Great experience!
Great experience! Had a few problems when we moved in, but T & H Realty Services, Inc. fixed them quickly. We put in a work order and within 24 hours, Johnny the handyman was there to fix everything. He was polite, courteous, and got the job done fast. We were really happy with the service!

We've had single family rentals in Indy for about 8 years. We live out of state, so we depend on our property managers to take good care of us, our tenants, and our homes. In 8 years, we tried 4 different property managers, and T&H is hands-down the very best. They're not the cheapest, but we learned the hard way that you get what you pay for. T&H is thorough, efficient, and they find and retain good tenants. Communication is great with all the staff. We recently sold 2 of our rental homes, and Delanie S, our agent, got multiple, above listing price offers the first weekend on both. I highly recommend them for a full service property management company.

T&H is not good
T&H is not good. They took our security deposit for stuff that ain't even repairs. They do things different than other companies and charged us more than our rent for an extra month because we didn't renew our lease. We told them we were moving out in 3 weeks and our lease was already ending.

I had a problem with my heat on 11/15. I reported it to T & H Realty Services, Inc. as required by my lease. They fixed it and there were no problems. But then on 11/24, I got an email saying I was being charged for it because it was just a tripped breaker. This is not fair. I've tried to talk to a manager, but they never call me back. On 11/29, they charged me without even emailing or calling me like I asked.

This company charged me too much for move-out costs. When I asked for a receipt, they only sent me a quote, and some of the charges didn't even apply to me. I read other reviews and saw that many people had their deposits taken unfairly. I complained and talked to a lawyer, and they did remove some of the charges, but not all of them. I asked for a receipt multiple times, but still haven't received one. They also charge full price for repairs, even though they get a discount.

This company that manages properties kept too much of my security deposit, which was $1,235. They took $575 for landscaping and $40 for mowing, which I think is not fair. I mowed the lawn the day before I left, and I made sure that the landscaping looked the same as when I first moved in. The hostas in front of the house were damaged by the sun, so I replaced them. When I first moved in, there were weeds, poison ivy, and stumps of bushes on the East side of the property. I planted flowers there. The owners asked me to remove the flowers and put sod on the area. I did what they asked.

I moved into this house with my kids on March 1st, 2022. On March 8th, 2022, there was a toilet overflow in both restrooms. Waste from both toilets went down the vents. I called them several times, and they did send someone over that unclogged the drain and sprayed disinfectant and dried the area with fans. The vendor said that floorboards need to be removed, and the carpet as well, and vents on the floor need cleaning. The only thing they did was pay Indoor Air to clean vents, but water still comes in vents from somewhere. Everything else didn't get done, and today is June 14th, 2022, and both restrooms still smell like a sewer or something. They have only sent vendors to get an estimate but haven't completed the work. Then around March 9th, 2022, I was smelling a strong odor from the kitchen and discovered mold underneath two boards that were just covered. I contacted the rental company to fix the problem, but nothing was done until I contacted the health department. The health department determined they were in violation, so they had someone come out and just temporarily fix the issue. He only sprayed mold paint and vacuumed the area and stapled two boards down to the area. He didn't fix the leak; the sink still leaks. The health department gave them 30 more days after the first violation to complete the work plus additional findings. Then on June 13th, 2022, the health department contacted me and stated that the rental company has been trying to come out for 21 days, and I won't let them in the home to fix the repairs. That's a complete lie. They sent two vendors to the home to only do an estimate about previous issues. They sent an approval on May 17th, 2022, but no one has reached out to me to fix the issue. Then they had a vendor come and do a bogus mold test, stating that the levels were normal, but when I did my test in the home, it was elevated. Because my children had mold in their blood. Then they highly recommend us to leave the home due to mold issues, but the rental insurance only reimburses. Hotels are like $150 and up a night. That's more than I'm paying for rent w/lease.
