Stormy Point Village
We have stayed at Stormy Point Village lots of times, both with family who are “owners” and through third party reservation sites. The last time we stayed we encountered incredibly high pressure salespeople. Since then I get COUNTLESS calls from the stormy point people trying to get us to go on “free” vacations and talk about time shares. No matter how many times I’ve asked them to stop calling, they continue multiple times a day. The salespeople are often rude and when we complain, they say we gave them permission to call. They could have kept our business for many years to come because we love it there but I will never stay there again because of these tactics.
Desired outcome: I want them to STOP CALLING

My 82 and 83 year old parents who are current owners (paid $19k), on their recent stay were asked to come in for an "owner update". the update lasted four (4) hours, during which time my parents told the sales rep they didnt want an upgrade and they couldn't afford anything more than what they already have. they were told they were purchasing nothing, but called me concerned as they had to sign a 23 page document. the rep said they'd never have to make a payment. after my review of the paperwork I discovered that stormy point had presured and lied to my parent and had them sign another $19k contract. I immediately called stormy point as I was upset; they told me it wasn't my decision and they didn't need to talk to me, as my parents are happy with their decision. in mo you have 5-days to rescind/cancel your contract. i'm helping my parents through the process! must be certified mail. do not trust these people!

Fees/deceptive practices
Don't buy a timeshare with Stormy Point Village. The maintenance fee will go up every 3 years despite them telling you it won't go up. They also tell you if you don't use your week you can be reimbursed your $600 or more maintenance fee. Well they don't tell you it needs to requested a year in advance and the paperwork to do it is a run-around. Hopefully someone will be informed from my run-around with Stormy Point.
Fraud and Liars
We have been owners since 2005, paying maintenance fees every year, from $1000 to 2000. I try to stay at this location every year because this is the original unit that I purchased, but it seems that every year there is a different reason on why I can not stay at Stormy Point. As that stands, I DO still have to go to the meeting on the first business day of my VACATION. I get harassed into "upgrading". I have yet to benefit from all of these very expensive "upgrades". I have been scammed out of more than $40, 000 with this company. I have tried multiple times to sell my "unit" or "ownership", what ever they call it...I am not able to sell any thing because now they say I do not own anything with their company...WELL, Where has my money gone? I would love to know if any one else would like to sue these people because if so I am definitely in with you! Gary Miller was our salesman last year, he said that if we upgraded again we would most definitely be able to go to Stormy Point this year, so, since we have been unable to stay there for years, we decided to follow through with the upgrade and, guess what, this year when I tried to make my reservations, the lady told me that I can NOT stay at Stormy Point! SURPRISE! After realizing that he was a liar, I managed get this man on the phone and he promised me that someone higher up in authority would be calling the next day. Well, that day never came. I am still waiting on these LIARS to call me! All of the frustrations that we have are the same as a lot of other "owners" so if any one would like to go after these scammers, PLEASE let me know! Festiva Adventure Club is a SCAM my membership is paid in full and the still won't even just let me just give it back to them for Free after I paid $25, 000.00 with 14, 600 points. Called them just today and of course they won't let you talk to someone that can answer your questions, this is the answer I got after the girl I talked to said hold a minute I will find out because the big shots are so ashamed they can't face you or talk to you. So I said I will give it to you for free I don't want the dam thing not worth the maintenance fees for sure was told to write a letter why I don't want it and $4, 000.00 and maybe they will let me out, and would take up to 120 days for them to decide, so you know what will end up in that deal they will keep your money and will tell you no and you still have the peace of crap. Yes, I'm pissed. And you can't sell it to any one because now they made a law that new owners only have 90 days (3months) out of 12 months to use it so people wouldn't but a timeshare that had already been sold so that makes them have to go to buy a new one. You can't even sell them on e bay for 1 cent no one will buy them. If you go on line to the timeshare resellers they will tell you they can sell with no problem and $1, 795.00 fee for them and that's not true either, no I didn't do it. Have found out so much this week and is sickening I honestly don't know how these people sleep at night and live with themselves. I found out yesterday that there is an attorney that will get you out of it and he is taking 100 cases a month to court but cost is $4000.00. I even talked to the Attorney General today filing a complaint. I am going to call them every day and complain I am not just a set back and do nothing I'm not that type of person and they took a lot of hard earned money from me and that makes me angry, nothing is worse than a liar. Lies and fraud
Lied to us when we bought. Set our maintenance fee for every three years as we knew we wouldn't be able to use it for a few years. Bought in 2011 and paid fee in 2014. When we called about getting a refund the referred us to trading places and said they took care of it. Were told we had to make a reservation at least 10 months ahead, then tell them we wouldn't us it. Then we would have had to fill out an application to get our money back. . This is not how it was explained when we bought. They also lied about how many times you could use it. Made everything sound great, bunch of bull. Now i want to sell it, which they said they would do for us, but no one will contact us.
I purchased a 3 BR Cottage in 2016 after being pressured for hours. I was constantly lied to about the number of times per year this could be used. One of my adult daughters was with me and was even so excited by the fact we were told all of my children could take multiple vacations, that she text her sisters and brother of this so called fact. After hours of being misled, bullied and outright lied to I believed these facts and purchased this timeshare. Afterwards, when I went to make my Reservations, I found out this was only for the Odd years! Yet I have been billed for Maintenance fees every year and now am forced to pay for other fees. I'm still paying monthly for this Timeshare!

YIKES! Stay away! Far away! BBB had something like 32 PAGES of complaints regarding how these people were everything less than downright physically cajoled into signing the papers. You just have to see this. Google it with the word "complaints." I've never seen anything like it.
Time shares as a rule of thumb are a no-no. If you can't afford to buy something lock stock and barrel, you'll just have to live without it until you can. It's a fact of life.
Company misrested their product
May of 2013 we went to a presentation for summer winds resorts there was a misrepresentation of what we were offered and left details out during our signing of our contract. We have tried to contact them to cancel are contact and refund us the money they received from us. The sale rep's are very fast talker. And i'll believe they are feuding and customer that comes. Because we make the mistake to trust them. We bought our timeshare in 2010. We paid it off by financing. We have our so called deed! The complaints I read on here are the same, we have experienced. If anyone files a class action suite against Stormy Point Village please, please contact us at cocomo11@msn.com This is not right and they should be stopped. We would like to get our investment back. We have friends that claimed bankruptcy and got out of it, but hopefully we won't have to. The maintenence fees basically pays for our week stay, again every third year that we go. We are going again next week. We will be asking questions!
We also have had the same issues with Stormy Point. We have been lied to numerous times from the beginning. They thought giving us a free week stay at Stormy Point would make everything better. Now that Capital Vacations has taken over Stormy Point they had us go to a meeting to discuss changes in ownership, but what they wanted was for us to pay them $13, 000 more (switch to points) for a timeshare we already paid for with Summer Winds and then on top of that they want $1300 maintenance fees every year. No thanks! If we don't switch we pretty much lose all the benefits we had previously with Summer Winds ( family weeks, hot weeks, etc) since Summer Winds is no longer the owner. So Capital Vacations basically told us the only choice we have if we stay with our current situation (Summer Winds contract) we only have the choice of staying at Stormy Point and no where else and that's if we can even get into Stormy Point since Capital Vacations took over and has so many owners. How do we get out of this mess?

My sister and I took over ownership from our dad a few years ago. This week we are both in Branson and they asked us to attend a meeting. We thought it would be a good idea since we don't have a lot of experience with this company. We are in our mid 60's. They attempted to do the same to us. Lots of pressure. We were put with Paul who was a very fast talker, very intimidating and threatening that we will be charged assessments every year if we stay with current plan. They wanted over $16, 000 from us. Demanded that we make a decision on the spot and said we weren't walking out without making a choice. We emphatically said NO! We were not switching and would stay with what we currently own. After Paul finally accepted the fact we would not be pressured he had Alberto come speak with us. Alberto quickly told us that everything would remain the same, that while there could be assessments in the future that was not the norm and we could continue to use our week just like we have done these last several years. They basically played bad cop good cop. My sister and I saw many couples 10 to 30 years older than us. The pressure they put on us was overwhelming. We worry for those that might fall victim to this type of marketing.
Hello, we are in the same situation. It has been nothing but a nightmare with this Stormy Point company . We attended the same meeting and the staff was completely miss leading . We have been paying this company when my family and I try to go for a vacation the company did not give us the facility that they sold us and demand more money . Since my family and I found out there are many of us in the same situation. We should all come together and fight for our money back and not get take advantage off by some company like this . These folks are scam artists. If you stay there, absolutely do not accept discount show tickets and go to the meeting. I just walked out. This company is trying to make up for losses in revenue for Covid. Capital vacations owns 51 percent of the resort, so they can raise maintenance fees at will and assign "special assessments" at will. They want you or your children to pay these fees for a lifetime. Additionally, you can currently (today) book a week at the resort on Expedia for less than your your yearly maintenance fees. these time shares or "shared ownership" are worthless (I have been trying to give mine away for years). File an official complaint with the BBB and hire a time share legal consultant to get your out of this mess.
We attended the "owner update" today at stormy point. We went to the update because we were told that capital vacation bought out stormy point and they needed to tell us about all the new great things to expect. Complete lies! They only wanted to try to strong arm us into spending $15,000 to buy into their points program. The guy even told us we were going to pay $22,000 in maintenance fees over the next ten years so why wouldn't we want to "save" $8,000? Then he proceeded to tell us we can't sell and will HAVE to pay whatever maintenance fees they tell us we owe. They had it all laid on paper showing us that over the next 20 years, we would pay $100,000 in fees. I showed him what I paid this year in fees through my bank (which is $353). He says well if that's all you paid, you will be getting a bill for what you owe. Do they think they can just say oh, we forgot to bill you this, so here you go, here's another bill you owe? Scam artists that treat people like they're stupid. We have been owners here since 2008, completely paid off our financing many years ago, and in good standing on our maintenance fees. But, yet they try to tell us we CAN'T sell...
I have noticed in the last couple years, nothing seems to be available when trying to book. I had thought it was due to the pandemic, but they told us today that the owners that exchange and bought into their points had first access to accomodations. What? We have owned for 14 years and if we don't pay more money, someone else gets precedence over us?
Someone needs to do SOMETHING about these people. My husband asked this question, what if another company comes in and buys stormy point village in the future? Is it going to be the same old story, pay more money to use what we already paid for in 2008? The answer they gave us, oh that won't happen... Well aren't we already in a contract that they came in and bought?

What does an actual timeshare unit cost directly, I see some sell for $50 or $100 on marketplace and am interested in a purchase

My wife and I just attended the so called owner update meeting if you want to call it that. Our experience was same strong arm tactics, they never answered any of my questions regarding banking with interval or from what heard they are there own exchange company, our rep Paul stated that they have a relationship with RCI, I asked about if there was a new owner portal, and when I would get info about RCI banking options, all my question got circled back to spending money on there new points system, no option for a paid up up ownership to convert to points, Paul did say mine would be worth 35000 points and again the pitch continued until we walked out.
Total crap and I expect more surprises to come, they have been calling me everyday.
Would love to go in with class action law suit. Stormy Point is very hard to book. Get the run around each time we call. Also, more fees than anticipated. It is a nice place, just the way it is presented and what one actually gets.
I would love to get in on that as well.
Haas anyone had any luck getting rid of their timeshare thru Resort Release or another company? We purchased a timeshare from Stormy point in 2017 and would like to get rid of it.

Are you having any luck filing a class action law suit? We also were lied to and deceived. We are at their mercy when it comes to paying maintenance and annual fees. These costs have become enormous. We would help in anyway we can with the lawsuit.
All employees that sell time shares are crooks. Never believe anything they say. Everyone that goes to a sales pitch should RECORD everything that's said because they lie. Never let them give you a paper they
call a work sheet, its no good. Bank of America must be in on scam because they will tell you no interest for
period of time but they don't tell you its not for people that already have a credit card through Interval World.
Stopped using their card several years ago because of lies. The Government should close every business that
has anything to do with time shares. They come up with new ideas every year but make it sound that you can
get return on your money but nothing they say is true. Capitol Resorts are total crooks. Going to stand outside
their sales office and tell everyone that goes in to record complete session. Capitol Resorts is worse than
Stormy Point for lies.

Forget about contacting the Missouri Attorney General for any issues with Stormy Point. I have done this several times. The issue I was having at that time was having been lied to about banking a week. Of course the Stormy Point Rep lied in his letter to the AG. The law must be as crooked as these shysters are. I will say that the cottages are nice and we were just there a couple of weeks ago after not having been there for a couple of years. We are annual owners. The place is nice and the people I have dealt with on site are friendly. The timeshare business is a shady, underhanded business. They are always trying to squeeze more money out of you.
Just got a notice for a Special Assessment fee of $660 for Summer Winds at Stormy Point in Branson. I called to find out what this is all about because I already paid my maintenance fee for the year. We were just there a couple of weeks ago and nobody said anything. This is being assessed to all the owners for the building of a maintenance building on site. They aren't making enough money to handle this? They are selling x number of cottages 52 times, plus hitting each owner for an annual maintenance fee of $600. We had to pay $5, 000 a few years ago to get out of Festiva and roll our timeshare over to Summer Winds due to thievery taking place with Festiva. Now they are bending us over the barrel again and screwing our guts out. I checked the contract and if any "Assessment" or "Maintenance" fee is not paid, they have Power of Attorney to file a quit claim deed and take the timeshare back. I have $28, 000 in this, and most people have $40, 000 in it, so I'm not losing that for $660, but the rotten, stinking. lying [censored] will wait until the last minute before I pay it. I wish that I could unload this timeshare and be done with it. It is a high pressure, shyster business and I am thankful that I don't have to tell my family that I sell timeshares for a living. That is waaaaaay below used car salesmen. Used car salesmen are princes compared to these squirrely [censored]. They are bringing in over $6, 240, 000 per year in maintenance fees, yet they can't finance a building with these funds? Yes, property taxes, insurance, and salaries come out of this, but there should not be a need to gouge the owners for an additional $660.
We too were blindsided by the special assessment when we received the 2nd notice dated Aug 20, and not due until Jan 2019. Then at the end of Sept I received the explanation...replacement of aged furniture, larger appliances, interior and exterior renovations and I guess the new Service Facility even though the letter does not specifically say that. I read all the various contracts to see what they say about special assessments and found nothing. Does your contract address this? I would think that "special" means just that...something that could not be perceived or expected and accounted for in our regular assessment. Did they think that furniture and appliances would never wear out? Why wouldn't this be repair and maintenance? What about the renovations...shouldn't this be in property operations? Maybe our board should take a closer look at the expense part of budget! I find it odd that the boards felt they had to admonish the Management team to operate within their budget. We too are not happy with timeshare and we've had it since 2008. The Summer Winds properties seem to be diminishing too. Not happy about that either!

For personal reasons, we need to deed back our ROARK timeshare as there is no way to sell or rent it out. From what we were told ROARK Branson is now owned by Summer Winds, is that true? Has anyone had anyone had success in booking and staying in Apr-May 2016 or 2017 ROARK Branson? Have Did they complete renovations of 1st level units open again since the flooding in Apr-May 2016, 2017 or has it been stalled due to the bankruptcy? Thanks to any one who can share details.
I purchased mine in 2009. I have used it once. Mine is an every 3rd year. I tried to use it once and was told it was not available for booking. I banked it once and used it at another resort but had to pay. The other time I was told there was nothing available except for in January. I was told i didn't have to pay maintenance fees every year - I do. Mine is for 8 but found out that I cannot trade it anywhere for a place that sleeps 8. Was told I had weeks I could book for friends and family - so far they have never had an opening. This was a waste of money. I feel like every time I talk to them that it is a run around - IF you can get them to answer. I have never been able to get on their website either.
It sounds like everyone here had a shady salesperson. I have owned with French Quarter for10 years and with Stormy Point for 6. Although I am an every 3 year owner I go several times a year, taking advantage of the bonus time. Last year I even got a bigger unit, with a small upgrade fee to take friends at Stormy Point. Yes, I did have to do the 30 day thing but we were flexible on our time, so it worked out fine.The only thing that I see that also happened to me, was the use of the resort, when you don't stay there. They used to do that, but have since stopped for crowding issues at the pool and restaurants. I'm so sorry you have had bad experiences. I would share the name of the salesperson and mangers with each other. I have a feeling you have all had the same one and the corporation needs to know the lies that person is telling.
Thank you for posting something positive about Stormy Point...I just purchased as an every 3 year owner also and I'm looking forward to returning to Branson for a week at Stormy Point. There isn't a timeshare out there that doesn't have negative reviews so I always take it into consideration that there are going to be some complaints. Hopefully my experiences with Stormy Point will be positive ones.
