They only care about money and will outright lie to keep it!
They are liars and all they care about is your money. Our air conditioning was out for two weeks because they would argue and refuse to send a technician on the days they deigned to respond at all. When the technician did arrive he told ** that the problem had been had happened to several other houses in the area during the recent electrical storms and was due to a power surge and in no way caused by the tenant. Kairos living on the other hand informed us that his report says that it was our fault. When we asked to see this report, they informed ** that we didn't have the right to appeal their decision. They made no mention of the report and have so far refused to provide ** a copy of it. These people are thieves and criminals do not rent from them!

I applied for a home in a sought-after area with a credit score of 780, having been employed for over 7 years and earning five times the rent. I provided paycheck stubs and a bank statement. However, due to my job relocating me, Kairos requested a guarantor, which seems unnecessary given I meet all listed qualifications. After a week of communication barriers with various representatives, I was instructed that my employer's relocation offer would suffice, only to receive an email asking for my guarantor's details. It's been an exhausting three-week runaround.

I am not a customer. I was considering it until I called them and the foreign answering service couldn't answer any questions and told me to just fill out application. No thank you, not giving my info to a ace that doesn't even have qualified people answering the phone or people locatedin the same country as the rental property. I asked to leave a message for a "realtor" to call me. No response to date. But, after reading these reviews I wouldn't rent from them if it was free...lol. Thank you for your reveiws.
Right now I don't know if I want to continue with them. After receiving an email about how they want to continue with proceeding with me through regular way or through housing ( section 8). I submitted my housing information via email. Mind you that you not suppose to sign and date unless you are approve. Less than 24 hours after giving my information. I go onto the website and it stated "it no longer available". Me being the worry person during this time after covid. Need a place to stay with my family. I call, to get its no longer available. I ask, is it not available to me because I still going forward or you guys gave it to someone else. Keep here I'm sorry it not available. I ask again how can you offer a statement on proceeding but turn around and give it to someone else. The person I'm speaking too right now as I write this is *** and trying to get me a call back. We been on the phone for an hour without clarification that it not available due to me accepting or they sent out mass emails to who ever say yes and pay first. When it against the law to do.. that scam and not going for it.. UPDATED: it's now 9:03 am cst. And still now property manager have taking over the call. For her to finally tell me that they gave it to someone else because i sent my information in too late. How when i did it with the same 24 hours and i had called when I received and verbally advise them. THIS IS A SCAM! I will be reaching out to an attorney l.
This company is absolute s*** The most unprofessional excuse for a company.
Upon moving in, I noticed that the smell I'd encountered in the fridge was from dead maggots in the vents, which is why even with bleach the smell remained. This may have caused the fridge to stop getting cold. My lease started on June 11th. A technician came out and said it should be replaced because of the maggots as a safety concern. I voiced my concerns several times about how even if the fridge is fixed, the smell is still there and I don't want to put food in the fridge because I don't want my food smelling that way. They told me if the technician can fix it, they won't replace it, even knowing my concerns. I've been having to eat out just to feed 4 kids, which is expensive. It isn't fair to have paid rent and transferred utilities only to not fully be able to move in.
On July 3rd, I've had more issues and there's still a lack of urgency with my issues. My kids have had to suffer as well. Every issue I've had are things that normal landlords resolve right after a move-out but definitely before a new tenant moves in. These situations occur because they're out of state and don't have a representative from the company check to see if vendors that were paid did the work correctly. I received a fridge and a new AC unit on July 8th, and the vendor cracked a pipe. They came to fix it but the hot water was still out. I informed Kairos as I waited for the vendor to come back. On July 9th, I still hadn't heard from anyone. I attempted to fix it myself, yet it still isn't as hot and the water pressure isn't as high. I called the maintenance line only to be told that there was no one who could come at that hour. I've had a similar situation with a previous landlord but because it was an emergency that'd make a dwelling uninhabitable, someone came out within 2-4 hours. Now it's July 11th and Kairos informed me that they aren't in control of the timeframe in which work orders are fulfilled. I've contacted the news. Floorboards from the busted pipe are starting to have a mildew smell. They don't care about the well-being of tenants as long as they get their money.

They have stolen over $1500 from us and will not help to return it. We have had 3 different plumbers say the same thing that we need our pipes replaced. Even after several flooding incidents involving sewage back up, kairos has made no effort to get this resolved. When I try calling, I am often sent to voicemail or just left on hold. I called them 11 times once to pay rent and they did not pick up the phone. They will not trim the trees even though they pose a fire a structural hazard. It is rare to be able to talk to someone other than their call center which has no authority to help solve problems. I feel like this is the biggest mistake I have ever made by signing a contract with this company.
If I could give negative reviews I would. Kairos is horrible. When we moved in we had no heat or hot water. We discovered this was due to the water heater technician suspecting that the main power line was cut, leaving the house with only enough voltage to turn some lights on. The house was also dirty when we moved in, as if no cleaner had been sent after the construction, nor did anyone inspect the place before we arrived. We also were never provided a key to the back door. When the builder was here to fix some issues, since this is a new house, I asked about it and he checked with his master key, revealing that Kairos never changed the lock, meaning anyone with a master key could have entered our house. It took months of asking and discovering the master key issue to get them to send a locksmith to provide us with a key for the backdoor.
Now this month we have an issue with the utility company, which Kairos uses for water services as per the lease agreement that states the water bill must remain in their name. The utility company is trying to charge us for an electric bill, and their response is to direct us back to Kairos. I've reached out to Kairos and provided proof of residency with the start date of my service, but it's not sufficient for the utility company, so I've had to contact them multiple times in a short span to coordinate with Kairos. Kairos has become non-responsive.
Additionally, the community rules were never provided to us, but I found them online and reported some violations to Kairos, such as street parking and basketball hoops that are constantly in the way. I'm tired of having to slam on my brakes to avoid children in the street because of a basketball hoop that isn't supposed to be there. Kairos is also non-responsive to these issues. It's been one problem after another with this company, and there's even more I don't have space to include here, and we've only been living here for 3 months.
Where do I even begin with these people. Everything you read about them is completely true. My fianc and I went through it. This company doesn't need to exist and should've never started. Tell kairos to manage shacks in ***! This place is a joke! Needs a negative star! Thier stupid bs of a needed guarantor, when we meet all requirements and some!
This is a horrible management company. It took 2 months for our house repairs to happen. They don't listen and harass their tenants with emails from a system they don't know how to control. They do not even have anyone from the company in the state you live. Worthless.

This company treats emergencies like a joke. I put in an emergency work order on the 7th of June and nothing has been done about it. In the meantime I have notified them that I will not be paying rent until they do, but they have been forcing us to pay rent regardless, completely spitting on our rights as tenants and completely going against their own lease which clearly states that the rent must be reduced by the amount equivalent to the unusable part of the house...which they have NOT done and have been forcing us to pay rent in FULL. They wait until the very last second to send a 3 day warning, when they know it's too late for you to do anything about it because the next months rent will also be due. This company is just another greedy corporate landlord.

I was told and had email confirmation to abide by my current lease management company that said to leave in good condition and when I left my property it was in better condition then when I moved in. Kairos has a list of demands for when you move out and as stated I was told to abide by my lease that was in place yet they still tried to charge me for outrageous things such as removing brick that was there when we moved in. Also they overtook my rental 2 weeks prior to my move out day bc we did move out a month prior but I took my time to move and was going there to clean up more like use magic eraser for a couple of scuffs on the wall and grape a few other items I forgot but when I went there they changed the locks. I also paid for *** protection as.my security deposit and paid monthly for them but Kairos would not file the claim and told me to contact them and lease lock will not talk to renters. So I paid for a service I didn't get to use and was being charged for items that were there initially when I moved in. Also color matching of paint that was done by previous management maintenance man. This company is a scam. I would live in my car before doing business with them.

Its beginning to look at the property with a with a code. They charge you nickel and dime a month and the new show lease they add every little fee smart home on all you get is to access the lock from your phone if thats $79 a month for a smart home. Initially after I moved in my outside was infested absolutely and tested with small cockroaches where the land was disturbed. I had sent pictures or videos them outside I even bought stuff and sprayed which it shouldve been up to the company. I also woke up to a loud bang I. The middle of the night to the large wall mirror falling off the bathroom sink wall. Emailed and submitted requests with pictures showing it had fallen. ( house was built fast and many short cuts were taken. My yearly lease was up after one year, I received a letter for over 6 grand in fees- deductions and leaving trash - cleaning fee- and $697 fee for god knows what. My deposit was not refunded as this place is a scam and I know *** well the place was immaculate when I left I even mopped and cleaned the garage floor. Mud/ painted the small nail holes. It was clean! They charge for normal wear and tear. Repainting when it legally has to be done. Pet carpet fee when had no pets. And over $500 for the mirror that was nit in my control! Stay away!

Attempting to find out why I wasn't approved has been atrocious. They go through a third party for the credit check and that's fine, however when you request your screening information from that third party it gives little to no clarification as to specific reasons for denial. It does state that Kairos makes the final decision, yet a Kairos representative told me that they simply take what the report says and don't change that decision. I called and requested help in what needs to happen to get approved and the response I received was "I would recommend improving your credit". Okay, I asked what the required credit history is. The response I received was "we don't have any specific requirements". Interesting, then please explain why I was denied... They couldn't.

Kairos has been very neglectful when it comes down to the well being of their tenant. Thus far, I have never been late on rent, and have been in a lease agreement with them now for going on two years. I could go in detail about every thing, but I much rather Kairos fulfill their agreement via our contract. Also, my Property Managers to fulfill the promise that was spoken to me via conversations. In my opinion, when it's not them that's directly being affected, it's null and void.
I have completed an online application for a home in a certain location and I am getting a complete run around as to why the Rental Qualification documents that are required to be signed are not being honored. For starters, I have provided the necessary documentation for employment verification and was told by multiple representatives that Kairo Living calls the employer to verify employment, so why does my credit screening say something completely different? Second, I am not given the option to pay an increased deposit, when it is clearly stated in criteria 5 of the Rental Qualification document, time stamped with my signature, and in bold "Scores that are considered moderate to high risk may result in a more detailed credit history review and/or an increased security deposit." The only option I am being given is to add a guarantor to my application. No consideration to what I have been attempting to provide. I was told that Kairos Living works with companies that can act as a guarantor, but they will not provide me a list. I found my own guarantor company, but they will not accept that company. I asked to pay double deposit attempting to honor the signed Rental Criteria document, was told that was not an option. Now, the last phone conversation, dated January 18, 2022 at 1:14 pm, I presented the question again, "Please explain why the increased security deposit is not an option for me after I have signed a document stating that a certain condition may be a result in a moderate to high risk credit." The representative hung up on me. No response, no call back from the company, just straight hung up on me. At this point, I do not want to rent from a company that cannot and will not work with individuals who are doing the best they can to satisfy the requirements of obtaining a lease. I have done everything I could to work with them, and now I am being hung up on. These fly by excuses are becoming annoying, and you can tell the agents do not know what they are doing. Felt it best to report this due to the unprofessionalism I am seeing. If they continue this way, I cannot see any house being rented out in this area.

If I could zero stars I absolutely would. DO NOT RENT FROM THIS COMPANY! You can never reach anyone via email, their app or by phone. I have made repeated requests for someone to contact me and to this date, NOTHING! Deal with a local property management company, this company cares nothing about their tenants! I informed them of my intended move out for the end of the lease way back in August last year and they claim it was not received and say they will charge me for their negligence and trying to talk to anyone about it is an act of congress! Why? It has been complicated since we moved in with maintenance issues, uncompleted screen door replacement, and without heat for 3 days during a blizzard in February because the furnace was condemned. Throughout the lease of 1 year it has been horrible. I'm happy to move and encourage others to stay away from this company!

I am military and have rented many a home. Kairos Living is the absolute worst company I have ever dealt with. The homes in which you rent are cheap. I have had more maintenance issues in this house than I've ever had in all my homes combined and have only been living in said house for less than a year. I went three weeks without a working refrigerator before someone was finally contacted to come out. I went without hot water for a week once. I currently have a leaking roof and yet no one has been out to inspect for two months. Once, after calling, I was told by the representative they were sorry but everyone in the neighborhood was dealing with the same thing - one of my neighbors went without a working stove for an entire month - because they could not contact the home builder. Once, I was locked out of the house due to the keypad not working properly and called Emergency Maintenance and was informed that was not an emergency maintenance request. This is the absolute worst rental agency to work with and I would advise to rent with someone else.

I read and read and read all these comments and when I say theyre ALL spit on theyre all spit on. The area I live in has been through several ownership. The original was all about their tenants and their property. Unfortunately when the father passed the son sold it. The company that bought was in wayyyyuyu tooo much of a hurry to sell again. Then long and behold here we have the great Kaiross (BullS%$&t). From DAY ONE we have issues getting basic maintenance handled. The home itself needs to be updated. The bathrooms are atrocious ran down and disgusting. No matter how much we clean the stains doesnt go away. The previous tenant was a freaking chimney. Weve spent hundreds on getting the air cleaned from all the built up cigarette smoke painted into the home. The supposedly updates were (clearing throat) a stainless steel super small fridge a stove and a SUPER SUPER SUPER SMALL DISHWASHER. The cabinets are old super sticky with build up grime and grease. The sink continues to leak. When it rains the front door becomes a swimming pool where all the water runs down and recess at the front door. My bedroom window blows in when its wi su. I can go on and on and I have photos to prove all this at move in and current. Kairos you need to fix each home accordingly to match the requested inflated rent. I would pay if the home matched the prices. The homes are run run run down and you need to seriously upgrade each ho e occupied or not. . I moved in to that complex back in 2010 moved out because needed to downsize but had to upsize again and we liked the area so we moved back. But this needs to be addressed.

I never leave reviews but I am blown away by the blatant rudeness of this company!Jairos Living bought the rental I was in from the previous property management company. At first; I thought they were great; that was until I moved out! I left the home SPOTLESS and perfect Actually better than when I moved inAfter I moved out I got the email that they charged me for the trash can I left on the curb for the city to pick up the trash WEIRD! Now, this one set me off they removed the security system that the builder put in and charged me for removing it.. I actually had to find a picture from when the house was posted for sale and send it to them, they wouldnt search that themselves LAZY Ok and this is why I am DONE and writing this review.After they got The picture of the security system being there before I was; they emailed me and said they will pass that to the people that cut my check back for my security deposit.I didnt hear anything from them about my check so I called them. They said it was sent back in May, sooo 7 weeks later and still no check! I called and Was told *** would call me back but he never called me back. I emailed him and called the company yet again and got his voicemail. This was getting ridiculous! Finally *** emailed me and gave me A tracking number for *** The tracking number said it was sent late May this is late July and I still have not received the check and according to the tracking number it is still in Illinois WEIRD AGAIN!I emailed that to *** and he told me he would cancel that and get me a new tracking number. I had to email him again asking him what the tracking number was because he still has not told me and he still has not replied. I dont know if they think Im just gonna go away and not get my $1800 deposit back but that is the last thing thats going to happen! They have no problem taking your money but will not give you your money back in a timely manner when it was only supposed to take 30 days we are now at almost 3 months!

I've completed an online application for a home and am perplexed by the Rental Qualification process. Despite providing necessary employment verification documents and being told that employment is verified by phone, my credit screening contradicts this. Additionally, I'm not allowed to pay an increased deposit, even though the Rental Qualification document, signed and time-stamped by me, states that certain credit scores may lead to a more thorough credit review or higher deposit. Instead, I'm only offered the option to add a guarantor. I've tried to work with Kairos Living, even finding my own guarantor and offering to pay a double deposit, but to no avail. On January 18, 2022, at 1:14 pm, I inquired again about the deposit option and was abruptly hung up on, with no follow-up from the company. This lack of professionalism is concerning, and I'm now hesitant to rent from them after being treated this way and seeing their unprofessional handling of the situation.
Do NOT rent with Kairos Living. Find a local renting company that is will to work with you as a tenant. The company is unprofessional, unresponsive, and enjoys charging renters for fees that they’re not responsible for. Please see the rude email I received 19 days AFTER I filed a chargeback dispute.

Letter to vacate on a lie???????
My grandfather is renting from Kaiors and has received a letter on his door at 9 at night stating he has 15 days to vacate because a vendor came to inspect and someone pulled a gun out on the vendor? WHAT! Why wasn’t the police called? Why was just a letter left? This almost sounds like a discrimination tactic! How could you leave such nonsense on someone’s door so late at night where they have no access to get in contact with someone!I really did like this company for my 80 year old grandfather but to threaten him to vacate with no proof is down right degrading and unprofessional! Even if they find it was the wrong home we now have a bad taste in our mouth about this company and something needs to be done now to reprimend!

My ac is not working and when a tech came out to try to fix it, he discovered that there was a leak in the freon line. He told them what it would take to fix it and they said no because they think they can get a better price! My kids and I are dying in the heat and all they care about is to save a couple bucks. I hope you burn in hell with your saved bucks.
