They are genuine reviews, not from unhappy individuals, but from people who have genuinely been deceived and harmed by this company. They are only pleasant until you sign the lease. After that, they completely disregard you when you require repairs or need to contact them with a question. I don't understand how they have managed to stay in business for so long, but I am certain that a business that operates in this manner will ultimately fail.

I moved into an old, dirty house that needed cleaning and repairs. It was okay, I wanted something cheap, not necessarily good. Then the landlord brought in BPM halfway through my lease, and everything went downhill from there. Repairs were never done, rent was randomly overcharged, and they never responded to my inquiries. I also received threatening emails about fines that had nothing to do with me (looking at you, Ana and Cyan). Dealing with this company for six months was a nightmare. I feel sorry for anyone who has to deal with them for longer. I'm currently in the process of moving out, and it took 13 days to get a response to my questions. I had to call and threaten to take them to small claims court after they demanded payment for professional cleaners, even though the house was unsanitary when I moved in. If I could, I would give them zero stars. These people are not worth the trouble.

Beyond Property Management is hands down the worst property management I've ever dealt with in all my years of renting. I moved out in September and now it's October *** for bogus move-out charges. They haven't bothered to respond to my emails or phone calls, and get this, they had the audacity to charge me for two extra days of rent even though I had already left the state. Apparently, I was supposed to email them giving permission to enter the unit, but that requirement is nowhere to be found in my lease (they won't even show me where it's written). I gave them a full 30 days' notice before moving out and even had a face-to-face conversation with *** confirming the exact day I would be gone during a walk-through.
While I was living there, I had to deal with constant flooding and plumbing issues, and let me tell you, their so-called "number one in *** for Property Management" emails were nothing but annoying. And don't get me started on their handymen and vendors who never had a single good thing to say about them.
To top it all off, when I moved into the unit, it was dirty, but they gave me a measly 10% credit for wear and tear. But guess what? They turned around and charged me for ridiculous things like removing a satellite dish that wasn't even mine! Just like other reviews have mentioned, *** is incredibly rude. Save yourself the trouble and rent from literally anyone else.

This place is a total mess! I hired someone named *** to manage my condo, and she promised to rent it out within a week. So, we quickly repainted and remodeled the bathroom and kitchen, aiming to be out by the 1st of the month for listing it. However, their maintenance man came over just to take a look, and he demanded $2800 for materials and labor to make it "right." I asked for a copy of the list, and it turned out to be minor things that I fixed myself for only $167 and an hour of my time. Then, *** listed it for rent at an absurd price without our approval. After two months of her supposed efforts, I gave her a 10-day ultimatum to get it rented or be fired. I tried calling her multiple times and left messages, but she never answered or returned my calls. Finally, I called from a different number and she picked up, clearly avoiding my calls. If you're reading this, I strongly advise against using this company. They are a bunch of clowns. *** even boasted about raising rent in San Diego for the places she manages. I believe this company should have their business license revoked forever!

I would not recommend Beyond Property Management! They are the worst property manager I have ever dealt with. Danyel is extremely rude and unprofessional. The move out process was disorganized and BPM provided limited communication. Everything they do is a complete mess. They sent electric bills on different days each month, sometimes giving us only one day to pay. Even service members like plumbers found them difficult to work with. During our move out, Kandise conducted a walk through and gave us a list of things to fix, which we did. However, they still tried to charge us for an additional carpet cleaning, claiming it smelled like dog urine. Our service animal never went inside and wasn't even allowed in two out of the three carpeted rooms. When Kandise did the walk through, she never mentioned any smell. Later, she tried to say that the newly cleaned carpet covered the smell. It's ridiculous. They also attempted to charge us for a broken fence that was already damaged when we moved in. We tried to discuss it with Danyel, but she hung up on my husband and me twice after yelling at us on the phone because she was "in the car with her kid" and couldn't talk. She also ignored our calls. When we emailed, we had to wait for more than seven days to get any sort of response. Thankfully, we had photos of the fence from when we moved in as proof, so we didn't have to pay. Danyel's behavior is very concerning, considering she is the manager or owner of a property management company. If you decide to use BPM, I recommend taking pictures of everything before moving in and not expecting good communication from them. My husband and I have dealt with multiple property managers and never had any issues until BPM/Danyel. Don't waste your time.

My lease at Beyond Property Management ends on July 31st. I asked them to take me off the lease when it's over, but they said I gotta pay $100.00. The lease doesn't say anything about a fee for leaving when it's done. There are still three (3) other people staying on the lease month-to-month, but I won't be there after July 31.
This property management company manages my home/rental property
This property management company manages my home/rental property. But let me tell you, their "services" are a complete joke. They've left me without electricity, heat, plumbing, and hot water for months on end, without offering any sort of compensation or credit, except for a measly $300 deduction from my rent. Can you believe it? They left me in the dark, literally, in half of my three-bedroom house (including my children's rooms, kitchen, and hallway), during the freezing winter and a pandemic. And if that wasn't enough, they constantly hassle me when my rent is late due to financial difficulties caused by Covid-19. I've provided them with all the necessary documents and money, as required by law, but they still bombard me with texts and emails every single day. They don't even spare me on weekends or outside of normal working hours, sending messages as early as 8am and as late as 6pm. It's been three years of pure misery and emotional devastation living in this place. I desperately need assistance.

I talked to someone from BPM on 6/30 to ask for a counter proposal for the lease renewal, but they never got back to me. I reached out to BPM again on 7/8, this time to the CEO, to make the same request. The CEO was not very nice and didn't apologize for how BPM mishandled the situation.
On Friday, 7/16, I filed a maintenance request for my A/C through the BPM portal, like they told me to. I gave them three different times when I would be available for a technician to come over the next couple of days. I stayed home to wait for someone, but no one ever showed up! I had to call the BPM office again on Tuesday, 7/20.
I got charged a $70 fine because of a problem with my renter's insurance. BPM wasn't listed on the declaration as "additional interest," even though they always knew about the policy and had permission to check if I had coverage. BPM sent me a notice on 8/4 saying I had 7 days to fix it. I showed them proof that I had resolved the issue on the same day, but they still didn't cancel the fine.

I rented a condo from Beyond Property Management. Sandra J was the property manager. After 2 months, mold formed in the unit, ruining over $2000 worth of my belongings. I tried contacting Sandra J multiple times about the damage, but she didn't give me the owner's information for reimbursement, even though the lease said the owner was responsible for mold damage. Sandra J told me to file a renters insurance claim and let me break the lease because of the ongoing issues. But when the claims adjuster called her, she lied and said the mold was caused by rainwater. That's not true because the condo was above a covered parking structure and the mold was in a place where rain couldn't reach. I looked it up and there were only 6 days of light rain in the area during my lease, so it couldn't have caused that much damage. The unit only had one fan and a $700 AC unit that didn't cool the place enough to prevent mold. There was no air circulation. I think Sandra J lied to the claims adjuster out of spite because of our dispute over my property damage. When I went to the office listed online for Beyond Property Management, they said there was no office space and they just used the address for online purposes and mail. They never paid the $2,860.00 for my damages. I recommend avoiding this company and Sandra J if you're renting.
