Edward Rose & Sons - No peace, no safety, and no accountability held, but reverse the blame on residents.

Moved into one of their so-called Brand-New Luxury Communities in 2020, and my peace, safety, physical and mental health has been compromised. My unit wasn't cleaned during my move. That's the least of my worries, as least as I thought.

Well, as days, to months and years continued, instead of getting better it grew worse. During my stay, I thought I was allergic to my apartment for nine months in. I inquired the change of A/C filter to discover no filter were ever installed. I endured respiratory issues unknowingly by the neglect of ER& S. The apartments were not inspected properly before renting out the units, only to get money for their pockets. Noting wasn't repaired properly. Repair tickets were closed out even though repairs were not completed. Leaking ceiling never repaired and properly restored in the unit for almost two year and six months. Ceiling still not restored in the unit due to unprofessionalism from the Maintenace Supervisor. Grounds and corridors remain unkept. They apparently are allergic to the second and third floors as they only begun to maintain the ground floors. Stairwell handles are always dirty with pollen, dust, light fixtures with bugs, spider webs, as well as steps are dirty with stains from construction three years ago. Instead of hiring a professional power wash cleaner, they rather be cheap and utilize the same lazy ground keeper which only clean what he desires or what he has been ordered to do.

The office staff has been a revolving door as well as the ground keeper and maintenance supervisor. The Property Manager and Asst. Property Manager cares about the residents and community. But the Maintenance Supervisor and his buddy Ground Supervisor are the cancer that's causing the discord with the residents and the community. People are moving out early or when their lease expires.

I had an issue with the Ground Supervisor which lied by omission and when I conversed with him, he turns around and blames me to his Regional Property Manager. When I had a conference with the RPM she stated, that if I wasn't happy with living here, maybe I should move. What?! I knew then ER&S has some underlying issues with people of color. After my last straw, and what has been done, I know for sure they are racist, allow their staff to intimidate residents for complaints, discriminate against the disabled, as well as making promises but knowingly break them.

They set rules in the tenant lease, but they don't follow their own duties as the owner. They have breached their own contract of which violates the Tenant rights.

My peace, safety and health has been compromised. I am now being forced to move due to countless unresolved issues from not the office staff but from the Maintenance Supervisor and Ground Supervisor to Groundkeepers.

I've done extensive research on ER&S and I was at awe in my findings. All that I have read are clearly the tactics and patterns how ER&S operates. They don't respect anyone outside their circle. If you speak up and stand for justice, just know they will allow their puppets to do their best to make your life miserable why being a resident or even an employee of which I discovered sued them for discrimination. ER&S needs to be investigated by the Attorney General and HUD. They do not reply to the complaint from the BBB, or Complaint Board. It's been detected they have hired a company to hide their crooked practices.

Desired outcome: Reimbursement of difference from my old residency to the length I paid being at EC.
