but it was a sturdy metal door and frame. I didn't have a phone or any way to get my dog out. My dog is a service animal, and I get very anxious without her in certain situations. I panicked and set off the fire alarm to get the fire department to come around 3:15 a.m. When the fire truck arrived, the night manager met them outside and told them it was a prank. I met the firemen on the ninth floor, and they seemed angry. I didn't understand why, but I showed them the door and explained the situation. I thought they would at least help me kick it in, or maybe have a universal key for keyfobs. One of the firemen grabbed me and pushed me against the wall, but another fireman intervened and led him away. After the fire department left, I waited for about 30 minutes and then went down to the front desk at the main building. The night manager saw me and called the police. When I entered the lobby, I didn't see anyone, so I sat down and waited for the night manager. After some time, the night manager and two police officers came into the lobby and started questioning me about calling the fire department. I could tell the night manager was trying to have me arrested so he wouldn't have to pay for a locksmith. I explained the situation to the officers, and eventually, they asked the night manager about the locksmith. He hadn't called one yet, so he did at that moment, and we all waited for about 30 minutes. My door was finally opened at 5:30 a.m. Before going to bed, I sent emails to Redpeak corporate and any other Redpeak address I could find, letting them know that I knew they were trying to make me wait until 8 a.m. for a locksmith because it would be more expensive outside of business hours. I knew this because my brother went through the same thing on September 27. I told them they should apologize to me, my brother, and the community for their negligent practices that put us in danger. Then I went to sleep. The next day, I found an eviction notice on my door, stating that I was being evicted because of the fire alarm incident. When I checked my email, I saw that Kristen *** had sent a community-wide email, accusing me of pulling the fire alarm as a prank. Here's what the email said: "Hello Residents! Sorry for the midnight wakeup call! One of the residents in the B Building pulled the fire alarm. This is the second occurrence in the last month by a resident pulling the fire alarm. We want you to know this behavior is NOT tolerated. We want you to know that the office team has handled both incidences. We hope this behavior does not continue and we want everyone to be mindful and courteous to all of their neighbors! We hope everyone has a great weekend! Best, The Seasons of Cherry Creek Team" Another issue I have with Redpeak is their repeated attempts to charge me for things I didn't agree to or know about. When my roommate moved out a few months ago, I put his couch outside the door for him to pick up. Apparently, the Redpeak staff threw it away within minutes. I thought he had taken it. When I paid rent, I saw a $75 fee for couch removal. They never informed me that they were taking it or that they would charge me for it. They harassed me for months about it, even sending emails that just said "$75." I repeatedly told them I wouldn't pay anything beyond what I owed for the lease terms. Recently, they decided to charge everyone $50 unless they uploaded a copy of their renter's insurance agreement. They try to nickel and dime residents, knowing that older and younger tenants will likely just pay to avoid harassment. All of this goes against the terms of the lease. CLAIM 1: SLANDER - Redpeak knowingly and maliciously slandered me. They portrayed my call to the fire department as a prank in a community-wide email, which is not true. Everyone could tell they were referring to me, even though they didn't name me directly. This portrayal is inaccurate. I never denied pulling the alarm, and I greeted the firemen when they arrived. The office staff had told them it was a prank, so they didn't try to open the door. That's why the message below is slanderous: "Hello Residents! Sorry for the midnight wakeup call! One of the residents in the B Building pulled the fire alarm. This is the second occurrence in the last month by a resident pulling the fire alarm. We want you to know this behavior is NOT tolerated. We want you to know that the office team has handled both incidences. We hope this behavior does not continue and we want everyone to be mindful and courteous to all of their neighbors! We hope everyone has a great weekend! Best, The Seasons of Cherry Creek Team" CLAIM 2: NEGLIGENCE - Redpeak negligently uses locks that can malfunction and cause hours of delay before resolving the issue. If this happens, Redpeak should have a plan to open the door and provide assistance to affected residents, including those with trapped children or pets or in case of a fire. The night manager's dismissal of the issue and telling me to sleep in the model unit was extremely negligent. The model unit is next to my apartment, and he left me, a desperate and intoxicated man, alone in a potentially dangerous situation. Redpeak is aware of this problem but still chooses to make residents wait until business hours for repairs by simply abandoning them, as it is cheaper for them. This will happen again, and Redpeak needs to develop a plan to reduce the risks residents face when locked out due to faulty locks. CLAIM 3: UNFAIR BUSINESS PRACTICES - Redpeak knowingly and maliciously slandered me. They used slander to essentially evict me by serving me a "notice to vacate," which goes on record at the clerk's office. The random fines they try to impose are part of this as well.
