This is the worst business I have ever dealt with
This is the worst business I have ever dealt with. We had a ceiling leak that extends from one bedroom to the other. Called the emergency line and never got it fixed had to fix it ourselves. The ceiling is literally crumbling, paint sliding off the walls and the floor had bulked up. We had a scheduled appointment with a vendor who cancelled the day of. We had multiple things that where damaged due to the leak. I will never rent or recommend this place to anyone

Refused to fix half the requests we put in. Never answered the phone. Would have to wait after hours to go to a call center where I could then put in a request and play the lottery on when it would be fixed. Now a year later we're getting a letter from an attorney saying we owe money for damages. Didn't tell us what damages. Could've called, emailed, or sent me a letter, but no instead they went to a debt collector a year after we moved out. Would never do business with them again.
I have been working with JoAnn and she had made the stressful situation of moving into a property with such advocacy and clarity! She stayed in touch, she was very kind and I would recommend ATLAS off of the the experience that I had with JoAnn thank you so much! Life saver !
We were good renters on a 2 year lease. We always paid rent on time, kept up the yard, improved the home while we were there. Atlas Rental chose not to renew our lease so we moved out. We cleaned the home from top to bottom as we were moving out. While living in the home, the air never worked properly, there was a foundation leak that they never addressed, two rooms flooded every time it was a heavy rain. Any repairs took weeks to be addressed if it was addressed at all. Now, I have been informed that they are keeping my deposit for repairs but they won't tell me what added up to over a *** dollars. We did NOT damage the home in any way. They also say that we still owe them *** dollars for what the deposit didn't cover. If there are any damages, it was from them not fixing the foundation leak or the poor work done by their maintenance people during our stay. Those are things that I as a tennant should not be responsible for.

The manager Victoria escalated the situation with her tone and how she treated a tenant who was never late and left the place 100% better than it was found. The issue was a small amount of deposit however the matter was principle. Proof of the damage were requested and denied. I would not recommend this company to anyone. I have never reported a company to the ComplaintsBoard.com but I felt that this was warranted.
We have been in 1 of their homes for 14 months, the A/C never worked correctly and we called for maintenance in August when it quit co.pletely. 5 visits later and it was "working". January through April my electricity bills were over $*** per month! Turns out the repaira in August included faulty wiring and this in turn caused overheated circuits, resulting in inflated bills and almost burning down the home. Again we were basically told too bad not their problem. Water comes into the basement from the garage and because of the sump pump (fully finished basement with bedroom, bathroom, etc). Mold issues galore, at the moment we are at 8 weeks and counting for them to fix this issue, we have 2 diagnosed asthma sufferers in the home and black mold. Now they are adding false charges to our bill and Increasing charges, 9% surcharge for various issues. We are all constantly sick from the mold and having them refuse to talk to us is a disgrace. All I want is my deposits back so we can move to a safer, healthier home

Worst company to rent from will not fix problems in house charge you for calls to maintenance. I've had holes in my walls since I moved in due to electrical issues. Toilets won't flush had feces come back in my tub 2 inches thick. tile not glued down, garage door is a dangerous thing already been bruised and cut by it- channel locks is used to stop it when you open it, it's rusted broken in the middle and has screws sticking out the bottom so you have to watch where you put your hands when opening, handles coming off walls already myself replaced the storm door handle where it came off, the spring will not stay in the door because the screw holes are too big. Constantly unstopping toilet because it will not flush right, shower ceiling has wet spots from when 1 of the 11 plumbers tried to fix the toilet from the roof of the house. Shower head throws water over the shower curtain so actually 2 people could take a shower at the same time- one in the shower one standing in the bathroom. add on does not have working air or heat in it. I wish i could post pictures just to prove it all. Now they going to charge me a service fee because there is nothing they can do with the add on air or heat.

The electrical line came down before we could move in. However we already signed the lease. We had to wait a month before we were able to move. They refused to adjust our rent even though we weren't on the property for a full month. Rather than saying their wouldn't be an adjustment because (...) they completely ignored me. When I stated I wouldn't be paying after waiting 3 months for a response. They came to the house on a Sunday, to tape a termination letter. The floor(s) have been cracking from the first day of being on the premises. My son cut himself twice. Since we've been her we've had issues with the A.C., toilet leaking, laminated floors lifting, roaches, the front door lock not working, we had to replace the toilet seat. (They rented it with a padded toilet seat.)

Toilets and showers backed up with sewage and they didn't come out for over two weeks. I had to shower at a friends house and use the restroom in different places. The water leaks I informed them about on January 4th. They did nothing until mid March. I had water bills that were well over $*** in excess of a normal bill because they ignored my request to repair. Now they refuse to reimburse the excessive portion of my water bills. Also, I had an issue with the stove that had a short in the power cord. They never fixed it. I bought a new cord and replaced it myself. RENT FROM THEM AT YOUR OWN RISK. They are a joke and will not give you a straight answer to a question. Don't try to call them because they will not answer. Just so you understand, I never leave bad reviews. I believe people have bad days and these days just happen. With this company, its just their way of doing business. This is not just me talking. I have the proof from messages on their portal. I honestly don't know how they are allowed to even be in business. This how bad they are.
Atlas Renter properties,November 5th I signed my lease I looked at property online,online the house was ready but when I got there it was roach infested and nasty not cleaned house needed painting,there was a leak in the bathroom water was leaking on floor,I couldn’t move it right away,It had things that needed to get fixed, House still wasn’t ready November 16th I’m still not in my house,,The house was cleaned on November 16, house spot painted and it was very noticeable roach problem taking care of,leak still not fixed on the toilet,maintenance request after maintenance request,still no one came out to fix the leak issues Nov 23rd I ask if the could prorate my rent and the manager told me they mailed out a *** gift card to cover that,,they prorated from $*** to $*** DECEMBER 10th I had to stay there becus I had caught c*** becus the toilet didn’t not work I had to do this for 2 weeks straight,Feb 20 th ,Jan 19th,I put in a Deman letter I sent it certified mail, in that letter I put in a demand for them to fix the problems in 30days if I didn’t get response I was gone move out,No one Never contacted me I spent I moved out Feb 20th $*** getting in the place,plus rent paid until I moved,I don’t recommend no one renting from these people they don’t call u they text u,and if u call they will not pick up communication is really bad with these peoples they want respond to the maintenance request.,it would be weeks before I here from them.

I really like the house that I rented from this company
I really like the house that I rented from this company. It is perfect for my family size and it gives me and my elderly mom space away from my son and his family but close enough so we can work together to keep her out of the nursing home. The problem is that the owner wants to collect the money (which we pay on time every month) but does not want to invest in keeping the property up. For example, a tree fell and it is still there partially blocking our driveway and being home to all sorts of bugs and animals. The most annoying and the most unreasonable non-action is the fact that they will not have raccoons removed off of their property. They classify them as pest, and they are not pest but rather vicious critters who carry rabies. Now, we cannot even enjoy our back yard because of fear of getting bitten.

This place is horrible
This place is horrible. They will not come and fix your maintenance issues but they charge you for repairs that they say they fixed. They have sent out a mass email with their renter's personal email and information. They take days to respond to emails and that's the only way for you to contact them and their excuse is that somehow our request fell through the cracks but after seeing other renter's response to the mass email, this is an issue everyone has. They tell you they will send someone out for your maintenance issue but nobody shows up or they aren't equipped or qualified to fix the issue. My boyfriend has been the one to actually fix my issues and they are trying to charge me for repairs. DO NOT RENT FROM THIS SLUMLORD COMPANY. I went 2 days with my water line gushing like a geyser and 6 days without a kitchen sink.

I have had nothing but issues since day 1 with ARP. It started with them mixing up my social security number and denying me. I still gave them a chance. You can't get in contact with people. The house had a pest problem that they try to make tenants responsible for when there are MULTIPLE entry points for pests to get in. There are rotted trees that they don't want to remove. When the tornado came, one of those trees (that I previously complained about) fell and tore up the roof, the electrical connections, and my car. It took 3 weeks for them to do anything. The phone lines direct to no one or to people who don't know what's going on. Don't sign with them. They have a clause saying they are not responsible for damages or injuries. So you better hope nothing happens like another storm because they won't care. Get yourself an EXCEPTIONAL rental insurance company if you lease through ARP because you're going to need it. THEY SUCK!

We have only rented from this company for a month
We have only rented from this company for a month. Within the first 72 hours of being in the home, sewage backed up into the living area, my son’s bedroom and the kitchen. We were unable to use the upstairs bathrooms due to the water draining causing sewage to come up from around the base of the downstairs toilet and from inside the toilet. It’s been 2 weeks and we are still looking at a toilet on the front porch and not inside the downstairs bathroom, holes in the floor from where the flooring was taken up due to water damage and large pieces of wall missing from multiple rooms due to water damage. Now, I’m finding out we actually have 2 power meters and nobody told us. So, the downstairs power was disconnected this morning. We found out all information by calling the utility company after the power was cut off. We thought there was an electrical issue causing it. Never look at an atlas or spartan property as they are the same company. The maintenance people are efficient but, apparently, only found out last night that we ever had an issue and had no idea that our home was in pieces due to that issue.

This company has made my life a mess! The heat or air does not work throughout the home I requested maintenance. Maintenance sends someone only to charge me saying nothing is wrong. I called repeatedly and spoke with Randle V director of maintenance only to pushed and made fun of. He laughed as I explained and only repeated what I said. He continued to push blame on me for the bad air claiming a dirty filter when in reality the air worked fine minus the living room. He claimed he would come out back in February never did and said we all forget stuff. Which is very rude because I got charged! He admitted he never followed through with checking up and blamed me again. Bad business I have A $*** charge pending because they will not fix the issue of the home. They say you did not change the filter well the air worked very well in the home beside one room. I changed the filter same issue and they have no solution only to send someone out again. Clearly the issues isn’t the unit but the home which I have stated many times. Randle V, director of maintenance laughed and pushed blame. Don’t rent from here they don’t fix anything but will charge if you call maintenance makes you scared to say anything. I am reporting daily the amount of abuse I am enduring. This is causing stress because they say the charge will be taken out of my rent, which means my rent will be short. It’s a big game they play. Bad company do not rent! Poorly ran!

We rented a house from Alabama Rental Property based on pictures we found on the internet. The photos showed a huge outbuilding with a roll up door. We were not informed the roll up door did not work. We were to start our lease on Nov. 1, 2019 and were relocating 135 miles. We arrived with a load of our belongings on Nov. 1 and tried to enter the house. The code they gave us to the lock box on the door did not work. Fortunately, we were still under lease at our prior address through the end of November. We had to return to the house with all of our things. We called and tried to get the right code for the lock box for a week. We finally had access to the house on the 11th. Once we were in the house, we found numerous issues. The only shower in the house did not work. There was paint peeling from the ceiling above the stove. The wiring on the water heater was bad. The exhaust fan above the stove does not vent to the outside. The imitation wood floors are peeling up. The tiles in the kitchen and bathroom are uneven. The garage door attached to the house did not work. We reported black mold in the master bedroom window. The exhaust fan in the main bathroom did not work. I reported the concrete on the front steps was cracked and was a trip hazard. The shower water pressure was so weak, it barely could wet my hair. The inside of the cabinets were spray painted white. When the pots and pans are placed inside them, flakes of paint end up on the pots and pans. The outbuilding and the attic still had personal property in them. There were screws, nails and broken glass in the driveway. They sent someone out to address the issues listed above. They removed all the personal items from the attic. They fixed the fan in the bathroom. They fixed the water heater wires. They said they would not fix the exhaust fan above the stove, they would not fix the peeling paint and they would not clean up the driveway. They refused to fix the front steps. As we continued to live here, we found that the shower was spray painted and that paint also began to peel away. To make a long story short, this rental company is often not available when we call for repairs. We had a heat issue when it was cold and it took three days to get someone to repair the heat pump. The worse thing to happen was during the COVID outbreak. We both got it and had an issue with paying our rent. We let them know the rent for this month was going to be late and that we wouldn't be able to pay due to being off of work. We said that when my husband got his disability payment we would pay the rent. We set a date and they agreed that we could pay at that time. On that day, at 8:00 a.m. I paid the rent along with the late fee. There was no balance owed. At 8:00 p.m., a gentleman appeared at the house and proceeded to serve us with eviction papers. This company is nothing but a slum lord that doesn't care about the condition of the properties or the health of their tenants. Beware of them.

I was a tenant in a 2 year lease from December -December and getting out of that house was the greatest relief I have felt in a long time. I spent so much of my time in severe frustration, anger, depression and anxiety dealing with their complete and total negligence towards their properties and renters. I'm not sure where to even begin with my horrible experience. They are crooks and a corporate slumlord basically. The house I rented was a two story multi-room home, that was remodeled as a 2 bed 1 bath because of a previous house fire. The upstairs was separate and only accessible from the outside of the house, sort of like an attic/large storage space. Once my roommate and I moved in we realized how poorly the house was redone. The vanity in the bathroom was not sealed or closed off. The bottom piece of wood beneath the sink was warped exposing the ground beneath the house. Similar situation with the kitchen sink. The area around the pipes was just a gigantic open hole that was exposed to the underside of the house. This opening allowed gigantic rats and critters to freely get into the cabinet. They don't handle pest control, none of the crawl spaces around the house were closed off...so it's pretty much open to whatever wants to crawl up under the house and get inside. This also makes it almost impossible to keep warm/cool air inside the house (among other poorly or unsealed openings in the house) which equals insane power bills. I've dealt with things like this before in older rental properties, but that's just the first things I noticed. From the time we moved in the bathtub constantly dripped water. I put in several maintenance work orders through my tenant portal about the leaking bathtub and they were consistently closed out with no communication or response from anyone. We eventually gave up and just dealt with it. This is when I started to realize that dealing with their maintenance team was going to be an issue. You are told to call a maintenance number for all issues (whether regular or emergency), which takes you to a call center agent. The call center is just a third party that has no connection to the property manager/landlord or ARP staff (who you can pretty much never get in contact with). If you call the leasing office they do not help you with anything other than to give you the call center number...while you continue to be ignored. After months of the bathtub dripping and the handles getting more and more loose, one of the handles completely broke to the point that a steady stream of water was pouring out. They finally sent someone to 'fix' the handle...within a few hours after they left there was no water pressure anywhere. I realized that for whatever reason this had caused a pipe beneath the house to burst and water was spewing out. I shut the water off and immediately put in an emergency work order for the pipe to be fixed. I called the maintenance number, I submitted orders in the tenant portal. After 2 days with no water and no response I decided to go to the office and demand that someone come fix the pipe that day. The woman apologized and assured me that someone was on the way. A guy came and fixed up the pipe. He said he would be back soon to make sure that the pipe was dry & in working condition and would turn the water back on. He never came back, so I just used my best judgment and eventually turned the water back on myself. Another situation came along in the first winter, I tried to turn the heat on one day and the entire house smelled like burning hair. I shut it off immediately, put in an emergency work order. It took an extreme amount of effort to get a response as per usual. I was without heat for a few days and stayed elsewhere. The maintenance finally came by and inspected the furnace. They found a gigantic rat (that had gotten into the storage closet from the openings into the house) had bitten the heating coils and electrocuted itself. They removed the fried rat from the coils and threw it into the trees at the side of my front yard and left. The house smelled like burnt hair for days, but I couldn't open any of my windows to air out because they were all either painted shut or bolted shut (which is also a fire hazard that we stated multiple times and it was never addressed by anyone). My roommate has a small leak in her bedroom ceiling that went on for about 2 months. She put in work orders until someone finally came out to inspect. The maintenance person told her that our gutters needed to be cleaned and offered to clean the area out. She accepted. Within the next month we were alerted that we had a late fee because we had an unpaid balance. I had no idea what it was about, but we were charged for a 'gutter cleaning' unknowingly and then a late fee for not paying. I can see how they legally can say it is 'our fault' because we are responsible for the gutters, but the whole situation was manipulative. There was evidence of a more serious leaking issue here, which I will explain further. The leak started to grow mold, which she reported. It took about 6 months to have a contractor come 'look' at the ceiling. And another month or so for them to send out a contractor in July to inspect the mold. The guy literally destroyed my roommates ceiling and wall hacking away all of the drywall and exposing the mold. Apparently there was so much burn damage remaining from the house fire that he couldn't tell what was fire damage or mold. He cleared out an entire corner of her room leaving it wide open. There was no insulation, no wonder our house was absolutely freezing in the winter. The hole in the ceiling revealed horribly burned rafters that were open to the upstairs space. There were large trash cans above her ceiling, which seems to me like someone put them there to try to prevent the leak instead of actually fixing it previously...but that's just an assumption. After the guy hacked at the wall all day he said that the landlord told him he couldn't finish the job and that it was worse than he expected and he left. My roommate temporarily moved into the living room while we called and emailed every name we could find to figure out what was going to be done. They finally sent another contractor who arrived late Friday afternoon to spray the mold. He said he would be back on Monday to continue working because it was the weekend and 'not an emergency'. He came out everyday that week and sat in his car for multiple hours, took random trips to Home Depot for multiple hours delaying any progress. I stayed elsewhere and had to find places for our pets and my roommate temporarily moved home to Huntsville. It took a week for him to finish. I came home from work one day where he had been working while no one else was there. When I got inside he was gone and our front door was wide open. He had left for Home Depot again and didn't shut or lock our door. He said "sorry bout that" as if it was absolutely nothing and like he didn't just leave our home and all of our belongings WIDE open. Prior to this situation, our AC had stopped cooling in the summer heat. I went through the same roundabout of calling the maintenance and putting in emergency work orders with no response until after almost 3 days I called a local AC repairman on my own and paid $320 out of my own pocket to have him replace something in the AC unit. Finally, with our last month of rent due (which we both paid on time) we got emails saying we were charged a late fee and that half of our rent wasn't paid. I checked the ledger online and both of our payments went through but I got nervous and paid the $42.50 late fee plus a $27 service fee anyway. Someone from ARP finally contacted me and said that they had adjusted our ledger. My roommate's rent had gone through on November 30th and for some reason the system wasn't recognizing it as part of the rental payment. Their response was that the money I had spent on the late fee would go to the next months rent. I responded saying that my lease was ending and I would like a refund of my money, to which I got no response. These are some of the highlights of my experience with ARP. I would give them zero stars if I could and I would advise any renter to stay as far away as they can.

Mold in home for a year
I have been complaining since last august about mold making us sick. I have begged and pleaded for MONTHS AND MONTHS to please fix this. I have told them we have lost employment due to this. That we have accrued doctor bills, emergency room visits over this. We suffer from hair loss, vomiting, diarrhea, respiratory problems, and the most debilitating headaches I’ve ever experienced in my life! I have written letters. I have written emails. I have cried to them on the phone. My son has lost TWO jobs over being so sick he couldn’t function. I told them I even had to CASH IN MY ENTIRE 401k in order to save myself from losing my house the last time. I have begged in every sense of the word. I have pictures. Videos of every letter I dropped off. Phone conversations. I have tried with every ounce of my being as a decent human being to work this out without involving attorneys. I just got a letter threatening to evict me when I have done everything short of calling code enforcement which most likely would have angered them. I have suffered so much loss. My TikTok has been on this journey with me as I share my entire life with the world as a small influencer of about 15k people. I try to do good in this world spreading positivity. I only noticed now that there are many other families that are going through exactly what I am through atlas. With small kids! Families without ac. I made them aware (Atlas) that two vendors DID NOT FIX THE ISSUE and Atlas tells me they did! I work from home. SOMEONE IS ALWAYS HOME! Always. I told them the vendor is LYING. So they are either stealing from the homeowner. Or letting the vendor steal from them. I find it crazy that it’s as simple as sending a maintenance man to check the two issues which were an outlet that was supposed to be replaced and then new insulation that was supposed to be installed. Easily checked. But I’m ignored. I have their own maintenance man recorded freaking out over the mold in my home. Ran to his truck to get a mask. He was here to fix a DOOR not the mold I had reported months before. He was shocked! And found mold in places I hadn’t thought to look. I said you’re getting a mask and I live here sir. I need to speak to someone. This is tiring and causing me to get so emotional as even today I have a horrible horrible mold induced headache. I have everything needed. I want to settle this. I want to either have a safe home or move. I am behind now because I pleaded with them to fix this. They knew how sick we are. They don’t care. I can’t pay rent when my home is killing me. Same with my son who’s on the lease with me. I’ve seen talks of class action lawsuits against this company. I have been a good Christian. These people are evil with no care for humanity. None. I have no savings. No 401k . They have stolen a year of my life and put us in living hell. Please anyone someone help us.
Desired outcome: Rent refunded from time i reported this issue. And give me time to find another home to move into.

They lied about the house I paid for. When I got there, it wasn't ready to move in. I had to stay in a hotel for 5 nights with my kid. I found this house on Zillow and the pictures showed how it was supposed to look. I paid the deposit in early May. The agent said she couldn't show me the house because the tenants were still there, but they would be out by May 15. I told her I would move in on June 6 from Hawaii. I signed the lease on June 4 and paid the first month's rent. They said the house would be ready when I arrived on June 6. But when I got there, a painter came out and said the tenants wouldn't be gone until Monday. He said there was a lot of work to be done and pest control needed to come. My son and I unloaded our stuff and went into the garage, but there was no electricity. The agent said the electricity and water would be on for a few days after I moved in. The house still had some of the tenants' stuff in it. It was a mess and nothing had been done. The painter said he just got the order to paint, fix the floor, and clean up on Friday (the day before I moved in). My son and I couldn't stay there. We walked down the street with all our bags to try to get an Uber again. I had to get a hotel room that I couldn't afford. I texted the agent and told her what happened. She apologized and said she was told the house would be ready by Saturday. I asked for reimbursement for the hotel and she agreed. The next day, I went back to the house to take pictures and sent them to the agent with a list of things that needed to be done. I got a call from a manager named Mickayla. I asked her for reimbursement, but she refused. I asked if they could at least give me a refrigerator and stove or lower the rent, but she said no. She said my options were to get reimbursed for rent and deposit and then they would put the house back on the market. Or I could just wait for them to finish the house on Wednesday or Thursday. I told her I was considering getting a lawyer and she said okay. I spent all my money on 5 nights in a hotel with my son. The house was nothing like they advertised. I called again on Wednesday and talked to Mickayla to ask for a reduction in rent. She said she would see if she could change my move-in date so next month's rent would be prorated. The hotel cost me $633, the rent is $1,175, and the deposit I paid was $1,175.

Do NOT rent from this company. Have rented from them a little over a year. In that time we have been robbed left without a door for over a week due to it. Raw sewage inside and outside of the house. No Mantience, you have to fix things yourself and pay for the repairs with no money off of rent. The house is currently falling in, have holes looking out on the sky and black mold because of it. This management company needs to be shut down worse than slumlords.
