Unethical behavior, refusal to make needed repairs, harassment.
Since I moved in on 2/01/20 to my supposedly brand new unit, the storm doors have never closed, nor sealed properly. The office has flatly refused to fix them. In addition, there is a trip hazard in front of my primary entrance, which they have also refused to fix. I am also paying $83.00/month for a storage unit, because the pad behind the unit is unusable, and the management has refused to replace it.
And now, they are refusing to accept my rent, because of a mistake that THEY made, resulting in a $3.00 discrepancy between what the rent should be, and what is on the signed and dated contract of lease. They are also harassing me with insistence on making me pay $49.00 late fees, because of THEIR refusal to accept my rent checks, after 9 months of doing so.
The resultant stress has disrupted my sleep, my ability to eat, and my general peace of mind. I do not know why they believe they have some special authority to alter a signed and dated contract, but considering the absolute refusal to make necessary repairs, and the additional cost to me as a result, can only be considered ludicrous, at best, and unwarranted harassment at best.
Desired outcome: Honor the contract as written, make the necessary repairs, reimburse me for the additional expense of paying for a storage unit I should NOT need.
Tenant of 18 years, application gets denied??
How can they deny a tenant that has lived here for 18 years, has never had any problems, complains, notices, or has never been late on rent.
Tenants mom has owned this mobile home for 18 years, 2 years ago she had to move into assisted living. Passed home down to her son, his wife, and their son. Whom lived here with her, son for the 18years, and the wife about 8years.
2 years they have been here, with out the mother. Never missed a month of lot rent, never any complaints, notices or anything. All us neighbors love them, they are the sweetest family, keep their home and yard nice, I have even seen them clean the empty lot across the street, and road way. Just because they don't want it to reflect badly on their home and yard.
The office is just now asking them to do application to switch things in their name, no problem because they have been trying to switch things. But there is never anyone in the office, or no one calls you back or we didn't even have a property manager, for months.
They filled their application out, offered to pay up to 12months of rent, because the husband has been unemployed/no weekly income at the moment and only for the last month. Offered to pay lot rent in advance so the no income atm wouldn't hurt their application. But guess what? They got denied. How? Why? Especially since there are people in our community that has the cops at their house, multiple times a week. People getting child endangering charges, kicking cop car windows out, don't get me started on the people they have working here, I could go on and on
This family deserves to keep their home, they are the kind of people I want to live by, not all these other people they allow in here. I just don't understand! They just want to raise their son in the safe great community, the father grew up in. 18 years he has lived here, 18! With zero problems, zero missed payments, willing to pay 12months advanced in lot rent. They own the trailer how can they not take any of this into consideration.
The community has their backs and wont give up...
Desired outcome: help them keep their home.
We are thinking the exact same thing is about to happen to us, we haven't heard back on our application in a week. My dad is the would be owner but it would only be me (his daughter) and my family living in the park
I hope somehow someway those people got to keep the home they already owned.

This is a crock of crap. I'm so angry right now. My seriously ill neighbors family came in from the airport yesterday and they towed the car. When a call was placed to Vicky explaining why there were so many vehicles, it was met with "ZERO" compassion. What type of person is managing this park. Disgusting

So we now have a new rule… no parking on the street if you have room in your driveway. I found this out today because my car was also towed. My husband caught him before he got out of the park and he brought it back. We only had to pay $60.00 because he didn't get it to wherever they were taking it. They were very quiet. I thought someone stole my car so called the police. I have never heard of this before. Towing guy said he is in here looking for cars parked on the street 5 days a week. I've never seen him before! What a load of crap. We were tol you could park on the street for up to 5 hours. People need to be notified if the rules change, also some no parking on the street signs. What about our visiting family? I am calling corporate tomorrow and husband is talking to Vicky. They should have to pay us back. I read what they did to visiting family and rental car. This is ridiculous.
I want everybody to know what happened to my neighbor last night they have hospice down there her husband he's going to pass, family has been in and out since yesterday morning, The one daughter who got in late last night with a rental car was parked on the street not in the grass they had her car towed away,
And Vickie knew that he was going to pass because her family members went down to sit at the pool not swim because hospice was there and getting ready to Bathe him so Vickie came to chase them away and they told Vickie why they were there( and these people were told about the rules and they understood so they left )So Vickie knew what was going on down here and still had that car towed away you've got so much to deal with right now just knowing her husband is dying and do something like this. Now this girl has got to pay a couple hundred dollars to get that rental car out of the storage.I'd like to ask a question do we have something that we can take up a collection to help pay to get her car back
Targeting, harassing
We moved into Country Village in March of this year 2021. The house we purchased was in need of extensive repair inside and out.
The manager was fully aware of this as she was the one who sold it to us.
While doing repairs we had a small cargo trailer to haul materials from Home Depot.
After a week or so we received a notice to relocate the trailer. We thought this to be a little strange as we were waiting for more materials from HD. We relocated it to a friends house 30 miles one way to get it every day for another week til finished.
The stucco skirting around the front and side of the home was in deplorable condition with numerous large holes and deteriorating stucco. We were told this had to be fixed with no details about how.
With the pandemic it was impossible to find a stucco person we replaced it with vinyl skirting with many compliments from our neighbors. Our manager saw us doing this and said nothing.
We went home to PA for the summer only having to come back to OC for Dr appointment in July only to find another notice taped on our door. This makes 4.
This notice stated the skirting had to be stucco and match the existing stucco. Nobody had ever heard of this.
Before we left in July we told the manager we had contacted Shapiro Stucco and start date would be in October.
We just got back to Country Village for the winter (Oct. 3rd) and found another notice taped to our door regarding the skirting.
I will forward a copy of this notice.
Other residents in the park say they have never heard of such a rule ?
Now we are being threatened with possible eviction if not remedied in time.
Would you please do something with this person? We feel we are being targeted for some reason.
Most residents in this village are retired and just want to live what's left of their lives in peace not having to come home and find ridiculous notices taped to their door. That is all we want as well.
Getting my car towed
I'm complaining because on Thursday my car and my husband's truck got towed. I get it as to why they towed mine because mine was stepping on the grass and his truck was behind me. They didn't even give us no warning or anything they just ended up taking both cars and I don't know why they didn't leave his truck behind. I feel that we are paying too much for the lot for us to have gotten towed without having a warning before hand. In the end we ended up paying $500 for both of our card and I would like to get a refund for having his truck towed.
Avalon
Yesterday the roads were painted black at Avalon rv park in the morning and cones were placed to prevent driving on them ( although some still did) bikes and people walking were still able to access the perimeter of the part as not all roads were painted…or coned off also I gave videos that no signs were posted indicating no one was allowed on the newly painted roads .. last night while riding my normal bike ride around the perimeter of the park after a few laps Nathan's wife told him I was riding my bike even though she had been walking the dog on the same road and told me I wasn't allowed on the roads I said yes
The roads are dry then Pam appeared ans began yelling and sone friend of hers sprayed me and my bike with water from her hose today Pam told me I would be in trouble as bd get a notice today . Pam told me this morning that she owned my lot when I asked her to leave as she was causing a scene… if the road is blocked when I get home tonight I will be removing the rope and gaining access yo my lot it I am denied I will be calling out largo police department to witness this and Allowing my access to my lot 469 today this is very troubling and hostile behavior from your park manager and employees

Too many excuses do not keep updated info in resident file. Will take money from you and from your card. But will not take a approved raft application. To pay past rent and the 3 months forward. Was told to do a residency application if approved and show proof mymom put title in my name then they would fill the landlord side of raft so I would not be...

The maintenance man at Mountainside once again is at it. This time he is going on OUR property and putting green stickers on cars claiming to write "Registration expired" on them and said will tow. He CAN NOT tow and has no authority to do any ticket. He can not come to my property and take my car. That is theft. I have homeowners insurance on this car, it is ON MY PROPERTY. He is not parking authority, he is not registered with any law enforcement, he can't look up any car, and he can not see if it is in compliance. It is total BS. This guy is a joke. Instead, how about fixing the makeshift GAS LINE with NO LOCATES called in, and the SEWER HOLE left OPEN now for 3 DAYS! Even Xcel was shocked, (the fire department has been here once already for a gas smell). They showed me how to shut off at the 5 METERS it was hooked up to because "if I smell gas, KABOOM" They have also put a restrictor on a sewer line? The water line is 3 inches? Explaines my psi issue for the PAST MILLIONS OF YEARS! This gas line is PLASTIC. Goes across all of our backyards. They are more concerned with my car parked on my property than a gas line that can take out the entire park? This guy has to go. He's an idiot.

Helping seniors and veterans first
thank u for a nice mobile home park my complaint is why don't leave the senior and veterns rent alone? Were on social security fixed income. ukeep raising our rent, we pay on time every month never been late in 17 yrs. All I hear is rent went up for water bill? Well hello u let people in with 6 family members some legal some not? There the ones using ur water. 6 showers 6 washings 6 dish washing. Verses us less then 2 people using ur water? Why do I have to pay for there water? Raise there rent $35.00 extra a month or so? or put our own water meter in. Moved here 17 yrs ago they were trying for 55 and over then it sold and anything goes. Not fair I can get u a list of people out here that have been here 30 yrs or more or less that have this same complaint. I'm speaking for a lot here. We been here a long time we all keep our homes nice no junk or bikes or cycles sitting outside. cut our grass. keep our home nice. to make ur company look good.. Please consider us elderly and veterns out here. I do not want Tammy, Brian, Kathy contacting me on this for they already know how us elderly feel. They went to court without us . Scotty Lee Rutkowski&Susan Marie Reese and she said she wasn't going to court if we brought back the keys to them and we left the mobile home park on March 3, 2021. They want us to pay 1419.26 and we don't owe. And also she want us to pay lot rent too. When left the trailer there was nothing wrong with it and they won't answer the phone and the meter was broken before we move in and they want us to pay for it and don't owe the park owe the bill. The park city water company said they has to pay for the water meter and also couldn't take a bath or wash dishes
Property management!
The first one, we had thrown my lease away in November! Then someone new came in here and
Charged me 100 extra dollars' til July when someone new explained to me, I had no lease which was a surprise to me. Then makes me sign a new one starting in July which I fell like is b. s then I've made a list of things wrong with maintenance at home checks in March still nothing is fixed! And yet I expected to still pay my rent when no one else is doing their job to make living here enjoyable I'd love for all my issues to get resolved thanks and I have a wasp nest needing to be removed from underneath my front porch my wall also leaks every time in rains and is starting to fall apart as u see in the video I've let them know this has done this for three years now I'm fed up and if there is mold I'd like to remind u I have children

Flooding after rain fall
I live at the Sterling Mobile Home Park in Lakeland Florida. The street issue is in the middle of Lyndol St effecting 6 mobile homes. Three units on each side of the street my unit is 282. After each rain the flooding is coming from our front yards, back yards and the sides of the units. The flooding lasts for days and the ground is soft and moist after this period. There are pot holes forming on the street and the drive ways are cracking in several of the units. We have informed the manager about this issue for the past two summers. But all she tells us is its just ground water. But the fact is it does not effect any other streets or areas in the park but our area. Please address this issue with upper management. As the park manager will do nothing. The flooding issue is only going to get worse until this is resolved. Please help. The other residents that are having the same issue on Lyndol St. have got the same response from the manger. Again please send an expert out to the park and evaluate the problem and have it fixed before
our units start to sink. Please address this a.s.a.p. Thank you.

Dear RHP Properties staff, i've lived in Crescent Manor for a year now & at 1st, Ashley Ferrin, park manager was very nice, but then started ignoring my msgs. or calls whenever I had an issue or request & never returns calls, emails, nor follows up w/me ever about anything anymore & im very hurt & disappointed in this very much.
My ex-husband stopped my office about a month ago to drop off a copy of new mobile home insurance policy as they need record of that yearly & she totally ignored him & didn't even answer door & it was still during business hours & no one was in office nor was she on the phone & she looked up at him & continued ignoring him, so he just dropped the copy of insurance policy into drop.
my trees need cutting on both sides & back of my mobile home, their hitting the trailer & can really cause damage to my trailer & really concerned & left msgs. about it & even stopped by, no one was in office & no return calls, there's also pine needle & tree debris sheddings on right hand side of trailer to the west that needs clearing & removed also, it's a potential fire hazzard &really needs taken care of ASAP.
I am afraid of men & do have a mental condition so would need a female to call me back on this & I also requested to not have my monthly space rent bill delivered to my door anymore, due to issues w/maintenance men knocking & pulling on door when delivering space rent bill, I can view it online just fine & if u could stress that to.
there is a girl named Jennifer that'll be covering for Ashley on Tues & Thurs, but am unsure of the hours she's there, don't feel comfortable going up there as there's usually maintenance men hanging around, there was a note on door yesterday saying returning at noon time, so not sure exactly what that means.
I also had water sprayed on my trailer in middle of night incident & very traumatic awhile back & corporate did reach out to me then.
there's also an empty trailer next to me to the right on west side of my trailer that's been sitting empty for almost a year now as lady passed away & there's been family moving stuff in & out, but not recently, but did actually see tv on in there & lamp on one morning when I left & it was startling as there's no cars next door & it's a super old trailer & have no idea what their going to do w/it & have seen people go in & out of it at times & door didn't seem secure due to this.
also asked Ashley about the trailer next door to see if there's anyone living there, but again, she ignored me & never returned my calls nor followed up w/me & this is all what the complaint is about & if you could look into this for me somehow.

Favoritism is terrible. The streets need professional repair.
There is a purple Firebird near 1063 Colonial Trail that has been parked here for over 4 years, flat tires, no license, etc. Other people get notices and threats of a vehicle to be impounded but this Firebird sits here rotting away.
The streets have terrible potholes. The poor attempts to patch don't hold for very long and back again come the potholes. Professional repair is necessary to take care of this problem.
Unlicensed amatures continue to remodel trailers here without permits. This is against the law and dangerous. 1064 Colonial Trail was remodeled and not it is occupied. There was never a permit posted as required by Michigan Law. This reodeling continues all over the park.
Desired outcome: Involve the Oshtemo Township building department, obtain proper permits and inspections, fix the roads professionally and don't show favoritism towards some residents.
Management and corporate
Longmont, co. Longview mobile homes. New management is disrespectful and on power trip. Recently he has singled out a resident who never causes any problems and always on time with rent. Lived here for 5 years and now all because he turned on water that he had no clue where it went and ruined a new cement patio and also sprayed water into home bedroom that was just painted. He was called an idiot by concrete worker. The next day he decided to send a rule sheet to that resident house about not working on your car outside. Other neighbors were also working on there car that same day but never were told anything. Let add this resident that he has a issue with is a minority. The others who were doing the exact same thing were not minority. This resident has security camera with audio that records 24/7. There is documentation of the discrimination harassment and retaliation from New and past employees. This single mother moved into this neighborhood because of the adds they promise. She since then 5 years now has had nothing great to say about the neighborhood and management. She hides in the backyard and hardly ever goes to the front all because of the stares and glares. Sidewalks are blocked by company vehicles and other residents all the time.. I've witnessed and recorded children having to go into the street to get around these vehicles.
I have uploaded a few pictures and video of new management and the adds that they offer but don't follow regarding this community attempts have been made to rhp properties with no response back. Is legal representation the way to go?
Desired outcome: To be left alone and her guests also. To get a response back. Follow there own rules and promise residents are first and want to ensure everyone feels welcome
WHY can't I get a hold of anyone in the office? Ever. I call and no one is ever there. Corporate is conveniently filtered..
I called to complain about the maintenance guy. He waited for my son to come back after he picked me up from an auto accident ( car totaled). This was after hours. He waited by the entrance and proceeded to follow us home. He blasted my son for going through a stop sign that doesn't exist. I took a picture so that corporate could be aware that this type of stalking is ILLEGAL. Not only do you have to have some type of identification to let others know you are law enforcement, but you also have to KNOW THE LAW. The last time I checked, there has to actually be a stop sign to stop. This type of harassment can get one sued... If this happens again, I expect him to be gone off this property. I just paid $983.70 in lot rent. I don't expect to be followed home when my son is going to pick me up from a jeep that just destroyed my car. He pulls up and thinks he's now the new sheriff in town? Nope, that's not how this works. I would think you would focus on answering the phones in the office first.
Desired outcome: He is the maintenance guy. That is all. He should focus on that.
Lot rent is skyrocketing up!!
I've lived at Greenwood Estates in Indiana for years and own my home. Over the past year, EVERY month lot rent has gone up without any word or knowledge to why. When I bought my home fist lot rent was only $556 a month. Now it's getting close to $800! Putting the cost of living here at almost $1200 with that and a mortgage. THIS IS UNACCEPTABLE!
Desired outcome: Lot rent not being so expensive.
I have lived in Greenwood Estates for 5 yrs. People speed through here and even one point a car carashed into a home from speading around the corner of South Meridian. Stop signs need to be put on the corner of that street as they have put in a new home and it is hard to see around that corner. I just watched a car speed around the same corner and lose control and run into someones yard almost hitting their parked car. It has also been brought to their attention many times that apeed bumps need to be placed with their answer being it cost too much and Corp wont allow it. This place claims to care about there residents, but that is a lie. All they care about is getting there money. I will be reporting to the BBB along with the appropriate state and or county officals about the lack of safty in this neighborhood.
Illegal eviction
We own our home and just pay lot rent. My son lives with us and has learning problems that drs cannot fix. He leaned against one of the flag post thin aluminum pole. It bent, our manager called the cops. Manger said she dropped charges as it was an easy fix. Cops chased my son into the park because she hadn't dropped charges they had a warrant. He was tasered. He went to jail for a week. Now she says he can't stay at the home anymore. I have no other place I can afford. We have lived here for 12 years, rent always on time, no problems with neighbours. Rent has gone up 100% in these years

Sherman oaks/late fees
We have been in a Chapter 13 bankruptcy for the last 4 years. The entire time that we have been in our bankruptcy, they have been charging us late fees! When a person is in a Chapter 13 and there is an automatic stay, you cannot charge late fees. You have to treat them as if they are not in default. So we have a "balance" of over $1400! They also failed to report our rent increase to our attorney so our rent could be paid accordingly. In December of 2020, they also charged us $130 in legal fees. So sketchy.
