Mortgage service from roundpoint mortgage services
Loan #[protected]. Your August 2016 selection of this company to service my NVR mortgage on a condo was an incredibly poor choice. Having lived in nine states, with five different mortgages, RoundPoint has provided — by far — the worst service I've ever seen regarding my Escrow and Harford County MD taxes. It's a very long and obviously frustrating story through two episodes. You too should be ashamed of yourselves!

Ryan Homes Threatens its homeowners to not go public. I wont be deterred. Do not let scare tactics get to you by this group. There is a class action 2017 brewing we are going after licenses to build and their ability to develop. I am sick and tired of being tired. I want these people held accountable for their actions. This past week they threatened a military officer with their job. I promise you Ryan Homes we are coming for you and it wont be pretty in court when we are finished. We are building a storm of magnitude that you cannot even imagine. We have enough evidence to bury you. all those that want to be part of the suit email me directly at [protected]@gmail.com. Mortgage company
We have presented two competitor quotes with much lower rates to no avail with NVR. They bait you with closing cost assistance and then charge you via points in order for them to lower your rate. Notice I did not say match because we have been informed that they do not do so. Seems to be predatory lending practices to me when you force a client to go with your lending institution, with no other options, refuse to give competitive quotes and bring additional money to the table for closing. This is only the beginning, we haven't even discussed the false promises of delivering our house on time and expecting us to cover the costs of temporary housing, moving twice and storage fees. Sounds like our Ryan home is far more expensive than what we thought. Oh did I mention that's it's almost impossible to get your mortgage representative on the phone, or that it took them a week to get us an over inflated spreadsheet with financial scenarios that seem to only benefit NVR.
Poor customer service
We own a Ryan home which was built in 2009. On Monday, 7/17/17, I arrived home with my sons from a vacation around 1200 pm to find that one of our chandeliers had fallen two stories onto our hardwood floor. I had a contractor come to let me know what happened and he noticed that the chandelier was held up by two very small inadequate screws that maybe measure 1". This chandelier should have been held up by much longer screws. I contacted Ryan homes on 7/19/17 around 1100 am and spoke with a lady who wasn't concerned at all. We have two other huge chandeliers which we are very concerned about that might also fall. The first time, we were very fortunate that no one was home, except the dogs and they didn't get hit. Who knows what might happen if another one falls. The lady I spoke with told me that they couldn't do anything about it since the warranty expired after one year. She also said that who's to say that the previous owner (who happens to be a lady in her 60s) didn't mess with that chandelier causing it to fall. I feel that it was negligence of your company to use the wrong screws and putting my family in harms way. I want this to be a formal complaint so that when this happens again (and it will d/t your short cuts) there is documentation of your knowledge to this issue and your lack of interest/concern and desire to make it right. I will be posting something in our neighborhood site to ensure everyone knows of your shoddy work so that if it happens to them, they know you were made aware of this issue and did nothing to correct it.
Very poor construction!
Had home built in 2012 and all windows are letting extreme moisture into home and causing mold issues!
Everything including window seals and cabnits are made from pressed wood! Total junk!
Am getting mold sickness!
Would never recommend anyone to buy a Ryan home!

Ryan homes are a bunch of liars! Don't believe a word they tell you! All they want is a sale!
My husband and I purchased a ryan home in 2014. We chose a corner lot to build our home on because of a small vacant space that they called "common area" behind our lot, as well as a beautiful wooded area behind the common space. We were told by the ryan sales rep that no other home could be built behind ours on the "common space" because there wasn't enough room, and that ryan developers couldn't tear down the trees because they were on protected wetland. So, we went ahead and built on that lot.
Within less that one year of living in our home, it was brought to our attention that a new home was going to be squeezed in behind us on the "common area" and the once beautiful view we had of the woods, would now be the entire side of a home! When I confronted the sales representative who sold us our home, she denied telling us that there would be no home built
Behind ours, and lied directly to my face, saying that she "never told us that." now I have a home behind mine that I could reach out and touch the side of! But wait... It gets worse...
During the process of ryan building the home behind ours, they informed us during the winter months, that we would have to move our shed within a few days because a small corner of it was crossing over the property line. They told us it was our responsibility to move it within a few days. They offered no help to us in moving it forward a few feet when I asked them.
The next day, the project manager knocked on our door and stated that they had to do some excavating under our shed because a pipeline that was buried underground didn't fit correctly. Because of the pipeline work, they then informed us that since the shed needed to be moved immediately, they could move it for us as long as we cleaned it all out. The project manager told me that once the home was built behind us, and the work underground was fixed, they would move the shed back to its appropriate place for us. I agreed.
The next day, they lifted the shed up with their forklift, and in a matter of minutes, moved it forward, and slapped it on a hill, crooked, on some 2x4's. It remained there for several weeks.
Once the house was built and the land was graded, I confronted the project manager at the model home and asked him when they planned on moving our shed back. He told me that they already moved it for us once, and they were not going to be moving it back. It was our responsibility. When I told him that he said they would move it back for us, he denied it, and said that they moved it on our property and if we needed it moved back, we would have to do it ourselves. This entire process has been a nightmare, and I would
Never ever recommend a ryan home to anyone! This on top of the poor quality of work in the home, as well. All these people want is to sell a home, and they will lie to your face and tell you anything you want to hear to get it!
Siding on my home warping
I contacted you about year ago about the siding on my home at 8013 Dorado Terrace Brandywine Maryland warping on the western side of my home. I sent a sample of the siding to the manufacturer and they indicated that the warping was caused by the sunlight reflecting from my neighbors windows. An employee from Ryan came out to assess the situation and he stated that he was going to look into placing screens over my neighbors windows to deflect the glare coming from them but I haven't heard back from them since he came out to look at it initially. The manufacturer, Mastic Home Exteriors, stated they would would replace the siding if Ryan would do there part in preventing this from happening again, but Ryan has been ignoring my complaint ever since they came out out to assess the situation initially. Falling apart
We built our home with Ryan 2 1/2 years ago. At first we were happy with the home, but recently have noticed hinge falling apart. Our living room ceiling below our master bath tub has water damage line, wood on fire place mantle is starting to bow. Wooden pieces have just fallen odd our fireplace. Also the carpet from rite rug is terrible quality. We already need to replace it. We have already had them replace it once at no cost because of admbnormal wear after just 6 months. I am extremely sad and disappointed by the quality of the house that I expected to be much better.

Customer service, leesburg, va - crescent place
We visited this location multiple times, spoke with the sales people multiple times by phone, emailed with the salespeople multiple times, and finally went in to commit to purchasing a Godfrey model. We were told that that model was sold out over a month ago, but that they would be happy to put our name on a waiting list in case any of the contracts fell through.
I found out yesterday that a contract did fall through this weekend and the salesperson sold it to someone who visited the sales office over the weekend. The office never bothered to look at the waiting list.
I am extremely frustrated with this level of customer service. We communicated with the sales team multiple times, by email, phone, and in person. Instead of putting the customer first, the sales team went with an easy and immediate sale. Because home sales are so easy to make in Northern Virginia, there is zero incentive for the sales team to actually provide good customer service. It is telling that the sales team had time to contact us many many times when they were attempting to get us to purchase a home but were unable to do so when one was finally available and they had an easy sale on the table.
I cannot think of a resolution to this matter, since the homes are all gone at this point and clearly the waiting list is meaningless. I will be very unlikely to buy from Ryan homes when we make our purchase over the next few months.

Squeaky floors, shotty drywall work and paper thin walls
I purchased in anderson mill in sandston, va in may 2014. Two years later, I began to notice that the floors started squeaky very loudly, so much that it was embarrassing when my guests noticed all of the noise through the ceiling. When I had my final inspection before the first year was up, they had the flooring contractor come supposedly to fix the floors. This was in 2015, and a year later the same problem resurfaced. When I contacted ryan homes, all that they could do is to refer me to a flooring contractor (Which of course, I am responsible for paying). To add insult to injury, they gave me the wrong phone number.
Also, two years in the drywall started pulling away from the wall, exposing gaps in the hall way and one of the bedrooms upstairs. I could actually see what looked like netting through the gaps in some areas, this was not related to the house settling as ryan homes tried to tell me. It was due to shotty work being performed.
Lastly, either the home was not insulated properly, and/or the walls/ceilings are paper thin. From my bedroom, I can clearly hear every word of a conversation from someone talking downstairs in the sun room, through my master bath. I asked why this was so during my final inspection, and was told "i don't know".
This is the second ryan home that I have owned. I had a good experience with the first one (Greenwood glen, allen va in 1998) , which is why I purchased the second one. However, I can't describe how very disappointed I am with this one, and I will never purchase another ryan or recommended this builder to anyone. I can't wait to ditch this property, and never look back!
Nail pops
I purchased a townhome from Ryan Homes 3 years ago. The townhome was brand new. Everything started off fine but I quickly noticed what a cheap job they did. Within 6 months of living there I noticed nail pops in every room of the house. I contacted Ryan and they said that at the one year check up everything will be fixed and I wouldn't have any other problems. Service was completed but less than 3 months after issues was corrected nail pops came back and came back worse than the first time. Most nail pops are in the same exact spots as before and now I see new places. They are literally protruding through the walls and ceilings. I contacted them because obviously the repairs and initial building was done poorly. They said there was nothing they can do. I am very upset with Ryan Homes. I feel like I was lied too and got taken advantage of.

Say no to purchasing any new construction home from ryan homes with amenities such as $16, 000 worth of buckled hardwood floors installed by riterug flooring over a moisture laden slab, a bare yard full of deep crevices abs unscreeded rocks, stones, construction debris but no grass and ryan homes project managers (Chad merritt, doug huber, kevin connery, seth foster, jason leydig, kevin walsh) who consistently attempt to insult your intelligence and refuse to address issues of shoddy workmanship especially if you are african american or indian

Cracks and nail pops everywhere! Still!
I purchased a home from Ryan in July of 2015, everything was fine until the one year drywall and final fixings came for all repairs needed.
I person that oversees all repairs name is Shawn and his is a complete a**hole! The guy they assigned to come out just basically pastered over the cracks and banged the nails back and cover those up with paster. Two months pass and everything they fixed was right back! The whole process was a waste of time and looks worst then it did before they came. I called to let this guy know what was going on and he basically told me "oh well" we came in and did your one year, bye. click! Do not waste your money on these expensive homes.
Oh my gosh I have the same exact issue. I brought a Ryan Home townhome in Chesterfield. Everything was fine then I start seeing nail pops in every single room of the house. It is awful. They fixed it at my one year mark but less than 6 months later they came back and of course Ryan Homes said there was nothing they could do. I will not be buying another Ryan Home!
Ryan Homed is a ripoff. We all should file a lawsuit against them. My house is almost 6years old and I have at least 400 nail oops throughout my house. You can see the seams from tape in ceiling. I just had a water leak from 2nd floor to 1st floor, due to nail backing out on my roof. Customer Care could care less. I'm going to call BBB.
Process and staff
My husband and I decided to have our forever home built by Ryan. After reading all the negative reviews, I did not want to proceed. But I was told that most of the negative reviews were from other states. and so where I lived, I shouldnt have to worry. They would have the BEST contractors etc. So I took there word for it, and proceeded with Ryan. We all deserve a second chance after all. Right?
The first day I met with Shane, The Sales Rep, I gave him all our information to see where we would be approved for what amount. He came back 10 mins later and said we are good to go, lets put a FOR SALE sign on your lot! So exciting! The paper work is now being processed for a "pre approval", but I already put a FOR SALE sign on a lot, that they said, Its ours, you are good to go! etc.. 2 weeks later, I spent about 4 hours picking out selections. Who picks out selections even before you know you are pre approved or not? Well, Ryan Homes does this for there customers. I said why do this if we arent even 100% sure yet of a exact approval? Just go ahead, move forward its all fine. Spent another 3 hours with the lender NVR, who also said, move forward, things look great etc. After 2 weeks, I get a call saying that our loan was approved for a little less then expected. Meaning if you want this house, you need to come up with xxx dollars to make it work. No problem on my end. I was willing. Ready to sign papers, they call and say we need to change your lot, because that one is much more. ok, I accept. Move on, get new papers to sign. Get another call, oh we are not at the right numbers, can you maybe down grade your selections? ok, did that. Ready to sign papers. Get another call, lets go over this together. We go through each line by line, I notice I have brick, not stone, "oh, no problem we can change that". No, please send me a new document to sign showing stone. ok. Get call back, sorry cant do stone, to many houses on block have same stone. You can only do brick. Dont want Brick. I felt this deal was wrong from day 1 reading the reviews. If you dont get approved, they treat you like garbage if the numbers arent what they want to hear. If you cancel the deal, they are even nastier. I decided to cancel. Asked for my deposit back, and the rep (Shane) tells me, its out of my hands. im not dealing with this, speak to corporate. Really now? you were quick to take my deposit. Had to call Corp, his Sales Manager etc. Now waiting on my deposit. DO NOT use RYAN! Many builders out there. They are rude, nasty, full of false promises, They tell you what you want to hear to make a deal work, and if it doesnt, they say its not there fault, but yours. And dont ask alot of questions, because they sigh, get annoyed like you are keeping them on the phone to long. Horrible worse experience ever. I should have listened to my gut from day 1 after reading all the horrible reviews. Glad I didnt move forward, makes me think that if I did, & had a problem with they wouldnt care after all anyway. Only for them to get your money is all they care about! STAY AWAY from RYAN!
Interior
We settled on a townhouse in late March. We were gone from early June thru early October with the understanding that everything would be taken care of while we were gone. I suffer with upper respiratory problems so we did not want to be around when there was sanding and wall work. And, there was quite a bit of wall work that needed to be taken care of. We returned in early October and next to nothing had been taken care of. The few things that were are unacceptable and will need to be redone. We are extremely frustrated with the process. Now I'm told I should just work with the person that will do our 1 year walk thru to take care of all the wall work.

I am not sure who to write about this but I want to share my experience and see if anyone has advice. This is going to be long so please bare with me. I am not typically a complainer however this has been the most disappointing experience of my life. I say disappointing because this was to be our first house as a family, should have been exciting, and we spent a lot of money to get what I thought was going to be our dream home. All problems along the way would have been negated if in the end we moved into a nice house with good quality. I feel I understand the business model now. Build as cheap of a house as you can get away with that looks nice, push people into using your mortgage company, then sell off mortgages and never look back.
I am going to start with problems with our house since if these were not a problem I could forget everything else about the process. We have Bruce hardwood, gunstock finish. The floors are not level and are cracking and chipping on the sides. We have been in the house 2 weeks and this is a problem already. I hate to think what they are going to look like in a couple years. They really need to be sanded and stained for this problem to be fixed. Of course the project manager is not going to do that. He said there are definately some boards that need to be replaced but I am not going to like what it will look like. I will see nails because they are only going to pull out a single board and nail/staple back. Don't you think that is unacceptable for a brand new house? I am actually sitting here crying thinking about what I am stuck with because I already closed. This is the biggest problem.
Next big problem - carpet. The selection process was so disconnected. You picked some things at the sales office then other things at a showroom. There are no suggestions for things that go together or help really in selecting anything. I upgraded our carpet which I thought upgraded our carpet pad too. We apparently have the cheapest carpet pad. I can hear every footstep upstairs. We have a newborn and so I sit on the floor a lot. It feels like you are sitting on concrete. This was never discussed at our appointment.
I am not sure if it is because we were one of the last houses in the neighborhood but communication was terrible through the entire process.
At our preconstruction meeting we were told that Sept. 30th delivery would be easy. Not even sure why we are starting now. I based the sale of my house on this. Our house was barely finished when we moved in on Oct. 24th. The project manager had to come back and finish things. Nothing like living out of boxes in an apartment for a month with a brand new baby.
Our new house - no knobs on tthe cabinets when we moved in. No credit for not putting knobs on. Hardwood floors are the worst I have seen. The stain on the stairs is not even close to the stain on the floor (already had two people comment on this). Was not told that a pull down set of steps was not included (how ridiculous). There were not even lights in most of the rooms. My carpet is so uncomfortable. Long punch list of loose fixtures, trim not painted, hardwood, cabinets, nails, wrong drain pan, goes on and on.
Then our closing. Our realtor was giving us a $4, 000 realtor credit. Between Ryan Homes and NVR this got lost. I admit I did not catch it on my disclosure statement so I had the option of closing that day and losing $4, 000 or wait until it was fixed which they could not tell me how long that could take. Definately was not happening that day. I again had movers lined up, painters, in-laws coming. What was I supposed to do? No one from NVR or Ryan Homes would answer the phone to tell me what could be done. I lost $4, 000. To a young family with a new baby that is a fortune. The more I write the more I keep crying.
The entire process was awful every step of the way. I was so excited to buy a new house with my husband and baby. Something to be proud of for the next 10 years. I know you don't have any incentive to make this right now that I have closed and you have all my money. However I have already told one I put friends who was looking at one of your neighborhoods to run away as fast as they could. I am at the age a lot of our friends are buying so this house has the opportunity to be a sales model.
I ask that my flooring be corrected. Fully corrected. Not patched. It either needs to be sanded and stained or replaced. My carpet pad I want the 10lb carpet pad. I thought when I upgraded carpet this is what I was getting. Either do the work or compensate me so I can do it myself. Again, I realize you have so incentive to do this now that I have closed but please make this right for a new young family. I want to be happy here and tell people how much I love my home not how much i hate it.
New construction of townhome
I moved into a Ryan's home townhome in Nov 2015. Three weeks after I moved in my side yard began eroding and washing away into the retention pond beside my house. The Project Manager said he was having the developer look into this. Nothing has happened other than they came in late June and "cleaned up" the retention pond. Since they disturbed the dirt again, my yard is falling into the retention pond and my outside HVAC unit is about to fall into the pond. I have contacted the Project Manager and the HOA. I have decided that since no one is responding to me that I am hiring an attorney before my house slides down the hill. I have pictures from July and now August to show the continued erosion of the land.
Extremely unprofessional behavior
Ryan Homes sent us a letter on February 24, 2016 giving us a closing date of March 23, 2016. My wife, daughter and myself made all the arrangements to vacate our current home, time off from work, movers, furniture delivery, etc. One week later, they say the house won't be ready until April 22, 2016. Then on March 22, they say be ready to close March 30...

This is our second major issue through the home purchase of a Ryan home; the previous issue, following a long, emotionally draining experience, we met half way with the division manager (who is now replaced). This last weekend, we were called by the sales representatives at May's Quarter; when we went to meet them in person, we were simply told that our lot we selectively chose was now too small to build our home on. We would have to choose a new lot from an inventory of sub-par lots which "they" deemed "similar". Keep in mind, NONE of these lots offered the wooded back for privacy, were located on a street that wouldn't see much traffic, and allowed for a walkout basement. Now, they knew of this issue for a couple of weeks, but chose to tell us a week before Christmas. We decided o try and meet with the new division manager, hoping he would apply friendly and sound business practice by fully admitting to Ryan Home's mistake and offering a new lot that WE deemed commensurate with our chosen lot, with little to no additional cost. What we received was the opposite. First, over the course of an entire business day, I had received NO reply email or call to my email and two voicemails (one call I was directed to Voicemail upon the second ring), not even t tell me he had received my message and was working on it. Upon no acknowledgment of our messages, we went to the offices ad upon entering the Ryan Home's office, we were greeted with scorn and disrespect by the new division manager. We were talked down to in a snide and rude manner virtually the entire meeting and were once again told we were confined to the sub-par lots; we could choose a commensurate lot but would likely be looking at an additional $30K-$40K! I have NEVER come across a company that says, "Sorry, we screwed up twice, you please take the brunt of our mistake". I can understand the "new" division manager being in a tough spot as the new guy, but at the very least, we could have been replied to or greeted with "business etiquette" and respect having been put through the ringer two times vice what we received. Now we're in a touch spot, because the community seems great, and my family (particularly my 7 year old daughter) is in love with the model home, however, I have a hard time to be on the receiving end of such disrespect as a customer.

Hope someone benefits reading these reviews and doesn't get duped by Ryan Homes. They have the worst customer service, they won't even treat you as a customer after signing the contract. They behave like they are doing you favors.
You won't work with the same sales rep from start to finish. In the Ashwood Park, Naperville subdivision they had 6 sales people in one year. They will use each and every cheap trick to squeeze money. They will not give you a lot of things in writing and will promise lot of things before signing the contract. Then the new sales person will say that they don't know what the previous sales person told you. They will show you something and give you something else.
Their warranty service is even worse. When building or during closing they will say that warranty will take care of any defects and when the time comes they'll come up with silly reasons to not fix stuff. Their use delay tactics and try to frustrate you as much as they can until you give up.
The neighbors in the Ashwood Park, Naperville subdivision are really nice. Knock their door or stop by to listen to their nightmares with Ryan Homes.
Run away from the builder in Ashwood Park, Naperville. Forget about the cheap quality of material and workmanship, they are worst people to deal / work with. Absolutely horrible! Once they lock you down into a contract you will see the reality. Don't be fooled with their lower prices comparing them to other builders. Of course you get what you pay for but you also get a whole lot of headaches and frustration with this builder. They will use the cheapest possible short cuts and material to build your house with the mindset that they will patch things if they break during the 1 year warranty period. Lot of owners have continued issues after the warranty period and regret buying from Ryan Homes. If they can't fix, then they will keep postponing it giving random reasons and they will get you to talk to the manufacturer of the products and what ever they can to frustrate you. End of the day they want you to just give up. Such shameless people!
Run away from them. Cheap quality construction and untrustworthy, unethical people. Everyone who bought from them has issues and headaches. We regret buying from them and should have gone with other builders in the Ashwood Park sub division. We had problems since the day we signed the contract.
Avondale Park is a beautiful community and our experience purchasing there with Ryan Homes has been exceptional.
