The thing about STOA USA Inc is that you give them an address, and then they tell you how much they gonna pay you for the property. After that, you gotta put the home under contract with your own money. Then they send out an inspector and give you a scope of work. If you agree, they loan you 90% of the purchase price and you put up the other 10%. Once you finish the work, they buy the house from you at the price you agreed on.
I just started with them, bought 2 properties like that. We closed on the third property earlier this week, but they didn't fund the deal. Yesterday, someone from their company called the closing attorneys and said they ain't gonna fund it. Can't get no one to answer my calls. I had to cancel other deals and lost my $5,000 earnest money on house #3, plus the 10% I paid for closing, which was another $25,000. And maybe I'm gonna lose all the money I spent on houses #1 and #2 too. These people are scammers, I don't know what they're up to.

They said they'd buy it for 390k if I put down 10% and finished the work. So I put down the money, but then they changed their mind and lowered the offer to 363k. I was stuck between losing my deposit or going along with the deal.
After I finished the work, they kept dragging their feet on scheduling the inspection and giving me a list of things that needed to be fixed. They were intentionally stalling so they could pass the contract date. According to the contract, this gives them the option to change the price. And guess what? They offered me a third price of 263k, which is a whopping 100k less than what we agreed on and even 10k less than the loan they gave me for the house.
This is some shady business, and it should be illegal if it isn't already. They planned this whole thing from the start and took advantage of a lot of investors. It's just not right.
