Stay away from this company!
Stay away from this company! I had sewage in my yard for almost the complete first year of moving into our newly built home. We had floor issues and the complete floor had to be redone. Air conditioning issues where we went almost a whole week without AC in the middle of summer with 4 children in the home. Getting anything fixed involves constantly sending in work orders and being treated like crap from our warranty people. I had miscellaneous things to walk through like a small hole beside an AC vent that they recommended that I could put in the punch list for the one-year inspection and they would handle it in the end to keep from having to come in and out so much and since there were nails punched that would more than likely rear their head by the end of the year anyways so they would handle all that small stuff in the end which they then denied when time to fix and didn't make it right. Allowed flooring company to rip my dryer vent out of the wall which I had to fix. I could go on and on but do yourself a favor and find a company who takes pride in their name and the work they have done and not a company just trying to get their money and screw you.

We had a leak from our A/C drain in our closet. We called the builder 'cause we found a nail hammered into the drain. It made a crack and caused the leak. It's been a whole month now. They fixed the wall, but it looks awful. They brought the wrong carpet (wrong color and style). They wasted 16 of my days off, and I don't get paid for those. And the job still ain't fixed. It shouldn't take this long for a closet. And on top of that, they used a shark bite connector at our main underground, and it wasn't wrapped, so it busted. This has been a real nightmare.

Property lines and entrance to the subdivision were supposed to be fixed by the builder, but they haven't done anything about it. The property lines are all messed up, especially for lots 8 and 9. The builder admitted their mistake but hasn't taken any action to correct it. The property line of lot 8 even overlaps with half of lot 9's driveway. It's a major problem that the builder has ignored. The easement to the property lines is also incorrect, and there's supposed to be a cul-de-sac according to the plans, but it's not there. The entrance to the subdivision was supposed to be similar to Wolf Creek Dr., but it doesn't look anything like it. There are no plants or anything as advertised on social media by TradeMark Quality Homes. The builder promised to place crush-n-run after construction for all the homes, but it hasn't been done yet.
This builder is the worst I've ever dealt with
This builder is the worst I've ever dealt with. They wouldn't do warranty work before the 11th month and then they kept avoiding fixing anything. The punch out guy only did half the work and never returned, ignoring all my calls and texts. My yard has drainage problems since the first month we moved in, and they promised to fix it during the final warranty review. But nobody ever came, and I was lied to by TradeMark who claimed they visited my house. I have cameras and a fenced backyard, so if they did come, they didn't inform me or ask permission to enter with my dogs. On top of that, nothing was ever done. The waterlines need fixing as two of my neighbors have already had them burst. The punch out work needs to be completed, and the electrical surge needs fixing too.

I bought a house in July , still inside the one-year warranty. I've submitted several issues that need repair in my house, and some have been taken care of, but there are still others waiting to be resolved. I've tried to work with my schedule so I can be at home when workers come to fix the problems, but Trademark isn't flexible at all when scheduling the repairs. I've asked for a day off and left early on another day, but the people who were supposed to come never showed up. I can't keep asking for time off, especially when they don't honor the repair appointments. When I bought the house, they told me the closing would be on June 24th, but it didn't happen until July 30th. So, I had to move my belongings and furniture to a storage unit and stay at my sister's house. I had to pay the movers twice since I practically had two moves. Trademark doesn't treat their customers with respect.

I moved into my home on October 23. This complaint is about the flooring in my home. I complained to the builder after moving in because the floors were uneven. Since then, the floors have started to peel up. During the one-year inspection and walkthrough, I showed these issues to the builder. They agreed that some parts of the flooring needed to be repaired and redone. They sent out a flooring person who agreed to replace 40 feet of the floor. However, when the repair person came, they only had one box of flooring and said that's all they were given. Since October , I have been trying to get the flooring replaced, but I was told they will only replace the flooring under the kitchen sink where it's sinking. The pictures below show the flooring and its condition over the past year, which has only gotten worse. I shouldn't have to pay to replace my floors after just one year in a newly built home. Please see the pictures below. I'm really unhappy with the builder's response. They gave me the reference number REQ# ***-0165945.

I bought a new house from TradeMark Quality Homes, Inc. in October , and it's only been a year and a few weeks. Unfortunately, I've noticed some issues with the construction. There are holes and cracks in the walls and ceilings. The floor under the shower in the master bathroom is uneven, causing the shower floor to crack. When I step in certain areas of the shower, the floor drops down. The floor in the master bedroom is also uneven, making it difficult to keep my dresser drawers closed unless I move it to the other side of the room. Additionally, some of the stairs and the top of the stairs make noises when you step on them. The wall coming up the stairs has a bubble in it, and the countertops in both upstairs bathrooms are unstable and move up and down. The headers at the front and back doors are not in the correct place, which means they don't comply with building codes. The drywall around the vents was not cut correctly, so my vents don't sit flush against the ceiling. They also didn't properly caulk or paint around most of the windows. The light fixtures are uneven against the ceilings, and there are cracks in the caulk on almost every border, edge, and surface in the house, including around doors and floor borders. The paint on the back door is peeling, and sometimes it leaks during heavy rain. There's also a bubble in the vinyl flooring in the master bathroom. In addition, there's mold and mildew in the garage underneath the 2x4, and my shoes and storage bags have mold on them. On October 14th, Ryan came out and informed me that most of these issues are not covered under warranty. However, he agreed to fix a few things as a courtesy. They sent an electrician to fix the fuse box, which was tripping. A heating and air person also came and explained that the uneven drywall is causing my vents to bend. The drywall person confirmed that the company didn't properly caulk or paint around the windows. On November 4th, Tony Long came out with a bad attitude and was not helpful.

One of the first problems I submitted was with my address. The address they initially gave me was wrong because my driveway is off of Belmont Farm Way. As a result, my mail was getting lost and returned. They didn't contact me about changing it, so I had to do it myself. Ramona didn't charge me because she said it was the builder's fault.
Next, I submitted a complaint about water standing in my flower bed next to my front door, which smelled like sewage water after it rained. No one came out to fix it until 7 months later when Zack finally came and said nothing was wrong. By that time, the issue had already been resolved. I have emails to prove it. I would like to be compensated for the gutters.
When I tried to submit warranty items online, I had to use a different address because Belmont Farm Way wasn't in the system. I shared this information with my real estate agent, who helped me change the address. However, when the address was changed, TradeMark claimed they had no record of any warranty issues from me, even though I had the emails confirming my submissions. Everything I had submitted up until April 21, was supposedly lost, and I still couldn't submit warranty items because Belmont Farm Way wasn't listed. I emailed Steven, copying my agent, about this issue. I even have a video showing that my address wasn't in the drop-down menu on April 21.
During a visit from Steven, David, and my realtor, there was a moment when Steven said something inappropriate, and I told him not to curse at me. It was very unprofessional, and his boss, Steven, just stood there without saying anything.
There are several problems with my yard. It's poorly graded and causes standing water in the front, side, and back. The yard is also uneven, making it difficult to mow the lawn. Additionally, there is standing water in the back after it rains, preventing the grass from growing. Weed Man treats my lawn, and Dr. *** pays for one year of lawn care. When it rains, muddy water runs across my driveway, and I have to pressure wash it after every rain.
After living in my house for 11 months, I noticed cracks in the front porch, garage, and back porch. This is my sixth new construction home, and I've never had issues with concrete cracking before. Four of my neighbors also have cracked garage floors. It seems like there might be a problem with the builder or the concrete. They say the 2/10 warranty will cover it once the crack reaches a certain size, but they haven't looked into why so many homes are experiencing this issue. TradeMark doesn't seem to care about the consumer. One of the emails I received even called my photos of the problems "SLANDEROUS," but in reality, a picture speaks a thousand words. I never had these issues or problems with previous home builders.
