Do NOT sign a contract with this company. I have structure and HVAC defects (backed by expert reports) but UBH has a loop hole in their contract that states something to the effect of...You must accept a home with defects. And You must accept a home that is not in live in condition. They had a hard time keeping CSs and as a result our home was built with little to no oversight. I had difficulty getting a call back from the CS of the month and many appointments were -no shows. As a result we had to ask local engineering firms and HVAc experts questions. Instead of UBH fixing issues, they use their "Conn-tract" to avoid responsibility. We were even lied to by one of their managers about the size of support beams that could have/can cause serious injury. I only leave 5 star reviews or nothing at all. I know that no company is perfect but this is an exception. For future reference...I would hope no one of my family members, friends or anyone would ever sign anything with this group.

Hello, we have had a horrendous experience with ubh. Read the entrire review to see if you can make a very costly warranty claim to ubh. We have documented build issues since the very beginning. I have a background in home construction and was on the lookout for shoddy work. Anytime poor workmanship came up I documented it with video and pictures. And relayed it to ubh so it could be fixed with minimum disruption and cost to job. There site superintendent would gloss over any issues brought to his attention and just state as the build progresses those issues would just disappear. Well, like so many other things... Poor framing leads to bad drywall leads to bad tape and bed leads to bad paint leads to a big expensive fix that ubh does not want to do. They will refer you to a set of build standards called nahb, national homebuilders association that has some very very vague building standards. Standards so lax that virtually anyone with rudimentary building skills and any pride in workmanship could build to... Ubh has failed time after time to ever even come close to those minimum standards. Something that might be very helpful for each and every one of you. There is one very helpful rule in that guide book that most overlook but may give you some leverage in dealing with ubh and might give us a leg to stand on regarding a class action lawsuit. They are required by their building code to install material to the guidelines stated by the material manufacturer. Please be aware as you are having warranty work done by ubh within that guideline book many of the standards are limited to one time repairs and they will try to use that against you. You might have a sheetrock blemish that you ask them to repair. If you notice a new one later they can say your warranty only required they repair the sheetrock one time. One of the easiest things to do properly on you home but what they probably failed to do is install the house wrap properly on you house. There are very specific rules regarding housewrap that they use and they do not follow them. The way the wrap is lapped, and taped and installed around openings in your house is very clear with no leeway for doing it wrong. They do not install it even remotely correctly. While it was the easiest to do at the time and they do not do it properly it is one of the absolute most costly things that can be required for them to fix. In addition they do not install hardy board correctly. There are specific rules about priming and drip edge clearances that they don't do properly and don't realize that their own build standards require that they do properly. I am making youtube videos regarding our horrible experience with ubh and would like to get as many other peoples stories out there as possible. I posted an overview of the nightmare we are having. It started immediately after we moved in and are now going to be starting our "warranty" process, which we are not expecting anything except for the State Real Estate Commision violations with HVAC and Electrical to be corrected. We are in NE TX and think that a class action lawsuit would be appropriate for this builder.

January, 2022 Foundation poured; began build
February, 2022 Contracts sent to contractors; all work has stopped due to delay with HVAC
July, 2022 Customer filed for septic permit; Development permit was never applied for or filed by builder; customer filed for Development permit
July, 2022 HVAC installed; Customer was to convert construction loan into mortgage however did not do so because there is no completion date in sight. Originally March/April, May/June, end of July. We are in the last week of August and house is still 60 – 90 days out if consistently work completely, which is not the case.
August, 2022 No further work completed
August, 2022 My children have now started school in the district in which my new home is to be completed; I drive 78 miles a day in order to take them and pick them up due to the house not being completed in March/April, May/June, end of July as previously conveyed by Builder.
August, 2022 Builder sent extension to November; was advised not to sign due to no completion date and not being able to take advantage of no payments as advertised.
August, 2022 Filed complaint with BBB. Customer consulted attorney for options; request for itemized work that has been completed and for contract to be canceled due to breach of contract and non-performance.
Desired outcome: I want a clear completion date and 9 months no payments once keys have been received due to the house only being worked on 3 out of the last 13 months.
Was wondering what the end result was of your predicament. We are in the same boat and also use the San Antonio office. We are in the process of looking for a lawyer.

Quality of work from office staff and all contractors
We started our home with UBH in October of 2021, we were told 6/8months. We are now in July of 2022 and still not finished. However our main complaint would be the quality of work from the office staff to all of the contractors!
It took 3mths to get a slab started and then the plumbers messed up adding a line right in the middle of the kitchen floor. Took a couple months after to start framing. They tried shorting our framers on material (telling them to just build with what they had) framers thankful insisted to move along they needed more lumber. Finally delivered and then would not provide screws for lumber. Told them to skip every other one! Framers refused and got his own. Not okay! The framers were shorted one double window for the kitchen area and was Informed to just skip it! We had to fight to make them go back and add what was in the blue prints from the start! Finally moving on to the plumbers coming back to run waterlines and that was a fail as well! They left and never pressure tested, even though they said they did. Had a water leak from the attic. Was finally fixed! The roofers were not to bad! Then a couple months before returning todo drywall, tape and texture! Drywall crew did the texture so light you could see all the screws in the walls. No one seemed to care! Painters come and just slapped paint over it all and an area that the drywall was missed they just sprayed it out of a can and texture didn’t match! No one seemed to care! This company is dishonest and tries to cut corners and provides terrible quality of work! The texture guys had texture stuck on all the windows and doors. The painter just painted over the doors making them look awful! Painted cedar Post at top instead of staining all the way up! Didn’t tape everything off when painting, resulted in terrible paint job inside and out! Glued the granite bar down with no bracing! Holes in a lot of windows screens, busted the cedar shutters, ordered interior door for the front door which was suppose to be painted but because it was a interior door it was not going to work! Tried forcing us to use it or pay for a new one our selves! Shorted us on lights in the closets, pantry and porches! This company uses the cheapest quality of materials they can get! The electrician they used to wire the house had to come back multiple times because lights shorted or half just didn’t work from the start! My list could go on about how awful this company is! Very dishonest, customer service is terrible and you are not a priority! Even though we are paying them to build a house they choose todo what they want! Then expect you to be okay with it! We out sourced financed because they screw you over if you use them even worse! I thought I did my homework with then company but they fooled me and told me everything I wanted to hear! Once I signed the line they no longer tried to make you the costumer happy! Check with the BBB! You will be happy you did! We are currently still not finished with the build and have lots of repairs to be made!
I will say I speak only of the Sherman Tx location. However we have contacted corporate and they didn’t seem to care either!
Two days before closing and the house still looks this bad! Do yourself a favor and don’t use them!
Building home in house financing
We closed on our build with UBH in house financing because they said the build would go quicker because they don't have to wait on an outside construction loan to get the money to build the house. We have excellent credit but they financed us at 9.2%. They also ran is through Gateway mortgage at the same time with a 2% interest. They started the foundation in July. They had a special no interest and no payments for 1 year. The first Superintendant was promoted to regional Superintendent. We were told late August by him before he was promoted we should be in our home by Thanksgiving of 2021. We made arrangements to have the well and aerobic system installed for a smooth transition to move in. The are current under warranty and maintenance and have been since before Thanksgiving 2021. They had to hire another Superintendent. After 2 months of not to much work he was called on the carpet and reprimanded for not doing his job as instructed with pictures and scheduling contractors. He walked out right there and quit. They had to hire another one. That took over a month. He lasted about a week and a half he turned in his keys and truck in the middle of the night with a note that said he had an emergency and wouldn't be back. They took another month to get a 4th Superintendent on our build. He did ok got some things done. Still very slow because they have one contractor for plumbing electrical framer cabinet tile guy and painter to do all of their builds between College Station and Beaumont. They are spread to thin never complete the job when there due to them being pulled to another build. They put the 4th super in College Station due to troubles in that office and put yet a new 5th super on our job and told him he should have it finished in 30 days. We just met him and he was truthful and said there was no way. They painted all of the hinges in the home including the custom cabinets built on site. Excuse was it's too hard to get them to line back up when taken off and placed back on. It requires to much time to make adjustments. They could have used masking tape to cover or actually remove the hinges and label where they belong which in my opinion a "Custom Builder" would do. They have left the dirt on our build uncovered in the back which is 5.5ft off the ground so we took pictures of the major wash out 2 feet deep on the back side of the house where the water running off of the roof right against the slab. They were instructed by one of the owners sons between Christmas and new year when he was on our build to get the dirt in and put the proper covering on it so as not to continue to wash out. The dirt was done in May of 2022. He obviously didn't follow up and had no clout in the company. They have not finished our home and they have sent us a bill for our first mortgage payment at 9.2%. Due in May 29th 2022. We can not get it refinanced because it's not done. They have no idea when they will have it finished. We have asked for an extension of 4 months after they pass the final inspection to obtain a refi and to also get flooring installed which they do not provide. We need that time to get the flooring and to obtain a loan since they did not do a professional job on scheduling contractors and keeping employees to do the job they sold with lots of.. we are building in 4 to 6 month statements easier for us to build if you do our in house financing. Thoroughly disgusted with this builder. I would not recommend them to build a dog house for a stray dog much less your pet. The original salesman told us if we paid off half of our land purchase it would be our down payment on our home. Untrue we paid the land in full 100K and additional tens of thousands to close on the house. Not a reputable company at all. I bet their oetsonal himes don't have painted hinges. The entire office staff has quit except a couple. All new people not even a manager at this point to assist in our problem. The head finance lady left due to the way this company treats it's clients. Nothing gets them in a hurry they deliberately have you over a barrel and do not care.
Desired outcome: We want an extension of 4 months after they hand us our keys and have completed all issues with home. Our house completed with unpainted hinges.
UBH experience: poor workmanship, non-existent customer service after the sale. Lies!
SPARE YOURSELF FROM TROUBLE LET: If you haven't signed with UBH, spare yourself the heartache and look at another builder such as Tilson (great prior experience; wish we had gone with them this time). We closed our loan 12-3-21, we are now our 5th month and 1 week since closing. Not a crew one has shown up or touched our foundation in 6 weeks. Evidently someone at UBH made a mistake on the blueprints. Now the stem wall has been completed we are told that a mistake was made and since UBH has a10 year warranty on foundations, it needed to be right. So then the new blueprints were drawn and we received a copy 3 weeks ago after asking, they are adding an additional 17 piers w/ open footing? How could something of this magnitude be missed? I HAVE BEEN FED EXCUSES FOR 3 MONTHS NOW! I truly need to explain this to a person and not on a complaint form. I have called the corporate office two times and nothing has been done...never even got called back the second time. I have been in contact with Korey, Larry, Homer and now the new sales manager Brenda. weekly or as needed. Brenda is truly trying hard, but she is not getting the answers to my questions and is clearly asking multiple key people with UBH.

Poor customer service etc.
Driveway entrance was damaged due to concrete trucks sent to property to pour slab damaging the asphalt and culvert. French door doesn’t close flush and it has chipped paint on the outside of door. I’m missing a swinging glass shower door and l never received my free home buyer gift which was the address numbers for my home that goes on the bottom of front door. My first builder Daniel and the next builder was Chris. Both said that would take care of these issues but evidently nothing hasn’t been done. Home was set to be built in 2021 of January and was some what finished close to the end of December 2021.
Desired outcome: Just be a man or woman of your word when you say if you mess it up you’ll fix, then fix it.
Poor quality, terrible customer service.
Took 6 months after closing just to get the slab poured. 10 months in and house is still not completely dried in. Craftsmanship is absolutely terrible. They keep saying they will fix the problems but keep building right over them. Corporate promised more than once to send someone down to address our problems have not met anyone yet. United Built employees refuse to talk to me because that said I was mean. I do everything by text and email, asked him to show me when I was mean. I no response.

House built
We ordered 2 bed house in November 2017. We're told two months it will be completed but not completed till July 18 th blamed on unusual freezing weather. On move in key day, we arrived with moving truck waiting to enter but told there was a deep plumbing ditch across the yard by daughter not united as traveling from Alabama to Arkansas with $5000 cost of moving truck ahead of us. United built representative met in front yard and sign an inspection sheet without entering house with us. He tells a 77 year old lady and a 55 year old handicapped lady to just jump over ditch to enter on key day. We refuse for our safety and sign paper to get our key. We meet movers at storage instead of having them come directly to house as they were paid for in advance and
since we were homeless on key day. My dogs died that day because I could not enter my house with my movers. My house was never inspected by us with an employee. I had an inspector write up a report with errors I paid independently before moving in. They never fixed gross errors and I paid my contractor to clean up after them. Fixed a few things before we moved in and I paid my contractor with expensive equipment to spread a dump truck mound that ub dumped as answer to grading done wrong. The house was built with no electric or water even though money was no option, and cash up front paid for house. No inspection from water company. They requested and suggesed inspections but never successful. The plumber was installing outside pipes on key day reason we couldn't cross yard his ditch deep across entire yard to tree lines. No one ever fixed anything once we moved in except one nice man cut a hole for me in kitchen one day. And a team put plastic under house but no one inspected I don't know if they just left trash under plastic. No inspection with us and abandoned. We talked to every customer service girls three different ones, gave up on Doug. Not a nice man. Our doors don't even stay close. Bathroom cabinet not even connected can't use. I had holes in new shower stall they had them fiberglass repair but it was suppose to be new not several holes in shower stall. My deck has no screws only nails it is a story high.. Contractors told me not up to code including inspector. I sent them a written Inspection report with all errors and talked to a Doug. Not satisfied and do not recommend. My rails wobble and unsafe. The concrete and foundation look unprofessional and tacky. I am handicapped the back of house was suppose to be only 4 cinder blocks high approved. The back deck was way over my head instead of 4 cinder block high. I didn't want a house that high off ground. Disappointed. The outside stain was sprayed on but not at an angle because edge of boards are not even stained just like top of doors unpainted or even sanded. We had them paint top doors they are rough and collect dust. Inspection should catch cheap shoddy work. Supposedly they have an inspector. They should fire him in my opinion and Doug. Do not recommend and want to sue for being homeless on key day bit I was too depressed honestly. I do not recommend them to anyone and tell everyone. I have exposed nails on my ceiling as I wash my dishes daily as a reminder. It is dangerous to walk under my deck because of holes and shoddy cement work. The grading is still wrong never fixed just like the bathroom cabinet. They never put shutters or the round vent at top house. Doug told me round vent just cosmetic. I gave up on Doug. They didn't care my dogs died on key day. I still get depressed from it. Customer service girls act nice but no actions all talk. No one helped us. No compensation. We paid $163, 000 for a two bedroom house the 28x 50 ft aspen. I thought it was overpriced not to be up to code and not inspected by the water company even when they wanted to. The plumber for some reason did not want to cooperate with the water company inspection. I stayed in touch with them. I noticed the water co could not get cooperation to inspect. Made me suspicious. My inspector said he should have been there from beginning. United Built videos show their inspector inspectioning. My mistake was putting my trust in United Built a company that let my family down and we do not recommend ever. They say to put it in writing. We sent a written report from an independent inspector about how it wasn't up to code. Can not make it clearer then that. Two old ladies should not have to babysit professional house builders and beg to have up to code. We overpaid cash. No excuses wanted from United built. We have had the worst experience ever with the United Build Homes in Selma, Texas. Steve Watson the office manager does not respond to my emails nor phone calls. We spent money on have our custom home drawing up to exactly the way we wanted. For some reason UBH caed department re-created our plans... not really? The square footage was really off on one side of the house which the bedrooms barely made code, guest bathroom could not turn around without falling into the bath tub. We caught in time to modify one of the bedrooms and make the other bedroom a very small office so that we have a decent bathroom for our guest. I have had to call the corporate office 3 times and never once did someone from the corporate office return my call. I also wrote a certified letter, again we did not hear from the corporate office. I asked the Construction Superintendent for a schedule on June 2nd he painters to start on Tuesday, June 9th which according to him the were finishing today, Tuesday, June 16th. He said that the cabinets would start on Tuesday, June 16th... as of today, he has not heard from the cabinet contractor. Counter tops would be installed on Friday, doesn't have it scheduled with the company. Shower tile to start Wedendsay, June 17th thru Friday, June 19th... but the tile will not be delivered until Thursday because he didn't order until 6/16. We started this process with UBH back in September and as you can see where we are at today. They have lied at every turn, there is no customer service. They have screwed up my dream home without any remorse at all. The apartment lease is up by the end of June and they know how important it is for us to be in our house by the end of the month and they don't care. As you will read in other review, you will almost need a profession to go over your plans and the contract before signing. If there are any issues with your plans after you sign off on them, their famous last words are "you signed off on the drawings". I have had several custom homes built and never have I had the experience I have had with them. It has been horrible experience from the start and I can't ever be excited about my forever home.
DO NOT USE THIS BUILDER. THEY ARE LIARS AND CONARTISTS and if you choose to, don't blame anyone but yourself. You have been warned.
I strongly advise having a lawyer present at signing if anyone chooses to ignore all the reviews that are posted. These people are professional scammers. Some of the best. I am dealing with so many of these same issues I’ve read about. And I’ve been in home for over a year. Still stuck in the construction loan rate. Almost out of it. Lost a ton of sleep, and dealt with so much stress due to this company. I won’t get into my experience because I have finally gotten to a point where I can move on from them. All there cons will revisit them one day.

Our house plan is for 1350 sq ft. This week we had a contractor come out to add on to our home and he measured the UBH already standing and said it was 1200 sq ft. They cheated us on footage but charged us the same price! What can you do for us? They have already put in our house the cheapest furnishings and the porch is already coming apart. The house is only 1 1/2 years old.

October 2018 - United Build Homes in Beaumont, Texas is the worst ever. Our experience has been horrendous. They have lied at every turn. Pushed and pushed for us to sign the contract, then disappeared for 3 months. Plumbing was wrong at least 3 times and had to be corrected. They didn't know how to read the deed restrictions and placed the frame too close to the property line and had to move it. Master bath had to have the walls moved because they didn't/couldn't read the plans. Delay after delay, lie after lie. And now, on top of everything, since they wasted 3 and half months of our 6 month - no interest no payment building loan and sent us a dang "mortgage" payment bill under the "construction loan" terms. DO NOT USE THIS BUILDER. THEY ARE LIARS AND CONARTISTS

March 2018 - We have just started the process of buying and building our new home. But so far, Brenda has been informative and helpful.
June 2018 - After being rushed to sign a contract, 9 1/2 weeks into it, there has been little to no movement forward in the building process. We've been told there were 15 jobs in front of or at the same time as ours.
July 17, 2018 - We've been trying to get our home built with UBH since April... we still only have dirt and roughed in plumbing. It's been a fiasco from the get go. Plumbers put the tub drain in the closet first go around. Super didn't pay attention to the restrictions and placed the dirt for the pad too close to the front property line. If we could cancel the dang project we would. I'll never recommend UBH to anyone.
UBH is the worst company ever! They are liars and will tell you anything to get you to sign a contract and disappear for at least 3/4months! When they finally arrive to start they will half a** the job! Worst company services ever! Including the corporate office! Be aware when choosing a builder!

I'm writing this letter to you to tell you of my experience with United Built Homes and the house they are building for me on my property in Etoile, TX. Everything contained in this review is to the best of my knowledge, with dates backed up by numerous emails between myself and the employees of the UBH Cleveland office - salesman Armando Delgado, sales manager Sean Tinney, superintendents Jakob Kruse and Thomas Evans, and regional director Brian Glass.
I began my search for a house in February of 2017. I settled on the UBH Aspen 50 model. I contacted the UBH Cleveland office where I was introduced to Armando Delgado. We spoke for a bit, I described my place and what I want to build. After a month or so of discussion, Armando made a visit to my property. We talked about floorplans, and asked me to take a ride with him down the street to visit another UBH built home. So far everything seemed fine, but I was still undecided and did not want to be rushed into anything. I put the project on hold for a few months.
On June 2nd of 2017, I received an email from Mr. Delgado with an offer for a $5000 metal roof credit if I closed on a house by December 31st. That was a good deal, and was a factor in my decision to move forward. I arranged a meeting with Mr. Delgado and his boss Sean Tinney. On August 4th, I met with Mr. Delgado and Mr. Tinney to finalize my plans. When I mentioned the $5000 metal roof credit, Mr. Tinney immediately pulled the offer from the table. He said it was an old promotion and no longer valid. I told him that I just received the offer a month earlier, but Mr. Delgado spoke up saying he made a mistake and was confused by the offer sheets. I insisted they honor it. All I could get from Mr. Tinney was a promise he would look into it. (A month later, as I spoke with the regional supervisor Brian Glass about this obvious bait-and-switch tactic, I discovered that Mr. Tinney never inquired to his boss about honoring this deal.)
This was a red flag, something I should have heeded. But I liked the floorplan and decided to move forward with closing. Mid-August of 2017, I met with superintendent Jakob Kruse and another UBH gentleman whom I only know as Doyle. We met at the property to review foundation plans. The site is on a slope and would need an engineered slab. Mr. Kruse mentioned at the time he had never installed an engineered slab, so Doyle was brought in to help. This was the only time I met Doyle, and as far as I know he never visited the jobsite again. Doyle took measurements and determined that the slab would need to be moved an additional 10 feet to the west and 5 feet north to accommodate the engineering requirements. This was fine with me.
We closed on the construction loan on September 15th. No promises were made on how long it would take to build the house, but many stories were told by Mr. Tinney about how fast they complete projects. 100 days construction time was mentioned several times. Only a few days after closing, a crew was on site to place form boards for the slab. Only the form boards were in the wrong place - they were placed at the original spot, not the new area pointed out by Doyle. I asked about this, and got no response from anyone. This will be the first example of an ongoing trend of no responses to my emails, texts, or calls from any UBH employee. I have several emails logging this lack of communication, but the trend continued.
By October 17, Mr. Kruse finally acknowledge the form boards were in the wrong location. Since he had to get the new location approved, this caused further delays in getting the slab poured. Concrete for the slab was poured on November 17th, a full 2 months since closing. These delays are significant because of the UBH in-house construction loan. They offer a 12 month construction loan, with no payments for the first 6 months. Again, while no promises were made, they indicated they offer the no payments for 6 months so the customer can get his house built and refinanced on a conventional loan without having to pay the much higher UBH interest rates. At this point I am 2 months into the contract, and the work was just beginning. And so were the excuses. Again I was getting no responses to emails or texts about the progress of the work. When I did get in touch with Mr. Kruse, all I got were stories of no contractors available in the area, contractors being sick, etc. It seems to me that UBH was just as disconnected with their contractors as they are with their customers.
On December 7th I sent another email, this time to Mr. Kruse, Mr. Tinney, and Mr. Glass about the lack of communication. We are almost 3 months into the contract, and all I have is a slab. Mr. Tinney called me and apologized, and promised me he would call me every week after the construction meeting to update me. As of this writing (April 11, 2018) I have yet to receive another phone call from Mr. Tinney. Mr. Glass called me on December 7th as well, also promising better communication from his people. This did not help either.
December 27th, the framing is complete but the roof is not. It is now 3.5 months since closing, and my house is still not dried in. The weather was predicted to be bad, with snow in the area. All week I was told the roofers were on the way, yet they never showed up. I called, I texted, yet all I got were assurances. I spoke with Mr. Glass on Saturday, telling him of the weather situation and wondering if there was anything that could be done. He managed to arrange roofers for a Sunday afternoon before the storm. In retrospect this was a bad decision on my part. The job was rushed, done poorly, and not completed. Water continued to get into the house around the chimney, and continues to get water in the house. On April 7th, 7 months into the contract, and nearing completion of the build, a rain storm came over and water showed up on the floor around the fireplace. I sent pictures to all four the gentleman mentioned, including Mr. Evans.
Thomas Evans was brought on board by UBH in January 2018 to help Mr. Kruse. The reports I got from Mr. Evans and from several contractors was that Mr. Kruse was in over his head. He had never worked as a UBH superintendent before and was overwhelmed by the amount of houses of which he was in charge. One contractor told me the story of how the previous UBH superintendent had walked off the job with no notice and left Mr. Kruse in a position he was not trained to do. Mr. Evans spoke of having to train Mr. Kruse in how to schedule a build. This was not surprising to me considering how many delays we have encountered. Mr. Evans brought many years of experience to the job, and promised a much more involved presence. He mentioned how he likes to visit all his projects every day, but since my property was so remote he could only make it 3 times a week. Today I am lucky if he shows up once a week, and that's only when I call him and ask him to come.
Today I am 7 months into this build, I have paid two months of a construction loan that is significantly higher than the conventional loan I will get once this house is built. I keep getting statements from Mr. Evans that finishing quickly will not be an issue, and yet we are still weeks away. The house still gets water in around the chimney, there are several small items to be cleaned up, painting needs to be finished, electrical trim outs to do, and general cleanup of the house. If these items drag on another couple weeks, I will have to pay a third higher interest payment.
This is the first house I have had built from the ground up, and the last house I will ever live in. This is my retirement home. I went into this with such excitement, and the whole experience has been ruined by the people employed by the United Built Homes office in Cleveland Tx. Overall, the house itself is ok. I expected better quality, but I guess you get what you pay for. However, all the issues with the house could have easily been overcome with a little effort and communication from UBH. I got neither. Instead, I got broken schedules, delays, and excuses. The lack of attention to detail in the building of this house has been enormous, and it has forced me to compromise my expectations of what I want this house to be, and instead just expect (hope) the house gets completed and doesn't leak water onto my floors. As of right now, this may be asking too much.
Update: The issue with water coming into my house around the fireplace has not been resolved. Mr. Kruse and Mr. Evans were given a directive from Mr. Glass on April 13th to resolve this issue asap. As of April 18, no word on what was done if anything. As far as completion of the house, I asked when the painters would be on site. Mr. Kruse had told me they would be here this week. Mr. Evans told me my house would be complete this week. He is pushing me to sign a "Substantial Completion Statement" that lists the final details, but no schedule to get them done. I am very leery of signing anything until the work is complete. I have spoken with two other UBH customers, and they gave very similar advice - "Don't sign anything until they are done. Once you sign, you will never see them again". One is a customer whose house was built in this area, the other a trusted friend and colleague whom I have known for 20 years. As I continued to push for a completion schedule, I was told the painter would be here Saturday pending any schedule conflicts. This is an obvious escape route in case they do not follow up on the statements of Mr. Kruse and Mr. Evans that the house would be finished this week. I vented my frustrations to Mr. Evans and Mr. Glass. Mr. Glass' response was to threaten me with walking off the job without completing it. ("If you continue to make threats, we will be done much sooner." - Mr. Glass in an email on April 17th). During a previous discussion regarding completion, he threatened to quit the job ("We will stop construction and let our attorneys handle ". - email on February 2nd). Now I'm stuck in a very uncomfortable position - I am being pressured to sign a document before the work is done, but if I don't sign, I am being threatened that the work will never get done.
The entire incident has made me very fearful. I am scared to sign a document that might end UBH's involvement in my house, and I am scared that my house will not hold up over the long term. Mr. Glass often speaks of the UBH 10-year warranty, but all my dealings with the UBH employees of the Cleveland office and Mr. Glass, coupling with the experiences of two other UBH customers leads me to believe that warranty will not protect me.
Update #2 - June 22 - Water continues to leak in around the fireplace. I informed Mr. Evans and Mr. Glass of this issue, and they said they would get a warranty claim on it. It's now August 1st, no one has contacted me about the claim, and water continues to leak in around the fireplace when it rains. As before I get no responses to any voicemails I leave.
I’m really sorry to see all these complaints. We closed on our home on September 28. We are already ready for a final walk through. We have stayed involved with every step, and our home is well built and we can’t wait to move in. I had the builders personal cell.. he responded quickly to all questions and tolerated my “oops I forgot that, can we add it now” moments. We had a had a few moments, but always managed to agree on a solution! Our builder was the Terrell, TX office. From our sales person Kelly, to Jaime the office manager, and Paul the builder it’s been a positive experience.

The constitution crew failed to complete the job. We have been waiting for 4 months to get moved in. No shingles on the roof no insulation in the walls. Hole for toilet in wrong place. No fire place (gas) for the electricians to wire. Lag bolts not in suppports! Ramp so steep my wheelchair has to strain to get up & I have to go backwards down the ramp in order to keep from flipping the wheelchair! The crew left & no railing on the balcony. My husband had to go to extra expense to modify the bottom of the ramp in order for me to even attempt to escalate the ramp! There are no door knobs, insulation, sheet rock, no plumbing! No shingles! Our contractor told us " the painters were afraid of heights"! Give me a break! Our neighbors are aware of the inadequacy of United Built Homes! I pray no one disregards reading the reviews. Also, there is a tremendous mess that is left all over the property! We have been generous to provide bottled water, sodas & gaterade - in return the trash is everywhere, water bottle partially drank & left everywhere! We have three trash cans available...nails everywhere which we had to but a large magnet in order to keep from a puncture wound! Gaps in the soffit where no amount of caulking could adhere! This has been extremely stressful journey! The home to be built is only 1288 square feet, my husband built a 14x 40 storage building in TWO weeks BY Himself, prior to United Built Homes even brought the material to start on our new home!( which was over a month later)
We were told it may take 6 months to complete.. it will be a MIRACLE if the completion takes place in 2 months! We were informed that we would start payments after the 6 months😳.. we can't even LIVE IN IT! I want to know if the corporate company is aware of how we are treated!?

I will keep this short and sweet but united built homes is the worst experience me and my wife have ever delt with. They were quick to paint a pretty picture and take our hard earned money then it went down hill after that when it was months before the came to put the first peg in the ground and they dropped off all the wood and materials on our lot in the weather for a few more weeks before they started the build and it was weeks and weeks with a half built house before anyone would come back and the sight manager would always have a excuse but after around 4 months after they were supposed to be finished we were able to move in and had electrical problems not long after and kept calling and calling and no one came so I hired a electrician myself and paid out of my pocket to fix the issue before something happened and the next thing is when the came bring the wood for the house they set it on my fresh concrete and it sat so long the wood stained it and both manager and sight manager promised that they would take care of the issue and nothing ever happened so I didn't push the issue to hard and called every now and then and got a different response and different lie each time and recently I called the baton rouge office telling them about my concert and a door frame that is rotting and about to fall off and they gave me a number to call the warranty department so I called them and same thing I kept getting the run around and a sight manager from baton rouge finally called me back and said he reviewed my claims and he also noticed in documents that i've had called numerous times for a long time and yes I have been in my house since 2013 and it is now 2018 that's how long i've been patently fighting this battle with them well the sight manager of baton rouge also planted a pretty picture and told me lies so I called there office today and just so happened after a long time of asking to talk to a manager he finally answered the phone and was able to talk to him witch I thought was a relief at first and I was as nice as could be and he talked to me like I was nothing and said i'm trying to get something fixed that is out of warranty but if they would have taken care of the door when I first started calling it would have still been in warranty and the concrete has nothing to do with warranties it was something that they messed up on and promised to fix and this manager also tells me that they don't even have a warranty department so the baton rouge office obviously gave me a fake number to call so they wouldn't have to deal with me, bottom line is that united built is a joke and a rip off and surrounded with lies and now I am stuck having to take care of there issues myself and they get away with it. I hope nobody has to go through what me and my family is going through with this.

1. Passed 1 year awaiting repairs on Garage Door to be properly seal due to uneven 1 1/2 inch x 10 ft gap of concrete slab to Prevent Rodents, Reptile, and Insect invasion.
2. Awaiting for replacement of 3 each defected window screens that were installed with holes.
3. Awaiting repair of Brick mason work on top of Porch where Rodents enters attic
4. Awaiting patio door Frame to be sealed that moved away from Brick wall 1/2 inch
5. Replacement of Electrical and Plumbing to be corrected on outside that don't work
6. Clothes shelves falling down due to improper cheap material used
7. Sealing of all Windows
8. Return of Window Screen for window that was removed in January to size other screens to be replaced

11. So Far exchanged 3 Company Officers and Contractors with no work corrective action
12. Loan began at $273, 000.00 upon completion $289.000.00 plus $5000.00 out of pocket paid to UBH workers and Sub Contractors
Just had UBH come to the house to look at a crack in the cement in our hallway. The tile cracked and we had our independent tile guy come and pull up about 8 tiles and underneath the floor has cracked. The UBH regional supervisor said it was part of settling. We have pretty much a solid rock foundation so it’s not because of settling. To keep the story short he said it was our problem to get it fixed ( now and in the future). It saddens me that that’s the view he took and didn’t offer to at least cover the cost for repairs. They do have people to do this and we had the tile and grout right by the crack that we had purchased . It would have only been labor. Don’t expect to be treated fairly when dealing with UBH. They sound like a great company until you have issues and this isn’t the first it’s just the one that the straw broke the camels back.

Our house was built 5 years ago haven't had any issues except the roof started leaking in our daughters bathroom . You can see that its coming from the vent or somewhere close to the vent .Called the Tyler office where it was built out of spoke to the manager he said someone will call you, no one called so I waited 2 days went up there he acted suprised that no one called said he had pulled up my warranty 30 years on shingles, 10 year on structure. He said i was on a waiting list and that they would get to me as soon as they could its been 4 days now no one has called or anything .Now its suppose to start raining again Friday and if i cant get any thing done then its just gonna get worse.

We are beginnning our nightmare warranty process with UBH. Within less than a month from us moving into our new home, the house is falling apart. We had an inspection done earlier this month and it is 43 pages long, containing TREC reported violations for electrical. We had below freezing weather here a couple of weeks ago and the water lines inside the house froze (they run them through the attic and claim they have never had any freeze). Turns out that they are not ran under the pitiful insulation, but above it. Our HVAC also has TREC reportable issues. It wasn't installed properly and one side of the house heats/cools to temp, while the other side of the house is at least 10 degrees hotter or colder than the other. The CS told me that was happening because we hadn't put "window coverings" up yet. The drywall wasn't installed properly and we have major cracking everywhere. We have framing cracks around every window and most of them don't operate at all. The CS made a comment to me that I just don't know how to operate the windows. I'm not looking forward to this battle at all.
We too have nightmare story about UBH.
We do NOT recommend them to anyone.
