KB Home KB Home is terrible!

I bought my house 2 years ago from KB Home in Castle Rock. This house has had one issue after the next and KB home is nowhere to be found in fixing the issue. Water pipes leaking, Walls not plumb or even straight. Holes in the sub floor they tried to fill with wood putty (and then covered it with carpet) that took them almost a year to come out and repair. They lied about the size of the shared driveways and they lied about the distance from house to house. They are a scam and the most grossly incompetent builders I have ever worked with.

KB Home Complete lack of ethics. Once they get the sale they are done w you

Absolutely NO communication, ethics, updates, quality control, follow through, and were 3 months behind schedule (home was done, less the repairs which have yet to be done from our walkthrough 4 mo. Ago... we just weren't allowed to move in). Utilities in neighborhood were not set up. The site was not set up for sewage. PGE was not set up for electrical. Even after our house was built. Yet they still took our money without a second thought. All the while keeping us in the dark regarding what we were about to go through. They never told us the real situation until we couldn't reverse the process. We only wanted our deposit back so we could find a home we may actually be able to move into. It gets really old trying to get extensions on an apartment lease and living out of boxes with no end date.

KB Home Horrible Customer Service

After our house closed in mid-November 2023, but within the first day, the house had a leak in the laundry room, which also affected the ceiling of the first floor since the laundry was on the second floor. There were NO appliances in the home at the time of that flood. Supposedly it was fixed. We started to move furniture in but within a week the downstairs bathroom flooded. Again, supposedly it was fixed. We moved in after that repair and within days the downstairs bath flooded AGAIN. THIRD FLOOD! They finally found a large rock that was blocking the main drain from the house to the street. Each time the downstairs bathroom flooded there was water that filled the bathroom and went down the hall, and into closets. After the last flood they removed the walls, baseboards and flooring. They repaired everything except the floor which we did ourselves, with the agreement they they would reimburse me. I had the floors reinstalled and paid $930 on Dec 9, 2023. I submitted to KB proof of my PIF status to the contractor. I have NEVER received reimbursement.

On Jan 24, 2024 we received an email from M. containing a "Settlement and Release Agreement". I have many issues with it, but the most pertinent ones being, first, they reference Creekstone development. We bought in Montalado. Second, they reference a dispute regarding our "purchase of 2 outlets for EV chargers". We never purchased that. Significant lack of oversight and review prior to sending. We refused to sign.

On Feb 9, 2024 we received another email settlement agreement from A. which is missing the second page. We received pages 1 and 3 only. Seriously who is running this circus? There was an error in construction prior to our closing on this house which you solely have a responsibilty to correct. I take exception to the fact that it is "solely as a gesture of goodwill" that you are reimbursing me. Is it solely as a gesture of goodwill that i am paying for this house? I will not sign a confidentiality agreement, especially since I have no money in hand. I will not release you "of and from any and all claims, debts, liabilities, ..." ( etc - you know the language - you wrote it) pertaining to the bathroom. There may be other issues that come up regarding that room in the future which you may still be responsible for.

I expect reimbursement for the floor which you had to remove to investigate flooding issues that were a result of the bathroom flooding multiple times before you could figure out what was wrong. In addition you should also be paying me for the inconvenience the repeated flooding caused us and the aggravation you have imposed on me simply because you would not live up to your initial obligation of reimbursing me.

I have already shared this information with others so agreeing to your terms of service cannot control that.

Recommendation: BE VERY CAREFUL PURCHASING A KB HOME

KB Home RUN!

Lets start at the prequalification.The loan officer assigned doesn't respond for days. We reach out to our Site Agent, who then gets an on-call loan officer to generate our first estimated worksheets. When our loan officer gets back to us, she does the same thing, but her estimated rates are far above what the other officer gave us. We are strolling by the house one day before the slab and realize they've duped our house with the neighbor. That was eventually fixed, but an unexcusable mistake on their part. Then we realize we have a drainage easement in the backyard. I know we COULD have found this if we realized we could get the plat information. However, not everyone has bought a home before, so it would have just be courteous to have this disclosed to us before we picked out a lot. There is literally NO communication with this Finance side of this company. Even after several conference calls with us, our Realtor, and the loan officer pleading to please contact us before blinding send out requests for our information. We have to ask the questions EVERY TIME. Fast forward a few months once construction has started. Slab poured, frame up, roof up, plumbing started... but yet no sign of contact from the Construction Mgr we were told we'd be introduced to. So after ME asking our site agent for his contact information, I finally get a hold of him to discuss so many things I have questions about as well as sloppy or incorrect work that has already been done. I'm told by him we'd have a pre-drywall and pre-con mtg he'd be scheduling in the couple weeks. That was over 3 weeks ago. I think start to inquire about the closing date. The loan officer speaks out of her job duties and says she estimates it to be 6 weeks delayed, but then offered no answers. I then contact the Construction Mgr by email; no response, by text; no response, and finally calling him at 8p at night; finally a response. He has no clue and insists we are on time but that he will get back with me with answers. That was 5 days ago. I get a random email from some Title company asking me to fill out information. I don't know if this could be spam, so again I go out of my way to contact the Loan officer to make sure it is legit. It is, but do you think a heads up email from her happened? Wo we complete that. Next random email is from KBHS asking to verify our assets. Once again it's crickets from the Loan Officer. I email her asking her to explain why KB needs me to give them access to my bank accounts and how much access am I granting before I just do whatever an email tells me to. Still waiting on her to reply. NEVER AGAIN IN MY LIFE WILL I BUILD WITH KB HOMES. The ONLY person that had her stuff together was the girl at the design center. So organized and streamlined! Since we are only about halfway with completion, I'm sure I'll have an update.

KB Home the right of the siding had different color

It start back in August 17 2023 when I notify John from KB home that the joint Ion the siding need chaulking. He went to chaulking the siding and try to paint the joint. He told me he notice the color of the right siding is different from the left. He also text me many times to contact the contractor to take care of it. Now it is November 2 2023 it still not painted.I bought the house on August 25 2022.

I wonder you can take care thnis problem because the Home Association will eventually give me problem.

KB Home KB Home loans - repeated request of some documents from different people

I purchased a home in queen creek arizona in July, provided all documents requested immediately. So far I have no clue on status of lock and loan. Every 2-3 weeks someone will contact through my email and ask for same inform/doc which I already provided to Nick Donlon. I called Nick to check, no response.

Very unpleasant experience with KBHome loans. Sales and Studio tour teams are awesome.

Desired outcome: Proper response and request all at once. I feel like they are asking same info again and again for time pass, don't want to waste my time without updates and no call returns.

Our tile is cracking, our walls aren’t even and in 2022 we started seeing mold pop up in our kitchen. KB Home Ceiling leaking in bedroom #3

I brought this home 06-13-2022 and paid $495k for it. Today the ceiling is leaking, after 7 attempts to call them. They finally called back and told me the home for pipes in the attack are under 1 year warranty. Who pays that much for a home with one year warranty on something that should be at least 15 years, even though it says 10 on your website. The dry wall on the ceiling is wet and could present a molding issue if not repaired soon.

KB Home 4k earnest money refund requested

5230 Anzueto San Antonio Texas 78261 - $4000 earnest money need to be returned.

My contract was cancelled by the KB lender because my credit repair is still in progress and the status of most of the accounts (13) are still in dispute and won't be completed by the close date of 6/15/2023. KB sales and all the other involved with my home build process knew that approval was conditional upon my credit repair being completed or score being where it needed to be to close. I didn't have the money for closing costs so the KB sales rep stated that the KB lender was offering up to 15k to assist w closing costs and that only if I went thru their lender that I could get the funds to cover the costs or they could possibly re-direct funds from a 25k discount I received on my house when I reached out about a price drop in home base price on the website but was told neither option was doable unless i went thru their lender. Unfortunately, after speaking with the KB lender he said that while my file was still in the credit repair/dispute process that there was nothing they could do and once it was completed then I could come back and re-apply. I requested the return of my 4k earnest money so I can use it to pay off some of the debt associated with the credit repair or settlement payments I will need to make to help repair my credit. To this date i have not heard from my KB sales rep. I have texted repeated times as well as my realtor with no response. The whole point in me getting a house was to provide a safe home environment for my daughter and for my parents to come live with me as my mother has breast cancer and my father is stage 4 kidney failure and is on the transplant list and will need my help in care if and when he gets a new kidney. I am single mother, disabled Army veteran with my own severe health issues who needs the earnest money returned to hopefully one day be in a better position to buy a home. As of today, I still do not qualify due to my credit repair status of accounts still being in dispute even though the credit repair team is working hard to clean up my credit profile. Time is my enemy at this point as it will take time to let the repair work itself out and with closing being this month 06/15/2023. Again, KB was already aware of my situation and offered to start the build process and have me sign the contract knowing i was in credit repair and my approval was conditional upon credit score being where it needed to be at closing. I am already heartbroken...actually my daughter is the most heartbroken that the house me and my daughter designed, buried a bible in the foundation and wrote blessings/scriptures on the frames won't be our home anymore. I'm even more hurt that I feel like the way I'm being treated as a disabled veteran and woman of color who is a single mom...4k is a lot of money. The fact that i have literally reached out many times and have been ignored has tainted the whole home buying process for me especially with KB Homes. If this is how they treat their customers or even veterans, then that speaks volumes and i would definitely never recommend this builder to anyone. Also, KB sends over cancellation documents for me to sign but on 1 page it says i get it back and the 2nd page says that i don't. So, i feel like they are trying to trick me into signing incorrect documents. Then i was overnighted a letter from regional sales manager requesting a letter from my lender which has already been emailed but also said there was a self-addressed stamped envelope included which there wasn't. So, i do feel like they are purposely trying to make it to where it looks like i am not providing what needs to be requested by the date requested. No information (phone number or email) was provided for the regional sales manager, and they said to reach out to the sales associates, but they aren't responsive either.

Desired outcome: I would please like a refund of my 4k earnest money so i can use those funds to pay off or make settlement offers for any of the accounts the credit repair team cannot resolve.

KB Home Water in my concrete

We are really frustrated with this whole matter. Buying a house is a wonderful dream. However, our experience has been a nightmare from the beginning. The first ten days of purchase, we were told if you notice anything wrong with the house let us know. We did. We saw lumps in the vinyl. Carl, Tony, and Rick came out to look at it. A test was done on the concrete and it was determined that water was in the concrete. They offered to put new floors down, put us in a hotel, and let us pick out new flooring. My husband said, "That's like putting on a bandaid, it's not fixing the problem. I tried to get in touch with Carl via email, text, and phone calls, but to no avail. I was driving up in my driveway and noticed my neighbor getting his floors done. I asked him,"How did he get in touch with Carl? He told me he was trying to get in touch with Carl too. He found out Carl is no longer in that position, it's John. He gave me John's number. I called John and told him about my house, water in the concrete. He stated that was his first time hearing about my home. He would look into it and get back to me. He called me back a few days later and informed me he was going to do a 6 month evaluation. He came out with Tony. Tony asked me, "Did you get the email, your house was built a week early." I told him no. He asked, "Did you get the email of the results from the water being in the concrete?" I stated, No, John then started talking about replacing the vinyl. I asked if they retest the concrete? John set up a test to be completed again. Leonard's Flooring came out and stated he was instructed to test the same spots that were already opened. I asked wouldn't that spot be dry considering it's opened? So, we, my husband and I decided to call American Restoration to come out to test our floors. They did. the reading on the vinyl was 99.9% moisture, even by the front door. I called John a couple of weeks later to ask what was going on? He stated, "I had been trying to call you, I have a number with Jones by it." I told him, it must be another Jones. However, he stated, "I am going to send you the before and after email of the results from the tests of your flooring. The second test showed your flooring was completely dry. I informed him we had a test done and it was 99.9% wet.

This is absolutely ridiculous. John is suggesting fixing the parts of the house that have vinyl with some dryers and fans. But if the WHOLE foundation of this house is compromised/wet, what am I missing? What I do know, water causes mold and mold can kill you. We are older, my husband is 67, we both have medical issues. We definitely DO NOT need to add mold as one of them.

KB Home Homesite: #10, Beterra, New Hill, NC 27562

I signed contract with KB Homes on May 13, 2023 with the earnest money of $10,000 which I gave via check for another homesite where I transferred it to. It was clearly mentioned as below on the agreement copy

"Failure to Obtain Commitment. Prior to the Loan Approval Deadline, if Buyer’s loan application is denied or Buyer obtains an unsatisfactory loan approval (in Buyer’s reasonable discretion) Buyer may cancel this Agreement with written notice to Seller and receive a refund of all Deposits."

Due to my present financial situation, my loan prequalification got denied and KB Homes is not paying back my deposit money back.

What is my legal rights here?

KB Home Roof and Ceiling in Garage

After the storms, i saw that a partial corner of the roof is up, and I also found that a tile from my garage ceiling is off, I am very concern, that something is on the roof that created this issue. I need someone to resolve this. It was not like that, but after the two storms we had something must have happened that pull up the garage ceiling (one Tile), again, concerns are that something happened to the roof. If someone kindly get back to me, it would be greatly appreciated.

Desired outcome: To have it fixed. That is it, this house closing was in December, I moved in February 6, how can this be? Please advise.

KB Home Non return of earnest money deposit(s) 16,249.00 $

This paints an overall picture of why our faith and trust in KB is no longer there. We wanted to buy a brand new home, and not a home that has been damaged in multiple places and patched up. Leaks, damage, carelessness. KB argues that the house has been fixed of all reported damage, but we do not trust the underlying foundation and structural work.

Desired outcome: return of 16,249.00

KB Home Contract and new home build

Update: No meter installed as of 3/27/23, contract and loan disclosure has been incorrect for months. Constantly notified it was NOT correct. Date is 3/19/22. Sent a contract to end on 3/30 and a notice for a loan disclosure, in which has been incorrect for months. Next, a change notice. Southton Cove in Elmendorf, TX. I signed a sales contract with KB homes LLC in Mar 2022 and as of Feb 15, 2023, there is no completed home build. The 270 day- lock rate expired on Feb 13, 2023. Mysteriously, after checking the portal on Feb 15, 2023, the lock date was changed and the closing date is now, Mar 10, 2023, changed from Mar 3, 2022. No communication, EVER! No response to email and I did not receive a phone call. Over the last 12 months, text messages were received from different cell numbers; no call. The first walk through was set for Feb 17, 2023. No way! The dwelling is so far from an initial walkthrough. This is beyond grievances, it’s inhumane to provide a below zero product/service. Delays, no communication, incorrect documents and list continues - I was told, you will not get your earnest money and funds paid at the Studio; $6232 paid. So, I guess the resolution is to purchase a home without any walkthroughs! There were numerous delays, extreme lack of communication on the loan side. Today, the dwelling has no grass, no toilets, no full electrical, no meter/CPS, no shower, faucets, poorly constructed. I travel from Dallas/Fort Worth to Elmendorf periodically view the build - nothing was progressing in this subdivision. Spoke with a sales manager today and the only thing he can emphasize is that you won’t get your earnest money back. It’s been almost a year, for a structure that has broken boards, no hot water heater - THE HOME IS NOT LIVABLE! The loan disclosure is still incorrect! It’s deceptive! Hoodwinked, tricked and misled. I had no communication with the loan officer until last week for 6+ months and that by text. The salesperson sent notice to call, which was last week for a loan review, then requested a credit pull on Feb 6, 2023. In Jan 2023, I was offered a ‘deal’ to change properties in the same subdivision. KB Homes, LLC has caused absolute havoc! No one will take accountability! WRONG IS WRONG!

Desired outcome: Return funds of $6323. It’s been over a year, no walkthrough or provided information about the build process. Absolutely no contact or communication.

KB Home Awful Master Bathroom design

I bought my first KB home as an investment property in Lathrop, CA(Standford Crossing). I will be providing the address on request.

The design of the master bathroom is so awful that the access is restricted from the left side, on my complaint, KB sales and construction leads acknowledged the mistake, but still, the closing and walkthrough happened. The solution that the construction lead is offering impacts my tenant moving dates, which involves more losses to me.

I have never seen such a bad design in any of my other homes, looks like a very unthoughtful design.

Monetary losses: I lost 2-3 months of tenancy as all the prospective tenants turned away due to the master bathroom design.

Desired outcome: Refund for monetary losses and I will engage my own design/contractors.

KB Home Hole in the wall , door locked , issue with widows , doors , AC and response time

Hello ,

I filed a complaint 3 months ago about doors and windows not closing properly thru email , I get a reception response but no one call me yet. This time they replaced mu AC unit , I found a big hole in the wall and they lock my bathroom door,KB did not provide me with a door key , I was obliged to open it damaging a door frame. I email, call ... and always the same thing : no response.

This is a new home, closing date 10/2022 and I am getting a very bad experience with my warranty. Next step , I will take legal action.

KB Home Electrical. Lighting in KB home had to be replaced

On February 3 rd 2023 the tenant reported 12 lights flicker constantly. On February 9 th. A licensed Electriction came out and had to replaced 25 lights basically every light in the house at a cost of $ 1249.00 dollars originally the cost was 889.00 but more lights started to not work so the original 12 light replacement became 25 the house is under 20 months old . I asked focus electric to come assess the problem but the refused , they were the original company that did all the now home electrical . I would like to reimbursed for the cost …….both focus electric and MR sparky company agreed the reason for the repair was cheap inefficient lighting chose by the builder KB .

Desired outcome: I would like to be paid 1249.00 $. I would appreciate any support cost wise . I feel a new house like this should not require this expensive repair thank you Paul Hinshaw email is raider [protected]@cox.net. [protected]

KB Home Warranty

I'm fine complaint on Deer Run Meadows I have had more than 15 issues with my house some have been corrected some have not it's been 6 months these contractors tell me they're going to show up at a certain time they do not specifically today and nobody from KB Homes gets back with me the warranty guy or his boss who is Chad or Jimmy in this community it's completely pathetic I lost several days of the warranty stuff people not showing up have to reschedule all the time and I'm sick and tired of putting up this I've done this over 15 times I just unacceptable in my house they have till 5:00 today to get back to me or I'm calling a lawyer because this work is not being done in a fashionable time the people that you hire so you are liable as well and the contractor have an obligation under the warranty contract that they're supposed to show up when they tell us to show up we were there they did not show up again today

Desired outcome: I want the job completed that they started and for them to be on time to get the damn job done
