Slow approval and approach to home owners concern
I have been applying for the approval of my fence permit for almost 2 weeks. The messenger for camella quezon was not reliable all the time it tooks several days to seen my concern. That's why the approval for fence was too delayed that causes me too much problem. My leave from work will be finish In a couple of days and yet the construction in our house was not started yet. It's too disappointing that you own a property but you need to seek permission first and the approval will.took several weeks that was too annoying for me.

Worst service ever!!!
Camella provence has the worst engineer and coordinator ever! Our unit has been turnover to us last june 2022 and up to date the electricity is still not connected. Been following up with ann but never got any help, she kept on saying that russel cannot be contacted, like what kind of engineer cannot install this electricity for more than 1 year? We have wasted a lot of time, money from calling and effort. We bought this house to stop renting but up until now we are still renting as this people never did anything. Think before you buy. Worst service ever!

Camella Homes Review: Unbearable Living Conditions and Poor Management
I've been living in Camella Homes for 5 years now and I must say, it's not getting any better. The more people that move in, the worse it gets. Parking has become a big problem with so many houses and people having multiple cars and dogs, which leads to more barking all hours of the day and night. The playground they installed a short while ago is already broken and the area is littered with sharp rocks. It's the worst area for kids I have ever seen.
The new section is jam-packed with houses and they are already having issues with parking. Just a couple of people have moved in and it's already a nightmare. I can't imagine what it will be like when more people move in. They also had to replace the ceiling in about 5 units for structural issues. What a complete joke! After 11 years, we STILL don't have a completed perimeter wall. It's unbelievable that people don't pay their dues because the management company does NOTHING.
Overall, I would not recommend Camella Homes to anyone. The problems just keep piling up and it seems like management is not doing anything to address them. It's a shame because the location is great, but the living conditions are just unbearable. If you're looking for a place to live, I suggest you look elsewhere.
Camella Homes Review: Poor Customer Service and Shoddy Build Quality
I gotta say, Camella Homes ain't exactly the best when it comes to customer service. I've been trying to get in touch with them for ages, but it's like my calls, texts, and emails just disappear into thin air. Honestly, if you're looking for your dream home, I'd steer clear of Camella. All it's brought me so far are years of headaches and frustration. Save yourself the trouble and look elsewhere.
Disappointing Experience with Camella Nueva Ecija: Delayed Utilities and HOA Fees
We were so excited to finally have our own family house in the Philippines after working hard abroad for years. We chose the Ella Model House from Camella Nueva Ecija and it was turned over to us in December 2019. It was supposed to be a great vacation for the whole family, but unfortunately, we were not able to move in right away because the water and electricity lines were still in progress. The Management assured us that they will be installed in due time, but we were left disappointed and frustrated.
Fast forward to 2022, and we are still waiting for the water and electricity lines to be installed. Our house has started to depreciate without us being able to enjoy every bit of it. To make matters worse, Camella is charging us HOA fees every year, even though we have not been able to fully utilize our house. It's a frustrating situation, and we hope that this time when we go home for vacation next month, we will finally be able to stay in our unliveable house at Camella Nueva Ecija.
As a Camella homeowner, we wanted to share our experience with others who may be considering purchasing a house from them. While we appreciate the quality of the house itself, the lack of progress in installing basic utilities has been a major disappointment. I gotta say, I had a pretty rough experience with Camella Homes. I paid for my unit in full at BDO bank, but they didn't have the title ready for me. Instead, they gave me an endorsement letter and a certificate of full payment. When I asked the bank about it, they said they only got a guarantee letter from Camella. It's been 5 years now, and I still don't have my title because it's apparently stuck in RTC for re-institution. Camella keeps promising to get it sorted, but they blame Covid for the delay. I've tried emailing them, but they never reply, and when I call, they always say the person in charge isn't around.
To make matters worse, the quality of the house itself was pretty shoddy. When they turned over the unit to me, the window wasn't installed properly and couldn't be closed. The light switch was also broken. They convinced me to sign the turnover documents first, promising they'd fix everything, but they never did. A few months later, the walls had cracks all over them and the paint was peeling.
Honestly, I'm pretty disappointed with Camella Homes. I expected better from a company that's supposed to be reputable. It's frustrating that they can't seem to get their act together and fix the issues with my unit. I wouldn't recommend them to anyone looking for a new home.
I wish I have read this before I bought a unit from Camella. Now I really regret it. I can’t back out now since they told me they can’t do a refund since I’m still paying the downpayment for 8 months now. It’s so frustrating!
Disappointing Customer Service and Quality of Life at Camella Homes
After I bought a house from Camella Homes, I noticed that they lost interest in me as a customer. Whenever I had complaints, they reacted sluggishly and didn't seem to care about my concerns. To make matters worse, there was a construction site close to my house that lasted for a whole year. Every now and then, someone would add something to the site, causing constant noise and disturbance. Even when I tried to work remotely overnight, I couldn't sleep because there was no such thing as silence in the area.
The only time things were somewhat peaceful was during the total lockdown. However, even then, the dogs in the neighborhood would bark all night long, and their owners wouldn't do anything about it. It was also common to find dog poop on my own property, as none of the owners bothered to clean up after their pets. To add to the noise pollution, motorcycles with loud exhausts would zoom by at all hours of the night, disregarding the statutory speed limit of 20kmh since there were no decelerators on the road.
Overall, I felt like Camella Homes didn't care about the quality of life of their customers. They sold me a house and then left me to deal with all the problems that came with it. And there were many other bad things that I experienced, such as the poor quality of materials used in the construction of my home. Elements of the steel structure were already rusted during bricklaying, and no one bothered to protect the steel. This will lead to the building being weakened significantly after a few years.
The finish of the house was also not up to standard, especially considering the amount of money I paid for it. It felt like I paid a few million pesos for a home that was only worth a few pesos. But who cares, right? Camella Homes got their money, and now it's my problem to deal with all the issues that come with living in one of their houses.
Camella: A Horrible Set Up - A Review of the Developer and Its Services
When my friends found out that I was paying for a house in Camella, their immediate reaction was, "Wow! Camella! That's big time!" However, when I started sharing my struggles, they advised me to just rent instead. We are now in the pandemic era, and what we need in life is a stable internet connection for work from home and online classes for our children. Last 2020, when we tried to inquire with PLDT/GLOBE, as soon as they heard that we were in Camella, they immediately said, "We cannot provide service there, only Streamtech. We are not allowed in." So we moved on. It has been two years since the pandemic started, but the situation is still the same. I mean, you are paying for a house, but you cannot even use it properly because of the poor internet connection. We were desperate enough to try Streamtech, but even their website application had errors. No matter how much we searched on Google or Facebook, we could not find a single positive feedback to use as a basis for gambling on their ISP. And as I read in other comments, the walls are easily cracked, and the bathroom is not fully tiled. They are right, if you want to waste your money, then buy property in Camella! It's a horrible set up! If you want to patronize the Villars', then this is the place for you. Camella Developer, Prime Water, Planet Cable, Streamtech internet - all of their services are a letdown.
Camella Homes Review: Pressure to Pay Off Loan for Uninhabitable House
I recently purchased a unit in Camilla Homes and have been making monthly payments without any delays, even during the COVID-19 pandemic when the development was put on hold. However, I have had some issues with the company that I want to share with others who may be considering buying from them.
After paying for a couple of years, I made two consecutive large payments. Unfortunately, Camella Homes spread these payments out over the following months and still charged me interest on them. I had hoped that they would reduce my balance, but that was not the case. Additionally, they pressured me to pay off my loan in full or face a high interest rate of 16%. I asked for at least a year to pay it off, but they only gave me two and a half months. They continued to pressure me to pay off the loan quickly, which left me with no choice but to take out a loan from the bank at a 6.5% interest rate.
The most frustrating part of this experience was that when I finished paying off the loan and was ready to move into my new home, it was not ready for occupancy. There was no water or electricity, and it was not compliant with basic living needs. I felt like I had been scammed by this company. I am now paying interest on a loan for a house that is not ready to live in. The pressure they put on me to pay off the loan quickly was not fair, especially since the house was not ready for occupancy.
I wish that Camella Homes had been more transparent about the readiness of the house before pressuring me to take out a loan. If they had waited until the house was ready, I would not be paying interest to the bank. Unfortunately, nobody from their company told me that the house was not ready until after I had taken out the loan. I feel like they are scammers and want to warn others to be careful when dealing with them.

The quality of their homes is terrible - they use the cheapest materials available and there's little to no oversight on the contractors who always cut corners. The work they do is so bad that you'll have to go in and fix or replace it yourself. And when you do, they'll hit you with a bond - which is just a fancy way of saying they're stealing from you. You give them 5000 pesos and they only return 4500? That's just not right.
The monthly fees are a joke, and there are stray dogs everywhere. The roads are terrible and there's only one broken-down playground for all the kids in the area. This is supposed to be beautiful living? It looks like a new development that's already 10 years old. If you want to buy property, stick with a house and lot. But stay far away from Camella Homes - they're the worst of the worst.
The walls are uneven, the paint job is terrible, the bathroom tiles are cracked, the doors fall off, and the roofs leak. And to top it all off, you only get a one-year warranty on your roof. Can you imagine that? Most people end up having to sue just to get anything done. And to make matters worse, they keep playing music that's part of their marketing and refuse to shut it off. I've complained many times, but nothing ever changes.

Camella Quezon Home Review: Poor Quality, Bad Service, and Limited Warranty
I started building my Camella Quezon home before the pandemic hit. I knew that the pandemic would cause delays, but Camella kept rushing to complete the home and used three different contractors. Once the turnover was complete, I ran into a few issues.
Firstly, one of the upstairs C/R did not have a pipe connected to the other pipes in the house and began leaking once we finally used it. Secondly, they used two different tiles on the bathroom floor that we didn't choose. Thirdly, the grout work looks like a two-year-old did it. If I could upload a photo, I would share it with you. Fourthly, the paint is bubbling and peeling in one room. Fifthly, electrical outlets and switches stopped working within six months. Lastly, we are only allowed to use StreamTech internet provider, which is only second to PLDT for cost. The funny thing is that they force us to use this company that stated they cannot provide the service in the phase I am located.
The office workers cannot think outside the box. They will only file a complaint and will not follow up with you or keep you informed. A coworker's wife warned us not to buy Camella, but I didn't listen, and now I'm stuck in a hole I put myself in.
The home warranty is only for 30 days, which says a lot about their product. The length of the warranty shows that they use low-quality resources. Think about how long Samsung, Apple, or Honda's warranty is. They can give you a long time because they know it lasts compared to a Camella home.
If you want to spit in your own face, then buy a Camella home.
Nightmare Experience with Camella Homes: No Improvements Despite Paying Almost 8 Million Pesos
Camella Homes is a real estate company that has been around for quite some time now. They offer properties that are affordable and have a good location. However, my experience with them has been nothing short of a nightmare.
It all started when we were enticed by one of their agents, Ate Mel, to buy a property from Camella. At first, everything seemed to be going smoothly. The agent was responsive to our texts and was very accommodating. We did the contract signing and started paying our monthly downpayment. We were excited to apply for a loan as early as August 2017.
Our account officer, Ms. Mary Rose Citron, called me in September and October 2017, asking if our loan had been approved. I told her that it was still in the process. The bank then called me and said that they would only release the loan after at least 30% completion of the project. I visited the site, but I didn't see any improvement. I reported it to our account officer, and she said that they would prioritize it. By November, 30% of the project was completed, and our loan was released in December 2017. We started paying our loan in January 2018.
However, after that, we never heard from our account officer or anyone from Camella Homes. We paid them the whole amount, which was almost 8 MILLION PESOS, and we didn't receive any updates or improvements on the property.
We visited the site in March 2018, and there was still no improvement. We went to Star Mall to ask about the situation, and they said that it would be finished in 2-3 months. We patiently waited until June 2018, and when we returned to the site, there was still no improvement. I went to Star Mall again, and they said that it would be finished in 2-3 months. I was worried and started reading about Camella Homes. I was overwhelmed by the number of complaints against them. I learned that I needed proof of what they were saying because they would deny it in the end.
It's now September 2018, and it's been 9 months since we paid them almost 8 MILLION HARD EARNED PESOS. The property has not improved at all. The walls have moss, and the steel has rusted. I emailed our account officer and the engineer, asking for an explanation and timeline for construction and expected turn-over date. However, I didn't receive any reply from them. I waited for a week and emailed them again, telling them that I was contemplating seeking legal counsel if they continued to ignore me. Our account officer replied, saying that she would ask the engineer why our property wasn't being worked on. I emailed the engineer, Mr. Viel Rimando, Mr. Honeyboy Catalan, and Ms. Mary Arcilyn Eliseo, but I still haven't received any reply from them.
I went to the site again today, and there was still no one working on it. It's been like this since they received our payment from the bank. If you want to experience inconvenience and headaches, buy from Camella Homes.

I am one of the Homeowners in Camella Toril, Davao City. Unfortunately, even until now, we don't have a water connection. Imagine living in a Camella subdivision without water. It's been more than 2 years but still no water connection. We have water rations everyday except Sunday but that should not be happening as they have to comply with providing us with water connection. It's really frustrating. I am Allan G Dela Cruz a home owner of block 17 lot 40 Camella bucandala phase in Alapan 2b Imus, Cavite. Im filing a complaint with this rude contructor of Camella bucandala phase 4. Im just asking them if they have s permit from camella because they dont even have a sticker permit attached on their window that they are renovating..i asked Property manager, securitry guard OIC they said "may basbas ni engr yan"..they constructed fence, extension etc. and contructor dont like to park may car infront of they constructing EVEN at night only..because he said they have project there and the e-bike and motorcylcle he owned was parked there overnight.he also said that 3 units block 18 lot 11,12 and 13 was he's project to construct the fences and extensions with any building permit from cityhall..because camella was planning to turn over those units with fences and extensions. I just want to raise complaint about camellia home. I brought unit since 2019. And they promise me after completion of down payment they will turn over the unit.
I understand that during 2020 we covid situation so I understand there side.
But now its 2024 already and they keep promising me that after another quarter they start to build the unit.
The last update from them i email them and saying the construction is on hold when they promised me that this 1st quarter of this year they will start the construction and by aug the turn over the house
In short not even single hall has been start to build.

Permit
We applied for a permit to complete our carport and fencing. We completed our application with the engineer in Subic to his satisfaction on December 10, 2023. He promised our permit in 1 to 2 weeks from that date. It is now about 8 weeks later and still no permit.
We have been to the office in Subic and tried other avenues to find out where our permit is and no one can tell us, or will not tell us.
We have received permission to move in material for the work and also verbal permission to perform interior repairs (plumbing leaks, electrical shorts, termite infestation) and finishing so that we can at least move in to our own home.
We still can't complete our carport, sidewalks, fencing and landscaping without the permit.
We've been promised the permit at least 3 different times and still received nothing.
No one seems to know anything at this point.
This is very poor performance - we can't work on our own house - it is our house isn't it ?

Agreed Ali - We still have not received anything. We even re-applied. They use "catch" phrases/words like "we will followup" but we have not received any followup. No updates, no progress reports, not even approved/not approved comments. We're not even allowed in their offices anymore.
Permits are only supposed to take One Week (their own words) it's been Four Months and we're still waiting.
Does anyone know if the property manager or engineer has a boss or if there a government authority in the Philippines who can help consumers in these situations?

Good evening. Apologies on late email. I am Carlene Doton and I just would like to follow up on my unit located at Block 12 Lot 5 Phase 1 Camella Pulong Buhangin Sta Maria Bulacan.
Downpayment were paid in full last October 18,2023, but no feedback yet on the OR for almost a month now. I don’t hear any feedback also of the set timelines to turnover the unit since the based on the advertisement it’s RFO. Can you also enlighten me on this as I have to set timelines also of my activities in the next coming months.
By the way, I was able to accomplish the application on Electricity connection last November 4 through the help of Ms Jessica. And I asked her also to follow up on my queries but no feedback yet and I understand that this is really beyond her control.
I would really appreciate if you guys can enlighten me on this matter. Thank you.
Extension constructed at the back of our lot
We live at Block 31/16 Camella Alta Silang and our neighbours behind our lot have constructed a double storey extension, the height being above the height of all surrounded houses, conflicting with the deeds of restriction. How was theis allowed to happen, no permit is shown. Further more they have extended at height without leaving room for ventilation, as stipulated in the Camella building regulations. Once again, how was this allowed to happen. Does no one inspect the work or check that permits are being followed/? The House in question is Block 37 lot 11. When raised with the Apponted Vice President, the response, paraphrased was, ' It is his house he can do as he likes' Really is there no control on extensions and building?

decision I ever did in my life. If you are planning to buy a house don’t buy here. Because they don’t just give you a house but they will give you the worst bad memories. They will start your life with lots of disappointments and frustrated emotions. It is not a good start for so called your “dream home”. My unit supposed to be turn over last september 2022 I also done paying my downpayment but still this year not yet turn over until my contract as an OFW expired I do not have have proof of income because the bank emailed me last may and I am at the philippines so they didnt accept my loans because I do not have proof of income first I suggest to downgrade but I dont have enough money for transfering my account since I do not have proof of income and I finally decided to cancel but they didn't always reply to my answer . My unit was at Quezon province brgy Isabang Tayabas Quezon. They told me that it was under maceda law but they tol me it was not half of the total payment . Im fully paid for almost 3yrs now. But Camella homes cant release the titile because they said its still with its mother title. Everytime i follow up There is no response, i have to go to their head office bit still no response from them. I loaned this with the bank but when im fully paid the bank says Camella has not given them the Title. But other owners already got their title of land

water installation complaint
i just wanna report this complain in Camella Sorrento in panipuan mexico pampanga because no one taking action for this Concern we applied for our water installation in May hangang ngayon wala parin po kami tubig September na sabrang hirap mag igib ng tubig araw araw para lang meron kami magamit araw araw ganito po ba yung system ng camella bkt kami binigyan ng ready to move in na letter kung dipa ready yung lahat paki aciton na nman po yung water installation namen kc sabrang hirap mag stay sa bahay ng walang tubig mag 4months na wala parin silang action sana mapansin po yung concern nato salamat
Drainage system Clogged manhole
Water is stuck infront of my house because of the clogged manhole.
Can no longer flush the toilet because the cesspool is already full.
The overflow of cesspool is connected to the manhole.
I have reported to the assigned Engineer through email and to the assigned PM but have no action yet.
Please note that only the manhole infront my house is clogged. Other are working as per checking.
This is very urgent, we cannot flush the toilet.
Roof leak
We purchased a property under Camella and its very stressful. The property was turned-over last February. During punchlisting, we raised our concern regarding roof leak. They fixed the concern for more that 2 weeks. During the move-in briefing, they stated that roof leak concerns is covered by warranty for 1 year. We recently noticed again that there's a leak and it seems that they just repainted the marks before the actual turnover.
We raised this to their PICs, but they are not responding. Purchasing a unit under this developer is a no, so please, please avoid this company! Its very disappointing.

I gotta tell ya, I had a pretty bad experience with Camella Homes. I mean, seriously, stay away from these guys if you can. They're a bunch of crooks, if you ask me. Honestly, I would recommend that you bring your business elsewhere. There are plenty of other companies out there that are much more trustworthy and reliable. And if you don't believe me, just search for Camella's reviews online. You'll see what I mean.
